Oxygen is opportunity and location driven and looks to de-risk its projects by combiningmarket knowledge, experience and robust due diligence on its projects before any decision toinvest is made. We also believe that the UK market has the potential to over heat in certainhot spots where over supply could occur and therefore is more focused on areas wheredemand still outstrips supply and product is affordable to the UK Housing market not justoverseas investors who are looking for quick profits which may never materialise.

Investment StrategyWe are intending to establish a UK commercial property opportunity portfolio offering highyielding income return underpinned by robust enhancement of underlying asset value.The management team’s considerable experience and extensive network within UKcommercial real estate provides the key resource to identify and acquire opportunity. Wehave experience in and are aware of undervalued asset classes and regions that offer robustperformance with scope for enhancement of core income and exit values.

The UK commercial real estate market is at a cyclical position that provides strong economicfundamentals of low interest rates and strong GDP growth alongside a favourable investorimbalance between demand and supply. This provides a stable backdrop to opportunityinvestment in carefully selected and managed real estate assets.

Through a hands on approach to investing and managing assets and working with keypartners/stakeholders this opportunity will drive an increase in income generated andimprove the capital value of the assets with strong upside at definable exit points.

Mark founded Nightingale Housing in the mid 1990s having been a professionaltennis player and Middlesex County Captain with over 100 caps. Across theBoroughs of Enfield and Haringey and Hackney Nightingale was responsible fortemporary housing accommodation for many hundreds of units within the Boroughsproviding shelter and support to families .After successfully selling to one of hispartners he focused on the UK residential development market and Buy-to-Letproperty building up a large portfolio of medium and long term assets whilerefurbishing and building small schemes in and around London for a decade beforethe market turned in the crash of 2007/08.

The Met Group was founded to identify new Emerging opportunities and afterspending several months round Europe the Czech Republic was identified as a robustmarket for investment with local finance, tenants,management and exit in placewhich led t over 400 acquisitions being made and several land plots acquired.Now,10 years on nearly 800 apartments are constructed, under construction or inthe planning process all suitable for foreign investors as well as local home owners.

Mark enjoyed a period as Chief Executive at Affinity REPE before establishing OxygenReal Estate Group which is now heavily focused on UK land opportunities, promoteagreements and JV residential development projects.

Geoff is a Director of several UK property consultancies and has over 45 years’experience in construction and property development both in the UK and overseas.As a Principal of Ashgate, he has managed several high profile developmentsincluding the regeneration of Hastings and Central Coventry which was shortlistedfor Britain’s premier architectural award ‘The Stirling’.

Previous to Ashgate Geoff worked for Alfred McAlpine and HBG in the UK, MiddleEsat and Nigeria before joining Speyhawk a leading developer of its time where herose to the position of Managing Director. During Geoff's tenure at Speyhawk theGroup was noted for project managing the JP Morgan and Morgan StanleyEuropean Headquarters, Oxford Science Park and Thames Valley Business Park. Hewas also the principal project manager for BP pension fund's residential portfolio inthe West End.

More recently Geoff has been involved in leisure and residential schemes in Europeand the Caribbean and since Oxygen’s inception has been heavily involved in thecommercial and residential markets in the south east of England.

Robert has some 30 years’ experience of the UK Property Market. Currently workingas Principal of Livingston Gunn, a niche Property Investment consultancy based inthe Thames Valley. The practice concentrates on Private Property companies, Trustsand High Net Worth Individuals advising on property purchases and sales andproviding strategic advice so clients can achieve the best returns.

Previously, Robert qualified as a Chartered Surveyor with JLL and worked at GVAlatterly buying and selling commercial property investments for institutional andproperty company clients.

Having headed up his own branding agency Robert led a number of blue chipbrands on pioneering projects including, DHL, HSBC, Whitbread BeerCompany, H J Heinz and the British Museum.

Property Marketing Agency: As creative director Robert led the company tobecome one of the pioneers in the development of CGI and animationtechniques in the UK. He worked alongside many of the UK’s leading propertydevelopers (Redrow / Berkeley Homes / St George / Fairview / Acorn / LindenHomes). The company has been responsible for many memorable marketingcampaigns that have resulted in hundreds of millions of pounds of sales bothin the UK and worldwide.

Marcus has been a fully qualified architect since 1997, receiving his architecturaltraining at the Bartlett University College. In 2004 he set up his own architecturalpractice Claridge Architects London and today the practice has a 20 stronginternational design team.

Since establishing Claridge Architects, Marcus has led the firm on a range of projectsacross the residential, cultural, commercial, retail and education sectors includingnew build, refurbishment, masterplanning and reconfiguration of existing layouts.

Marcus was nominated for the Young Architect of the Year award in 2008, 2009 and2010 and won the Wandsworth Design Awards in 2009, 2011 and 2013. In 2014he won the Best Small Development Evening Standard Awards for Parkgate House.

Starting her career at Colliers CRE, International Homes & Resorts division, Martinehas over 10 years experience in residential and resort property across the globe.During her time at Colliers she successfully packaged and launched over 10developments per year to the market supporting in the achievement of successfulsales for developers and agency partners alike. Martine then went on to work forone of the UK's most prestigious developers, The Raven Group (now taken over byRaven Russia) where she worked on bringing a huge international resort project tomarket, undertaking JV activity and designing and implementing the resort concept.

Martine set up a property consultancy in 2008 advising international and UKdevelopers on product development, strategic sales and marketing plans and theirimplementation. In that capacity she has worked on a number of projects across theglobe, in particular a large scale luxury golf, residential and resort project on Egypt'sRed Sea Coast of which she has just completed the delivery of Phase 1, generatingdistribution channels for the sales, establishing marketing strategy, undertaking duediligence and research, appointing teams of architects and other consultants andensuring that delivery and client aftersales is a seamless process.

Nightingale HousingThrough the 1990s it was focused on providing temporary and emergency housingaccommodation in North and East Londonworking alongside Barnet, Enfield and Haringeycouncils and government contracts. Over 1000homes and 3000 families were managedthrough this period before the company wassold to a private investor.

The Met GroupThrough the late 1990s up to 2007 The MetGroup advised and acquired a large portfolioof UK buy-to-let investments based on highleverage and strong rental yields. Its mainpartners were Northern Rock, MortgageExpress, Paragon and Nationwide.

Beroun HillsThe site was bought unconditionally andassembled before obtaining full planning andbuilding consent for 650 apartments and 1113car parking spaces. The project will be builtover 13 phases with Phase 1 now completedand local buyers and UK investors activelyacquiring apartments in the countrysidelocation of Prague’s super suburb Beroun.

Blue GardensLocated in the city centre of Beroun, a supersuburb of the capital city Prague, BlueGardens offers 75 apartments built over twophases with Phase 1, 39 apartments, nowcompleted and sold. The remaining 36apartments will see construction start in Q22015 with a 16 month build time and arealready 50% sold off plan to UK investors.

Pilsen HeightsPilsen Heights will be a city centredevelopment of 84 apartments with 113 carparking spaces in the wonderful Bohemiantown famous for its beer making. The projecthas full planning consent and constructiondue to commence Spring 2015. The firstapartments will be released off plan inOctober 2014 to UK investors.

BP Pension Fund/Ropemaker Properties. Responsible for the direction and managementof the development team from inception tocompletion. Principal client interface withpension fund BOD. Gained consent for theconversion and extension of a series of listedhouses and offices in new mixed useconfiguration. Offices successfully let oncompletion and residences sold prior to atlevels in excess of forecast.

Coventry Phoenix Initiative. Project Director to Coventry City Council formanagement of the design and constructionteam. Won the seven year contract for one ofthe major urban regeneration private / publicpartnerships of the time. Led the teamcreating the regeneration blueprint for thearea encompassing the Cathedral Quarter tothe Coventry Transport Museum.

Cannon St StationProject Management Board Director withoverall responsibility to Seyhawk Plc.Creation of 325,000 ft2 of new office spacedirectly over Cannon St. Managed the onsitePM team. Negotiated most of the majordesign and construction contracts. Headedreview body for setting a major constructioncontract dispute following industrial action.

Oxford Science Park.Led the successful bid to act as DevelopmentManagers to create the Oxford Science Parkon behalf of Magdalan College. Responsible tothe College for managing the planning processand obtaining consent for the 65 acre site.Managed the development team, the designand construction process and monitored thedevelopment and construction process.

High Wycombe & SloughAdvising Mitre Properties on the off marketpurchase of a mixed portfolio from M&GReal Estate Investment. Located in HighWycombe and Slough, the properties hadsome 25 tenancies and 10,000 sq ft ofvacant offices. Providing strategic advice onthe letting and break-up of the premisesleading to the profitable sale of the createdinvestments.

Retail Warehouse ParkFor a family trust the acquisition of Centre27 Retail Warehouse Park, off market, froma fund for £13.5 million. Advice on theregearing of one of the principle tenant’leases and the letting of the anchor storelong term to an independent furniture store.The regearing of the lease and the newletting facilitated the immediate revaluationand bank funding of the purchase.

West LondonThe purchase of a former Safeway supermarketin west London for about £4.5million. Thepremises comprise a 1960’s building including37,000 sq ft store, first floor car parking for 145cars and two storeys of offices extending tosome 20,000 sq ft. The premises have beenextensively refurbished for the Asian foodretailer’s own occupation.

Savile Row, LondonPurchase of an 5, 685 sq ft freehold officebuilding in Savile Row, Mayfair for privateclients.

Thames ValleyAdvice to a family trust on their portfolio ofsome £30 million of industrial propertyinvestments. Implementing a sales strategyof selling the outlying assets and thereinvestment in more local properties. Thepurchases included an industrial estate anda well let unit in the Thames Valley and awell let property in the West Country.
