November is the month when the change of seasons comes to us in full force. It is a

month when things are very busy for people here in Guilderland.Th e Town Highway Department is fully involved these days in the Town’s annual leaf collection program. Our leaf vacuum trucks are circulating through the neighborhoods where they are able to operate, picking up leaves on the scheduled dates for these areas, plus making as many additional swings through diff erent areas as their schedule allows. Highway Department crews will be picking up bagged leaves in neighborhoods where the vacuum trucks cannot operate. Your street’s pick-up dates were printed in the Town newsletter mailed to all our residents in September. If you didn’t note the pickup dates when you received the newsletter, you can check on the Town website, www.townofguilderland.org.Please be sure that leaves are placed in the street adjacent to your curb line to avoid damage to Town equipment, and also show your concern for your neighbors and our Town work crews by not piling leaves in a way that restricts their visibility. Branches and brush set out for pickup need to be cut into pieces no more than 4 feet long and tied into bundles that a single worker can readily pick up for collection. If you have any questions, please call the Highway Department at 861-5108.I have presented the 2013 Town Supervisor’s Draft Budget to the Guilderland Town Board, which will vote on it at its meeting on Th ursday, November 8. Th e ongoing weakness in the national and regional economy, along with New York State’s imposition of a cap on the property tax levy, have caused the Town to evaluate costs very carefully in every area, and to scrupulously avoid being overly optimistic in projecting revenues. I am happy to report that this approach has resulted in a draft budget that

once again leaves the Town tax rate unchanged at 26 cents per thousand dollars of assessed valuationEach year, I like to take the opportunity to encourage residents to keep up on Town aff airs by watching government meetings on Channel 17 on local cable television. Town Board meetings are on the fi rst and third Tuesdays of each month, and are broadcast live on Channel 17, then rebroadcast at 1:00 and 7:30 P.M. on the following Friday, and at 7:00 P.M. on the following Saturday. Th e Zoning Board of Appeals meets on the fi rst and third Wednesday of the month. Th ese meetings are broadcast live, then replayed at 1:00 P.M. the following Th ursday and at 7:00 P.M. the following Saturday. Th e Planning Board meets on the second and fourth Wednesday of the month, with live broadcasts of its meetings, as well as replays the following Th ursday at 1:00 P.M. and the following Saturday at 7:00 P.M. Altamont’s Village Board meets at 7:00 P.M. on the fi rst Tuesday of the month, and its meetings are taped for rebroadcast at 11:00 A.M. and 5:00 P.M. on the Th ursday and Saturday after the meetings.I think that this is a time of year when all of us in Guilderland can refl ect on all that we have to be thankful for in a community like ours. The Guilderland Chamber of Commerce moved offi ces at the end of October; the new offi ce

is still in Star Plaza but on the second fl oor at the side entrance by the liquor store. Star Plaza has both east and west entrances with offi ce suites upstairs, and we are happy to be moving to a cozy but still centrally located spot! Our Towne Guilderland is located in our offi ces too, which is great. Stop by!

November brings our big “Guilderland Wedding Week” to the area. Th e stores involved in wedding week will be off ering demonstrations, samples, fashion shows, and workshops, and we hope this inaugural year is successful for us all. Setting the Course... COMMUNITY EVENT TO EXPLORE WHERE WE ARE; WHERE WE ARE

GOING AS A SCHOOL DISTRICTGUILDERLAND, NY—On Tuesday, November 27*, GCSD will host a community-wide event to take a closer look at some of the most pressing issues currently facing the school district and education in general. “Setting the Course: Successfully sailing through today’s education environment” will be held from 7 to 9 p.m. in the Guilderland High School LGI and is open to all school community members.

The evening will begin with a brief presentation on the current state of the district, followed by a “town hall” style question and answer period between the community and school leaders. Participants will then have the opportunity to work in small groups to further discuss the community’s priorities regarding which direction the district should be going as a leader in education.

In particular, attendees will learn about and discuss topics relating to:

● What do we know about our district and the community it serves? How can we collect information to guide future decisions? ● In New York State and today’s environment, what must we do to be successful?

● In New York State and today’s environment, what should we do because we are the Guilderland Central School District?

As we approach Thanksgiving it is a common exercise to refl ect on one’s life and accumulate in your mind the

things you are thankful for. This month we are going to do it backwards. Start by thinking of all of the things that you are not satisfi ed with. Create a mental list of the things that are not working or have not worked out the way that you would like. Once you have the list, you will fi nd two kinds of items on the list: those things that you can control and those that you cannot. You must eliminate from your mind all of the things you cannot change - you must fi nd a way to let go of them – just make sure that you really cannot control them in any way. Then for the remaining items you must make a plan of action to change. You must do this. Dissatisfaction is acceptable, but only if it causes change. Dissatisfaction without a plan for change is just a recipe for depression and is like poison to our body and mind. If you really do this, and really focus on a plan you will feel much better since you will be actively pursuing resolutions. Your active pursuit will give you satisfaction if you are really trying to do everything in your power to make the change while persevering.

Now that you have addressed your dissatisfaction you are able to clearly focus on appreciation for all of the great things in your life. Your mind is clear and working on a plan and can now concentrate on the wonderful elements that make you who you are. The reminding of oneself of the long list of things you are grateful for will even serve to motivate

you more to resolve the things you are not satisfi ed with. It will keep you on the path to success as you realize that those things you were dissatisfi ed with can in fact be added to your grateful list with diligence and perseverance.

Now that you have your lists going in your mind and are working through your plans to add more things to the list, you can concentrate on acting in ways that will give other people reasons to be grateful. Imagine if each of us had this selfl ess approach in our minds as a focal point for how we act; each of us trying to act in ways that would make other people grateful. Others may be grateful directly to you or just have a general appreciation of their situation, it doesn’t really matter. What does matter is that the overall effect on our community and our family would be positive and everyone would be more successful.

I realize that this is a really tall order. You don’t think I can do all these things all the time, do you? Writing this column is cathartic and refl ective for me. It gives me a way to refocus my energy in the proper areas. You help me do

that, and for that, I am very grateful. I have a tremendous amount of things to be thankful for and one of them is you. I sincerely thank you for being a great audience; it helps me be a better person each month. Have the best Thanksgiving ever!

Q. Can I still enjoy Halloween Candy without worrying about my teeth?

A. Halloween candy definitely gets a bad wrap at the dentist office. But we are here to tell you a few tips that will allow your kids to still enjoy their Halloween candy. Sugar in candy is the main culprit in causing cavities. Bacteria in the mouth turn sugar into harmful acid that eats away at the tooth structure. Actually, this process is true with many other foods and drinks that contain sugar, so these tips are useful everyday, all year long.Here are several ways to prevent cavities from Halloween candy:

• Limit the total amount of candy (sugar)• Eat a few pieces at one time, instead of several times

throughout the day• Avoid extra hard or sticky candy• Brush and floss the teeth to remove sugar and plaque

before it can do damage• Drink water to dilute the acid and remove food debris• Chew sugar free gum to remove food debris and

stimulate protective saliva flowUsing a combination of these steps will help minimize the risks of cavities in your family’s teeth, especially when our homes are filled with Halloween candy this fall.

WINS 20 AWARDS AT STATEWIDE COMPETITION

GUILDERLAND, NY—The Journal, Guilderland High School’s student-run, public-forum newspaper, recently received twenty awards from the Empire State School Press Association (ESSPA). Scholastic newspapers from across the state were judged by professional journalists and the faculty of Syracuse University’s Newhouse School of Journalism.

The Journal’s commendations included ten Gold awards, the highest honor, including an Overall Gold award for the Highest Category of Achievement in scholastic newspaper publication, and two Gold awards for “Service to School:” one for a series of stories on student drug use and recovery, and one for a series of stories on bullying as a high school epidemic.

For the second year running, staff swept the Gold awards in the design classifi cations: Front Page Design portfolio, Layout and Typography portfolio, and Overall Design portfolio. Co-Editor-in-Chief Michael Dvorscak (’12) was awarded an individual Gold medal in Overall Design for his portfolio of work.

For the fi rst time ever, The Journal also swept Gold awards in the Feature Journalism category. Tony Pitkin (’12) was awarded Gold for his feature which told the story of a GHS student recovering from drug addiction. Justina Liu (’14) was awarded Gold for her feature covering bullying in schools, and an additional Bronze award for her profi le featuring a GHS alumnus’ service in Afghanistan.

Devin Keenholts (’12) was awarded the lone Gold in the category of Sports Photography for her capture of the boy’s soccer team celebrating a Sectional playoff win; Silver for her photography of fl ooding following Hurricane Irene, and Silver for Photography portfolio. Devin was among the most lauded scholastic photojournalists in the state.

Madi Taylor (’12) was awarded Gold in the category of Illustration Portfolio for her consistent and diverse renderings, particularly of political fi gures, across the course of the year.

Silver awards: Michelle Xiong (’14) in the category of Special Event Coverage for her account of the fi nal Cultural Fair “as we knew it;” and the staff of the Journal for its extended, in-depth coverage of bullying.

Bronze awards: Tara Jackson (’12) for Feature Photograph of the GHS Cultural Fair; and the staff of The Journal for its editorial assessing the impact of the Occupy movement.

Honorable Mentions: Lexi Rabadi (’12) & Jimmy McLaughlin (’12), for Sports Feature; Shelby Iapoce, (’12) for Sports News; and the Staff of The Journal for their coverage of “Occupy Albany.”

HOW MUCH AND HOW LONG?

A new client will often ask me how long their case will take and how much it will cost. A few

factors (and misconceptions) are:1. We have a lot of money and therefore this is a complicated case. Not always. If a family has assets well in excess of their debts it is often easier to resolve because it may be a matter of determining who gets what and there is enough to go around. The more diffi cult cases are when there are nominal assets, income, or signifi cant debt. It is often much more complicated to fi gure out a plan for supporting two households when the family is barely getting by together in one household. When there is signifi cant debt, no one wants to divide it up, and it is passed around like a hot potato. There are times when a family is so heavily burdened with debt that facing the prospect of living apart may force one or both into a bankruptcy. 2. Someone in the family is self-employed. There are many self-employed people who are honest to the penny as to their income and expenses. Sadly for us taxpayers, there are many who are not. If a spouse is reporting income of $20,000 for the past 10 years, but the family lives as if that person is making $200,000, it makes things much more diffi cult when there is a break-up as the person who is making the money will point to a tax return and say “see, we are a family earning $20,000” and the other person says “we live like a family who earns $200,000, even though I signed a joint tax return affi rming that $20,000 was correct.”

3. Reasonableness of the spouse and the lawyer. While you may be the most reasonable person in the world, and listen to my advice, your spouse may not be so reasonable, which is often why you are in the divorce process to begin with. Your spouse’s attorney may assert an unreasonable position, or may simply want to “churn” the fi le. Thankfully, most of my colleagues do not fall into this category. However, there are those who use every tool at their disposal, whether they need to or not.

This is a very rough sketch of the many factors that can affect the time and expense of a legal matter. A case in litigation has other factors that can cause delay or expense such as the particular judge assigned, the court, scheduling of parties, attorneys, and witnesses. As you proceed in any case, it is good idea to speak to your attorney from time to time as to where you are in the process, the direction your case is taking, and what decisions and actions can be taken to limit the time and expense involved. While your attorney cannot predict every twist and turn, a seasoned and practical attorney can steer you in the right direction, and give you the knowledge to make informed choices.

It’s that time of year again. The kids have been is school for a few months, the leaves have fallen from the trees, the days are

colder and darker and the Halloween sugar feast is fi nally over. So now it is offi cially cold and fl u season. It is time to gear up for sick kids with runny noses, stomach bugs, coughs, and colds. You may have already stocked up on hand sanitizer, tissues, Gatorade, soup, crackers, and the emergency bottle of Tylenol. But what is your BEST defense against having an entire household plagued with illness? Start with a strong immune system.

It is estimated that 70-80% of our immune system is in our gut or small intestine. There are as many as 500 strains of bacteria and fungi living in the dark hollow of our guts. Some of these microorganisms are considered “good” bacteria and some are considered “bad”. The strongest immune system is one with a ratio of 85% “good” and 15% “bad”. We need this balance to keep the entire gut ecosystem constantly fi ghting off germs and illnesses.

I like to use the analogy that your gut lining is like a lawn. When a new house is built there is typically just a dirt yard. This is the gut of a new born baby that has not been exposed to any bacteria, germs or environmental “bugs”. Now to make your lawn grow into a beautiful lush fi eld you need to plant some seeds, nurture it with some water and fertilizer and from time to time you may need to reseed it. Now think of our gut in this same way. We need to plant the seeds “good bacteria” which are termed probiotics and then feed those bacteria so they can multiply and grow into this lush fi eld of germ fi ghting microorganisms.

So how do I get these probiotics? Some are naturally occurring in the foods we eat such as: Yogurts, kefi r, buttermilk, Tempeh (fermented "cake" made from soybeans; used as a meat), Miso (soybean paste used in Asian dishes), Kim Chi (pickled, fermented vegetables), Sauerkraut, or other fermented foods. Think of these foods as the water for your lawn. A daily dose is best.

How do I feed my fi eld of “good” bacteria? Eat foods that these “good” bacteria love to eat such as: barley, quinoa, brown rice, oats, corn, whole wheat foods, fl ax, onions, dark green vegetables such as kale, spinach, broccoli, brussel sprouts, berries, bananas, citrus fruits, pears, apples and peaches, beans and legumes, parsnips and carrots and winter squash. Think of these foods as your fertilizer which will help the “good” bacteria grow stronger and be more robust.

Now those of you who have a dog, like we do, know that you can see every spot in your lawn where the dog decides to go to the bathroom. The yard may be spotted with dead grass. Now if your husband is like mine and wants a spot free yard, he will be chasing the dog around with the garden hose every time he goes out to the bathroom to water the spot down. So in attempts to continue on this desire for the lush grass you reseed and fertilize and in a week the grass grows again. This is what happens when we take antibiotics. The antibiotics kill all the bacteria in your gut, good and bad. While this may have gotten you over your bacterial infection, it has set you up with a weakened immune system and may predispose you for future illness. I often hear this from women who have been on an antibiotic and end up with a cycle of yeast infections. This is also common with children who have been on antibiotics for an ear infection, sinus infection, or strep throat but then illness reoccurs or they come down with the next illness going around school.

The solution is to “reseed” your gut by taking a probiotics supplements. If you have been on an antibiotic, take a supplement for twice as long as the antibiotic dose immediately after you are done with the antibiotics. Do not start during the course of antibiotic treatment because it makes the antibiotic less powerful and my not be able to completely knock out your infection. Plus, the probiotics may not survive long in the presence of the antibiotic. If you tend to have seasonal allergies, take a probiotic supplement during the month before your allergies start to kick in. If your kids seem to pick up every little bug that they are exposed to, give them a supplement for one month and then adjust accordingly.

What happens when your yard is full of weeds? This can happen in our guts too. This is when too many “bad” bacteria have overgrown and take control of your gut. This usually happens from eating too much simple sugar from candy, sweets, juices, breads and white fl our. The “bad” bacteria love these foods. This is my theory as to why all the colds and fl us explode after the Halloween candy feast. Symptoms of too much “bad” bacteria include sugar cravings (because those bad guys down there want more food) headaches, fatigue, cystic acne, bloating, gas, irregular bowel movements,

diffi culty with concentration, and much more.

Remember to plant your seed (take probiotic supplements periodically), water daily (eat yogurt or fermented foods) and fertilize (eat foods that feed the good bacteria) and you will have a much stronger immune system.

Winter is fast approaching, so prepare your vehicle(s) so you make it safely through to Spring Cleaning time! Here at Scrapster we don’t have a choice-we HAVE to get ready. Driving around all day and working outside requires a greater attention to detail when it comes to getting ready for ice and snow. Here are some basic tips we follow that may seem obvious, but have become steadfast rules.

Install snow tires, they exist for a reason. Typically install a narrower tire as wide tires tend to fl oat on top of the snow. They provide better handling and braking and traction will be improved by 25% in deep snow (up to 40% with studded tires). Replace all 4 tires, not just 2, as this could cause you to lose control of your vehicle with one set of tires handling the snow and the other 2 not.

Go to an auto parts store and have your battery tested for free to alert you to any potential problems and avoid your worst nightmare-being stuck in the snow with a dead battery. Did I mention it is free? It’s free! This is the perfect opportunity to check and replace your wipers and windshield wiper fl uid. Do yourself a favor-buy an extra bottle for every car you own.

It is election time and the question always asked is “Are you better off today than you were four years ago.” This isn’t intended to be a political commentary but in terms of Guilderland real estate you likely are better off today than you were four years ago. It doesn’t matter whether you bought a home in 2008 or have held off and plan to buy now. Here is why.

In 2008, the median home price in Guilderland for existing single family home sales was $225,000. In 2012, the median single family home price for Guilderland is still hovering around $225,000 according to local Multiple Listing sales data. However, here is what has changed. In 2008, the 30 fixed rate mortgage was 6.5%, today the 30 year fixed rate is averaging about 3.35%.

In real terms it means you can purchase a similar Guilderland home in 2012 that you could in 2008 and your monthly mortgage payment would be roughly $400/month less! Think about that, an extra $400 in your pocket every month. If you bought in 2008 your home value has remained stable but you have the ability to refinance at today’s rate. I have seen clients refinance, pull money out to remodel a kitchen, and their payments have gone down. I have recently resold homes for clients that bought in 2008 so they could buy a larger home. They moved to a larger home in a better school system and their monthly payment stayed the same all due to the drop in mortgage rates! So in terms of real estate you are likely better off than you were 4 years ago.

What about if you bought a home in 2006 or 2007?

Unfortunately if you bought around the market peak of 2006 or 2007 you likely have seen your home’s value decline. The drop in value may put you in a position that you owe more than the home is worth and make refinancing to take advantage of lower mortgage rates impossible. It may mean if you sold your home today you wouldn’t net enough to pay off the mortgage. We are seeing a variety of clients in this unfortunate situation. However there is good news!
