If you search the internet for “networking” you will find a myriad of different takes on the word. With today’s technologically savvy world the name has come to mean hooking up computers to a central storage device or wirelessly. Sounds fascinating! In business “networking” can mean a number of things. In sales it is compared to cold calling or prospecting. At the HBA “networking” is creating peer to peer

relationships. These relationships can result in long lasting mentoring opportunities. They can be as simple as a way to solve a problem or a better way to approach difficult business situations.

There are stories of builders at the HBA sitting down with other builders, even their competitors, to help them create solutions to improve floor plans, business practices, and sales approaches to help them sell more homes. That is a special relationship between members that you just don’t see in many other organizations. We also have groups that work in different fields in the construction industry that create business relationships to solve issues. Our Land Development Council, Sales & Marketing Council, Remodelers Issues Committee and Associates Committee are just those types of specialized groups that help our business professionals gain industry knowledge in their specialized part of our world.

In order to encourage these relationships the HBA has created and continues to improve on existing and create new opportunities for you to strike that bond with your peers and learn from one another. Many come in the way of social functions such as our Table Top Night, Mix and Mingles, Annual Golf Outing, Annual Sporting Clay Shoot, Homefest Preview Party, Annual Holiday Party and Inaugural, Builder/Realtor Bash, Economic and Housing Updates, Sales Seminars, PAC Fundraisers, six Land Development Council Luncheons, and our brand new BBQ Hoedown and Throwdown.

Establishing these business to business relationships is the number one value that the vast majority of our members tell us they need. At the same time, while we have ample business to business events to participate in it takes true participation to benefit. To that end, the HBA Leadership has created innovative ways to make that process easier. When attending a B2B event take special note that our builder members either wear a different color nametag or have a ribbon signifying them as a builder member. At the same time, if you have joined in the last year we have “New Member” buttons for you. Our leadership and active members are some of the most welcoming business professionals you will meet. If you signify yourself as a new member you will be surprised how many new business relationships you will form as our Leadership and goes out of its way to connect you with your peers to get you started on your long successful journey at the HBA.

If there is anything we can do to help you meet other business professionals at the HBA please contact us. Your HBA Leadership and staff are always open to new ideas as any new idea is taken right to our Executive Committee and thought out to investigate how we can help you grow your business and connect you with your customers and business peers.

Sincerely,

Brian A. Miller, Executive Vice PresidentHome Builders Association of Northern Kentucky

Written by Nick Birkenhauer, DBL Law

On June 26th, 2014, the U.S. Supreme Court ruled that President Obama lacked the authority to make three recess appointments to the National Labor Relations

Board (NLRB). This means that all decisions made between January 9th, 2012 and July 30th, 2013 are now cast into doubt, and the new NLRB appointees must reconsider hundreds of cases.

Since the new NLRB consists of three union and two management-side representatives, it is unlikely the new NLRB will rule differently than the old. Regardless, more than 200 of the 800 cases decided between January 9th, 2012 and July 30th, 2013 must now be reconsidered. Some examples of decisions that could now be reversed are:• When employers can discipline employees for postings on social media sites;• the prohibition on employers requiring employees not to discuss internal human

resources investigations into employee misconduct;• the expanded scope of disclosure of witness statements to unions;• the requirement that employers reimburse employees who pay higher taxes as a result

of a back pay award;• the requirement that employers continue dues check-off following the expiration of a

collective bargaining agreement;• the NLRB’s past disregard of employers’ arbitration provisions;• the addition of strong pro-labor language to NLRB orders; and• allowing unions to charge lobbying expenses to Beck objectors who do not pay dues but

who pay an agency fee.The impact for employers is that many cases which were previously binding,

established precedent have now been called into question. The NLRB must now reconsider these cases and issue new decisions. Given the current uncertain state of the law, especially in the ever-changing realm of social media law, employers should be extra vigilant in ensuring that their organizations remain compliant with federal labor laws.

Sunday, August 24th was the closing of HOMEFEST at Winner’s Circle Park located in the Triple Crown Country Club Community. The three week long show was a success. Adam Miller Homes, BOLD Homes, Drees, Fischer and Potterhill Homes gave the home buyers of Northern Kentucky an outstanding representation of quality and value. It is hard to thank everyone who played an important role in making this a premier

show, but here is a partial list:

The votes have been tallied……………..the winner of this year’s Favorite Home and Favorite Interior has been chosen! The attendees did not have a hard time telling us that Adam Miller Homes was their choice for both awards. Congratulations to Adam Miller and his team.

It’s a Great Time to Purchase a Home! The Federal Reserve has indicated that the economy is still soft and will follow its current policy of keeping

the Fed Fund Rate low. This pays great “dividends” to people looking to borrow for a home. Historically

speaking, mortgage rates are at some of the lowest ever. Rates were at their lowest mainly throughout

2012, however, there are many mortgage products available today that are extremely attractive.

When shopping for a mortgage plan, many people immediately look for a fixed rate. Fixed rate products

do have many positive features, but adjustable rate mortgages (ARM) do as well. Add in one’s personal

situation and an ARM can be the perfect solution. One product, being offered by L&N Federal Credit

Union, mixes a number of items together that makes it a definite consideration. The product is called the

5/5 Mortgage Plan. The L&N 5/5 Mortgage Plan is an adjustable rate mortgage that only re-prices once,

every five years. So, in a ten year period, that’s only one adjustment! The rates on the 5/5 are very low,

which is usual for an ARM, but L&N has added in some goodies: The L&N 5/5 offers an option for No

Closing Costs, No PMI and Up to 100% Financing! When you add these features to the fact this ARM

only adjusts once every five years, this is a plan that everyone should take a look it!

For more information about the L&N 5/5 Mortgage Plan, call 800.292.2905!

MINGLEFor sixty years, Florida Tile has been a benchmark in the industry. As an innovator, we have marked many accomplishments, from building the first floor tile plant in the USA to introducing the first digitally printed products with our HDP – High Definition Porcelain lines. Throughout our history Florida Tile has been a pioneer, but equally as important, we have been a benchmark for style. We recognize and celebrate that commitment by making a great product & creating what our customers continue to want and our competitors try to copy.
