If you’ve ever walked by Wilshire Home Entertainment and asked yourself, “How does this place stay in business only sell-ing TVs?” then you need to step inside and see for yourself how they’ve been doing business since 1954.

Perry takes pride in the committed, passionate people who work in his company and makes sure that they are educated in their field and trained for better business practices. “We hire for attitude,” says Perry, and it shows. Wilshire Media Systems earned a top 20 spot on CEPro’s coveted Top 100 dealers list for

The home of Joel and Shirley Isaacson was chosen as the North Ranch Home of the Month. This Spanish house was built in 1976 and it sits on almost two acres of land. While the outside is Spanish, the inside is more Cottage Garden-style. Red roses and Red geraniums fill over 100 pots and every room has windows which look out over the gardens. The house was a rental when they purchased it 11 years ago and it had relatively little vegetation. In fact, all of the flowers and all of the plants close to the house they have planted, as well as about twenty trees. The driveway is private and gated, and has wrought iron fencing and pilasters which are now covered in Jasmine and climbing red roses, some which reach high up in the trees. You cannot see the house from the street; the street is tree-lined and winds through our friendly quiet neighborhood. (They understand that the street has been used many times for

car commercials, at least one since they have lived here.) The front yard has a sweeping and casual lawn-- Joel and Shirley were married there under the giant Sycamore Trees, October 2003. Now a tradition, each Thanksgiv-ing they host a large group of family and friends for dinner on old barn tables under the trees on the front lawn. Their favorite front lawn dinners are the times that we hosted their grandson's Agoura football team’s pre-game dinner. Peace and tranquility are what they love most about their home. Every morning when they go down driveway to get the newspa-per, they know they are lucky to live here!

Golden Retriever 12 & 1/2 years old is family to the following: David Goldberg, Carmen Ippolito, and Andrea Ippolito.

DAX was inherited from their next door neighbors, The Melara Family; Ernesto, Maria and Gabriella like to travel from time to time. So DAX is probably the only resident in North Ranch to have moved from one house over to another and be a member of two families.

DAX loves to chase and fetch his ball which he does every morning and evening. He is the most sociable of any animal they have ever encountered. They have a saying about DAX: the only reason he is not friendly with everyone in the Canejo Val-ley is that he has not had the opportunity to meet everyone…YET. He cannot meet enough new people whenever we take him somewhere. He gets along with all other animals as well.

Fins Seafood Grill

This month’s North Ranch Living review features Fins Seafood Grill in Westlake Village. Located in the lovely oak-shaded Westlake Plaza, Fins offers a friendly, upscale casual dining experience with attentive service and a tasty variety of seafood and pasta, along with a select offering of steak, lamb and chick-en.

Owned by Chef Moez Megji, it recently underwent renova-tion that resulted in an extended granite bar with the addition of more bar-area and lounge seating. The interior is still cozy in dark earth tones and cherry-colored wood. Artwork centers on a sea theme with etched glass dividers, wood bas-relief sculptures and colorful tile work in the shape of a mermaid over the grill. The restaurant has a small outdoor patio accented by a fire col-

umn and potted palms and camellia bushes, an elevated dining room, an intimate curtained booth area and another small, pri-vate dining room at the back of the restaurant. Dining patrons enjoy live acoustic guitar and piano music Thursdays through Sundays, from 7 pm to closing. If you prefer a quieter ambiance, request to be seated at the back of the restaurant or outside. Megji has extended happy hour from 4-7 pm and 10- closing daily and even added nine new draft beers. House wine and well drinks are $5, while beer is only $3.

Executive chef, Roberto Leyva, is pleased to prepare the freshest fish, meats and poultry accompanied by sauces, soups and dress-ings made in-house, preservative free from scratch. The night we visited, we had a tasting of the three soups: lobster bisque, New England clam chowder and a roasted pepper soup. Everyone

agreed their favorite was the excellent lobster bisque. Appetiz-ers, from the tapas menu, included: polenta fries, (which every-one was curious to try), crab and spinach dip, (which was very good), and goat cheese and marinara gratin and ceviche. The main entrée choices: macadamia crusted halibut, crispy Chilean sea bass and herb-roasted chicken with apple bread salad were beautifully presented and won raves all around. The seafood menu also features crab, lobster, scallops, shrimp, bouil-labaisse, tuna and red snapper, all prepared to delight the palate and please the eye. Specialty coffee drinks and desserts, such as crème brulée, rounded out the meal and sated the sweet tooth perfectly. Chef Moez proudly claims, “If we have the ingredi-ents, we will do our best to make something you would like to try.”

Please welcome Marsha and Thomas Webster and their daughters, Jada (age 16) and Deja (age 13) to our North Ranch community. Transplants from New Jersey in 2009 with a corporate relocation, the Websters have also lived in the Houston, Chicago and Detroit metro areas. Marsha has a public rela-tions/social media/marketing background

and Tom works as an energy/chemical engineer. Marsha admits though, that in another life she would choose to be a travel reporter or animator. Tom would be a world renowned guitarist and he prac-tices daily, just in case the opportunity ever presents itself. The smallest member of their family is Haley, a sweet Cocka-poo who apparently makes it her full time job to receive belly rubs and play chase.In addition to going to school, both Jada and Deja play basketball, soccer and run track; but, their favorite past-time is bar-gain shopping. As a family, the Websters look forward to vacationing together, going out to dinner and participating in outdoor/adventure sports. Marsha actual-ly said they’d have to take a vacation just to go to their favorite restaurants, Blue-

zette, in Philadelphia, Penn., or B. Smith’s in New York City, both known for Amer-ican Caribbean faire. Meanwhile, they are enjoying finding a favorite here.

When she is not working or travelling, Marsha spends her free time watching HGTV, crafting and walking for exer-cise. “I really like the country-feel of this family-friendly city", says Marsha. Tom prefers to explore the outdoors on his motorcycle when he’s not playing golf. As a family they believe in the value of contributing back to their community too. The Websters have jumped right in to volunteer with various organizations in the San Fernando Valley and Ven-tura County, such as Ronald McDonald House, L.A. Family Housing, Wag n' Walk and various church sponsored ser-vice opportunities.

When asked whether the adjustment to moving here have been easy, Marsha reminisces a bit. “We miss the holiday lights glistening off the snow during December,” she says, but quickly adds, “the 60-degree weather with sunshine in January make up for it!” She also admits that their first earthquake experience was a little scary and the fires are unnerving, as they are for everyone who lives here. “But we look forward to discovering all the beauty and adventure that California has to offer – and of course, meeting new people,” she says. We, at North Ranch Living, are happy to claim the Webster family as members of our community and we hope to see them again soon, out and about.

On Sunday April 25, 2010, the Westlake Junior Women’s Club presented “Sipping in Springtime,” an afternoon of festivities and fundraising for Conejo Valley charities, at The Gardens of the World in Thousand Oaks. As guests strolled through the gorgeous gardens blooming in the sunshine, they were treated to wine, beer and food selections from local restaurants and wineries. The ambiance was enhanced by live entertainment provided by musicians, Christine McCrudden and Scott James; meanwhile event attendees bid on fabulous items donated by individuals and local businesses at the silent and live auctions.

Actively serving people living in the Conejo Valley and sur-rounding areas, the Westlake Village Junior Women’s Club is a group of daughters, mothers and sisters dedicated to improving the lives of others through volunteer service. Founded in 1968, this organization motivates and inspires change by women. In addition to special fundraising events, this worthy organization delivers meals through the Senior Concerns “Meals on Wheels” program, cooks and serves hot meals for the hungry through the Conejo Valley Meal and Shelter Program, and organizes and participates in the “Santa Comes to Agoura and Beyond” food drive.

The Westlake Junior Women's Club is a non-profit organization sponsored by the Westlake Women's Club and is affiliated with the General Federation of Women's Clubs. Membership is open to all women from the greater Conejo Valley area, with provi-sional membership enrollment beginning in the fall. In order to become active voting members, provisional members must fulfill certain requirements throughout the year. Once they have com-pleted their provisional duties listed below, they are installed as active voting members in May.

Monthly general meetings are held the last Tuesday of each month, September through May. Annual dues are $68 and must be paid prior to the Member Installation dinner in the spring. This annual fee is used to offset the administrative costs of oper-ating the club. A percentage of the annual dues are sent to the General Federation of Women's Clubs.

Health & WellnessSo, just what is yoga?

At some point, you’ve probably come across an advertisement depicting students practicing yoga or perhaps your doctor rec-ommended you try it out. Heck, even McDonald’s has jumped on the yoga bandwagon with adult Happy Meals that come with a complimentary yoga DVD.

So, just what is yoga?

Yoga is the oldest system of personal development in the world. Literally meaning to "yoke" or "unify," the practice of yoga asa-nas (or poses) gradually blends the mind, body and spirit into a savory concoction that truly is worth sipping. By focusing on strengthening the body and making it more flexible, calming the mind and controlling the breath, yoga practitioners naturally evolve into happier and healthier individuals.

Whenever I’m asked, “What is yoga?” I realize that the answer has changed for me over the years, (which, in essence, answers the question, as yoga is precisely what you need it to be in this moment). When I first stepped foot on a yoga mat nearly 16 years ago, I was a stressed out teenager desperately in need of a practice that offered a sense of calm and balance. Through my yoga practice, I slowly began to step away from obsessive thinking. I found myself in a gentle yoga class and completely at home. Throughout college, I found a familiar friend in my Hatha yoga practice as well as Iyengar classes, (a yoga style that focuses on anatomical alignment in yoga poses.) I was granted an opportunity to listen to my body’s needs, to take care of myself and to breathe better. By doing so, I moved away from perfectionism and toward the idea that everything is perfect exactly as it is, right now.

As it does for many ailments including depression, arthritis, high/low blood pressure, chronic pain, etc., yoga also eased my suffering from chronic migraines. As my practice deepened, and I moved past various hardships, I felt the need to strengthen by moving and sweating more; I then found Vinyasa yoga (a style where yoga movements are linked with breath). Although I am not a religious person, and yoga is not a religion, I am also deep-ening my connection to something greater than myself through

the practice of Bhakti yoga, or the devotional yoga of love.

Everyone can practice yoga. You don't have to be flexible to practice, nor be able to put your foot behind your head, (I’m still working on that one!) Can you laugh at yourself ? Are you open to change? Then you can practice yoga!

Now, I return the lessons yoga has taught me and continues to teach me by teaching yoga at Yoga Works. Yoga Works in West-lake Village offers classes for all levels and needs—from mellow gentle/therapeutic classes to classes designed for weight-loss and challenging advanced programs.

This month, I thought I would introduce you to a French Rose’ and a great low-cost California Cabernet. Always know that I have personally tasted these wines and I make sure my local wine supplier has them in stock. Email me at [email protected] if you need help finding it.

Château du Rouët Cuvée Reservée Rosé Tradition Côtes de Provence 2009, $13.99

This is a Rose’ wine that is made primar-ily from Grenache red grapes, but they separate the red skins from the juice within an hour or so. This results in an oh-so-slightly rose colored wine. It’s from Provence, the area of Southern France known for Rose’. It comes in a very beautiful clear bottle with a small label, so just looking at it makes you want to try it. Serve this chilled by itself, or with some appetizers before the main course--or maybe just on a warm summer evening in the yard.

Orin Swift, The Prisoner, Napa Valley 2008, $34.99

On the advice of my wine supplier, I tried this blend and I was very surprised by how rich and ripe and soft this great wine is. Tannins are very subdued and this wine is very supple, yet provides a mouthful of flavor. Predominant flavors are black cherry, smoky oak and a slight amount of pepper. I’m told the owner of the winery named

it after his parrots, so I guess this blend of Zinfandel and Cab-ernet, with some other grapes mixed in, makes complete sense. It’s excellent with grilled steaks and is ready to drink now.

Surround yourself with things that make you happy in your peaceful bedroom retreat: photos of loved ones, your favorite books, cherished pieces you’ve found while exploring the world that bring wonderful memories.Accent the room with plants, soothing waterfall bowls, and candles. Today’s uncertainty in the economic climate in combination with depressed asset values and delayed legislative action on estate taxation makes this an interesting time to consider wealth transfer strategies. Implementing strategies is more efficient prior to an inevitable recovery and the accompanying asset appreciation and/or the recognition of gains on sales of assets. Federal estate tax rates will return to 2001 levels, effective January 1, 2011, ($1 mil-lion exemption and estate tax rate of 55%), unless Congress acts sooner. Interest rates used by the I.R.S. in valuing transfers are at historic lows, making estate planning techniques more effective (a few strategies follow below). For successful families, a failure to plan is a default to higher taxes. 1. Gifting- transferring assets to the next generation while values are depressed using the annual gift tax exclusion and the lifetime gift tax exemption (currently $13,000 and $1 million respectively). This approach removes assets and their future appreciation from the estate. If Congress does not act, the gift tax for 2010 will be at a historic low of 35%.

2. Intra-family loans- the I.R.S. prescribed rate table (AFR) allows one to charge an exceptionally low rate today. For May 2010, the I.R.S. rate is 2.87% for loans with a term between 3 to 9 years. If loan proceeds are used to purchase an appreciating asset, the appreciation is effectively transferred to the next generation.

3. Freeze techniques- moving assets to the next generation should occur prior to appreciation to obtain the most efficient transfer, since date of transfer values are applied, and the appre-ciation on these assets is anticipated to exceed the I.R.S. assumed rates. Some commonly used strategies include: GRAT, IDGT, CLAT, and preferred partnership ‘freeze’.

4. Gift/Sale to IDGT- a sale from a grantor to an irrevocable trust for the benefit of a family is executed in exchange for a promissory note (detailed in my May issue column).

5. GRAT- uses a gift transfer by a grantor to an irrevocable trust (without a sale) in return for an income stream for a predetermined term of years. Following the termination of the income stream, the assets transfer to the trust for the beneficiaries, gift tax free. On creation, the amount subject to gift tax is the present value of the remainder interest, using appropriate I.R.S. rates. If the grantor dies during the annuity term, the assets will be subject to any applica-ble estate tax at date of death value. GRATs are not generally effec-tive for transfers to grandchildren or more remote descendants. If properly calculated and structured, this may be a very efficient method of asset transfer. Unfortunately, there are currently legisla-tive proposals in Congress which may make this strategy much less attractive.

6. CLAT- this method is similar to a GRAT, but the income stream goes to a charity.

7. Preferred Freeze Partnership- provide parents with cash flow from partnership interests while simultaneously moving future growth out of the parents’ taxable estate in a transfer tax efficient manner. The technique also works well with trusts that may already exist if the first spouse has already died. An advantage is that up to eight years can pass before a payment is due, allowing significant time for assets to appreciate.

As the weather heats up, so do the back-yard parties, and consequently, so does our carbon footprint (damage to the environ-ment). This year, put your guests in a green mood by creating an eco-friendly atmo-sphere (from the invite to the last dance) that is truly the life of the party.

Sustainable Invites. Online invitation websites such as Evite.com allow you to manage your invitations and even send thank you notes, while saving a tree or two. If you feel e-vites are just too impersonal, choose acid-free invitations made of recy-cled and organic materials.

For example, Grow a Note Cards are embedded with mixed wildflower seeds, so after the event has passed, one can toss it in the garden, and within a few months budding flowers will populate the space.

Green-Minded Decor. No need to buy paper and plastic one-time use decora-

tions. Look around at the backdrop for the party – the outdoors. Gather twigs, rocks, fallen blooms, grass, mulch, sand, seashells etc. and either sprinkle on a gingham or bamboo runner, or fill up glass candle hold-ers. For more formal affairs, set the table organically – with all sustainable or biode-gradable flatware, plates, beverage holders and napkins.

Instead of flipping the light switch, hang solar-powered or battery-operated lanterns on your covered patio, gazebo or trellis to keep the party lit and lively. If a can-dlelit ambiance is your preference, opt for beeswax or vegetable oil-based candles. Tip: Paraffin candles are not a renewable resource and don’t burn as clean.

Be Green-Spirited. Forego the exotic spir-its; try “Made in the USA”. Microbreweries and green wineries are gaining in popular-ity and within your reach in a city or town near you. Ask if your local spirits store can order for you or check with an organic caterer, who can also provide an eco-friendly meal. Tip: If it’s you doing the grill-ing honors, choose lump charcoal instead of charcoal briquettes. Lump charcoal con-

tains no additives, is made from hardwood and produces less ash.

Shade-grown coffee is a wholesome night-cap with desert. Sun-grown coffee doesn’t provide the healthy environment that the canopy-grown tree versions do. The flora and fauna, and circle of life, thrive under the protection of these trees.

Green Your Interaction. Conversation can be an inspiration so stimulate it with green topics. Share how you “greened” your party and other tips on how your guests can reduce their own carbon footprint. Tip: Find fun, eco-friendly games to play like ‘Lets Save Our Earth’, Xeko and Garden-opoly.

Send Guests on Their Green Way. Have plenty of recyclable containers on hand for guests to transport leftovers.

There is a special reason men and women are wired differ-ently; we have different roles to play in life. The dynamics of every couple are different, but there is one common trait I hear from many women, that their husbands are big kids. I love the enthusiasm men have over their children's toys, whether it be Xbox, Playstation, Ipods, radio controlled cars, or footballs etc. "Boys and their toys"...however many have moved on the bigger and better toys such as boats, sports cars, motorcycles, motor homes, or many different kinds of technical gadgets for the computers or home theatres systems. The toys may have gotten bigger or better, but they still have the enthusiasm they have always had.

Since June is a month we recognize the dads in our lives and we also wanted to do something nice for them. If there is a won-

North Ranch Neighborhood Watch

We are reaching out to all of you who you feel a Neighborhood Watch is an impor-tant organization within the community. It is a great way to be involved with the community and find out firsthand what is going on. Senior Deputy Desoto with the Ventura County Sheriff Department has offered to come speak at a neighbor-hood watch meeting with tips for even the safest communities. If you are suspi-cious of something going on you may call

the police department at 805-654-9511 and let them determine if it is a criminal activity.

Some of you have mentioned that you have bumped into neighbors while walk-ing your dogs and that has been the best way so far to find out if there are any problems in the neighborhood. We have heard of cars being broken into locally, and so it is not a good idea to leave your purse, ipod, cell phone or navigational system in plain sight.

If you hear of any disturbances in the neighborhood please let us know so as a community we can all be aware. Or if you would like to be involved please get in touch with us.

What will the Earthquake Gas Shut-Off Valve do to protect my family? This month I would like to bring awareness to something that is already a requirement in the City of Los Angeles. It will automatically shut off your gas when triggered by a major earthquake, greatly reducing fire risk.Meaning it will help protect your family and home from earth-quake related gas fires and explosions. I stood by and watched a home of an 85-year-old woman catch on fire due to a gas fire resulting in an explosion which started at her neighbor’s home. Three homes lost everything including their vehicles after an earthquake occurred in Sylmar. If you are in a townhouse or condominium or even an apartment I would suggest talking to your HOA or landlord about installing a gas shut-off valve.

They are not expensive; the price per outside gas meter averages about $499. Most come with a 30-year warranty for all parts

and requires a plumbing permit from your local Department of Building and Safety.\

About Breakaway from Cancer A timed, Gran Fondo cycling event was held through the streets of Thousand Oaks, Westlake Village and Agoura Hills. The three routes allowed amateur cyclists the opportunity to par-ticipate in an organized mass participation cycling event on the course used for Stage 8 of the Amgen Tour of California.

Founded in 2005 by Amgen Inc. as a complementary com-ponent to the company’s sponsorship of the Amgen Tour of California, Breakaway from Cancer is a national initiative to increase awareness of the continuum of resources available from prevention to education, and patient care to advocacy and finan-cial support.
