the valley’s masterplanned communities

The popularity of the master planned communityconcept today is illustrated by the numbers. It isestimated that almost 79 percent of resale homesgoing through our standard escrow/title process inthe Valley are in master planned communities andover 86 percent of new home construction permitsissued by Valley building departments are issuedfor homes in a master planned communities!

The Valley is home to a number of master plannedcommunities that have received nationalrecognition for unique and impressive characterand originality. Anthem at the north end of theValley and the new Vistancia in the boomingnorthwest section of the Valley have both wonnational honors for as “Best Master PlannedCommunities” in the nation. Others have beenbuilt with a theme; Verrado in the west Valleybrings its residents back to a simpler time with its“town square,” front porches and other classic

community features eliminated in recent years bymany builders.

How do you know if you are in a master plannedcommunity or just typical subdivision? Primarilyby the tremendous number of amenities andconveniences offered as well as the enormous landarea the community encompasses overall. Masterplanned communities generally incorporateextensive recreational amenities such as lakes, golfcourses and expansive parks with bike paths andjogging trails. Typical subdivisions may have asmaller park or recreation area but the size of thelocal neighborhood(s) will be much smaller thanthose found in most master planned communities.

Subdivisions also will be surrounded by generalshopping at strip and/or commercial centers, butthese local amenities are not part of the originalplan for the subdivision. Instead, developers build

and assume or hope that retail and commercialdevelopment will follow. In a master plannedcommunity, all these amenities are planned for inthe initial stages by the city and developers beforebreaking ground.

However, master planned communities andsubdivisions do have one thing in common.Because of the sheer size of new home projects inthe Valley today, most projects are simply too largefor one builder or developer to handle. Usually, agroup of individual builders will join together todevelop localized sections of the subdivision ormaster-planned community.

One important side benefit of this concept is thatthere is almost always a wide variety of buildingstyles, floor plans, lots sizes, landscaping stylesand pricing throughout the community. Inaddition, each section developed by individualbuilders or group of builders will have its ownunique codes, covenants and restrictions(CC&Rs) that maintain the quality and overallstandards of the individual community.

An interesting side note on the master plannedcommunity has been developing in Phoenix andaround the nation. Master planned communitieshave almost always been located on the outeredges of development, but a new “urban lifestyle”approach specifically targets baby boomer activeadult buyers. This group is and will continue to bethe focus for many developers. With this approach, master planned communities are being developedin established urban areas, drawing on thesubstantial number of businesses and servicesalready established.

As the booming 55+ segment will be the “primemover” for many Arizona developers in the future,it remains to be seen how American active adultswill take to this new urban concept. The fact thatmaster planned communities overall have beenembraced by home buyers, however, is evident inthe growing numbers of such developments in theValley and elsewhere. nht

Master planned communities have a unique and ongoing history in the U.S. housing market, according to research by Chris Fiscelli of theUrban Futures Program. Its origins in the Valley can be traced to the1960s when city planners developed a “General Master Plan” for the city. The first tangible outcome of the city’s efforts was the masterplanned community of McCormick Ranch. It was truly a master plannedcommunity. The city included office parks, recreational parks andcommercial centers.

designed to create. Golf, tennis courts, swimming pools and clubhouses arestill a mainstay of these communities, but the look and feel of these elementshas changed dramatically from their first incarnation in the 1960s.

For example, many large communities feature multiple pools designed foractive uses such as swimming laps and exercising, as well as resort-style poolswith alcoves and waterfalls designed for relaxation. Modern clubhouses nowoffer fitness centers, computer rooms, business centers, billiards rooms, artsand crafts studios, catering kitchens with capacity for cooking classes, and evenfull-service spas and salons.

But perhaps the most significant trend in today’s active adult or lifestylecommunities is the increased diversification and integration with otherhomebuyer segments. Whereas active adult communities were once built asstand alone communities exclusively for persons 55 and older, somecom munities now do not have legal restrictions on the age of their residents, appealing to a wider audience and offering the builder increased flexibility.Shea’s new Encanterra community in the southeast Valley targets buyers asyoung as 45. Del Webb’s Solera at Johnson Ranch and Sun City at AnthemMerrill Ranch are enclaves within a broader master planned communitycomposed primarily of young families. This greater diversity of experienceis a healthy and necessary outgrowth and reflection of the wide variety ofpreferences among active adult buyers.

While just 7 percent of the Valley’s new home closings are in age-restrictedor age-targeted communities, this product type remains a vital part of themarket strategy for several Phoenix’s builders. As the needs and wants oftoday’s buyers change and evolve, so too will the homes and communitiesdesigned for them. Although though these projects have fared better thantraditional subdivisions, the housing downturn has created tremendousopportunities as well, with prices becoming more affordable for a largerpercentage of the population. nht

and secondary market information to the housing and related industries nationwide.

The Phoenix new home market may have felt theimpact of the housing slump, but communitiesaimed at homebuyers over age 55 have faired betterthan the rest. As the baby boomers age, the size ofthe market is growing by leaps and bounds. Peopleover age 65 currently account for approximatelyone-fourth of all homeowners, and Harvard’s JointCenter Housing studies estimates that by 2030,seniors will number 70 million people or 20 percentof the population in the U.S.

According to the Census Bureau, the most important reason people move intoage-targeted communities is the appealing design and look of the community. In response, developers pay particular attention to the streetscape the buildingsand landscaping create as well as ways for residents to circulate within andaround the community to be close to family, friends and leisure activities.

As the tastes of buyers have changed, so too have the amenities featured inactive adult or “lifestyle communities,” because of the experience they are

the worldof kitchensNew Trends IgniteCulinary Passionsby Christina McDonald

Known as the heart of the home, the kitchen is thecenterpiece of nearly every home activity. Fromcooking to math homework, life revolves around thekitchen and making it a great place to spend time inis essential. But how do you transform this hub into astylish and practical space? Fortunately, there is anarray of new gadgetry and fixtures that can help fuseyour kitchen with chic design and ultimate ease. These trends incorporate convenience, style andcontemporary design into your dream kitchen.

1. Dual Spray DominanceNothing completes a top-of-the-line kitchen like high-end, up-to-date fixtures. The essential complement to commercial-level kitchen appliances, dual sprayfaucets offers a chef-worthy tool that appeals to those serious about cookingand creating a beautiful kitchen. Several kitchen faucet designs featuregracefully curved spouts with discreet, weighed pullout sprays. Look forfaucets with multifunctional hand-held, rinse down spray heads, which offera push button control that allows for a needle spray or aerated flow.

2. The Filling StationImagine never having to carry a heavy 20-pound pot of water to the stovewhen trying out an advanced pasta recipe for a dinner party. Much to theepicurean’s liking, the pot filler eliminates the need to perform this labor-intensive task. Ideal for the home chef or entertainer, pot fillers take away theheavy lifting and allow more time for preparation and creativity. They alsobring an old-fashioned and stylish dimension to the kitchen, which is elevatedwhen fixtures are outfitted in cozy finishes such as oil-rubbed bronze orantique copper.

Pot fillers offer the ultimate in style and convenience as they swing out overthe stove enabling users to easily reach all burners. Some models feature asmooth folding action, which allows for easy storage against the wall with oneeffortless motion. Select versions feature front handles with a positive shut-off, eliminating the need to reach over hot appliances to turn off the water.

3. Mr. GadgetEmbrace the kitchen of the future with progressive technologies foreveryday needs. Sure, you can stow away knives in a drawer, but why bepassé when you can neatly hide and access them at warp speed. One ofthe greatest new kitchen tricks to hit the scene, mobile niche units featuresafety glass and magnetic strips allowing for easy storage and accessibility.

Is searching for spices taking too long? Accessorize and organize withbeech wood inserts allowing for the placement of food items, thanks toinset jars and dividers. And for the midnight snacker, strips of LED lightspeeking out of a cabinet door enhances style and visibility, making thoselate-night rummages much easier to navigate.

4. Sinking into StyleEveryone knows the old adage, “everything but the kitchen sink,” and whilein the past the sink may have served as a mere backdrop that meshed withthe rest of the kitchen design aesthetic, in recent years, it has taken centerstage. The kitchen sink has become a focal point, featuring different bowlconfigurations, interesting corner designs and innovative mediums. For thoselooking to combine their natural instincts with the best in contemporaryaesthetics, some sink manufacturers have adapted their farmhouse sinks intomodern marvels in unique stones including honed basalt, Carrara marbleand Papiro cream. Prep sinks have also taken more prominence as seen ingleaming copper or stainless steel models.

And for those with a minimalist muse, there is always stainless steel. Asa durable, contemporary choice, stainless steel sinks range fromindustrial chic to vintage cool. Tight, square corners are best forcontemporary abodes, while rich, rounded corners and craftsmanship

fit transitional or traditional kitchens. Furthermore, opting for materialssuch as stone and stainless steel is more eco-friendly than choosing otheroptions on the market. Look for 100 percent recycled or recyclablestainless steel, and when opting for stone, make sure that finishes arefree of volatile organic compounds. nht

Top Five Kitchen Trends

• Shorter, Wider Cabinets: Make your kitchen appearlonger and larger by eliminating upper cabinets andgoing for deeper, shorter cabinets that run thelength of the room. This leaves wide-open wallspace, which gives the illusion of a bigger kitchen.

• Go Green: Look for energy-efficient appliances andkitchen furnishings that feature eco-friendly materialssuch as recycled glass, stone or stainless steel.

• Accessibility: Swing-down spice racks, drawerdividers and pullout cutting boards make cookingeasier and more fun.

• Varying Countertop Heights: Integrate countertopsat assorted heights for a more family-friendlykitchen. For example, raised counters are best fortaller users while dropped counters work best forshorter chefs. A dropped countertop set at tableheight is also convenient as a baking area.

• Prep Sinks: This item is an ideal item for two peoplemaking meals together. A prep sink serves anadditional spot for quick cleanup and food preparation.

Opt for sleek, stainless steel kitchenfurnishings. Shown here: the ClassicUndermount sink by Julien.

your home. In addition to the potential financial benefits of this investment, thekitchen also tends to be a favorite gathering place in the home. Because it is amuch-used room, it merits an investment in its aesthetics and functionality.

For cabinetry, a simple door style will give your kitchen a timeless, classicappearance. And because cabinetry can be very expensive, choosing asimple style is a great way to cut costs without sacrificing the overall look ofyour kitchen.

2. Transform the space with flooring.

Flooring, especially dramatic hardwood or tile floors, can completely transforman interior space and can establish the feel of the entire home from the momentone enters. Flooring is one of the most critical design features of your home.Hardwood or tile in a neutral tone makes for a beautiful backdrop for the restof your design choices. More commonly used materials such as oak hardwoodflooring are often more competitively priced.

3. Invest in a great sofa.

You’ve found the perfect house—the home ofyour dreams ... except for the sterile white wallsand lack of furnishings. These improvements can come with any number of unforeseen costs, and it’sdifficult to prioritize projects and estimate expenditures. Claire Ownby, ASID,a top interior designer and the owner of Ownby Design, LLC, offers a few tipson when to splurge and when to save.

It’s best to select a sofa that is neutral in tone and add accent color with throwsand pillows. This way, if you grow tired of your color scheme, you can easilyswap out throws and pillows for a new look.

save1. Add color and personality to your walls.

Painting is one of the most affordable ways to make over your space. If youcan't decide on a hue, choose a neutral color that will blend well with any colorscheme you use throughout the house. This will allow you to change yourdécor as often as you desire without having to repaint.

There are endless easy and quick ways to decorate your walls, and wall décoris a great way to add color and life to your home. For large wall areas tryhanging a large piece of nontraditional art to fill up the space. Home décor

stores and showrooms often offer great discounts for used or slightly damagedart pieces.

2. Make the most of accent pieces.

Use area rugs and accent pieces to make a room feel warmer and moreinviting. Accent pieces reflect your personal design style and thus, are vital increating unique home décor. Furniture can set the mood in a room, anddecorative accent pieces reinforce that mood. The first principle of uniquehome décor and home décor shopping is to go with what you like. Buy homeaccent pieces you are comfortable with that make you feel at home.

Pillows and throw blankets add instant color and texture to a room. Choose acolor scheme for the room, then choose an odd number of pillows and a coupleof throws for your sofa, accent chair or loveseat. These accents can help createa cohesive look, especially with furniture that is slightly mismatched.

3. Shed light on your space.

The right lighting can soften any space and create a warm mood, especially ina new home. Proper lighting in a new home not only makes the rooms morewelcoming, it acts as a decorative touch that helps create an upscale, pulled-together look without much cost. nht

timeless living roomGena Chipley says interior design should becohesive with the architecture of the home. In

this living room, the addition of ceiling beams makesa strong architectural statement. Stone seamlesslyblends with both the wood beams and the travertineflooring. Bright color, which can be trendy if notintroduced in a tasteful manner, is brought into theroom by the luxurious red leather sofa. The rich colormakes the furniture warm and inviting.

“The neutral-colored tile flooring provides longevityand a sense of permanence to the room,” says JoAnnJohnston. The stone wall introduces texture and servesas the room’s focal point, providing contrast to thesmoothness of the wood beams and matching mantle. In the future, the homeowner of this space can easilyrefresh the accessories and artwork to give it a newflavor, but won’t need to replace other, moreexpensive items.

All homeowners aspire to timelessinterior design, whether they arebuying or selling, or just want tosurround themselves with a beautifulyet highly functional environment. The beams in the room are classic elements that addan extra touch of class without being excessive.“Beams are common in European homes, especiallythroughout Spain and Italy, because they visually pulldown the high ceilings to give them a more intimatefeel and add a lasting impression of comfort,” LinaQuintero explains. Finally, the travertine flooring inthe room adds durability and complements almostany design.

classic, elegant kitchenThe kitchen shown in this image perfectlyillustrates a strategic concept for timeless design

in the use of a neutral base color surrounded bytrendy, hot colors placed in targeted areas, saysChipley. This allows the homeowner to easily updatethe space without having to repaint the entire room, simply by updating the accent colors. Contrasting thecolor of the island countertop from the primarycountertops adds interest, while the granite and marblesurfaces have a durable beauty of their own. This colordifferentiation is enduringly elegant.

“The beauty of carved wood in a kitchen is alwaystimeless,” says Chipley. This particular kitchen offers asuperbly functional design in the work triangle formedby the refrigerator, sink and the cook-top, and withfrequently used items in close proximity to one another.

The bar serves as aninviting place for friends to have a glass of wine or a childto do homework while the host is cooking. Plus, thearched entry is reminiscent of classic Roman architecture.

pale neutrals & focal pointsThis kitchen is a perfect example of how the use of

neutral colors allows the eye to concentrate on aprimary element within a room. According to

Chipley, the eye should not be distracted from thebeauty of the custom-carved cabinetry in this kitchen. The detail in the carvings will never be dated, andmetal accents also help modernize the cabinetry.

The classic motif of the carvings in the cabinetry nevergoes out of style. The wood stains and the copper hoodwith pewter tile are further examples of non-trendyfinishes. The use of Persian rugs softens the hardsurfaces while maintaining a classic design concept.

“The style and look of the kitchen hood make it thefocal point in the room,” Quintero says. “The shape andpurpose of the hood introduce a timeless quality. Fromthe rope trim to the patterns, the detail in the cabinetryis representative of European handiwork.” Indeed, thecabinets serve as the artwork in the room, while theopen island provides an invitation to the kitchen.

home officeIn a home office, bold upholstery colors can

accentuate the colors of artwork on the wall. Thedark cabinetry helps the colors stand out,

emphasizing the artwork’s impact as the room’s focalpoint. It is enhanced further by strategically positionedlighting.

With the fast-moving world of technology, Johnstonadvises keeping negative empty space in an office ascritical to timeless design. For example, the artworkcould easily be replaced with a flat-screen monitor. The room combines elements of contemporary designwith Southwestern fabrics and classic Old World chairsfor a sophisticated, worldly room that could be fromany era.

Also fundamental is the combining of comfort, elegance and function in a room, Quintero says. Notethat the classic chairs in the office appear elegant yetcomfortable, and the built-in cabinetry provides amplestorage. The addition of two or three family

photographs adds a personal touch to the room withoutbeing overdone.

contemporary livingThis living room beautifully illustrates thatcombining a neutral background with colorful

accent pieces is an ideal recipe for timeless design. “Thereds in the contemporary artwork, embroidered pillowsin red and gold, and fragrant red roses give the roomlife and heighten the level of visual stimulation,” saysChipley. Adding life to a room by introducing freshflowers or realistic faux plants helps to slow the aging ofa room design.

“Good design never goes out of style,” says Johnston. This room has a sense of visual stimulation that movesthe eye naturally from top to bottom. Numerous

textures, such as the shiny fabric on the couch and thesimple silken wool rug, give the room a permanentsense of style and comfort.

The use of neutral color in the area rug and sofa allowsthe room to transition through time, Johnston adds. Asillustrated by the coffee table and sofa, the living roomhas clean, simple lines. The use of red in the paintingsspices up the entire room; red is known for its warmthand timeless quality, and makes a gorgeous accent color.

less décor is moreThe living room portrayed in this image isdefined by its simplicity in an age when many

homeowners tend to over-accessorize. Chipleyexplains that classic furniture styles and neutral colorsserve to showcase the trendy cream-and-black pillows, which can be easily changed for updated styles orcolors. The window treatments are simple and let inample sunlight to bring in the outdoors.

The timeless nature of the living room is defined bythe strong monochromatic color accents. The greeneryhelps to cool the space while adding fresh life into theroom. The use of wood and stone lends a feeling ofquality and substance while creating intriguing detail.

“The neutral color of the walls allows the eyes to focuson the stunning fireplace,” Quintera says. The detailin the stone and the mantle is naturally inviting, and itwould be a mistake to try to shift the focus of the roomwhen it already offers a magnificent element virtuallybegging to be the focal point. Forced design andover-design are two major mistakes that will lead to atoo-trendy, non-functional design that is quicklytiresome. Michelangelo’s famous line was that hissculpture “David” came from the stone naturally; thedesign was not forced. This principle is timeless andholds equally true for interior design. nht

After working on the creation of your new home for almost two years beforeunpacking boxes and hanging family photos, you’ll then want to settle in for aminimum of two more years to reap the full tax benefits of home ownership priorto a contemplated sale. And since real estate prices will likely begin climbingupward again within the next four years, today is a perfect time to begin.

investing in the processAlthough current buyers have great pricing available and time on their side, custom home clients should be aware that their personal investment of timeand money will remain substantial. To maximize their understanding of thebuilding process, buyers should consult with a number of service-orientedbuilders to have their planning questions addressed up front. Collectingthorough bids based on well thought out plans is the best way to takeadvantage of today’s buyer’s market.

Before making the leap, determine whether you have the necessary fundsavailable to build a custom home or can qualify for a loan in the currentclimate. Next, and equally important, is to determine whether you havethe time. Building a home is a labor of love, and even when working witha knowledgeable team, you should expect to spend a considerable amountof time in meetings, providing input on design details and confirmingselections. After all, you want the home to reflect your personal needs, wants and dreams.

Select a builder you feel comfortable working with and one with a strongbackground in design. Working with a builder up front may provide efficientcost/benefit solutions to technical design issues. A qualified design/buildcompany that specializes in turnkey project management can work with youthrough the entire process, making recommendations that can save yousignificant time and money.

A great way to save time and money is to purchase a custom “spec home”rather than buying land and building. A number of custom builders beganbuilding homes they planned to sell while the market was strong but noware left waiting for a buyer. You may find beautiful, spacious new homes withgreat locations and upscale finishes priced considerably lower than just ayear ago. While a custom spec home may not be perfectly tailored to all ofyour needs, it eliminates the investment of time in the building process.

With prices and interest rates at their lowest in years, the opportunities andoptions available to potential home buyers are abundant. Now is the timeyou can afford to be choosy. Your options likely include houses youpreviously considered out of your league, and your custom dream home maynow be within reach. nht

We can all agree that it’s a buyer’s market. But do the benefits of a buyer’smarket carry over to custom home buyers as well? The answer is yes. Ifyou’ve ever dreamed of owning a custom home but thought the out-of-reachprice tags would keep it only a dream—think again.

The current market conditions have forced down costs in key ways that haveplayed out well for those looking to own or build a custom home. Lower landprices are providing buyers with tremendous opportunities in great locations, and a decrease in building activity has increased the supply of materials suchas lumber, concrete and granite. These conditions have left plenty of room fornegotiations that didn’t exist in previous years. In addition, many builders, architects, designers and subcontractors aren’t juggling an abundance ofprojects as in years past, which translates to lower labor costs as well.

Today is surely a buyer’s market, but we also know that real estate prices willeventually rebound. Buyers who begin the lengthy process of building acustom home now will be able to take advantage of the current marketpricing and enjoy a shorter time until move-in than those who begin once themarket is again on the upswing.

The process of finding and purchasing your lot and selecting whom you willwork with to design and build your home will take time—perhaps six monthsfor planning and permitting before breaking ground. Add nine to 18 monthsto construct a home, and one can expect to spend 18 months to two years inthe development process after purchasing your land.
