the valley’s masterplanned communities
The popularity of the master planned communityconcept today is illustrated by the numbers. It isestimated that almost 79 percent of resale homesgoing through our standard escrow/title process inthe Valley are in master planned communities andover 86 percent of new home construction permitsissued by Valley building departments are issuedfor homes in a master planned communities!
The Valley is home to a number of master plannedcommunities that have received nationalrecognition for unique and impressive characterand originality. Anthem at the north end of theValley and the new Vistancia in the boomingnorthwest section of the Valley have both wonnational honors for as “Best Master PlannedCommunities” in the nation. Others have beenbuilt with a theme; Verrado in the west Valleybrings its residents back to a simpler time with its“town square,” front porches and other classic
community features eliminated in recent years bymany builders.
How do you know if you are in a master plannedcommunity or just typical subdivision? Primarilyby the tremendous number of amenities andconveniences offered as well as the enormous landarea the community encompasses overall. Masterplanned communities generally incorporateextensive recreational amenities such as lakes, golfcourses and expansive parks with bike paths andjogging trails. Typical subdivisions may have asmaller park or recreation area but the size of thelocal neighborhood(s) will be much smaller thanthose found in most master planned communities.
Subdivisions also will be surrounded by generalshopping at strip and/or commercial centers, butthese local amenities are not part of the originalplan for the subdivision. Instead, developers build
and assume or hope that retail and commercialdevelopment will follow. In a master plannedcommunity, all these amenities are planned for inthe initial stages by the city and developers beforebreaking ground.
However, master planned communities andsubdivisions do have one thing in common.Because of the sheer size of new home projects inthe Valley today, most projects are simply too largefor one builder or developer to handle. Usually, agroup of individual builders will join together todevelop localized sections of the subdivision ormaster-planned community.
One important side benefit of this concept is thatthere is almost always a wide variety of buildingstyles, floor plans, lots sizes, landscaping stylesand pricing throughout the community. Inaddition, each section developed by individualbuilders or group of builders will have its ownunique codes, covenants and restrictions(CC&Rs) that maintain the quality and overallstandards of the individual community.
An interesting side note on the master plannedcommunity has been developing in Phoenix andaround the nation. Master planned communitieshave almost always been located on the outeredges of development, but a new “urban lifestyle”approach specifically targets baby boomer activeadult buyers. This group is and will continue to bethe focus for many developers. With this approach,master planned communities are being developedin established urban areas, drawing on thesubstantial number of businesses and servicesalready established.
As the booming 55+ segment will be the “primemover” for many Arizona developers in the future,it remains to be seen how American active adultswill take to this new urban concept. The fact thatmaster planned communities overall have beenembraced by home buyers, however, is evident inthe growing numbers of such developments in theValley and elsewhere. nht

The first tangible outcome of the city’s efforts was the masterplanned community of McCormick Ranch. It was truly a master plannedcommunity. designed to create. Golf, tennis courts, swimming pools and clubhouses arestill a mainstay of these communities, but the look and feel of these elementshas changed dramatically from their first incarnation in the 1960s.
For example, many large communities feature multiple pools designed foractive uses such as swimming laps and exercising, as well as resort-style poolswith alcoves and waterfalls designed for relaxation. Modern clubhouses nowoffer fitness centers, computer rooms, business centers, billiards rooms, artsand crafts studios, catering kitchens with capacity for cooking classes, and evenfull-service spas and salons.
But perhaps the most significant trend in today’s active adult or lifestylecommunities is the increased diversification and integration with otherhomebuyer segments. Whereas active adult communities were once built asstand alone communities exclusively for persons 55 and older, somecom munities now do not have legal restrictions on the age of their residents,appealing to a wider audience and offering the builder increased flexibility.Shea’s new Encanterra community in the southeast Valley targets buyers asyoung as 45. Del Webb’s Solera at Johnson Ranch and Sun City at AnthemMerrill Ranch are enclaves within a broader master planned communitycomposed primarily of young families. This greater diversity of experienceis a healthy and necessary outgrowth and reflection of the wide variety ofpreferences among active adult buyers.
While just 7 percent of the Valley’s new home closings are in age-restrictedor age-targeted communities, this product type remains a vital part of themarket strategy for several Phoenix’s builders. As the needs and wants oftoday’s buyers change and evolve, so too will the homes and communitiesdesigned for them. Although though these projects have fared better thantraditional subdivisions, the housing downturn has created tremendousopportunities as well, with prices becoming more affordable for a largerpercentage of the population. nht

neutral colors allows the eye to concentrate on aprimary element within a room. According to
Chipley, the eye should not be distracted from thebeauty of the custom-carved cabinetry in this kitchen.The detail in the carvings will never be dated, andmetal accents also help modernize the cabinetry.
The classic motif of the carvings in the cabinetry nevergoes out of style. The wood stains and the copper hoodwith pewter tile are further examples of non-trendyfinishes. The use of Persian rugs softens the hardsurfaces while maintaining a classic design concept.
“The style and look of the kitchen hood make it thefocal point in the room,” Quintero says. “The shape andpurpose of the hood introduce a timeless quality. Fromthe rope trim to the patterns, the detail in the cabinetryis representative of European handiwork.” Indeed, thecabinets serve as the artwork in the room, while theopen island provides an invitation to the kitchen.
