    Q: Why do some people prefer food trucks to restaurants?

    A: Coming up to the truck to buy food is sociable and creates a buzz. Its also more of a casual way to enjoy a meal preset tables with tablecloths are replaced with long benches where people can eat together in a more relaxed atmosphere.

    night market, but were also at most big events in Joburg.

    The food truck trend alive and kicking in the US and Europe for years has recently exploded in South Africa. Its easy to see the appeal: trucks are a practical and cost-eective way of serving restaurant-quality food at markets and events such as weddings and birthday parties.

    In Jozi youre most likely to find food trucks at public events as well as the citys artisanal markets such as Neighbourgoods, Sheds@1Fox and Arts on Main, where they serve everything from gourmet burgers and paella to pulled pork and Asian food. One such truck is The Bedford, run by partners Michael Barrow and Thom Hughes (owner of restaurants The Grin, Perron and Steamworks). We asked Thom for his take on the Jozi food truck scene.

    Q: What made you start a food truck?A: I fell in love with the idea when living

    in the States in 2000. People are looking for alternatives to the norm, and rustic is back with a bang. Food trucks fit this bill perfectly. I would say that, worldwide, food trucks have been the next big thing after the craft beer revolution.

    Q: Where does the name Bedford come from?

    A: The truck is actually an old British make called a Bedford. And then its also a common UK pub name. When I lived there I fell in love with gastropubs, and I wanted to create a gastropub on wheels a gastrotruck that referenced this UK pub culture.

    Q: What kind of food does The Bedford offer?

    A: Anything that sets us apart, but its always seasonal. Because of my background as a chef, we tailor all event menus to suit our clients particular needs.

    L iving in the Mother City can be pricey, but that is to be expected, given that there is so much to do here and that our main industry is tourism.

    If you are lucky enough to live in Cape Town, then the one thing youll get free of charge is an education in the importance of location. You can pretty much add R2m or R3m to any property with the same specs that you would find up north. Just to round the figure up, of course. It is ludicrous to even try to compare upcountry property prices with Cape Town prices you will never feel good about it. It is expensive to live in Cape Town and to own real estate in Cape Town because it is Cape Town. Everyone wants a piece of it, and stock is low.

    How low is it? Somebody recently oered 12 months rent. Cash. Up front. Just to secure a rental apartment in one of Cape Towns Northern Suburbs. It blows my mind. But thats nothing compared to what happened to some other friends of mine who, upon proudly putting in their first-time homebuyer oer to purchase, were sniggered at and were told that a cash oer to that amount had already been made by another potential buyer and that they would need to up their game. Yes, the bar is indeed right up there with a big, fat price tag stuck to it.

    Homes in Cape Town are prime property and the prices continue to climb. Theyre our homes, though, and we kinda enjoy being the Michael Kors of the property landscape.

    Food trucks:the wheel meal revolution

    I m a big fan of cider, so I was excited to find a delicious one that was brewed locally, right under my nose. As its name suggests, the Soweto Gold microbrewery started operating in 2014 from Soweto, the beating heart of Jozi, where it brews lager, weiss beers, stout, apple ale and ginger beer.

    I got in touch with Ndumiso Madlala, Soweto Golds CBO (chief beer ocer) and asked him a few questions about their drinks and operation.

    Q: You say youre the first regional township branded craft beer targeted at the aspiring black middle class. How has this influenced your offering?

    A: In terms of the brewing process, we have to select our raw materials carefully to reflect this. We use the highest-quality malted barley and local hops, and we pre-treat our water to standards beyond that of drinking water. Were about to produce bulk bottles and cans our full marketing strategy is still fermenting.

    Q: You also say that you only train female brewers, in keeping with age-old traditions. What unique aspects do you think women bring to the process?

    A: In Nguni tradition, women have always led the brewing process, due to their attention to detail and enhanced sense of taste. A female brewer also gives credence to our goal of respecting traditional roots, especially as our business is based in a township. Were planning to send our female brewers to one of the most prestigious brewing schools in Bavaria, Germany.

    Q: What have been some of your recent successes?

    A: We were voted the best craft beer in South Africa last year by the League of Beers in Cape Town. Weve also recently received attention from the Gauteng government, which wants to help us build a bigger operation that will increase production and create more jobs for the youth in Soweto.

    Sheds@1Fox: the rejuvenation of Joburgs

    inner city continues

    The latest newcomer to the artisanal market scene, Sheds@1Fox is helping to reshape Joburgs inner city

    In their wildest dreams, Joburgs original mining magnates could never have predicted how their warehouses would be repurposed more than 130 years later.

    After standing vacant for years, the warehouses at 1Fox Street on the citys western edge are today the ultra-trendy venue of Sheds@1Fox, the latest addition to Joburgs growing number of artisanal markets.

    Its an inspired choice of venue for a market aimed at hip Joburgers. For starters, its location is as inner city as they come, so you get a real feel for Joburgs history, and the urban cityscape is clearly visible from every angle. The warehouses themselves, while revamped, have retained their original industrial feel. Its all brick and steel and wooden trusses; even the stalls are made from wooden pallets. All this creates the perfect environment for attracting creative young entrepreneurs to sell their goods, and upmarket crowds to buy them.

    Open on Fridays for lunch and at night on the last Friday of every month, as well as on Saturdays and Sundays, the market attracts young families, single urbanites

    and city workers. The stallholders in the Market Shed sell artisanal food and drink (mixology juices, biltong jam, cheeses, confectionery and craft coee), fashion and homeware (shwe-shwe print baby shoes, prints of the Jozi skyline and ottomans made from recycled plastic Coca-Cola bottles).

    Sheds@1Fox is also ideal for a casual weekend meal. The Canopy in the Market Shed provides a variety of street food, including chorizo sliders from Cadillac Jacks Roadhouse, seafood from Prawn Stars, Lebanese-inspired wraps from Real Wraps and much more.

    If youre thirsty, buy your bottle of wine or craft beer from the Good Luck Bar, which doubles as a live music venue on Thursdays.

    While Sheds@1Fox has made a solid first impression, the owners are far from satisfied. Their plans for its expansion include a bakery island, additional design and fashion stalls in the Market Shed, a restaurant and wine bar, a braai courtyard and a dedicated events venue.

    All of this activity confirms that there are much bigger things come at 1Fox Street in the months ahead.

    roofs mandatory for new builds in some areas. Brands are following suit: homeware giant Ikea, for example, recently tapped into this sentiment by introducing consumer solar panel systems in many of it stores.

    On the more futuristic end of the spectrum, Tesla Motors recently introduced Powerwall battery system, available in SA in 2016, gives homeowners the chance to claim energy independence by storing power from either the grid or alternative, sustainable means.

    Once stored, it can be used at times when power becomes more expensive,

    as is the case in some countries, or when supply becomes temporarily suspended, as is more familiar here.

    Load shedding is a reality in SA. Ifnothing else, the situation in which we find ourselves may force us to leapfrog steps in the innovation cycle to come up with new and uniquely home-grown sustainability solutions other than theubiquitous Consol Solar Jar, that is.

    Black PresidentCatch the free screening of BLK JKS guitarist and film-maker Mpumelelo Mcatas directorial debut, Black President. Having premiered at the 65th Berlinale Film Festival earlier this year, the 86-minute feature centres on the notion of black guilt, following the plight of young Zimbabwean artist Kudzanai Chiurai. Produced by Anna Teeman, the principal cast includes Chiurai, Melissa Goba, Lindiwe Matshikiza, and Zaki Ibrahim. The screening is part of the First Wednesday Film Club, which presents itself as a great way to socialise and network in the film industry.     Q: HOW LONG HAVE YOU BEEN WORKING IN THIS AREA?

    A: Pam Golding Properties has been operating in Durban for over 20 years. I have personally been managing in this area for almost 10 years.

    Q: WHAT DO YOU LOVE ABOUT ITA: Durban is a wonderful market to

    work in because it is extremely diverse, offering everything from one-bedroom apartments on the beachfront from R500,000 to palatial mansions in Upper Morningside that fetch prices of more than R20m. The area itself has been beautifully upgraded post-2010 and boasts one of the best beachfront promenades in the world. It is an ideal place to raise a family, with excellent schools, a convenient lifestyle and a climate that simply cant be beaten. I have lived all over the world, and Durban is, in my opinion, by far the best place to live, especially for young families seeking an outdoor lifestyle, a warm sea and a balmy subtropical climate.

    Q: WHERES YOUR FAVOURITE SPOT FOR A COFFEE?

    A: Florida Road is abuzz with options. I also love Market Restaurant (pictured right) in Marriott (Gladys Mazibuko) Road, and Antique Cafe.

    Q: WHAT KIND OF PEOPLE BUY PROPERTY HERE?

    A: The buyer pool is extensive: we have investors looking for apartments with good returns; young families looking for large freestanding homes with established gardens; and young executives who live, work and play in the area. Because the

    live, especially for young families seeking an outdoor lifestyle, a warm sea and a balmy subtropical climate

    entry level in the Durban market is relatively low, a lot of first-time buyers also look to acquire property in this area. The average selling price in Durban is R700,000, so clever syndication and gearing enables first-time buyers to get a foot in the door.

    Q: WHAT MAKES PROPERTY HERE A GOOD INVESTMENT?

    A: Durban is well priced and offers excellent value, with the result that rental returns are relatively high in relation to property acquisition costs. To give you an example, a two-bedroom R700,000 apartment will achieve a rental of R7,000/month, which is very high in comparison with the national yield, where a R700,000 apartment would achieve a return of around R4,000/month.

    Q: WHATS THE MOST INTERESTING PROPERTY YOU SOLD IN THE PAST YEAR OR HAVE ON YOUR BOOKS AT THE MOMENT?

    A: We have had several historical masterpieces on our books and recently sold a stately home on the Berea for over R8m. The Mentone triangle is home to some beautiful mansions with sweeping sea views and exceptional build quality. The proportions of these homes are generous, with high ceilings and loads of character, including pressed ceilings, columns and original Oregon and teak. The homes on the Upper Berea are impossible to replace; thats part of their charm.

    John Loos, property sector strategist: FNB, says that after a weak period between 2011 and 2013, respondents in the FNB Estate Agent Survey reported a rising trend in the percentage of homeowners investing in their properties to raise their value.

    From 3% of total homeowners estimated to be making value-adding upgrades in the first half of 2013, the rose to 21% by the second quarter of 2015. This remains far from the 43% achieved in 2004 but is the highest estimated percentage since the third quarter of 2008. Most homeowners (75%) perform upgrades for their own use, while 14% do it because they cant afford to buy elsewhere, he says. Jon Watson, a professional property valuer, says many homeowners in affluent areas would rather upgrade or renovate their existing homes as they are concerned they wont qualify for a new mortgage. Home loans are

    difficult to secure because banks are reluctant to reopen the lending gates, with most requiring cash deposits and having stringent liquidity requirements. Common improvements include better home security and energy efficiency, the conversion of garages or staff quarters into garden cottages for extra income and the addition of bathrooms, he says.

    According to Watson, regular home maintenance, done yearly, can prevent more costly damage. It should also help the property retain its value or even raise it, provided the area remains stable. By maintaining their properties, homeowners are also helping to maintain the standard of their neighbourhood.

    Q: What do I need to know about the types of home ownership?

    A: As a first-time buyer you can choose between various kinds of property ownership. The most popular choices are sectional title and freehold title. Sectional title means you will own a unit that forms part of a complex and will have full or exclusive use of the common property areas. Freehold title means you fully own and are fully responsible for the property you buy. Before you buy a property, assess your needs and choose the type that suits you.

    Top tips for sectional title Ask for a copy of the audited

    financial statements of the complex. This provides valuable financial information on whether all owners are paying their monthly levies.

    Check whether the complex is well run and whether you can expect any increases in levies or special levies for the financial year.

    Make sure its a secure investment that can increase in value.

    Ask for a copy of the body corporate rules to find out about exclusive-use areas and common-property areas. It also helps to know the conduct rules applicable to residents.

    Top tips for freehold title Be aware that the costs of

    homeowners insurance, municipal rates and taxes, water, sewerage, refuse removal and electricity are solely your responsibility.

    Ask the seller or estate agent for copies of utility bills, to get an idea of the costs involved.

    Consider the age of the property (check the roof and exterior).

    Check for roof leakages and damp spots: they are costly to repair. Ask a contractor for advice.

    Q: What do you wish youd known before you started looking?

    A: Nothing really, because between our agent, Jan, the sellers and the attorneys, everything went so smoothly. For us, it felt like it was meant to be. We just couldnt wait to move in. That was the middle of January this year, and we got married in April.

    Q: What do you love about your home?

    A: When Mark moved to the UK, he couldnt cook at all. Over those seven or eight years, he spent his spare timeglued to the food channel, and now he is a fabulous, adventurous cook. Ialso love cooking, so the kitchen sold

    the house to us. Well,certainly to me; and the outdoorpatio and garden sold it to Mark!

    Q: Did you know exactly which area you wanted to live in?

    A: Mark grew up in Durban North and knows the area intimately. He went to school at Northwood and his parents live near us. For me, coming from the UK, Iwanted to be able to walk everywhere, but I was told that this isnt possible in Durban. Well, we are two minutes walk from a range of shops and restaurants. Its a brilliant location.

    Q: Whats your favourite thing about your area?

    A: Its quiet and peaceful yet friendly; it almost has a village feel.

    The tranquil agricultural town of Heidelberg continues to attract Joburg workers and retirees alike

    The town of Heidelberg, 50km southeast of Johannesburg, was founded as a trading post in 1886 by the German Heinrich Julius Ueckermann.

    A small and tranquil enclave with easy access to Johannesburg, Heidelberg, which has a population of 36,000, is experiencing three new residential development opportunities: Berg en Dal and The Kloof estates, and the River Sands retirement village in Jordaanpark. In the low-income area of Ratanda, more houses are being constructed. And then there is the recent development of the 35,000m2 Heidelberg Mall.

    The town is home to a range of good Afrikaans- and English-medium primary and high schools, says Celeste Dippenaar, area principal: Pam Golding Properties Heidelberg, who says people move to the town for a range of reasons. There are those who want to retire to Heidelberg, she says. Also, when people are transferred from other provinces and have to work in Johannesburg, some prefer to live in Heidelberg, which enjoys a tranquil environment. We also have a lot of clients from the Johannesburg areas wanting to move to Heidelberg.

    Part of the reason for this is that the average price for freehold property (one bedroom and up) in Heidelberg is about R750,000, and the popular three-bedroom freeholds average R1,1m, according to Lightstone data.

    Interestingly, sectional title property prices are on the rise, and at a much faster pace than freehold. The sectional title market has increased by 25% in value since 2013, while the freehold market has been mostly flat.

    The rental market continues to show good demand, says Stoffel Janse van Rensburg of Pam Golding Properties Heidelberg. Rental demand boils down to higher rental costs per square metre in the surrounding towns, he says. The biggest demand is in the R6,000R10,000/month price bracket.

    T hese days many companies run employee wellness programmes. They have come to understand that looking after the health of their employees makes good business sense.

    In simple terms, this is because healthier employees are more productive. Wellness programmes that become part of corporate culture also lead to a more supportive work environment and, therefore, a more satisfied workforce.

    These programmes almost always focus on physical health issues such as blood pressure, obesity and smoking. Many of them also take into account mental health, offering services such as counselling, trauma management and psychological risk assessments.

    However, there is a growing realisation that most programmes have overlooked a critical area: financial wellbeing.

    South Africa is notorious for its low savings rate and high indebtedness. These twin problems are not challenges to our economy alone on an individual level, they can cause significant financial stress.

    The majority of South Africans are not saving enough for their retirement, and when they realise this, it can come as a major shock. The fear of not having enough for a decent pension can be traumatising.

    Similarly, there is huge pressure on anyone who has overextended themselves when it comes to credit. It is daunting trying to untangle a web of debt when you realise you are no longer able to afford the repayments.

    The stress that these issues can place on employees is enormous. And when they are under this kind of stress, they will be distracted, more likely to be absent from work and generally less productive.

    If those sound like the same problems that occur when employees are physically or psychologically unwell, it is because they are. And if employers know that they should be addressing those issues, then it follows that they need to think more seriously about financial wellbeing too.

    A number of employee wellness programmes already account for this and offer financial support services. This includes providing the services of financial consultants who can advise employees on retirement planning, budgeting and saving for specific financial goals. It can also extend to debt counselling and financial literacy courses.

    Given that so many South Africans have financial stress of some kind or another, companies that take these issues seriously can make a huge difference to their employees lives and, ultimately, they will reap the benefits.

    Property developer Michiel Scharrighuisen, 37, chose to escape from Johannesburg with his wife and kids to the winelands of Cape Town, in particular a Gentlemans Estate at Val de Vie, Paarl. The Gentlemans Estates are the newest development phase to be released by the prestigious estate. We chatted to Michiel about what living there means to him and whether its possible for others to achieve the home of their dreams.

    Q: What inspired you to buy a plot on the Gentlemans Estates?

    A: It is quite a unique opportunity to live on a farm within a secure estate environment. The estate provides me and other homeowners with water from the Berg River to irrigate our 3ha orchards, and allows us to keep sheep, horses and other farm animals on our property. Thats definitely something dierent. And, because of the size of the estate, homeowners have the luxury of positioning their house to face in any direction to maximise the view, whether its of Simonsberg to the

    south or Paarl Mountain to the north. The vast openness of neighbouring Gentlemans Estates is also a pleasure.

    Q: What do you love about your new home and living in the Cape?

    A: The barefoot luxury and the feeling of living without boundaries. The Cape is a place for all seasons: activities, markets and festivals are always on the calendar. Crisp white wines taste so much better in the wineland summers, and drinking full-bodied reds next to a fireplace while its raining outdoors in the winter is just magical. The scenery is always green. And we still cant get used to the idea of being only 50km from Cape Town.

    Q: What does living closer to nature mean to you?

    A: It creates a culture of spending quality time with the family and appreciating the environment. In summer we enjoy a family bike-ride to the stables and picnic area, or we swim and kayak in the Berg River and end it o with a braai on the

    riverbank against the backdrop of the Simonsberg. Who could ask for more?

    Q: What are some of the finer things in your life that you value?

    A: We value the simple things in life that the Cape has to oer, such as drinking water straight from the tap, and appreciating the views, whether were out walking, riding our bikes or driving. We have the best restaurants in SA on our doorstep and the top wine estates as our playground.

    Q: What is your personal creed?A: Treat people with the same respect

    and consideration as you wish to betreated.

    Q: What makes for a true gentleman?A: A true gentleman is someone who

    is well mannered, sincere and takes others feelings into consideration. Atrue gentleman does not make the less-advantaged conscious of his position. Heis a likable person, does not flatter wealth, or boast, and he puts others before himself.

    Golf estates popped up all over privileged South Africa, but are they economically viable?

    are they sustainable in the long term?Golf estates:

    Top-notch security, an outdoor lifestyle, private schools, shops and, of course, those

    rolling fairways as your view its easy to see the attraction of golf estates as safe, self-contained villages. But for property owners on those estates, as well as the estate owners, are they a good financial investment in the long term?

    According to Lightstone, some of them certainly are. Dainfern Golf Estate in Johannesburgs Northern Suburbs, for example, has seen growth of 24,9% year on year. There is probably no other area that is quite as sought after as Dainfern Golf Estate, say Steven Goosen and Lisa Burgess, franchisees: Rawson. Its innate quality and high prices

    put it in a class of its own.

    Dainfern incorporates 1,200completed housing units in 11 separate villages, with prices ranging from

    R3,5mR12m. The estate is the only gated village in Gauteng to have a top ISO9000 security rating. Nadine Smyth, a Dainfern resident, says she chose to live there because she loves the sense of freedom the security it gives her, and the associated lifestyle, even though she doesnt play golf regularly.

    This seems to be a noticeable trend. Simon Black, property specialist: Black Pepper Properties, says a number of other Gauteng golf estates arent doing as well. Blair Atholl, Copperleaf and Pecanwood are all are struggling financially, and one of the reasons is that fewer residents (and visitors) are playing golf, which means less money to maintain the golf facilities.

    But why are people playing less golf? Because its an expensive and time-consuming sport as compared with other hobbies, and our time-poor lifestyles and shrinking disposable income means its hard to justify spending money and time on it. With all these factors making golf less of a priority in peoples lives, the future of new golf estates in this country looks uncertain.Dainfern Golf
