A name says a lot about a place. Named after his favourite indie rock band, The National Eatery and Speakeasy in Parktown North is Coobs owner James Diacks latest venture. Originating in the US during the Prohibition era of the 1920s, a speakeasy was an establishment that sold alcohol illegally. Today, the term is still used to describe a low-key bar with an intimate saloon-like feel, which aptly describes the bar area of the The National.

So new you can smell the paint, the decor at The National is simple but striking, with copper accents at the bar, wooden tables and a colourful geometric backrest on one side. The food is the star, or more particularly, the pork. With the exception of the fi sh, all ingredients used are sourced from Diacks family farm in the Magaliesberg and are organic. Pigs are grass fed and chef Diack makes all his own sausages and patties.

The menu features burgers and pasta dishes, as well as a list of the currently en vogue bowls, and mains include curries, steaks and pork belly, to name a few. There are also options from the smoker, with barbecue

dishes that reference The Nationals American Deep South infl uence.

For starters, we had the tempura prawns and squid heads, which were served in a fun cardboard takeaway box with chopsticks, with the most delicious ginger, soy and chilli dipping sauce on the side. We also had the miso pulled pork buns, which were dripping with fl avour you could even taste the smoke of the pork.

For mains, my partner had the acorn-fed homemade pork sausages with roasted potato mash, crispy onion rings and leek gravy, which was a delight. I had the confi t pulled pork bowl with sticky spring onion and coconut rice, which was tasty comfort in a bowl. Dessert was shared: churros served with a dulce de leche dipping sauce the perfect end to a perfect meal.

Diack describes The National as Coobs Lite, focusing on delicious, fun food instead of more serious fi ne dining. People can eat food-truck style dishes in a beautiful setting and enjoy either a quick midweek meal or a longer weekend session with friends, he says.

The end of the year is fast approaching. I know this not only by how tired everyone around me seems... but also because my feet are craving some toes-in-the-sand time. Theres something about the seaside that is instantly relaxing and even living near it doesnt mean you get to spend enough quality time at it. It was looking at the gorgeous Umhlanga spreads this week that made me feel dreamy and holiday-inspired in a moment. Its quite incredible just how the area has blossomed over the years, as well as that many get to call it home. I had a tween holiday there once which left me with those beach holiday memories that last a lifetime the smell of Piz Buin mixed with salty air and lots of swimming in the sea hmm I think its time to start letting go and getting ready for the holidays. Where will you be heading?

Its all about innovation at Gautengs biggest cycling event

A new UCI ranking and an Uber app that lets you order a mechanic on the race? Its all happening at this years Momentum 947 Cycle Challenge. The event includes a mountain bike challenge on 7 and 8 November, a kiddies race on 7 November and a road race on 15 November. Race director Tanya Harford tells us more.

Q: With the increased interest in mountain biking, what are entry figures like for the road cycle challenge versus the mountain bike challenge?

A: We sell out all entries to the mountain bike challenge weeks after opening, which is a testament to the events popularity. Many of our mountain bikers also complete the cycle challenge the following weekend, so they dont trade in their road bikes for mountain bikes, but rather participate in both events.

Q: Whats new this year? A: Weve successfully lobbied for

the womens race to receive a Union Cycliste Internationale (UCI) ranking of 1.1. This means that professional womens teams can compete in the event for UCI points, which are critical as the teams prepare for the Olympics next year. We also have some great technological innovations, including Tom Tom interactive maps to guide cyclists to the start, and UberMechanic, where a cyclist can order a mechanic through their Uber app to help them with basic mechanical fixes while on the route.

Q: Tell us more about Ride for a Purpose.

A: We started this concept in 2009 as a way to give cyclists additional motivation to complete the ride beyond just the physical challenge. Today, charities actively use the event as a platform to raise funds and awareness of their causes. Total funds raised through the event have grown exponentially each year. In 2014, more than R14,5m was raised.

Q: How is the Diepsloot community involved?

A: Since moving to the Riversands Commercial Park last year, weve been building relationships with the Diepsloot community so that we can ensure that the event has a positive impact on its residents. This includes skills transfer and employment, and we recruit at least 50% of our casual labour for support sta from Diepsloot.

Q: Any last words of advice for race day?

A: Have everything ready and in the car the night before. Youd be amazed how often we hear stories of cyclists who leave behind critical equipment like their bikes!

Scottish Leader whisky brought a whole new perspective to the whos who in Jozi with a series of pop-up events at Braamfonteins Shine Studios. From shape-shifting to remote feeding and tearing down walls, guests lucky enough to crack an invitation, became the agents of much of the drama.

Their fi rst surprise was when the fl owing red dress of the saxophonist turned into a red carpet before foodie celebrity Johnny Hamman enticed them with spooned canaps, passed by unseen waitrons through artfully constructed holes in the wall.

For the sit-down dining to begin, guests were instructed to literally tear down paper walls to reveal a sumptuously set table in all its fi nery. Mirrors were provided for them to read the menus, presented in reverse type. To get to taste some of the food, they had to hammer away salt crusts enclosing the fl avours. By the time it came to dessert they could move from one dessert station to the next, each erected to refl ect a special sensorial side to the popular whisky. There were smoked candyfl oss, sweet Scottish Leader-fl avoured honeycombs, smooth chocolate tarts and rich gold-covered chocolate tru es to try.

Scottish Leaders global ambassador Dr Kirstie McCallum fl ew out from Scotland to present and also gave guests a treat of the brands 12-year-old, a best-seller in Taiwan, not available in South Africa.

An analytical scientist, McCallum is one of the fi rst women in Scotland to have become a whisky maker. The event also showcased videos of the playful Scottish Leader street art by artist Prefi x, who has created 3-D-style installations at Newtown Junction in Johannesburg and the V&A Waterfront in Cape Town. The chalk renderings literally play with perspective, and bring to life the brands a new perspective tagline.

quiet, but powerful statement. I cant think of a better drink to represent the spirit of women in South Africa.

Q: How does the Sandton event differ from those elsewhere in the country?

A: Our three Whisky Live Celebrations in Pretoria, Cape Town and Durban held in the fi rst half of the year, are more intimate celebrations, where visitors can sample from an array of local and international whiskies, and chat to the experts.

The Sandton festival is our fl agship event and the worlds largest whisky festival. Internationally renowned whisky writer Dave Broom describes it as the benchmark for spirits shows globally. Its about 10 times the size of the events in the other cities, and the stands

are examples of experiential marketing at its best. Jameson builds a mini nightclub, while The Glenlivet is building a Dram Room this year that o ers a sensory experience while youre sampling.

Q: What is special about this years Sandton show?

A: What has kept the festival a signature event on Johannesburgs calendar, is the variety of interesting whiskies, product launches and expert presenters that come from all over the world. This year, we have Ian Chang from Taiwan presenting Kavalan, the worlds best whisky according to the World Whiskies Awards. Andy Watts, master distiller: Bains Cape Mountain Whisky and Three Ships, will also be on hand to explain the latest developments in South African whiskies.

Smell is one of the most powerful senses. It has the ability to evoke all kinds of

emotions and is often intrinsically linked with what we think of as home. Thats why its no surprise that were seeing scent being emphasised in living-space trends. While, traditionally, this began with the often twee room fresheners, designers are now looking at new and sophisticated scents and di users for modern homes.

According to UK-based fragrance specialist Seven Scent the trends for the coming year fall into two categories: nature-inspired botanicals and sassy sweets. The former comes from our desire for indoor-outdoor living and draws on fl orals like freesia to add a fresh feeling. The latter, on the other hand, draws on youth culture and embraces sugary and fruity notes with a retro edge. No matter

which appeals to you, however, the trend is fi rmly towards natural (or nature-identical) scents, with harsh synthetics relegated to the back of the cupboard.

Designers are getting into this trend by turning the scent sources into objects of veneration. Many high-end brands are producing luxe versions of the classic scented candle, and brands like Apparatus are turning the humble incense burner into something that evokes both ritual and refi ned design.

As our lives become increasingly defi ned by technology, and therefore homogenous, we start to place more emphasis on the senses when creating spaces. This is the same impulse behind the swing back to highly textured interiors and fi nishes, and is true too when it comes to creating a scent signature for our homes.

Hotels of recognition Two of Durbans most revered hotels take pride of place along the Umhlanga coastline. Pop into The Oyster Box Hotel and you may run into a celebrity or three at the breakfast table. But the hotel itself has its own celebrity, with Skabenga, the well-loved cat, undoubtedly greeting you as you check in. The Beverly Hills Hotel opened its doors in 1964 and has been enchanting holiday makers ever since. With grand views over the Indian Ocean and easy access to the beach, its no surprise that this hotel continues to win accolades and awards every year.

Youll know it when you see itThe Umhlanga Promenade is where youll fi nd everyone taking a leisurely walk or a fast-paced run for daily exercise. Overlooking the beaches and accompanied by the sound of crashing waves, is there any better way to get fi t? Of course, youll know exactly where you are along your route, using the Umhlanga lighthouse as your landmark.

    What has business, beaches

and beautiful people everywhere you look?

    Thats easy: Umhlanga.

A little historyUmhlanga hasnt always been the

bright cosmopolitan spot it is today. The very fi rst developments in this

suburb occurred, of course, around the pristine beaches and beautiful coastline. And while many a holiday home was made here, especially among the well-to-do, the region was surrounded by fi elds of sugar cane, giving it a slightly rural ambience. But that is no more, as Umhlanga has become the place to be for Durbanites, who not only fl ock to the beaches, but also come here for business, nights out on the town and, of course, to reside in one of the beautifully appointed and luxuriously furnished homes and apartments throughout the suburb.

Well-managed, beautifully executedAs demand grew for development and accommodation in the suburb, so too did the commercial and industrial focus of Umhlanga. As more and more companies head away from the CBD to set up their head o ces, Umhlangas reputation

as a business centre has galloped and grown. But

that hasnt meant degradation in the

    quality of life for residents.

Quite the opposite, in fact, as Roxanne Swanepoel, Umhlanga resident and HR project coordinator, Flash Mobile Vending, tells us: Umhlanga is like a little world of its own. It has a strong business focus with an array of dynamic o ces on the ridge, and right next door youll fi nd the giant retail hub, Gateway Theatre of Shopping. But just down the road youll discover this incredible coastline and holiday making beachfront that sets the tone for the most relaxed lifestyle within the hustle and bustle of a city. Its a weird and magical mix, she says.

The area is beautifully managed, the streets and parks are kept immaculate and the buildings are always being revamped to keep the modern, chic feel. The area is also kept safe with top-notch security, so cars can be left outside overnight. My husband and I enjoy the luxury of walking home after a movie in the evening. Its the optimal spot to live, with the best mix of lifestyle and bustle that keeps us sharp and on trend, but at the same time gives a coastal relaxed feel, which is ideal for weekends and socialising.

Heading into the villageAsk a friend what theyd like to do tonight and theyll probably mention heading into the village. Except its not really a village, but rather a busy block thats populated with some of the best restaurants, stores

and nightspots in Durban. Youre spoilt for choice when

Theres been significant development internationally in real-estate crowdfunding. However, although this practice is gaining popularity in South Africa, its regulatory guidelines still need to be ironed out by authorities

    South Africa currently has no

legal stand on crowd-funding and, compared to the rest of the world, has fallen behind in embracing it SCOTT PICKEN, WEALTH MIGRATE CEO

bodies to gain their support for crowdfunding so that South Africans can benefit from this activity currently popular in the rest of the world, he says. Bryan Smith, CEO, RealtyWealth.com, a real-estate investment platform undergoing regulatory approval in South Africa, says crowdfunding oers South African investors an e ec tive and secure way to invest in US commercial property. He says their platform enables SA inves tors to invest in commercial real es tateknown as Single Tenant, Net Lease Properties. The investment properties are secured by long-term leases occupied by a single credit-rated corporate tenant responsible for incidentals, including taxes, insurance and maintenance, and pays the investor a monthly net lease payment. Products range from corporate guaranteed equity investment deals to short-term bridge financing debt investment deals in US dollars. We aim to make investing simple, accessible and aordable, says Smith.

The US and Europe have in recent years been blazing a trail when it comes to real-estate crowdfunding, enabling projects to be funded through the online monetary contributions of many individuals. However, while this practice is gaining popularity in South Africa, Lesego Mashigo, media relations manager, Financial Services Board (FSB), says crowdfunding as a concept is not yet regulated in South Africa.

The International Organistion of Securities Commissions of which SA is a member, published a report on SME Financing through Capital Markets on 9 July. The report highlights the challenge to regulators to strike a balance between encouraging crowdfunding and mitigating the risk associated with it and protecting investors, he says. Mashigo says the FSB is studying the report to consider the way forward, however crowdfunding activities may already be subject to existing legislation and regulation, depending in which area they operate. A person

keen to partake in crowdfunding by oering it or as an investor, is advised to contact the FSB to ensure the activity falls within regulation, or they may fall foul of the law.

Scott Picken, CEO of crowdfunding investment firm Wealth Migrate, says with SA having no legal stand on crowdfunding, it has fallen behind in embracing crowdfunding as an opportunity for citizens to raise funding for businesses and as a tool to invest.

He says in most countries governments and boards are working with crowdfunding market leaders to find solutions regarding access to finance and investment opportunities.

Theres nothing more exciting than moving into a new neighbourhood. Preann Singh was living in an apartment and looking for a home that oered more space and privacy. She believes finding a good agent who listens to your needs is the best thing you can do when property hunting. She tells us what she loves about her new home and neighbourhood in Umhlanga Rocks.

Q: How did you find your property? A: I started out looking on

PrivateProperty.co.za and went to view a property Id seen online. I met someone there who referred me to Mandy, my agent at Tyson Properties. I told her what I was looking for and she came back to me with a property that met my exact requirements. We went to take a look and two hours later, I was making an oer.

Q: What do you wish youd known before you started looking?

A: The internet makes searching for properties easier, but finding a good agent can save you a lot of time and trouble. The whole process was so smooth and easy, and I didnt waste any time looking at houses that didnt meet my needs.

Q: What do you love about your new home?

A: Its absolutely beautiful: modern and contemporary, with a touch of Tuscan inspiration. The previous owners had some gorgeous furnishings that really suited the design of the home and I managed to negotiate the sale of some of these along with the house. I also love that its in a secure estate. But there are only 10 houses in total, so it feels very private.

Q: Did you know exactly which area you wanted to be in?

A: I didnt really have a strong preference. Finding the right house was more important to me. I wanted more space, a double garage, a pool and garden.

Q: Whats your favourite thing about the area?

A: Its very peaceful and quiet, and I feel safe here. Theres also a great little shopping centre just across the road from me, which I can walk to.

Q: Wheres your favourite local restaurant or coffee spot?

A: Theres a new Italian restaurant, called Old Town Italy. The food is great and its walking distance away.

    Making money from waste

There is a dream shared by many environmental engineers and those involved in the green economy that we can entirely eliminate waste. Whether that waste is in the form of chemicals or refuse that goes to landfill, the ideal is to prevent it from ever impacting on the environment.

This can sound like a pipe dream. It seems unlikely that industry could ever be completely waste free.

There is, however, a scenario in which zero waste is possible. And that is when waste is actually no longer waste, but becomes a usable resource.

If this seems far-fetched, consider that the Scottish government has made a commitment to creating a zero waste society. Companies as big as Nestl and Proctor & Gamble have also already managed to achieve zero waste-to-landfill at a number of their factories.

In South Africa too, there is a growing enthusiasm for this idea. Perhaps the most significant project in this regard is the planned Limpopo Eco-Industrial Park being developed outside Musina.

The idea is simple to articulate, although far harder to achieve: the park aims to be an entirely closed ecosystem in which the waste from one industrial operation will be the raw material for another, so that there is an entirely closed waste loop. Those involved in the project believe it may be the first of its kind in the world.

Central to the development of the park is the gasification island which will use waste from a nearby landfill together with waste coal from mine dumps to produce syngas for power. Energy will also be produced from a co-generation plant linked to an operation producing coke from metallurgical coal.

The co-generation plant eectively uses the heat and gas released in the production of the coke to make electricity.

Other plans for the site include a gas-to-liquids plant that will produce methanol, an ammonia and urea plant that will use carbon dioxide released by other operations in the park, an ethylene plant, and a brick-making factory that will take glass recovered from landfill waste and sand from an abandoned copper mine.

In some respects it seems highly ambitious. It will redefine not only how these businesses deal with waste, but also with each other, because they will become interdependent. Issues at one, may become problems for all of them.

It may, however, be a vision of the future creating business relationships that are truly symbiotic and relevant to the society in which they operate. And that is true sustainability.

    The Limpopo

Eco-Industrial Park is situated on four farms comprising around 8 200ha in total. More than half of the land will be kept as a nature reserve

Looking for a dream home thats affordable too? Consider the West Rand

W ith Johannesburgs northern suburbs now climbing even further out of the average familys a ordability scale, house hunters are increasingly looking elsewhere to get their foot on the property ladder. One such location is the West Rand, which has recently seen huge growth in demand in suburbs such as Little Falls, Wilgeheuwel and Radiokop.

There arent many other areas where you can buy a home with four bedrooms, two lounges, a TV and entertainment room, kitchen, laundry, pool and lapa, plus a granny fl at and huge carport on 1,000m2 for R1,2m, says Liana van Loggerenberg, head, Rawson Property Roodepoort. Because of these a ordable price points, Liana says buyers see these as stepping stone properties, where owners can capitalise on the houses increasing value over a few years before upgrading to more upmarket areas.

Eileen Livesey of Pam Golding Properties, has also noted increased demand in the West Rand, particularly in areas such as Constantia Kloof, Allens Nek, Little Falls, Strubens Valley, Panorama and Radiokop. Properties most in demand in these areas fall within the price range of R1,5m to R2,5m, she says.

In addition to its a ordability, Rawson Propertys regional manager David Jacobs says the West Rand is becoming popular due to the range of good schools nearby and access to shopping centres like Westgate and the new Cradlestone Mall.

The transport network is also extensive. The N14 highway currently under-going a major revamp is by far the easiest route between the West Rand and the Fourways/Sandton area, he says.

Eileen agrees, noting the proximity of big businesses as another pull factor. Major corporates, such as FNB, MTN and Wesbank, are now also situated close by, and, consequently, professionals and executives are looking to fi nd good properties close to their places of work.

In terms of other specifi cs in the buying decision, David says that security remains one of the main priority factors with West Rand properties. Buyers want homes complete with burglar bars, security gates, security lights and an alarm system, at the very least, he says. The emphasis on security is a priority for personal safety and for better fi nancial returns in the long term.

While the City of Joburgs Ecomobility Festival can be termed a success from an organisational perspective, true transport alternatives have not been established for the majority of commuters

The Ecomobility Festival that took place in Sandton during the month of October created awareness about public transport alternatives to private car use in the commercial heart of South Africa. While individuals and businesses adapted during the festival, it remains to be seen whether the awareness created will convert to lasting behaviour change.

The numbers of people using the park-and-ride facilities to get to Sandton, had grown from 100 at the beginning of the month to 600 by the middle of the month, with peaks on some days of over 700 commuters. On the fi rst few days of the festival, the Gautrain recorded a 7,7% passenger increase on its trips, and recorded its highest Monday passenger trip count with 60,120 passengers using the service.

The growing participation and response shows people are integrating new ways to move around Sandton into their lifestyles, shifting from private cars to public transport, said Elaine Jack, manager, City Improvement District: Sandton Central Management District (SCMD), during the festival.

Over and above people trying new, better, and more environmentally respectful ways of getting around Sandton as part of this global event, it seems many drivers are taking time to plan their trips in advance and understand the changes to the roads, notes Jack.

However, feedback from residents and commuters suggests that this planning was done out of necessity and wont become a

permanent alternative to car use. It certainly did ease tra c in the heart of Sandton, as people who worked there found alternative methods of travel into the area, says Stella Street resident Sarah Steel. However, it cost us more money getting to and from our home. Getting stuck in the minimal tra c lanes and waiting for building works on 5th Street upped our petrol costs substantially by an extra third of a tank a week.

Anthony de la Cour, who works on Rivonia Road, which was not closed o for the festival, says there were no major changes to his routine, other than dealing with more congestion than usual. He uses the Gautrain as a transport alternative periodically, but doesnt view it as a permanent solution. The Gautrain is not viable long term

for me. Its nice to skip the Rosebank to Sandton leg of my commute, but its expensive and to leave my car at the Rosebank station every day would add to the cost. Its not viable for my wife to pick me up and drop me o every day.

And Tracy Burrows, also a resident, says that while she is in full support of the concept of ecomobility, she feels that a lot more changes would have to be made for it to be viable for Sandton commuters.

The public transport system is going to have to come to the party if the citys planned commuter transport changes are going to work in the long term, she says. There still arent enough safe and a ordable buses and trains, and they need to run until much later in the evening than they currently do, she says.

  • The trend of luxury New York-style penthouse living has come to our shores and theres nowhere more apparent than in Africas richest square mile Sandton

While the past decade has seen many of South Africas elite downscaling from sprawling private estates to smaller, high security cluster housing, the top end of the property market is now seeing a shift towards the new cluster in the sky penthouses in city centres that provide secure lock-up-and-go options with expansive views and rooftop garden living.

Situated in the heart of the Sandton CBD, developments like Barrow Properties Metropolis on Park and Katherine & West are seeing increasing demand from investors and homeowners alike for their luxe penthouse oerings.

The prime penthouses at Metropolis on Park were released from 1 November ahead of its April 2016 occupancy, while at Katherine & West all units are sold out, with their flagship penthouse selling for R26,5m.

Buyers seeking the high lifeThe array of unique penthouse oerings have been established in response to the demand from South African homeowners who are becoming more cosmopolitan in their choice of residence, says Kent Gush of Kent Gush Properties, the sales and marketing company behind the Metropolis on Park and Katherine & West developments.

With no one above you, and only one neighbouring wall, penthouses provide the privacy these discerning buyers seek. While our penthouse owners have decided to downscale from large properties to try and minimise the upkeep required, they still want generously proportioned, modern spaces to accommodate their

lifestyle, furnishings and collections, while also having state-of-the-art entertainment facilities, says Gush.

However, its not only homeowners and investors seeking an oasis in the sky. Penthouses like those atop the oces of Katherine & West are ideal for business people who travel extensively and have homes in more than one city or those who want to avoid a lengthy daily commute in trac.

With its world-class amenities, excellent infrastructure and the convenience of the Gautrain, Sandton is the ideal location for these high-flyers to live, work and play.

Penthouse paradiseOering the best of city living and the serenity of being up and away from the madding crowd, while overlooking neighbouring Mushroom Park and the bright lights of Johannesburg, a peek inside the penthouses of Metropolis on Park reveals why they are so sought-after.

The buyer has a choice of three triplex and three duplex units, from R13,69m to R17,96m, all of which have entertainment terraces and private pools.

Luxury Real Estatefocused customised bespoke marketing

The current downtrend in the residential property market is the springboard for a new phase of growth at Ennik Estates.A big strength, as a marketer of high-end homes, is that we dont wait for negative sentiment to play out. We anticipate it and roll with it by changing our marketing strategy early in the downcycle.

As a strategically-focused enterprise, we track the residential property market heartbeat closely. We detected the murmur of the current downturn way back in January this year and were well prepared to benefit from it when it began to take hold a few months later. We have just experienced 3 excellent months in a row.A key element of that preparation was the appointment of Lester Schalit, award-winning former manager for a large national real estate group. His sales experience, integrity and common sense real estate intuition has already contributed to the companys growing success. This combined with his solid understanding of prime luxury residential real estate is creating exciting opportunities for us. At the same time, our team of hand-picked agents has been expanded. The homes sector moves in cycles, in much the same way as a

changing tide. Demand flows freely in buoyant conditions and ebbs when the economic tide turns. Estate agents who do not, or cannot, adapt to transient market cycles inevitably struggle when buyer interest begins to dry up.(This is reflected in the fact that roughly 50 000 estate agents bowed out of the residential property market during 08/09.)Optimum priceIn a buoyant market, buyers respond well to property advertising to the extent that estate agents tend to simply sit back and field the enquiries. In a receding market, however, buyers are less driven by advertising and more prone to procrastination. As a result, homes take longer to sell. Successful agents are aware of this. They change their strategy. They go after the buyers - in rifle shot fashion, thus placing more emphasis on one-on-one appointments and less on advertising. This requires a high level of agent skill and experience to deliver optimum price for sellers in a declining market. And it is best achieved by seasoned, preferably sole-mandated agents who are able to seek out buyers and create, and sustain, a platform of intense competition between them. For sellers, this is the most eective route to a successful sale at the best of times. In a market decline, it is the only route.

Ennik Estates rolls well with changing market cycles Opinion by Ronald Ennik
