    Js Diner, BlairgowrieWhen it comes to no-fuss, authentic Mozambican Portuguese food, Js Diner is a win. With its casual, family-friendly atmosphere, its packed on most evenings, which says a lot about the loyal following of this long-standing, family-run restaurant. Although its speciality is seafood (the grilled prawns are a must), you can also order things like chicken and beef pregos, steaks and salads all at reasonable prices.

    Francos Pizzeria & Trattoria, ParkviewFrom the day he built his pizza oven in 1987, Franco Forleo hasnt looked back. Francos is tucked away in the Parkview Centre on Tyrone Avenue, and its everything that a neighbourhood Italian restaurant should be, with warm and friendly sta , a cosy interior (complete with red and white decor) and, of course, deliciously hearty Italian pizzas and pastas. The dishes have been kept traditional, so you wont fi nd any wild and wacky fusion pastas or pizza toppings but why fi x something that isnt broken?

    S ixto Rodriguez needs no introduction, especially after the 2012 release of Searching for Sugar Man, the Oscar award-winning documentary about the elusive Detroit musician. Virtually unknown in the rest of the music world, Rodriguez has nevertheless developed a cult following in South Africa since the 1990s and his popularity hasnt waned more than 20 years later.

    On his fi fth visit to South Africa, Rodriguez will perform a series of concerts in January and February this year. Justin van Wyk, MD, Big Concerts International, says, Rodriguez continues his phenomenal success in South Africa, and his fi rst show on 29January is now o cially sold out. Were very pleased to announce a second and fi nal Joburg show on 27 January, and urge fans to get their tickets as soon as possible to avoid disappointment.

    But why is this 73-year-old performer so popular in South Africa? Dionne Domyan-Mudie, head of PR for the tour, says people grew up with Rodriguez, and the Searching for Sugar Man documentary has rekindled the love that was always there. The movie has certainly made the public a lot more aware of who he is and has highlighted how connected we as a country are to his life story, she says.

    or instant internet fame, and despite facing poverty and severe di culties, he managed to beat the odds. In doing so, he secured his place in musical history.

    Rodriguez doesnt live your typical rock stars lifestyle, though. According to a Rolling Stone article, he doesnt own a car, a television or even a computer and gives most of his millions away. Hes lived in the same house for the last 40 years and had to be forced by one of his daughters to buy a cellphone, so she could track him down more easily.

    With catchy melodies and memorable lyrics, this musical enigmas hits such as I Wonder and Sugar Man became the soundtrack to a generation. Fans can expect all of these famous hits and more at his concerts, which will move on from Joburg to Durban, followed by Port Elizabeth and then Cape Town at the beginning of February.     Brutalism, an architectural trend that fl ourished in the 1960s and 1970s under designers like Erno Goldfi nger and Le Corbusier, has to be one of the most polarising styles of the 20th century. With its hallmarks of large expanses of concrete, utilitarian design and bold silhouettes, it was a popular choice for institutional, educational and governmental buildings (especially in Eastern Europe).

    Ponte Tower in Joburg is probably the most prominent example of the style in South Africa, and shows the combination of technical skill and boldness of vision that best characterises brutalism. Reaction to the trend in its own time, however, was mixed at best. Even though the brutal in its name refers to the French term for raw concrete

    (bton brut) rather than a particularly aggressive attitude, its often derided by critics for being cold and dehumanising.

    With the 60s and 70s back in fashion, it is unsurprising that brutalism is also seeing a resurgence of interest. Tours of brutalist landmarks have become popular attractions in the UK, and dedicated social media accounts have been set up to help people appreciate the style (see @thisbrutallife on Instagram).

    While going full-on brutalist with interiors is not an option for most homeowners, were seeing it creep in as inspiration behind product design in all kinds of places. At Maison et Objet in Paris, starkly utilitarian designs were seen in everything from furniture and lighting to tableware. Locally, the

    design company 20eight takes the style and translates it into everything from lighting and bird feeders to jewellery.

    While brutalism isnt for everyone, the style is not without its appeal. Whether its because homeowners are looking for a more minimal way to create retro-inspired homes, or simply appreciate the solidity and boldness of the style, prepare for a new wave of utilitarian interiors.

    Q: How did your business start? A: I started KuNa Kids as a childrens

    clothing line in 2009 after many requests from my young niece. Until then, I had been designing womenswear, but my corporate family didnt like my colourful creations. The kids clothes did quite well through online and wholesale sales but 2009 was a tough year to start a business. After a couple of years, I realised that for consistent income, we were going to need a retail shop.

    Q: Why did you choose this area to set up shop?

    A: We were looking for a location among like-minded creatives we make everything locally, so we needed a market that would appreciate that. We identified Melville as that kind of location, and the next step was finding a store.

    Q: How did you find your premises?A: We were looking at other sites

    in Melville especially around the popular family restaurant Bambanani but then we heard about the development of 27 Boxes, the mini-mall made out of shipping containers, and we got really excited about the opportunity.

    Q: Why are the premises ideally suited to your business?

    A: It was exactly the kind of thing we were looking for something different, creative, supporting local business and a destination in its own right so we signed on before theyd even broken ground.

    Q: Who are your neighbours?A: We have other great local brands

    as our neighbours like One of Each handbags and accessories,

    and Krag Drag with a fun range of womens and mens clothing. We also have a spa and nail boutique nearby, which is great because moms like to hang out there.

    Q: What are the shop rental/sales prices like in this area?

    A: The average store is 27m2 and is let out at just under R3,000, all inclusive. Some people have doubled up to make a larger store and others are sharing spaces. Were sharing with another brand Galago, South African creative footwear.

    Q: What is your shop footprint?A: We get around 30 people

    through the door on weekdays, and 200 to 300 on weekends and public holidays.

    Q: Do you have any expansion plans?A: We just opened a new store in

    the Work Shop New Town in November and were renting a portion of a childrens decor store in Kramerville. This is an exciting move for us because it allows us to experiment with the brand and introduce some lifestyle items as well.

    Q: Do you operate online as well?A: We do, and our online sales have

    improved radically since weve opened the store. I think it gives our customers confidence in the brand and we get a lot of moms coming to collect their orders from our store and then staying to pick up a couple of other items.

    Q: Whats your most popular item?A: I cant pinpoint one particular item,

    but our baby range is definitely our most popular. We get grans and aunties coming in to buy those clothes as gifts for babies, so the range gets a lot of attention.

    In a recent analysis conducted by TPN Credit Bureau, data shows that rental payment collections in South Africa usually decline by about 12,5% in January each year.

    This decline only takes into account the behaviour analytics of tenants who pay late, not even those who partially pay or default on their payment entirely.

    According to Michelle Dickens, managing director, TPN, it could be argued that the public holiday on 1January contributes to the average day that rent is paid being stretched to 8 or 9 January when, for the remainder of the year, rent is

    Property trends this yearWant to know whats in store for Joburg property this year? The experts weigh in

    A gainst the backdrop of a shortage of stock in 2015 and a dismal performance for the rand, there is light at the end of the tunnel for the Joburg property market, says Lew Ge en, chairman, Lew Ge en Sothebys International Realty. Charles Vining, managing director, See , agrees, adding that this year will see continued demand for property, particularly near the CBD nodes of Sandton, Rosebank and Joburg central.

    Urbanisation is intensifying, he says, and sectional title properties sell particularly well. Following on from the trend this year, Vining expects to see continued high demand for houses up to R3,5m this year, as well as healthy demand for properties between R5m and R8m.

    He says houses in this upper range are generally found in suburbs near schools and main arterial routes, in security estates like Fourways

    Gardens and Dainfern, and in suburbs with good stock of cluster homes, like Houghton, Atholl and Bryanston.

    Herschel Jawitz, CEO, Jawitz Properties, noted that last year saw the Joburg residential market tightening from a price growth and volume of sales point of view, and he expects this year to be similar. While there are still more buyers in the market than sellers, the number of buyers has slowed, and in 2016 well see the start of a shift from what has been a very good sellers market to a more balanced market between buyers and sellers, he says.

    Jawitz says that the lower-to-middle price segments of between R750,000 and R3m will remain the sweet spot of the Gauteng market, which is driven by fi rst-time buyers and young professionals. He adds that despite a weak economy and a rising interest rate, homeowners should expect to see house prices increase between 6% and 9% largely

    due to the rapid growth of the South African population and consequent housing demand, together with an ongoing shortage of new housing.

    Andrew Golding, CEO, Pam Golding Property group, agrees, saying that against a background of a muted economy, Joburg continues to develop at a rapid pace. With transport costs and tra c congestion on the increase, residents are looking to live close to economic nodes and transport corridors that allow easy access to the workplace and educational institutions, he says.

    Golding says this trend is resulting in rapid residential densifi cation within growth nodes such as Rosebank, Midrand and Fourways, as well as central Joburg and Braamfontein two areas that are seeing massive redevelopment. He also notes that the unabated growth of Sandton looks set to continue this year.

    Theres no trick to investing

    M any people are intimidated by the idea of investing their hard-earned money. In many ways the fi nancial services industry has perpetuated this by making it seem like investing is a mysterious art that can only be successfully performed by the most astute professionals.

    This is very simply illustrated by an example of someone who invests R500 every month. If they are able to earn a 10% return on that money, in 10 years it will grow into just over R100,000, in 20 years R380,000, in 30 years R1,14m and in 40 years R3,19m.

    The wonder of compounding means that the longer the money remains untouched, the faster it will grow because you will start earning interest on top of interest.

    DiversifyMany investors make the mistake of chasing the next big thing. They are always trying to anticipate where their money will grow fastest and keep moving it into di erent funds or assets.

    However, this is a strategy that is almost always destined to fail. Not only because it is impossible to predict the markets, but also because it is based on always having all your money in one place.

    The best investment strategy involves putting your money into a selection of di erent funds and asset classes so that you have many di erent sources of return. If one underperforms for a while, you dont need to worry because you will be getting outperformance from somewhere else.

    Stick to your planBecause investing is always about your long-term future, its easy to be distracted by short-term issues. People see markets dropping or hear about economic problems and think that they need to do something to protect their money.

    However, if you started o with the right investment plan, you should have very little need to change it. What happens over one day or a week or even a few years is not that important. What matters is the full life of your investment over 30 or 40 years.

    If you get your decisions right from the start, the small bumps on the way should smooth themselves out. Knowing what your plan is and being willing to stick with it therefore makes investing a lot less stressful and ultimately more rewarding.
