Welcome to the December issue of Streets Ahead, we hope you are all enjoying the festive season!Although the long cold nights are well and truly upon us, we have some heart-warming stories of fundraising and support for our local communities to share with you.Also in this issue we have an update on the latest phase of our Hillington Square redevelopment, the results from our photo competition, some vital information on Universal Credit and much more.

LOOKING FOR AN AFFORDABLEFIRST STEP ONTO THE PROPERTY LADDER?With Shared Ownership from Freebridge Community Housing you may be closer than you think to becoming the owner of your first home.By buying a starting share of between 25% and 75% in a new home you can begin the journey to full home ownership.Once you have made your original share purchase you can use our staircasing scheme to increase your percentage at your own pace until you are the sole owner of the property.This approach to home ownership means you can

slowly accumulate shares in the property whilst you continue to call it home.

You can fund your purchase of the property by using your own savings or by getting a mortgage, and once you have made the purchase of a share of your new home you will only be required to pay rent on the share of the property that is still owned by Freebridge.

You are eligible for Shared Ownership provided you have a household income of less than £80,000, you are not a current home owner, you are unable

last sessions, in advance of the switch to Universal

Credit we will be hosting two more live Q&A sessions on Tuesday 9 January on our

Facebook page. You will be able to put any questions you have about

Universal Credit to our Universal Credit Advisor.

Our Universal Credit Advisor, Sarah Oakley, was on hand to answer all your questions about this complex issue. She received plenty of great questions and feedback about your concerns over how Universal Credit is going to affect people.So we thought it would be a good idea to share with you some of the questions (and answers) that came up.Some of the things that concerned you most were; when is Universal Credit going to affect me? How will I cope financially when I move from my existing benefits and/or tax credits to Universal Credit?Sarah explained that Universal Credit will be replacing Housing Benefit, Child and Working Tax Credits, Income-based Job Seekers Allowance, Income Support and Income-related Employment Support Allowance. She also made it clear that these changes will only affect those aged 18-60 years and 6 months.When it comes to timescales for Universal Credit Sarah explained that it's already here and is being phased across different areas of the country. In last month’s budget a few changes to its rollout were announced; the Department for Work and Pensions have decided to stop

all new Universal Credit claims from the end of December until each area moves onto the full/digital service; in our area this is expected to be November 2018. If you are already claiming Universal Credit, your claim will continue and you will not be affected. From 1 January 2018, all new claimants will be directed to legacy benefits (JSA, ESA, Income Support and Housing Benefit) and tax credits. The big change for our area will now come in November 2018 when Universal Credit will be available to all claimants across West Norfolk. If you are one of the many people that is currently claiming one of the benefits that Universal Credit is going to replace then you have no need to worry, you will continue receiving your benefits as normal until the Department for Work and Pensions gets in touch to let you know that you need to apply for Universal Credit. Anyone already claiming benefits will begin to be moved onto Universal Credit from July 2019, and the Department of Work and Pensions expects to have moved everyone over by October 2022.There has been plenty of talk in the media about waiting periods for first payments. Following last month’s Autumn

Budget it was announced that claimants should experience a waiting period of 5 weeks before their first payment is received. However, there are measures in place to help claimants to make the process smoother.Claimants can apply for a Benefit Transfer Advance or a New Claim Advance to support them through this period. We already have a number of our customers who are claiming Universal Credit and we are always available to support them during their initial claim.Within Freebridge we have made some changes to our Tenancy Support Team which will enable us to support more people as they make the change to Universal Credit. If you let us know when you claim Universal Credit we can make sure that we work with you to protect your tenancy and rent account.We are talking about the changes to come now, so that we can help to prepare you and your family, and minimise the impact of the changes ahead.

THE FREEBRIDGE TENANT PANELAfter a break in August the Panel returned back to their work with Freebridge in September.At the September meeting the Panel met with the new Director of Corporate Services and Culture, Birgit Lenton - who has responsibility for Human Resources, Governance, Communications and Engagement at Freebridge. Board member Steve Clark, to provide an update as well as it being an opportunity for the Panel to provide feedback, and the Director of Property Colin Davison, who spoke to them about Fire Safety. September also saw the Tenant Panel attend Freebridge's Annual General Meeting at the Providence Street Placeshaping

Community Centre, where two of the panel Inge Martin and Shelley Lamprell-Josephs took the opportunity to present to those who'd come along about their involvement in the work of the Panel.At the November meeting the group then met with Director of Housing Robert Clarke who talked about the work his team is doing around Placeshaping, and about Sheltered Housing. A BLOCKBUSTER LOVE STORYA couple who will soon be celebrating 20 years of marriage got in touch with Freebridge Community Housing to request a memento of the place they first met.

Marie and Steve Duncan met at the old Blockbuster store on Railway Road 20-years-ago, and when they heard about the planned renovations of the site by Freebridge they got in touch to see if they could take something to remember the place that brought them together.

After a token donation to the Freebridge chosen charities, Marie took home one of the signs taken down from the outside of the building as a surprise gift for her husband.

Marie said: “I used to live in King’s Lynn, I dropped into Blockbusters one night to choose a film to watch and

The renovation work on the former Blockbuster site is continuing at pace with the project set to be completed in 2018.Plans for this prime location include eight self-contained flats along with two ground floor commercial units.Director of Property at Freebridge, Colin Davison, said:

“The site has been empty and unused for some considerable time and we are looking forward to transforming it into a thriving commercial and residential development in the heart of the community.”Keep your eye on Streets Ahead for updates on how the site is progressing!

In October we were pleased to announce that Andy Walder had become the new Freebridge Chairman, taking over the role from Ray Johnson, who had been in post for almost nine years.Andy joined the Freebridge board after retiring from the Construction Industry Training Board, where he was responsible for their training colleges across the UK.He is currently a Director of the Ad Meliora Academy in King's Lynn and works with other organisations such as Wolverhampton University, to promote the benefits of vocational training to support academic learning.Andy Walder said: “I am delighted, excited and proud to be the new Chairman of Freebridge Community Housing, an organisation that is doing great things here in West Norfolk. “My Board colleagues, the Freebridge team and I are passionate about supporting a better West Norfolk through the development of more

To help us provide a better service to our tenants our First Contact Centre have begun weekly training mornings to spend time developing and maintain their customer service skills and housing knowledge.The training has been taking place Friday mornings between 8:45-10am since 3 November 2017 and will be continuing every Friday for the foreseeable future. During this period calls into the First Contact Centre will be taken by our out-of-hours service provider, Tunstall. Our reception will remain open during this period, and normal service will continue through other areas of the business.

A resident of the Beaupre Hall sheltered scheme in Outwell used her birthday celebrations to raise funds for the Alan Hudson Day Treatment Centre, at North Cambs Hospital in Wisbech.With the help of other residents on the scheme, Mrs Peggy Hammond, who turned 75 on 11 November, raised £442 for the centre by turning her birthday bash into a fundraising event.Although the celebrations went on late into the night they were marked by some real sadness. Peggy sadly lost her

daughter, Sarah, to cancer of the pancreas in April.

It was this loss that inspired Peggy to raise funds for a cause that would offer much needed support to those who require the same palliative care as her daughter.

Peggy said: “She was very strong all the way through. We were very close all her life, I sat with her all day on the Wednesday and she passed away that night.

“I’ve never done anything like this before. The nurses were

very good at caring for Sarah and it’s good to be able to give something back.”The party had a tremendous turnout from friends and family, with many generous donations made, and a raffle draw, to raise further funds for this fantastic cause.Representatives of the Alan Hudson Day Treatment Centre were invited to a coffee morning on the 29 November where they gratefully received the cheque for £442.

Freebridge opened the doors of the Hillington Square show flat for National Heritage Open Day back in September.Despite its location away from the town centre the flat saw a steady stream of visitors coming to say hello throughout the day.Along with a number of people already living on the Square - and several visitors who were residents many many years ago, the flat saw people from across West Norfolk, taking the time to visit and see the many changes that have happened in the area. Thanks to everyone who came along on the day, hopefully we'll see even more of you next year!

HILLINGTONSQUARE UPDATEWork at Hillington Square has been progressing well over the last few months, with the properties in the latest phase, phase four, due to be fully completed in early 2018.The Lettings Team at Freebridge have now advertised all the new homes in this new phase, which will be known as Eldridge Court, and are working with the successful applicants to allow viewings to take place before Christmas.

Everyone involved at Freebridge is looking forward to seeing the finished homes completed and celebrating the new year by welcoming tenants into their new homes. Meanwhile work on the next phase, phase five, is well underway and almost all of the tenants due to move out have been found to new accomodation to allow the work to begin in earnest.

An inspirational resident living in Freebridge's Waterside sheltered scheme in King's Lynn has raised £124.09 for Macmillan Cancer Support, by hosting a Macmillan coffee morning at the end of September, despite ongoing treatment for the disease herself.

Dorothy Beales, 79, was diagnosed with leukaemia just over a year ago, and the support she has received from Macmillan since her diagnosis inspired her to raise funds for the charity.

As a mother of four she has always been active, and right up until her diagnosis she could often be spotted on her bike cycling around King’s Lynn.

Although her illness may have slowed her down a little, she continues to maintain her independence. And along with her partner Doug, she’s been an active part of the Waterside community, organising a number of fun social events.

INSPIRATIONAL WATERSIDE RESIDENTHOSTS MACMILLAN COFFEE MORNING

Macmillan has become a charity close to her heart and so she turned her energy and organising talents to giving back to the charity that has been so good to her.She said: “Macmillan nurses are all lovely people. They were there offering me support before the doctor even gave me the diagnosis. “I can call them any time, night or day. I try not to bother them a lot of the time, but they tell me that is what they are there for.”

Naturally it hasn’t always been plain sailing for Dorothy since her diagnosis, but she credits the support she has received from her close knit network of family and friends for keeping her on the right track during her ongoing treatment.

Dorothy said: “We were always a close family even before my illness, I can always rely on my daughters to get me to

appointments whenever I need them. I always have someone there with me.”Dorothy and the Waterside residents were just one of a number of Freebridge sheltered schemes which took part in the nationwide coffee morning appeal to raise money for Macmillan Cancer Support Neville Court in Heacham raised £572, whilst Windsor Park in King’s Lynn also had a successful day raising £455.Well done to all those involved!

Earlier this year Freebridge were delighted to donate £5000 to seven community groups across West Norfolk through the Freebridge Community Fund.Each year Freebridge invite charities and community groups to apply for up to £1000 for projects that will have a positive impact on health and wellbeing, the environment, support residents or bring communities together.As always the fund received a high number of deserving applications, with the final selection being made by a judging panel comprised of Freebridge tenants and employees. Groups who received funding spent an enjoyable lunch at Providence Street Placeshaping Community Centre with their fellow recipients, the judging panel, previous Freebridge Chairman of the Board, Ray Johnson, and Freebridge

COMMUNITY GROUPS SUPPORTEDBY FREEBRIDGE FUND

The South West Norfolk Youth Opportunities Project (SWAN) is a youth organisation based in Downham Market. They specialise in supporting and working with young people within their communities, helping provide access to various training for employment, as well as a running a youth hub where activity sessions happen several times a week, giving young people a space to relax and have fun.They also provide help to young people who are in danger of finding themselves not in education, employment or training.This year they received £1000 from the Freebridge

THE SWAN PROJECTCommunity Fund so they can deliver employability and training courses for young people excluded from formal education.Jackie Westrop, trustee of the SWAN project, said: "We are able to provide more help and support to young people because of grants like the one we have had from Freebridge. “We will use it to encourage and support young people to build positive relationships, skills and contacts as they get ready for the world of work, without such grants our work in the community would be a great deal harder.”

To ensure the safety of our tenants, Freebridge will now be carrying out servicing and testing of smoke detectors in your home to ensure they are functioning correctly. In homes that have a smoke detector that is 10 year's old or older, there is a programme in place to replace these detectors.The servicing and testing of your smoke alarms will be carried out by Freebridge annually. The only thing we require from you is to provide access to your homes to carry out the annual tests and service. We will also need to work together to ensure the detectors are functioning

correctly throughout the year, and so we recommend tenants carry out weekly checks on the detectors by pushing the test button to check the alarm.It is important for your safety that you do not remove the detectors. If the alarms are not functioning correctly, then please contact us on 0332 404444 to arrange an appointment for a repair.

OUT & ABOUT IN 2017Throughout the year our employees have once again been Out & About visiting tenants for a chat and a catch up on how things are going.On the seven Out & Abouts held in 2017 we visited areas and villages all over West Norfolk, including North Creake, Terrington St Clement, Gaywood, South Lynn and many more.Although we weren’t able to visit all of you, we were still able to manage a fantastic 1095 visits throughout the year, with our most successful day being

our visit to North Creake, South Creake, Docking, Burnham and Brancaster where we visited 187 tenants!During the days we were Out & About we had the opportunity to make more than 60 immediate repairs, as well as making a further 127 inspections for larger jobs.We look forward to getting out and seeing more of our tenants in our Out & Abouts next year. Keep an eye on Streets Ahead for updates on our future dates and locations.

SPOOKY GOINGS ONAT PROVIDENCE STREET!A frightfully good day was had at the Providence Street Placeshaping Community Centre on Thursday 26 October as they hosted their annual Halloween Party.The Community Hall in the centre was transformed into a spook-tacular event for children of all ages who came from across King’s Lynn and West Norfolk to enjoy the activities during their half term break.The fun-filled afternoon featured a disco and pass

the parcel, as well as prizes awarded for the best costumes.As always some frighteningly good food was provided by the Hillington Square Community Cafe.Providence Street Placeshaping Community Centre hosts a number of events for children throughout the year. Providence Street Placeshaping Community Centre have received £1000 from the Tesco Bags of Help community grant scheme.The money will go towards the construction of disabled access to the Community Garden that is located outside the main entrance of the centre.With the support of the environmental charity Groundwork, Tesco have been using money raised from the sale of plastic bags to provide money to community projects through their Bags of Help grants.Robert Clarke, Director of Housing at Freebridge, said: “We are extremely grateful for the funding that Tesco have pledged to this project.“Our new community garden has already proved popular with the local community and service users at Providence Street Placeshaping Community Centre, we couldn’t be more delighted that we can now make this fantastic new facility accessible to everyone who visits the centre.”

Christmas sparked in to life on Hillington Square as Freebridge Community Housing Chairman, Andy Walder, performed the annual switch on of the Freebridge Christmas Lights.With the support of the Community Cafe and Providence Street Placeshaping Community Centre a festive feeling was brought to the square.Young and old joined in as carols were sung by local group Halcyon Singers.The lights will be on for the whole festive season so don’t miss the opportunity to wander down to the square and take a look for yourself!
