T he true backbone of Marbella’s real estate sector is formed by a small group of companies that

have been committed to the region for a long time. Their owners not only live and work here, but have really made it their home. They have lived through booms and recessions, and continue to work with the same dedication regardless of the prevailing economic conditions. Nordica is a perfect example of such a company.

Established for over 25 years, much of Nordica’s continued success is down to a solid and established presence in the Marbella market. Over the years, the company has built up a reputation for integrity and a quality of service that is as friendly as it is efficient. This, together with the company’s clear and undiluted focus on the greater Nueva Andalucía area has made it a leader in its field, a reference point for both property sales and rentals in this area.

Nordica now has more than 600 active short term and long-term properties on its books, representing

many hundreds of homeowners plus thousands of visiting guests per year. Some days, at the height of the summer season, as many as fifteen properties are made ready for arriving visitors – a process that involves the coordinated efforts of a dedicated team of account managers, trouble-shooters and the cleaning and the maintenance teams that together keep things running smoothly.

Many people who first rented through Nordica have become regular clients, not infrequently going on to instruct the sales division to find them a suitable property to buy. The relationships that have been built in the process, particularly with Scandinavian but also clients of a host of other nationalities, have strengthened the role the company plays in the local community. They also form the basis of a business built in the first instance on returning and referred clients.

Nordica’s focus on Nueva Andalucía means that its knowledge and resources are not diluted across a large area,

but have over the years created a body of knowledge that is second to none. A nna Wollin is a part of the multinational and multilingual team at the heart of Nordica

Rentals.

Though Swedish-born, she has lived in Marbella since she was two years old: “I suppose the advantage is that I am fluent in Spanish, Swedish and English,” says Anna. “But it’s about more than language alone. Communication is also about understanding people’s mentality and where they are coming from, and like many of my colleagues here I have this affinity with several different nationalities, which helps greatly in a service-oriented business like ours.”

Anna highlights this as a typical Marbella characteristic, the product of a place that is truly cosmopolitan. “It’s one of the things I love about Marbella, and Nordica.” Having joined the company almost two years ago she has already become an integral part of the team, and dedicated to the work she does. “It’s a great place to work; we’ve got

wonderful facilities with a touch of modern Scandinavian flair, but above all it feels like being part of a close team. We work hard but get on very well together and there’s a professional but enjoyable atmosphere that extends from the bosses, Anna Lena and Peter, through to the rest of us.”

As one of the people tasked specifically with short-term rentals, Anna also is a property specialist to around 30 properties. “How it works is that we deal with bookings and the preparatory work relating to short-term holiday rentals on a sequential basis, which ensures that the workload is spread evenly and efficiently between us. When we check people into a property personally it is the specialist who meets people, lets them in and shows them how everything works. Any problems or special needs will also be dealt with by the specialist because they know the property inside out and also have a one-to-one relationship with the property owner.”

In any rental business property management, or more specifically the maintenance, cleaning and quality control of the property, is an integral part of the job. The problem is that few property owners are keen to pay for the service. “That’s why we have special packages that offer a lot for very little money,” says Anna. “It puts a lot of the strain on us, but if that’s what it takes to offer a good service, which satisfies both homeowners and the people who rent their properties, then that is what we do.”

A two-way serviceIt emphasises the fact that Nordica Rental’s clients are twofold: the company manages the rental process on behalf of the property owner, who might in many cases live far away most of the time, and also services the visitors who come here to relax and enjoy themselves. “We have a wide range of property types and sizes, and also a very diverse public that goes across the age groups and

includes many different nationalities. Scandinavians feature very prominently, with a lot of other Northern Europeans, many Spanish clients especially in August and also smaller but very affluent groups of Russian and Arabic visitors.”

It requires the ability to communicate clearly and act quickly, calmly and efficiently, with good people skills and patience. “Some people are so nice they don’t want to disturb us with little things, though we’re always here to be of service, while others can be very demanding.” The more attractive, well maintained and better facilitated a property is the more it will be in demand and the fewer things can go wrong. “This is why we sit down with homeowners at the outset and go through practical checklists of items and facilities that we know are important to people who come and stay. A minimum standard has to be maintained, also of maintenance, and when repairs or other maintenance is needed we either take care of it ourselves – though always liaising with the property owner – or communicate it to their existing staff.”

With regard to décor, Anna says the emphasis is not so much on a particular style as on certain principles, such as de-cluttering, removing overly personal items and of course providing furniture and other facilities that are clean, attractive and in a good state. “Most renters these days like clean, modern styles and rooms that are attractively dressed up but not too cluttered. As for the list of items you need, it is a lot more detailed than you might imagine, so since not all homeowners are willing to invest too much we have taken it upon ourselves to stock such things as parasols, blow-up beds and a whole range of practical items that we lend to visitors during their stay.”

In this day and age the list will also extend to satellite television and Internet coverage. “As few people manage to completely switch off from the outside world during their stay, and some even continue to work during their holidays, we try to provide a decent Internet connection, but also a reasonably wide range of satellite channels. It’s quite an inventory, and if you add in maintenance and cleaning,

an ongoing process, but once you get it going you’ll be rewarded with happy clients and a high occupancy rate.”

“As for ourselves, it’s a challenging job that keeps you active and on your feet a lot of the time, but solving problems and dealing with people is very rewarding when you’re able to be of help and get positive feedback. After a hard week’s work, we usually relax at the end of a Friday and gather on the terrace at the office for some drinks and snacks before hitting the beaches or doing the other things that make the Marbella lifestyle so appealing.“

Minerva MichelOriginally from Vaasa, on the Swedish-speaking west coast of Finland, Minerva’s colourful name and bubbly personality have their origins in her interesting background. Born of Spanish parents from Barcelona in a Finnish town on the Gulf of Bothnia, she joined family in Sweden to pursue her studies, first in Stockholm and later in Gothenburg, before settling in Marbella.

“It’s funny how things come full circle and I ended up in my parents’ country of birth,” says Minerva. “Very occasionally I get pangs of homesickness, but usually a one or two-week holiday puts that at rest and I am looking forward to coming back again.” The first person to join Anna Lena’s fledgling rental division nine years ago, Minerva has become an integral part of Nordica Rentals. “Thanks to Anna Lena and Peter this is a great place to work. There’s a professional but fun atmosphere and yes, we all get along very well, which makes your working life so much nicer.”

Margaretha SkjelsbaekLike Minerva and many of her other colleagues Margaretha is well travelled for her years. Born in Bonn, Germany, to Norwegian parents, she spent much of her earlier youth in Sandnessjoen, Northern Norway before settling down in Tau, near Stavanger. This was followed by further studies in Kristiansand before a visit to Marbella took on a more permanent nature. When Margaretha joined Nordica her background and travels came in handy, as she now had to deal with a wide range of nationalities, personalities and languages on a daily basis.

A s one of the leading specialist rental companies on the Costa del Sol, Nordica Rentals has built up a great deal of expertise in both short and long-term letting. That each of these fields has its own specialisations, demands and methodology is reflected in the fact that Nordica operates a dedicated department for each.

“This is first and foremost a service industry,” says Anna Lena Rosen, “so in addition to being efficient and dealing with any issues quickly it also very important to have good people skills. For this reason we look for the right characteristics in our team members; people who are calm, collected, organised, efficient and also able to communicate well with both homeowners and tenants. In other words, it takes someone who is both active and patient.”

Long-term service Instilled in both of them is a trouble-shooter mentality combined with a people-friendly approach to life. “We work from a very organised base,” says Minerva, “using systems that facilitate efficient use of time and resources. We have our own in-house team for maintenance and repair jobs, but equally we know who to call if third party expertise is required. In many cases, however, the homeowners will have their own maintenance people, in which case we liaise with them.”

Working with both homeowners and tenants can put you in the middle of two mutually demanding groups. “It is our job not just to run things efficiently,” says Margaretha, “but also to try to do so to everyone’s satisfaction. Keeping all parties happy is not always easy, but we find that the better things are organised from the start, the less chance there is for any potential problems.”

In that sense there is much similarity with short-term rentals, for when new properties are listed the teams will inspect them, take photos and notes of specs, and also sit down with the homeowners and discuss their expectations, advising them on what they can do to optimise their rental business. “Renting a property out, be it short or especially long term, should be

approached in a professional, business-like way,” says Minerva. “This means that as a homeowner you should be willing to provide a clean, modern and fully functioning property with attractive but reasonably neutral décor that is uncluttered and allows people to make it their home for the time they are living there.”

A certain degree of mediation is also part of the job: “There are occasionally problems when an owner will want to replace a broken glass or dish out of the security deposit, and we have to explain that it falls under acceptable wear and tear. On the other hand, we also act on the homeowners’ behalf when there is a case of intentional damage, so this job is all about maintaining a fine balance between two distinct groups. It’s part of the daily challenge that keeps our work fresh and interesting.”

KEEPING IT RUNNING LIKE CLOCKWORK

A t the heart of a company such as Nordica Rentals is the cleaning and maintenance

service managed by Tia Watt-Roy – allowing for an efficient turnover of properties every day of the year.

Nordica Rentals have almost 500 short term and well over 100 long term rental properties on their books, which represents quite a responsibility in terms of keeping them all sparkling clean, in full working order and ready to receive occupants. The department run by Tia is therefore a vital cog in the machinery that ensures a smooth and efficient operation from the moment of taking a property on, through preparing it for visitors right up to cleaning between departures and arrivals. The fact that Tia has a background in the hospitality trade comes in very handy, for the turnover between visiting parties very closely resembles that in hotel rooms. “Except, we’re dealing with anything from an apartment to a sprawling villa, not just a hotel room or suite,” says Tia. She admits that while most of the work is focused on holiday lets, both short and long-term properties need maintenance. “Some of the larger properties have their own cleaning and maintenance staff, yet especially in summer the coming and going of occupants can cause some pretty feverish activity, with up to 15 or more cleans a day.”

Coordinating such numbers in an efficient manner means working to well-organised schedules based on the movements of the occupants. “We need things to be done thoroughly, but when you have one group of people leaving a property at say 11am and you need to have everything ready for another group arriving at 2pm it also has to be done swiftly.” Considering the fact

that they will be cleaning everything, including floors, windows, bathrooms, kitchens and terraces, as well as making the beds and collecting the used sheets and towels for the laundry, this is not a lot of time, especially when you’re talking about a large six-bedroom, six-bathroom villa.

“The only way to achieve this is to work to a system. I know exactly how long each kind of property should take to clean and prepare, and it is with this in mind that we train our people to follow a systematic way of working that is both quick and thorough.” This includes adding nice little touches, such as folding the bed sheets, the bathroom towels and the toilet rolls as you would fine them in a luxury hotel. Working with teams that swell up to six or more full-time cleaning ladies in summer, Tia still tries to personally check every single property after it has been cleaned.

“Even after this, someone from Nordica will usually accompany the visitors to the property and show them how everything works,” says Tia, “so between us we ensure everything is as it should be.” The result is a department that has so far been complaint-free. “What we do get is occasional requests for extra services that we provide, such as extra beds, mid-week or daily cleans, baby sitters, catering, waiters or chefs, to name a few. We also provide a welcoming bottle of wine, along with a note from the person who cleaned the property, but we can also leave complete welcome packs on request.”

technicians. “They are brilliant, and very good at sorting plumbing, electrical work, leaks, damp and even small reparations. Naturally more serious structural issues are referred to the owners, who normally get a specialist in to resolve it, but thankfully we have the scale of operation to have a team of problem-solvers of our own. In fact, in the summer there is always one maintenance guy on 24-hour call-up.”

The greatest problems arise when homes are left unoccupied for a long time and the owners are not around to open and air them from time to time. “For this reason we offer a pro-active service that includes a regular monthly

check-in to open and air the property, run water, flush toilets and make sure everything is in good running order, as well as checking for any possible structural issues that may need treating.” This kind of early warning system keeps the properties in good condition – ready to receive guests or the owners themselves.

It’s an active role, but one Tia relishes. “I used to be a sales manager in the UK, so I’m used to a hectic job. The difference is, I really enjoy my work here and by the time I arrive home in Alhaurin, about 40 minutes inland, I’m in a traditional Spanish environment, surrounded by whitewashed houses and Andalusian countryside.”

Nueva Andalucía Puerto Banús may be the ‘playground’ of Marbella, and the old town the spot in which to relax in a rich ambience, but Nueva Andalucía has long been a preferred location to live in a setting close to all amenities yet surrounded by views of golf courses and nature. Los Naranjos Situated right in the heart of Nueva Andalucía, Los Naranjos is a sought-after residential area centred upon the beautifully

Two-and-a-half hours drive from Marbella, this impressive mountain range actually contains the highest mountain in mainland Spain. At 3,478 metres high, Mulhacén forms the summit of a chain that overlooks the ancient city of Granada on the inland side and the coastline just east of Málaga on the seaward side. On a very crisp day it would theoretically be possible to see the Alhambra and North Africa from the same spot.

Most visitors to the Sierra Nevada, however, are more focused on alpine sports as snow cover turns it into a ski destination from late November to March. BenahavísIf you want a sense of a true Andalusian mountain village in all its white-plastered splendour, you needn’t go far to find it. Though once isolated in its little verdant valley some six kilometres from the sea, Benahavís is now within fifteen minutes of San Pedro and Marbella. Popular for its traditional Spanish country fare, Benahavís also enjoys somewhat of a cult status with foreign residents in search of Andalusian village life.

The fact that this village is rather more sophisticated than its agricultural counterparts in the mountains is reflected by the country clubs and golf courses in the valleys surrounding Benahavís. N ordica has built up a strong reputation as a rentals specialist, but it is also very

much a real estate company involved in sales, and has been so right from the beginning. Where rentals are very much Anna Lena’s department, sales are headed up by Peter, ensuring that this is a family-run business in the true sense of the word.

A vital role within the sales department is played by Susanne Mairena Eriksson, an experienced real estate professional who has pretty much had a lifelong love affair with Marbella. “I first came here from Sweden when I was just ten months old,” says Susanne, whose parents visited Marbella twice a year before buying a property here. “By the time I was a teenager I knew the area inside out, and when a friend and

I came to stay at my parents’ place for an extended holiday that turned into a more permanent move.”

Having worked in tourism and real estate, she joined Nordica almost three years ago, and has settled into the close-knit team as if she’d been there since the beginning. “The thing is, Peter was the first person I met when I came to Marbella, and we have been friends ever since.”

way to the recession of the early nineties, recovery during the decade, and the heady, heady boom of the early 2000s followed by the current situation. “In reality, Marbella’s property market, which was badly overheating, started to cool off a bit from 2006 onwards. The year after the 2008 financial crisis things went very quiet for a while, but they have bounced back quite strongly since.”

Susanne puts this down to the continued attraction of Marbella. “Marbella has certainly changed since I first came here. It has inevitably lost some of its original charm, but on the other hand has become more grown-up and sophisticated, with the kind of services we could only have dreamed of thirty years ago. The profile of buyers has changed in line with that, going from primarily retirees to younger 30- and 40-something families that live here and continue to be active professionally, be it in Marbella or back home. Modern

In spite of this Nordica continues to post highly satisfactory results. “I think it’s because of the solid and established position that the company has in the market, especially among Scandinavian buyers, but also with other Northern Europeans, as well as Spanish, Russian and Arab buyers, many of which approach us after they have rented through Nordica.”

You see, Marbella slows down a little sometimes, but it always comes back again.”
