Loan Quality: The 3 C’s and Non-Conforming

• Income: is it stable, sufficient, and ongoing? • Asset: is it acceptable and accessible?

• Distance: • Urban: Comps should be within 1 mile of subject • Suburban: Comps should be within 3 miles of subject • Suburban with rural influence: Comps should be within 5 miles of subject • Rural/remote: Distance to comps determined by acreage, water-frontage, etc.

To access our website, type https://correspondentlending.bbt.com in your web browser and press Enter. To begin, you may either: Click on the gold “Logon” button, OR Click on “Start Now” when it appears within the banner.
If you need assistance, you can either click on “Need help logging on?” beside the gold Logon button or call CLIC at 1-877-700-5848.
Please note that the system is not available after 10:00 p.m.

Your User Name and Password have been assigned to you by your company’s Website Administrator. Upon first login to the website, all users will be prompted to change their passwords. Password standards are as follows:
-Minimum 8 characters, maximum 20 characters -At least one alpha character, and -At least one numeric character, and -At least one special character (!, @, #, $, and etc.)
Passwords will expire every 90 days and users will be prompted to change their passwords at the time of login. New passwords cannot be any of the previous 8 passwords. Your Company Code is your Correspondent ID number. Click on the gold Logon button to access the screens.

The pipeline is the first screen you’ll see. The “News and Announcements” box will be updated on a regular basis with important information regarding guidelines changes, bulletins, etc. Based on your level of security, you will only see the loans you have registered and locked/float under your User Name and Password provided to you by your company’s Website Administrator. More information regarding navigation of the Pipeline and the Menu at the top of the screen is presented in this Manual after the instructions for registering and locking a loan. The first time you log in to the website, there will be no loans in your pipeline.

Included are Bulletins, Matrices, Forms, Checklists, Price Adjustments & LTV Chart, and SRP Schedule. Training Tutorials Roll the cursor over “Resources” to find the Website User Manual. • Access the Correspondent Lending library. Type in the same User Name, Password, and Company Code
as is used today. Roll the cursor over “Guideline”, and click on “Guidelines, Products, Documents”. • To print more than one document at a time, click on the Print icon, and select “I would like to print
multiple documents.” The Table of Contents will appear and the desired documents may be selected. Click on the “Print” button.

FirstPass Product Finder • Always refer to the specific product guidelines for complete loan approval requirements. Product
matches do not constitute an offer, recommendation or loan approval. Not all product matches shown may be available; some product matches have been omitted. Product summaries are intended for reference only.
• Not all values in the drop-down boxes are used by BB&T Correspondent Lending. Refer to the specific product guidelines for availability.
• The FICO search rule is set at the minimum credit score stated for the loan product. • The Loan Amount search rule is set at the maximum loan amount stated allowed for the loan product. • Enter a value in only the LTV field if searching for a product without subordinate financing. • Enter values in both the LTV and CLTV fields if searching for a product allowing subordinate financing.

E-mail Subscriptions Currently, the “E-mail Subscriptions” feature is not being used by BB&T Correspondent Lending; however, Users must complete the e-mail address fields in order to continue through the website. Any changes to e-mail addresses must be communicated to BB&T Correspondent Lending Information Central (CLIC) at [email protected].

To exit the Guidelines and return to the screens for the Pipeline, Rate Sheet, Register, etc. click on “Close” in the top right corner of the screen.

To register and lock or float a loan, click on “Register” and follow the screen flow. Please note that a window will pop up after 12 minutes of inactivity and log the user out 3 minutes later if the user does not click on “OK”. Complete all fields, as applicable. The fields outlined in red are required. To move through the screens, either click on the tabs at the top of the screen under “Loan Registration” or click on “Next” in the bottom right corner of the screen. All three FICO Score fields do not need to be completed to register and lock a loan; however the representative credit score will determine any applicable price adjustments. Loans may be imported, one at a time, in Fannie Mae 3.2 format. Click on the “Browse” button and find the file to be imported. Click on “Import”. There are two (2) fields that need to be completed after the import function: “FICO Scores” on the Personal Information screen and also the “Product” field on the Product Selection and Details screen. Review the Property Information screen and the Loan Information screen before proceeding to the Product Selection and Details screen.

If there is more than one Borrower, click on the down arrow in the box at the bottom of the screen and select the number. Additional fields will be available to complete for each Borrower.

Enter the subject property street address and the Zip code and click on “Zip Lookup”. The City, State, and County fields will populate automatically. If the City and County need to be changed after the fields are populated via “Zip Lookup”, use the drop-down boxes to choose the correct values. The Property Class, Number of Units, and Property Type fields default to the most commonly used settings. These fields can be changed based on the loan parameters.
* Select “SF Detached” in the Property class field for Detached Condos. The Occupancy field will automatically populate based on the Property Type entered.

You may perform a check to determine if the property is considered to be in a low-to-moderate income area. After entering the property information, select “Check LMI”. The response will be either, “Address is considered low to moderate income.” or “Address is not considered low to moderate income.” Using this tool is purely optional, it is not required. If you do not choose or need to perform a check on the Property Information screen, our system will automatically validate if the property address entered is located in an LMI market. The box, “Low To Moderate Income?” will display “Yes” or “No” on the Product Selection and Details screen.

Hazard Insurance Escrow and/or Tax Escrow may be waived for certain products and programs with LTV’s less than 80%. An amount will be deducted from the SRP regardless if one or both boxes are checked. The amount of the deduction is stated on the SRP Schedule.

To choose a product, either type the product number in the Product field, or click on the arrow and select the product from the list. A product must be selected when importing a Fannie Mae 3.2 file.

Select any attributes of the loan, if applicable, on this screen to ensure appropriate price adjustments and/or delivery requirements. For loans identified as eligible for HOME Now with AMI < 80% or for Special Purpose Cash-Out Refinances, select the applicable value in the SCC Code Field. Proper coding for Special Purpose Cash-Out Refinances will result in no risk-based fee charged as a Cash-Out Refinance. Click on Register & Price in the bottom right corner of the screen.

An Error Log is available at loan level for loans that do not meet loan parameters. The Error Log will retain a history of errors with a date and time stamp. Click on to view the error message.
Close the error message box, click on the View/Edit button to return to the registrations screens and make necessary changes. If the loan meets eligibility guidelines, the View Error Log button will not appear on the screen.

To obtain pricing, follow these steps. Sample pricing screens follow on subsequent pages. Please note that changes may be made to any of the fields prior to locking the loan. Once the loan is locked, any changes must be faxed or e-mailed to [email protected] for handling. One exception is for rate extensions. Prior to rate expiration, the User may access the website to extend a rate. Loans initially registered as “floating” can be locked by the User at a later date. Pricing is based on market price on the day the loan is locked. 1. Choose the number of lock days from the “Select Lock Days” drop-down box.

3. From the rate/price box, click on the desired rate/price. The price in this box includes any Price Adjustments and SRP. 4. View the “Rate Detail” and “Pricing Detail” boxes on the right side of the screen. Any adjustments to the rate and/or price based on loan attributes entered on previous screens will appear in these boxes. The Price Adjustments and SRP are shown separately in the “Pricing Detail” box; however, the total Price includes the Price Adjustments and SRP. 5. After reviewing the Details and before the locking the loan, if another rate/price is desired, click on “Get Pricing” and repeat Steps 3 and 4. 6. Once a final rate/price is selected, click on “Lock Loan”.

7. A pop-up box will appear to confirm, or not, if the loan is to be locked for the number of lock days chosen. If number of lock days is correct, click on “OK”. If incorrect, click on “Cancel” and begin at Step 1.

8. Notice the “Loan Status” as either Float or Locked. Note: Users may extend locks on loans where the rates have not expired. Click on the “Extensions” tab on the same screen where the loan was locked.

Note: Prior to loan delivery to BB&T, users may re-price a locked loan that has not expired. Select the “Price/Lock” menu tab then navigate to the “Re-Price Loan” tab within the same screen. Should the interest change during the lock-in period, the “Re-Price Loan” tab may be used to re-price
your rate using the pricing in effect at the original time of lock-in. The re-price function is not available once the loan is delivered to BB&T. Re-price is not a re-lock option.

9. The Float/Lock Confirmation may be printed at any time after the loan has been locked or left as floating. Click on the “Print Float/Lock Confirmation”.

Navigation Once the loan is locked, the Pipeline screen will appear. Following are screen shots and notes regarding navigation of the Pipeline and Menu at the top of the screen. Pipeline The column headings are mostly self-explanatory for the information that is contained in the fields. Some headings need more explanation and are presented in the next several screen shots. Loan Info – Loans that are already locked can be viewed. Loans that are floating can be edited. Pricing – Loans that are already locked cannot be changed; however, extensions may be done online. Loans that are floating may be locked by clicking on “View/Lock” in the Pricing column and following the steps for locking a loan. Export Pipeline - The pipeline can be exported into an Excel spreadsheet. Click on the Export Pipeline link. IF you receive the following message, just click “Yes”:
Registered loans (locked and floating) can be located by any one of three ways. 1. Any column heading that is underscored can be sorted by clicking on the heading name. 2. Unfiltered – The Pipeline will show a list of all loans, whether locked or floating. 3. Filtered - All loans, locked and floating, can be located via Last Name or Servicing Number. Refer to the screen shots on the following page.

Status and Conditions The location of a loan in Correspondent Lending’s workflow can be determined by the Status field. Loan conditions may be viewed and printed by clicking on “View” in the Conditions column.

This loan is in the Underwriting stage and has pending conditions. The Underwriting Review Notice may be viewed and printed by clicking on the “Print U/W Review Notice” button.

The loan was approved by the Underwriter on 7/6/2010. The approval notice can be viewed and printed by clicking on the “Print Approval Form” button.
