A good builder prefers to use a well thought-out blueprint to build the perfect house, but what do you use to build a life you can call home?

Who is on your personal Board of Directors? This is an interesting question to ponder. These people may be a parent, sibling, pastor, coach, builder, teacher, consultant, neighbor or otherwise experienced person. These people have influenced you either in a positive or negative way, but either way they influenced to create who you are. Some of these individuals may be who you still turn to when faced with one or more of life’s challenges.

Is it easier to make micro decisions that are sustainable if you have a macro sense of the life you want to create? Yes, by all means. Do you feel you have to accomplish certain things by certain times in life in order to feel accomplished or successful? These types of thoughts along with others are considered conventional wisdom. Be Wise.

Are you looking to build a life in which you are fully engaged and fully employed? This would suggest you are passionate about what you do and invested with your

heart, head and hands. Once you have decided the design of the life you want to call home, adjustments will need to be implemented in order to become fully vested. Identify your strengths and find a way to use them!

You ask, what is a sustainable life? It is one that is big enough to have meaning yet small enough to maintain.

Live life and build the one you can call home!

Continue to Use the Current Form I-9 for Employment Eligibility Verification

The U.S. Citizen and Immigration Services (USCIS), a division of the Department of Homeland Security, has announced that employers should continue to use the current Form I-9, which expired on August 31, 2012, until further notice.

Under federal immigration law, all employers are required to complete Form I-9 for all new hires to verify the employee’s identity and work authorization. In the upper right hand corner of the form it notes “Expires 08/31/12,” however continued use of this form after expiration will not count as a paperwork violation in an I-9 audit.

Habitat for Humanity

Home Builders Association of Lincoln’s Sixteenth Home for Habitat for Humanity

HBAL has committed to once again build a home for Habitat for Humanity. We need to get your commitment with this project. We need new volunteers and the continued support and assistance of those who have helped in the past. The benefits of helping with this project cannot always be measured. However, we do know that we will be providing a safe and decent home for a family whose whole life will change once they have a place to call their own. Everyone needs a place to call home.

Volunteers NeededVolunteers are needed for this worthwhile project. We need volunteers from the trades...so please let us know what you would be willing to do. Remember, you don’t have to be an “expert” to assist with this project. We also need people to wash windows, paint, clean, and many other tasks that don’t require a certification. Our goal is to complete the home in a two to three week build. It’s a great feeling to work on a Habitat house.

Donations NeededWe need donations of materials. If you can assist in this manner, please contact us. This is a worthwhile project, and your donations are very much appreciated and tax deductible.

“Habitat is a hand-up, not a hand-out. Each family is required to make a monthly mortgage payment that pays back the cost of the Habitat house which averages about $70,000. Typically, the 30 year loan requires monthly payments of about $450-$500 with approximately $250 being applied to tax and insurance escrow. Additionally, the family must provide 400 hours of “sweat equity” to Habitat; at least 200 hours must be on their own house. The family is also expected to take part in various Habitat functions throughout the year.” -Dan Walker, Community Service Chairman.

The “Fiscal Cliff”Provided by Brian Willet, Waddell & ReedWhat is the “fiscal cliff”? It’s the term being used by many to describe the unique combination of tax increases and spending cuts scheduled to go into effect on January 1, 2013. The ominous term reflects the belief by some that, taken together, higher taxes and decreased spending at the levels prescribed have the potential to derail the economy. Whether we do indeed step off the cliff at the end of the year, and what exactly that will mean for the economy, depends on several factors.

Will expiring tax breaks be extended?With the “Bush tax cuts” (extended for an additional two years by legislation passed in 2010) set to sunset at the end of 2012, federal income tax rates will jump up in 2013. We’ll go from six federal tax brackets (10%, 15%, 25%, 28%, 33%, and 35%) to five (15%, 28%, 31%, 36%, and 39.6%). The maximum rate that applies to long-term capital gains will generally increase from 15% to 20%. And while the current lower long-term capital gain tax rates now apply to qualifying dividends, starting in 2013, dividends will once again be taxed as ordinary income.Additionally, the temporary 2% reduction in the Social Security portion of the Federal Insurance Contributions Act (FICA) payroll tax, in place for the last two years, also expires at the end of 2012. And, lower alternative minimum tax (AMT) exemption amounts (the AMT-related provisions actually expired at the end of 2011) mean that there will be a dramatic increase in the number of individuals subject to AMT when they file their 2012 federal income tax returns in 2013.Other breaks go away in 2013 as well.• Estate and gift tax provisions will change significantly

(reverting to 2001 rules). For example, the amount that can generally be excluded from estate and gift tax drops from $5.12 million in 2012 to $1 million in 2013, and the top tax rate increases from 35% to 55%.

• Itemized deductions and dependency exemptions will once again be phased out for individuals with high adjusted gross incomes (AGIs).

• The earned income tax credit, the child tax credit, and the American Opportunity (Hope) tax credit all revert to old, lower limits and less generous rules.

• Individuals will no longer be able to deduct student loan interest after the first 60 months of repayment.

There continues to be discussion about extending expiring provisions. The impasse, however, centers on whether tax breaks get extended for all, or only for individuals earning $200,000 or less (households earning $250,000 or less). Many expect there to be little chance of resolution until after the November election.

Will new taxes take effect in 2013?Beginning in 2013, the hospital insurance (HI) portion of the payroll tax--commonly referred to as the Medicare portion--increases by 0.9% for individuals with wages exceeding $200,000 ($250,000 for married couples filing a joint federal income tax return, and $125,000 for married individuals filing separately).Also beginning in 2013, a new 3.8% Medicare contribution tax is imposed on the unearned income of high-income individuals. This tax applies to some or all of the net investment income of individuals with modified adjusted gross income that exceeds $200,000 ($250,000 for married couples filing a joint federal income tax return, and $125,000 for married individuals filing separately).Both of these new taxes were created by the health-care reform legislation passed in 2010--recently upheld as constitutional by the U.S. Supreme Court--and it would seem unlikely that anything will prevent them from taking effect.

Will mandatory spending cuts be implemented?The failure of the deficit reduction supercommittee to reach agreement back in November 2011 automatically triggered $1.2 trillion in broad-based spending cuts over a multiyear period beginning in 2013 (the formal term for this is “automatic sequestration”). The cuts are to be split evenly between defense

spending and nondefense spending. Although Social Security, Medicaid, and Medicare benefits are exempt, and cuts to Medicare provider payments cannot be more than 2%, most discretionary programs including education, transportation, and energy programs will be subject to the automatic cuts.New legislation is required to avoid the automatic cuts. But while it’s difficult to find anyone who believes the across-the-board cuts are a good idea, there’s no consensus on how to prevent them. Like the expiring tax breaks, the direction the dialogue takes will likely depend on the results of the November election.

What’s the worst-case scenario?Many fear that the combination of tax increases and spending cuts will have severe negative economic consequences. According to a report issued by the nonpartisan Congressional Budget Office (Economic Effects of Reducing the Fiscal Restraint That Is Scheduled to Occur in 2013, May 2012), taken as a whole, the tax increases and spending reductions will reduce the federal budget deficit by 5.1% of gross domestic product (GDP) between calendar years 2012 and 2013. The Congressional Budget Office projects that under these fiscal conditions, the economy would contract during the first half of 2013 (i.e., we would likely experience a recession).It’s impossible to predict exactly how all of this will play out. Homeownership is a Key Issue for Fall Elections

If you are among the more than 75 million Americans who own their home, or the millions more who hope to someday achieve the American dream of homeownership, then you will want to tell your candidates where you stand on critical housing issues before casting your ballot this fall.

National policy has acknowledged the importance of the home in American family life for almost a century, yet today, homeownership is under attack.

Legislative and regulatory proposals that would greatly harm home owners, home buyers, the housing market and the nation’s economy are under consideration by government policymakers. These include ongoing threats to the mortgage interest deduction, instituting a standard 20 percent downpayment on home loans, and ending the federal backstop for housing, which would make the 30-year mortgage less accessible and more expensive.

The stakes are enormous. The decisions the politicians who are elected to office this year make on these proposals could not only strip away homeownership’s priority status and obstruct the economy’s ability to recover, but also reverse the housing policies that created a thriving middle class and contributed to a century of economic progress.

Homeownership contributes significantly to the nation’s economy, and can help provide millions of jobs to get the economy back on its feet. Currently, housing accounts for about 15 percent of the nation’s total economic output, including new construction of single-family and multifamily homes, remodeling and services provided by existing homes. Building 100 average single-family homes generates 305 jobs, $23.1 million in wage and business income, and $8.9 million in taxes and revenue for state, local and federal governments.

But persistently tight lending standards are making it difficult for creditworthy, financially responsible families to buy a home and threaten to ultimately prevent millions of families from ever becoming home owners.

Homeownership has always been – and continues to be – the single best long-term investment for most Americans. It is a primary source of wealth and financial security for many households, helping to provide for education, retirement and more.

Current and aspiring home owners need to choose carefully before voting for political candidates this fall. Your vote could ultimately determine whether policies are enacted in the next Congress that impact your ability to buy a first home, keep your current home or enter into the move-up market.

As the debate over housing policy unfolds, it is crucial to ensure that homeownership remains attainable and that access to safe, decent and affordable housing remains a national priority. Make sure that politicians know where you stand on homeownership issues by signing NAHB’s online petition to members of Congress at www.protecthomeownership.com/petition.

The proceeds from this event will go to the Lincoln Home Builders Care Foundation. Its mission is to support the educational and charitable

activities of the Home Builders Association of Lincoln. The Foundation

strives to support the community by contributing to community service projects focused on housing, as

well as providing scholarships for students pursuing a career related to the building industry, and providing

funding for other industry related educational and research programs. Gifts are tax deductible to this

Remodelers Council Scholarship Golf Tournament

Remodelers Council Golf Tournament Celebrates 20 Years!

by Ray DeMarIn 1992 Ken Westerhold was Chair and I was Vice Chair of the Remodelers Council. Doug Gates suggested the Remodelers have their own golf tournament, so in 1992 we held our first event. It was a two-person scramble at North Forty Golf Course. A small group of us made all the calls and did all the behind the scene work to make it happen. A couple of years later we expanded the event to a four-person scramble and we moved the outing to Crooked Creek and eventually Hi Mark, Hidden Valley and this year, Wilderness Ridge. After the first couple of events we found ourselves looking at a cash surplus so the Golf Committee suggested we use these funds for Scholarships and the “Remodelers Scholarship Golf Tournament” was formed and underway. We have come a long way in 20 years and have thankfully been able to fund many scholarships. Ken and I want to personally thank everyone who has made this event a success over the years especially - Doug Gates, HBAL office personnel, Committee members, Volunteers, Sponsors, Contributors, Golf course personnel, Golfers and everyone who has made this event the success it has been and will be for many years to come. See you all next year!
