Hello Everyone: Happy New Year!!! The Holidays have come and gone and 2017 is here. As 2016 came to an end, we saw the Feds raising the interest rates. We all knew it was inevitable and that it was coming but we kept hoping it wouldn’t really happen. We are being told the rates are going to go up even more. What does that mean for our market? It could mean some buyers will have less purchasing power which could translate to less buyers competing for the same properties. That could indicate less bidding wars and prices stabilizing. This won’t occur over night but if you are thinking of buying BUY NOW and if you’ve had thoughts of selling SELL NOW!! As far as real estate goes, we are still selling properties here in La Cañada. We currently have 23 properties available for sale in the La Cañada School District. We are noticing if properties are not priced well they are not getting the buyers’ attention. The lowest priced property on the market is still a 3 bedroom 2 bath at 5146 Angeles Crest Highway and they are asking $889,000. Our highest priced property on the market is still the Showcase House at 700 Berkshire Ave. asking $14,995,000. This property is priced almost double over the highest price sale in our zip code ever. Proud to report the highest price sale just closed in our office, the property at 739 Hillcrest Avenue closed escrow for $7,850,000, that escrow took forever but they finally managed to close before the end of the year and yes it is the most expensive home sold in the 91011 zip code. As you can see on the next page, we had 13 properties close escrow successfully in December. Out of those 13 properties, 6 of them sold for over the asking price and 1 sold at the asking price. Our average price per square foot went up from $613.65 in November to $631.80 in December. Please remember the average prices that I quote you every month have many variables. I would be happy to meet and explain those variables to you. The average price per square foot is just that, an “average”. As a professional I factor many items before pricing a property. It is very important to have an individual evaluation of your property.
