Ask about their work and designer craftsmen, whether

interior, exterior, or landscape, will say it is always about

the client, and not about themselves. Design in all its forms

is drawing from a much wider audience, making the process

a far more collaborative effort than it has ever been. What

then do these designers do when the canvas is their own?

We thought it would be fun to ask five exciting Kansas City

people who are hands-on in the industry to give us a glimpse

of their favorite space, and a view through their eyes.

  • Living RoomJoann Schwarberg:

Joann Schwarberg LandscapeYou might expect Prairie Village landscape architect and landscape

designer Joann Schwarbergs favorite space to be her stunningly

beautiful backyard. Youd be right, and wrong. One of the main

features of the living room space is a wall of windows that in addition

to passively lighting and heating the space, also provides a framed

view of the picturesque backyard, making the outdoor and indoor

spaces feel as if they are one.

The home was designed by I.L. Roark, Jr. in 1947 and built in

1950. When I saw it, I absolutely fell in love with it. I would say it is old-

world meets mid-century modern logic, Joann reflects of the space.

The home was sited and designed to take full advantage of the

view of the creek and natural treescape, as well as incorporates heat

sink tile, concrete floor, and extended eaves.

These were thoroughly modern and progressive ideas in 1950,

and the attention to detail makes the space so enjoyable, even today,

    she explained.

The modern lines, stone detailing, and mahogany woodwork

which include built in cabinetry give the living room space a certain

timeless and organic quality which is enhanced by the furniture and

other design elements. Warm woods, architectural salvages, pieces

gleaned from all over the world, and elements pulled from time

and place to grace this time, and this place, all come together in a

    beautiful and effortless design.

This room is populated with things from every stage of our lives,

so everything holds meaning. We have been fortunate enough to get

to travel, so you will see pieces from other places such as the couch

table, which is an old sheep shearing table from Australia; and

architectural salved items, like the fabulous big redwood chairs. The

room is also filled with other things that add meaning, like the antique

tools my father used in working in the forestry service, and pieces of

art my children made. Wherever I look in this room, there is something

that holds a bit of a memory and a bit of my heart.

The design is one that grew with her over time, rather than one

that was created and completed in a short time, she shared of the

best advice she received years ago from a friend and interior designer.

The best advice I received was to not feel as if I had to fill a space

immediately, but rather wait and fill it with truly special elements that

I really loved. Look deeply at the bones of the space, and how the

light hits it, then let each piece possess the space as if it is the star.

Eventually, in addition to being beautiful, the design tells an incredible

    story, Joann shared poignantly.

Bathroom RemodelKatie Ott: Kitchen Studio: Kansas City

Designer Katie Ott chose the master bath as her favorite space because it

    completely represents her own aesthetic.

The bathroom is one of the few areas we have completely remodeled, so

every aspect of it is what I want. It is my taste and has all the amenities I want,

she explained. Including things like ample storage, a steam shower, and the

toilet closed off from the rest of the space.

The original bathroom had many angles, dated materials, and lacked storage.

Otts vision for the space included the reconfiguration of the space, and updated

materials to achieve clean lines and a crisp design.

I love to keep my counters uncluttered so having enough storage was a

top priority for me. So we installed beautiful cabinetry with plenty of deep

drawers. We highlighted the dark rich wood with a Caesarstone countertop,

    she explained of her design.

Green glass tile backs the length of two walls and is featured in the steam

shower. The shower wall includes recessed storage adding interest and

architectural design. The rough tile wall seems to go right through the glass of

    the shower.

I get cold quite easily so a steam shower was another amenity that was

important to me. It is sizable and has two shower heads, a hand held and a

rain head. We brought the ceiling down, and tiled it and the back with the

green glass tile. We then encased it in glass so that we can have steam

showers. The lower ceiling allows it to heat up well and quickly without heating

the entire bathroom. Since the bathroom is big, it gets really cold, so the steam

shower is a great feature, Ott added.

Otts experience in designing for others aided her defining her own vison.

When you design for someone else, you try to think of every aspect that they

may not have thought of and address functionality as well as beauty. That aspect

helped me know exactly what I wanted.

The space she says, is one of the few spaces that is all hers. Or at least mostly

hers, explained the designer and mother of three.

I have twin 4 year old boys and a 1 year old girl so time or space to

myself is a rare thing. I like to think of the bathroom as my space ideally, and a

place I can go to get a little quiet to rejuvenate. Practically speaking however, it

is designed with the kids in mind. The shower is big enough to fit them all at

    once, for example.

Ott and her husband worked on the project on spare weekends, making the

project a long one, she explained, but well worth the effort.

This is the kind of project that really inspires me because so many of us have

that bathroom that is so outdated or unattractive or lacking function that it

seems nearly impossible to envision it as something beautiful. I love it that I can

show people pictures of the space before, and then after, and show them that

creating something wonderful from what might seem an improbable space.

larger groups as we often have friends over, so one of the big

considerations was creating enough comfortable seating, without

    crowding the space.

The warm design includes furniture pieces that are space saving,

    but ultimately very comfortable.

The couch is not deep, but excessively comfortable. We also

have recliners that do not look like recliners, and a leather tufted

ottoman that serves as additional seating or a place to put your

feet up. There are also low, backless barstools that tuck neatly and

unobtrusively under the bar for a clean visual line. So there is plenty

of seating, though it does not look crowded.

The colors, materials, and textures also serve the space well.

I used solids or small print and durable fabrics that do not

easily show on the larger pieces of furniture. Then I used big soft

pillows and accent pieces and accessories to add color and

print. It is not busy, yet there is lots of interest. There is enough

floor space to take the big pillows and throw them on the floor for

    extra lounging.

Layers of soft stationary draperies and blinds add texture and

    soften the space.

I love this space because it is just meant to be. It is not overly

complicated, but it is very pleasing. You can relax and enjoy what

is important in lifefamily and friends.

Hearth Room DesignBrenda Freebern: Picture Perfect Interiors

    PLEASE TURN THE PAGE

Interior designer Brenda Freebern of Picture Perfect Interiors chose

the hearth room as the space that inspires her most.

The hearth room is my favorite personal space because it is

where we gather and spend the most time together as a family. It

is warm, comfortable and very usable, Freebern begins.

Walk into the room and her mission is evident; create a space

that is beautiful, but comfortable and accessible. Soft sunshine

comes through the wall of windows and bathes the space, reveling

rich colors, subtle textures, a sense of serenity. It is a space that

invites you to come in and stay awhile, which is an invitation hard

    to refuse.

The hearth room is connected to the kitchen, which makes

the space even more enjoyable for me. The spaces blend into

one so we can be doing multiple things while still enjoying each

others company. We have a small garden and enjoy using

garden fresh vegetables to make salsa and also enjoy canning our

fresh peaches, and do both regularly. The television is above the

fireplace and visible from the kitchen, so we can cook together

while watching sports. Were huge sports fans so the Royals or

the Chiefs are always on, she says smiling.

The hearth room is practical and comfortable, she shares.

It is not a huge space, but it is a well-used one. So the furniture

had to fit the space well, and be comfortable, functional, and of

course pleasing to the eye. The design also had to accommodate

  • 24 | KCH&S September 2015

Pat Strand, owner of award winning Total Home Remodeling, an

interior and exterior remodeling and design company in Lenexa,

chose his kitchen as his favorite space.

The kitchen has to be one of my favorite personal spaces

because it was designed to be a very functional but visually

appealing gathering place. It has an open concept and connects

to the main living area of the home, Strand shared enthusiastically

    of his space.

The house, which was built in 1959, was in need of a remodel.

Strand, who sees every remodeling process as an exciting process

and an opportunity to completely reinvent and customize a space,

    welcomed the challenge.

The kitchen remodeling project included giving the space vaulted

ceilings and reconfiguring the space to make it as functional as

possible. The design inspiration came from his wife, Christina, who

    is an interior designer.

It is really not a huge space, but it looks huge because of the

vaulted ceilings and because it is used so efficiently. We have all

drawers on the bottom of the kitchen because we felt it was a

good choice for eases of uses and organizational purposes. We

also have a nice size pantry with pull-outs to maximize the space.

The 9 foot long island also adds additional convenience,

workspace, and seating with red bar stools for a pop of color,

    he adds.

The island is another one of my favorite features because it ties

all of the elements of the kitchen together with its combination of

materials and colors that include a marble top with a curved

walnut wood edge and black cabinetry.

The design, which has a warm and traditional feel, is a beautiful

mix of colors, textures and materials that include marble counter

tops, white cabinetry, blue-green subway tile, stainless appliances

that look flush with the wall, and wood flooring.

Another reason I love this space is that it is a space where we

can all be together. The kids can be playing in the living room and

we can still see them. Barstools tuck neatly under the island so

if we have friends over, they can pull up a stool and we can all

enjoy the space together. We love to entertain, so this space is

    perfect for us.

    Backyard RedesignSusan Miller: Design Matters

Proving that landscape design can be just as sumptuous as interior design, owner

of Design Matters and interior designer, Susan Miller chose the backyard as her

favorite space. The project canvas, consisting of 1 acres of highly treed land,

presented challenges as well as provided unexpected delights at project fruition.

My husband and I commenced on this in order to extend our living space

into our outdoors in the summer of 2011. We wanted to improve the view

from our bank of windows across the back of the house year round, and

increasing our usage of the outdoor space and perhaps give us less yard to

    mow, Miller explained.

The project included deconstructing a 35 stacked stone wall and rebuilding it

into a tiered serpentine wall, adding a fireplace with wood stack area, and adding

steps leading both to the side yard and to the patio area. The ample number of

walnut trees provides just enough of a canopy to let the perfect amount of

sunshine pour down in glittering puddles of light.

There are many reasons why this is my favorite space. For starters, the

functionality that has been added for the outdoor living space lends it to a great

place to enjoy a conversation for two or for entertaining large social gatherings

under a canopy of trees. This space connects the deck leading out from the

kitchen to the guests approach from the driveway into this serene setting. The

fireplace also adds usage of the outdoor space in the cooler Midwest months

of spring and fall. In addition, there is something very comforting about heat

generated from wood and the aroma is akin to a good home cooked meal,

    Miller detailed.

Her background in interior design serves the overall creation of the space.

Color and textures are important tools employed here in order to complete this

space. The colors used are Tuscan red and caramel, tying in the stain and paint

used on the deck materials to the pillows and cushions at the new seating area

by the fireplace. The area is punctuated with white furniture and red flowers against

the rich textures of the natural stone fireplace faade and dry stacked terraced

    serpentine stone wall, she added.

Beyond the obvious usage of the space is the intrinsic value added as viewed

from the heart of the home through the band of windows across the kitchen

and the window at the sink throughout the year, she thoughtfully shares.

As an interior designer, I hold the view that the space we occupy has an

impact on our human experience. For myself, this space has significant impact on

me since I work from my home.

This also equates to her philosophy regarding a businesss work space.

The interior design of the space your business occupies - is either an asset or a

liability. It is the differentiator that affects employee morale, recruitment and your

customer experience. The most valuable resource you have is your people and

I do not forget that. The spaces I design are meant to support the occupants,

not the other way around. Interior design is an evolving profession; as ways of

doing business and emerging technologies change the ways in which we engage

in our environments. What remains constant is that design matters because

    people matter.

    SpaceCREATING YOUR OWN

  • Take a step into one of Erin Mankameyers interior

designs and youll fall in love with the inspired use

of texture and color. Her use what you really love

philosophy helps clients weave a seamless story

while creating a beautifully welcoming environment.

Today, the co-owner of Groover Interior Design shares

how we all can create spaces that we truly love.

    KCHS:

ERIN: First choose a space that you will use or see often, even if itis not part of the common areas of the home. It does not need to

be for everyone, it just needs to bring you joy.

    KCHS:

ERIN: Choose pieces for the area that fit it in size and scale. Youdo not want the pieces to be either too large or small. Other things

you should consider are the overall feeling of style and comfort.

You want it to have purpose, and you also want the style vison to

flow seamlessly with the rest of your design.

    KCHS:

ERIN: I would advise two things. First, use only what you really love.Dont add something just because it looks nice. Add it because it

looks beautiful to you. Next I would say edit your design. Pull back

a little and do not overfill a space.

    KCHS:

ERIN: If you have a favorite piece, whether it is a piece of furnitureor accessory, highlight the piece by creating a backdrop for it. So

if your favorite piece is a fabulous patterned chair, use a neutral

    color behind it.

    KCHS:

ERIN: My favorite space is my bedroom. In it I used a calminggroup of patterns and textures that makes it very serene and the

    perfect place to escape.

  • ormer Kansas City Chiefs safety Jon McGraw may have

decorated the football field with his athleticism during his

professional football career, but he happily defers to his wife

Gretchen for her innate talents with respect to decorating their

stunning yet relaxed and inviting home located in an upscale

neighborhood in southern Overland Park. Of course, his input has

always been appreciated, and, like his wife, he embraces a simple

and laid back ambiance on his home turf. Its the simple pleasures

that seem to make him happiest.

Once I saw the large backyard with the attached sport court

and mature trees and nice landscaping, I knew this would be the

perfect place to grill and relax with friends and family, noted Jon.

It was Gretchen, however, who was a key player in creating that

interior appeal that speaks to the casual, light and airy feel that

both she and Jon enjoy. Of course, as Jon already knows, most

any major project definitely requires a team effort, so while he and

Gretchen would shop for various design ideas and accessories to

complement their home, Gretchen also brought in her sister, Eryn

Smith, to help them pull everything together.

As Principal Designer of AsterHouse Design, LLC, located in

Manhattan, Kansas, Eryn was thrilled to help Gretchen and Jon

breathe new life into this luxurious 13-year-old home they purchased

in 2009. After all, she was instrumental in bringing Gretchen and

Jon together in the first place.

Eryn and her husband Jeff set us up on a blind date during

Jons senior year in college, said Gretchen, who at the time had

already graduated from Wichita State University and was working

as a dental hygienist. Eryns husband Jeff, chaplain of the football

team at Kansas State University where Jon played, thought that

Jon and Gretchen would be a good match.

That initial meeting evidently had decided possibility written all

over it, as Jon and Gretchen were engaged four weeks later and

exchanged vows at the altar three months subsequent to their

engagement. It was a whirlwind relationship that only gained further

velocity when Jons professional football career began to gain

    some notable traction.

A former leading tackler and team captain for the K-State

Wildcats, Jon was drafted by the New York Jets upon graduation

in 2002, which required the couple to pull up roots shortly after

their nuptials and relocate from the Little Apple to the Big

Apple. Fortunately, Gretchen was a supportive team player. She

enthusiastically accompanied her husband back east to support

him in his career, and for that Jon was extremely grateful.

She was more cultured than me and helped this farm kid

acclimate to the big city, he laughed.

Jon and Gretchen embraced a transient lifestyle as Jons career

took him from the Jets to the Detroit Lions and ultimately to play

for the Chiefs in 2007, where Jon spent the last five years of his

    NFL career.

To move to Kansas City was truly a blessing in our lives, reflected

Gretchen, who was pregnant at the time Jon signed to play for the

Chiefs. We wanted to come back to this area and be close to our

families. We both have strong Midwestern roots.

When Gretchen and Jon settled on their new home in this family-

oriented subdivision six years ago, they instantly felt a connection.

This is a hidden gem, she commented. It has lots of ponds and

walking trails and is a great place for kids to play. It has that idyllic

Leave it to Beaver feel to it where kids can walk to school, go fishing

in the ponds, and ride their bikes around the neighborhood.

Gretchen will be the first to admit that, despite the beauty of her

home, it needed a lot of love initially, but the oversized backyard with

attached sport court, huge trees and beautiful landscaping spoke to

her and Jon and they knew that this was the right address for them.

Built in 2002 and boasting nearly 4,000 in total square footage, this

traditional style home with a three-car side entry garage enjoys both a

contemporary and vintage feel with its updated interior look.

We outfitted the home to fit our style and aesthetics, noted

Gretchen. Jon and I love to shop in the West Bottoms and will often

pick up a few things while down there. I prefer the worn-in stuff that

you can use that doesnt feel stuffy and formal.

  • Gretchen is very clear about what she likes and over

the years had maintained photos of what she one day

wanted to have in her home. Her creativity and insight

led her to be 100% hands-on when it came to choosing

the color palate in the home.

I like a very light and airy look over the darker tones,

    she said.

The overall dcor gives strong testament to Gretchens

casual and relaxed taste. Eryn is quick to give Gretchen

credit for her great style and amazing eye, but knew she

could offer her professional help to pull things together in

the direction she wanted to go.

Gretchen is very confident about what she wants to

do and where she wants to go, said Eryn.

Turquoise stands out as the signature color throughout

the home, harmoniously layered with soft, warm grays and

blues that work well with the wood tones. An occasional

pop of green adds a bit of decided fun.

Gretchen enjoys a very clean and casual, lux kind of

look, said Eryn. Their home is real, fresh and layered,

yet still maintains that casual and simple appeal.

With hardwood floors throughout the main level and

in all but the kids bedrooms upstairs, cozy area rugs add

to the warmth of the space in the study, living, hearth,

half bath and laundry rooms, as well as in the upper

hallway and master bedroom. The master bathroom,

    of course, has tile flooring.

The eye-catching granite countertops in the kitchen

give a strong voice to the space without overpowering it.

    PLEASE TURN THE PAGE

    KCH&S September 2015 | 39

  • Gretchen was able to hand select the slabs she wanted

to maximize the movement that she was going for, rather

than just using a promotional grade granite and taking what

was delivered to her, explained Eyrn.

Creamy off-white perimeter cabinets add a soft and

homey contrast while the charcoal colored island with brown

    undertones offers a contemporary feel.

Eryn emphasizes that it doesnt take tearing down and

moving walls and ceilings to create a new look. Sometimes

the difference is in the details.

Paint, cabinetry, flooring and finishes make a huge

    impact, she stated.

And even though Gretchen and Jon continue to add

accent pieces to their home, there is one centerpiece that

cannot be overlooked: the Kansas City Chiefs football

helmet trophy, which Jon received in 2001.

This is an award presented to selected NFL players,

explained Gretchen. The vote is cast by their teammates

and the award is given to players who are inspirational role

models; exhibit good sportsmanship and demonstrate

    courage.

Both Jon and Gretchen enjoy living in southern Johnson

County and are happy to raise their family here.

This place has something for everyone, smiled Jon.

n a world filled with both uncertainty and opportunity, family and the sacred duty ofsupporting others have become central themes to Man of Nobility Darren Earls lifeI was raised in a tight-knit family where my parents offered guidance and support, but also

allowed me to grow in my own direction. We enjoy family meals and meetings where we shareabout whats working or not working, and what weve gained from our experiences. We get andgive feedback and always come away with some new insight.

His parents influence has been a guiding force in his life, something which he appreciatesdeeply. One of the most valuable lessons his parents instilled in him was an understanding thatwe all have a place in the community and our actions or inaction directly impacts the worldaround us.

If we joined a sports team, it was not just about going out and playing ball. We had tounderstand the game and its importance to the community, understand the value of thecoach, and know our responsibility to the team. Quitting was out of the question. If you startedsomething, you finished it, even if it was from the bench, he explained.

This same principle was extended in every aspect of his life, something that influences himeven today.

When we went on vacations, we did not just go. We found out about the culture and whatmade it unique. Then we wrote about what we gained from the experience, and how we planned onimplementing that in our own lives. My wife Stephanie and I continued this with our own kids.

For Earl, life is not lived solely. He feels a deep responsibility to do all he can to help othersin their journey, if even in small ways.

It does not take much to make a difference. Just be kind. Look at everyone as someone youcare about and see what you can do to help make their life better. Give them a chance. In turn, they will give someone else a chance. Most importantly, be there.

One of the many rewarding opportunities Earl has had to be there for others took form ina program called 1+1=3 he and his father developed to help young people achieve their goals. The program took participants through the process of discovery to map out career steps.

Earl has enjoyed success in many areas of his life, including his career. For all of this, hecredits the support of family, friends, and some very important mentors that have been a partof his life from his early days.

Some of the most valuable things we can learn is the importance of others in our life. Exposeyourself to unfamiliar situations and learn all you can from them. Be fair. Be kind. Work hard. Not everything will work out how you want, but it will be valuable. Use those experiences, yourtalents, your position, and who you are to be a help and support. It all boils down to the simpleconcept of being there for others.

    Darren Earl

  • uccess does not come easy, or free from trials, but with diligence it does come, says

    Kansas City resident Joyce Overly.

Overly has had her fair share of difficult times and unfortunate events in her lifetime.

As a young mother with small children, she left a troubled marriage and raised her

children on her own. With little experience, it would be a challenge whose prospect

many would find daunting, terrifying even. Overly however, set aside her fear and jumped

    into the challenge.

Starting at the bottom, she took what jobs were available. When a manager left for

another position, she asked her boss to give her a chance for 6 months to fill that

position. She quickly proved herself. Throughout her career, she has fearlessly jumped

into positions for which she said she was not yet qualified, but ones superiors believed

she could handle. Each time she proved them right and has now achieved a position she

enjoys, working for a company who ensures others implement software properly.

In her work she has won the esteem of many; winning awards and recognition, having

the opportunity to be an example for women, and representing the Hispanic community.

Shes had the wonderful opportunity to speak at public events and inspire other women

as they press on in their own careers.

Even more impressive, she achieved all this while overcoming tremendous struggles

and setbacks, many being severe medical episodes and accidents and ending with being

a scam victim that resulted in having to file for bankruptcy. It really made me take stock

of my life, and made me more determined, she reflected.

She also realized that if you look solely at the problems in your life, they can

    overtake you.

I have so many wonderful people in my life, including my super kids and two

grandchildren. I have wonderful friends and the opportunity to inspire others.

Those are the things that matter. You just have to keep pressing on, and keep making

    a difference.

Overly does continue to work and inspire many. Her determination is a true example

of what makes our extended community so rich.

  • According to data from the Kansas City Regional Association ofRealtors and Heartland MLS, the Kansas City region has seen a morethan 10 percent increase in existing home sales year to date. Theaverage sales price for existing homes has jumped 6.2 percent versus

June 2014 to $199,806. In addition to higher salesprices, sellers have also seen decreases in days onmarket with a current average of 60 days.

Buyers, on the other hand, have had to adjust tothe pace of the current market which has broughtwith it an increase in competition. The inventoryof existing homes on the market in the Kansas Cityarea is down, having fewer than 10,000 homesavailable.

While the lack of inventory presents a realchallenge, finding the perfect home and communityis possible. KCRAR recommends that buyersreceive loan pre-approval prior to beginning theirhome search, as it allows them to act more quicklyupon finding the right property. This proves to beespecially important when multiple buyers areinterested in the same home, which has becomeincreasingly common with the limited market supply.

Whatever the market conditions, KCRAR workstirelessly to support area Realtors as they helpresidents make some of the most importantdecisions of their lives. Buying or selling a homeis momentous and deserves more than expertise. It deserves dedication backed by the profoundinfluence of many others.

The Kansas City Regional Association of Realtors (KCRAR) formedin 2001, when the Metropolitan Kansas City Board of Realtors mergedwith the Johnson County Board of Realtors. While that makes theassociation young in many respects, it is also affiliated with theNational Association of Realtors, whose historyand heritage have become synonymous withhelping people achieve the American dream ofhomeownership. KCRAR is proud to be a part ofthat amazing history, and proud to play a part inhelping people achieve such a deeply meaningfuland impactful goal.

There is just something about homeownershipthat strikes a chord within us. Perhaps it is becauseit anchors us to the past and to a continuum of peoplethat have loved the same space, the same land, aswe do. Perhaps it is because homeownership allowsus to put down roots and become part of a lastinglegacy that lives on long beyond our own lives.

Whatever the reason homeownership is so deeplymeaningful to so many, there is no place betterto own a home than in the Kansas City area. TheKansas City area has historically enjoyed a strongand steady housing market, considerably less subjectto the dramatic changes seen in other parts of thecountry, and one that always remains competitive.

Currently home sales are reaching record highsin many parts of the country. Data from theNational Association of Realtors (NAR) indicatedthat June 2015 marked the highest sales rate inmore than eight years. This early summer surge indemand combined with a shortage of homes on the market has causedsales prices to nudge upward as we move into fall.

Such a competitive market demands that Realtors have access tothe most up-to-the-minute listing information as well as the supportof technological services and ongoing education, as well as extensivemarketing resources and networks. These are some of the many reasonsagents choose to join KCRAR, to best support the buyer and sellers.

    Introducing

Stories by Ann Butenas | Photography by Matt Kocourek

  • If Lindsay Schulze was still in high school, there is no doubt that she would not only

be sitting at the cool kids table, but she would also be class president. This driven

real estate agent has rock star written all over her. Friendly and approachable dont

even scratch the surface when it comes to describing her engaging and upbeat

attitude. Its no wonder she is the top producer on the #1 Koehler Bortnick Team

(Reece & Nichols) because the fuel on which she runs is unwavering passion for

what she does. To refer to her as a go-getter is an understatement, to say the

    very least.

Born and raised in Denver, Colorado, Lindsay made her way to the metro area

by way of the University of Kansas, from which she earned a degree in Journalism

and Strategic Communications in 2004. Shortly thereafter, she took a job within the

advertising arena but soon realized it did not fill her soul.

Upon the advice of a family friend, she looked into a career in real estate and

realized its endless potential, not only in terms of income but also in terms of

flexibility. Excited about being her own boss, Lindsay quickly shifted gears and

found her footing within the Koehler Bortnick team. She hit the ground running

and within her first year was recognized as Rookie of the Year.

I definitely pushed myself hard at the beginning, working seven days a week

and upward of 80 hours a week, she noted.

Now that she is more established in her career, Lindsay still maintains that strong

drive to be the best she can be, not only in her business endeavors, but also for

her clients, and she now has the unwavering support of a loving family by her side

to continually inspire, encourage and motivate her.

I am beyond blessed to have a wonderful husband, my two children and even

my two dogs! I could not do what I do without their encouragement, she smiled.

While being available on practically a round-the-clock basis for her clients might

seem daunting, this Five Star professional wouldnt have it any other way, which

is an integral part of her incredible success. Lindsays communication with her

clients does not end at the closing table. Her entire business is 95% referral based,

an extraordinary accomplishment in and of itself.

I continually stay in front of my clients, she noted. I make sure I am constantly

in their zone. I send out mailers and letters and I always ask for referrals.

Lindsay is known for her communication prowess, her aggressive negotiation

skills and her thorough knowledge of the market. This award-winning realtor was

featured this year as the cover agent for with a six-pagearticle and was also recognized as 20 in TheirTwenties for 2010. Additionally, touted her as Best in Client

also a certified member of RELO,

    Americas #1 relocation network

    worldwide.

I dont want anyone to have a

    terrible experience with me, she

asserted. I promise to always do a

good job and really do treat my clients

like family. I understand that buying a

home is one of the largest investments

they will ever make, and I take it quite seriously, but I also make sure

it is a lot of fun in the process. I want to make sure it is the best

    investment they can make.

Lindsay has experience with buyers and sellers on both sides of the

state line and has been a force with which to be reckoned over the past

11 years. In 2014, she sold 86 homes for a total of $27 million in sales,

and because she gains notable velocity in terms of productivity each

year, 2015 will undoubtedly prove to be a yet another banner year. Give

her a goal and she will not only meet it, but also exceed it.

Her relentless and enthusiastic commitment to her work pays off in

spades for her clients, as they know that Lindsay will always have their

    best interests in mind.

I do my homework. I am particular and detailoriented and will always be

upfront with the pros and cons of any potential transaction, but I also tell my clients

that it is 100% their choice, she said. And I dont care if it takes them three

months or six months to decide. My clients are not part of a to do list or a

checklist. I want them to feel comfortable with me and confident in the fact that

I will exceed their expectations when it comes to my services.

And even though she might not fully turn herself off from her job, she really

wouldnt want it any other way.

I wouldnt trade what I do for the world, she smiled. I love every inch of

anything that has to do with this business. I love living and working here in Kansas

City. Everyone is so friendly and inviting; the housing prices are realistic, making

options affordable for most anyone; and I truly believe that Kansas City is a hidden

little gem. We have a great city here.

  • You cant help but be sold when you meet the incredible

individuals with the johns family team at Keller Williams in

Overland Park, Kansas. Greeting people with open arms is

their philosophy, and even if you are not blood-related, you

instantly feel right at home. They treat their clients and run

their business as if you were part of the family. This is truly

    their business philosophy.

Our team members and our clients are part of the

family, expressed Vickie Feitl, Director of Operations and

who is a licensed broker in Kansas and Missouri. Judy

Johns and her family, Dave, Steve and Coach, brought

Keller Williams to the Midwest in 1999. They have served

well over 4000 families real estate needs over the years.

The family is still going strong and excited for the future,

and one of their highlights is serving multigenerations.

With nearly four decades of real estate experience to her name, Judy Johns is the

consummate team player. With such an impressive resume, she could position herself at

levels far above others, but that would be completely contrary to her style.

The familiar expression we all know so well is to treat others as you would want to be

treated, Judy noted. However, our focus is on treating people as they want to be treated.

Joining team founder Judy and self-described ring master Vickie are Judys husband

Ken and their sons, Steve, Team Leader, Listing Partner, and Luxury Home Specialist

and Dave, Listing/Buying Partner and New Home Specialist. Also a part of this dynamic

group are Chris Ojeda, Listing/Buyer Specialist; Eric Hill, Listing Coordinator; and Jadean

    Farenden, Buyer Specialist.

Added Steve, We understand that everyone has his or her own story and that ones

perception is ones reality, and that is that persons individual story. We get that and we

want to listen to that story. The more we know the better we serve our clients needs at

    a higher level.

While accolades and awards run rampant in their office, they do not take center stage.

In fact, the johns family team remains hard-pressed to verbally convey past career praises,

and thats fine with them. Its not about the awards, its about the rewards they get from

    serving their clients successfully.

We absolutely love it when our clients are happy and excited, whether they are buying

or selling a home, smiled Judy. Our business is all about the people, not about the money.

The johns family team are true team players and pride themselves on making the

buying and selling processes seamless and effortless. Their use of current real estate

technology is at the core of their business. One of the most popular tools they offer their

clients is the johns family team real estate app. This app is cutting edge and can be used

by their clients on the go, wherever they may be, to find in depth information on listings

We anticipate our clients needs and provide tools for them before they even realize

what their needs may be, noted Steve. We understand that if communication is open

and often, they will feel confident throughout the process. It is our job to mitigate

potential stress, guide our clients through the process and keep them informed and

    educated from start to finish.

In an effort to de-emotionalize the selling process, we talk to sellers about a house,

explained Judy. And we talk to buyers about a home, because we understand what

an emotional experience it is to purchase their next home.

Of course, every successful business understands that keeping a keen eye on the

bottom line is an integral part of the health of the business, but that truly remains

secondary to what this family oriented team takes to heart every single day.

Sure, we have to run our business by the numbers, but at the end of the day, it is

all about transforming lives of buyers and sellers, as well as the lives of our team

members. If we maintain our focus on that ideal, then everything else takes care of

    itself, said Steve.

Despite their obvious prowess for the heart of real estate, the johns family team will

be the first to admit they are not perfect. If we are aware of something that needs

correction, we immediately take of it, stated Judy. We are here to correct, not pro-

    tect is our motto.

Added Steve, We realize that there is always room for improvement, and we are

constantly learning through continuing education classes, seminars, conferences and

master mind groups. We want to make sure we continually deliver the best service we

possibly can to our clients and not only exceed their expectations, but also our own in

the process. When we grow as a team, we are in a better position to serve our clients

    at a higher level.

Above all, engaging in a real estate transaction with the johns team translates to

experiencing exceptional caring customer service, open and honest communication, a

positive experience delivered with purpose, commitment and determination, and most

    important, a successful closing process.

Once you become a part of this dedicated family team, you will undoubtedly also

    become a raving fan.

Its our pleasure and our honor to have delivered or that we will deliver in the future,

the best real estate experience to all past, present and future clients, smiled Judy.

  • Mike Phillips is the kind of real estate professional whose passions and ambitions

always seem to be on full throttle. He presents as enthusiastic, high-energy and

committed to getting the best results for his clients. Having been ranked not once

but twice by The Wall Street Journal and Real Trends as the #1 Realtor in the US

at one time strongly supports the notion that he is one-in-a-million, but the

tenacity he has for the world of real estate strongly suggests he might just be

once-in-a-lifetime. Either way, Mike has cornered the market when it comes to

setting himself apart from the pack as the top broker in the industry.

The very least you should know about Mike: He owns two offices and oversees

100 agents; he was originally licensed in 1999 and started his Century 21 All-Pro

franchise three years later as owner/broker; he was born in Georgia but moved

around appreciably, and spent the better part of his formative years in Newport

Beach, California; and he bears no shame reflex in admitting he never wants to be

the smartest guy in the room.

If I am the smartest guy in the room, then I am in the wrong room, he noted.

I always want to learn more.

Still, Mike presents an esoteric fountain of knowledge when it comes to all things

real estate and his mere presence commands attention and respect. He renders

a no-nonsense approach to his business and is comfortable when it comes to

speaking his mind and enjoying the results: Home ownership is for everyone.

Mike was certainly born with a competitive spirit, but he prefers to shine the

light on those with whom he works. He understands that this business is one of

pure give and take. He gives credit where it is due and will take the blame when it

    is necessary.

Not only does he continually feed his appetite for knowledge academically as an

instructor for the HUD/REO continuing education class at KCRAR, where he has

not only taught thousands of students but has also learned a great deal in return

from them, he also turns to veteran Realtor, Marshall Stapleton, who brokers Mikes

Blue Springs, Missouri office, as a true genius from whom so much can be learned.

Marshall is a legend, Mike emphasized. He is a Realtor Emeritus. He is

amazing, incredibly smart, energetic and an esteemed gentleman, as well. I could

not do what I do without him.

Itd be a challenge to find someone who can simultaneously out perform and out

market Mike. For example, in 2008, he realized 1,148 real estate transactions and

had a total sales volume of $68.2 million. With sellers, he is all ears and will intently

listen to their needs, and buyers know that Mike will work tirelessly on their behalf

in order to fulfill their desires in home ownership. Backed by an extremely talented

penchant for learning and spreads the wealth in

    that regard.

We achieve our fantastic productivity per person

ratio by training and teaching our staff hands-on

using the most advanced technology in the real

estate world, he emphasized. Our top 10 agents

have sold more houses this year than any other

    local offices.

One of Mikes greatest passions rests in work

force, blue collar, affordable housing. No one else

has sold more HUD homes than he has. He

aggressively lists and markets them and takes full

advantage of all technologies to keep his listings

viable and active. Partnering with that interest is his

passion for diversity, and his office embraces all

cultures and enjoys team members of different ethnicities and lifestyles.

Mike is also well versed in the art of streamlining his operations. In addition to

his agents, he has a staff of four who are wholly committed to take on any and all

projects and are treated as business partners, not simply employees.

We build careers here, emphasized Mike. My team is with me for the long term.

Mike fancies himself somewhat of a matchmaker, too, when it comes to

effectively partnering buyers with Realtors. As he sees it, it is his job to make the

phone ring for his agents. He does this by marketing the heck out of the listings

    on over 600 different websites.

I like to match our buyer inquiries up to synchronize with our Realtors,

considering expertise in certain areas, the personality compatibility and social

communication style, he said. This way, everybody is very happy with who they

    are working with.

He has successfully learned to navigate his business with seemingly flawless

execution, but it truly takes an all hands on deck mindset to achieve that success.

We are a competitive yet cohesive group of professionals with a rising tide lifts

all ships mindset, he noted. Our office culture is important to our successes and

our agents well being and happiness. All of this reflects in the quality of our work

and in the end, the most important part, the satisfaction of our clients.

  • Dont let the rookie title mislead you. Even though she has been a real estate agent

for a year, Sara Snook has the mindset and work ethic of a seasoned professional,

buoyed by the determination of one who truly wants to make a positive impact in

the industry. When she decided to make the transition from her former career in

financial services to real estate, it was as if she was destined to make her mark in

    this arena.

Being in real estate is something I have always wanted to do, this Platte

County native and resident reflected. I graduated from college with a degree in

Housing and Interiors and worked in interior design after college. Helping people

with their houses has always been an interest of mine, only now I do it in other ways.

But before Sara made that leap to follow the true passions of her heart,

she spent 20 years working in financial services, but realizes the lessons and

experiences from that endeavor can still be readily applied to her work today.

I worked for an investment company for 20 years, she said. But now I have

come back to my passion and help people with the biggest investment they will

    ever make buying a home.

Working as an agent for broker Stephen Smith of RE/MAX Revolution in

Gladstone, Missouri, Sara is licensed in both Kansas and Missouri and literally hit

the ground running when she began her business.

I have been able to do a variety of transactions, including farms, residential and

small commercial, she noted. She also has business partners in the auction and

large commercial arena which allows her to be ready to help no matter what the

    property or situation.

Needless to say, Sara has built a strong repertoire of great business partners.

To what does she attribute such accelerated velocity with respect to her success?

For me, it is all about client care, she said. I am very organized and stay on

top of things and I also love the variety of the work. My clients are my top priority.

Sara still employs that designer eye; only this time it is less on paint color and

furniture placement and more specifically on structural issues, such as cracks in

    the walls or foundation problems.

As a representative of my clients, I look for imperfections in prospective houses.

It is my job to do everything in my clients best interests, she explained. Its one

thing to not be satisfied with the paint color, as that is easy to change, but when

it comes to the bigger issues such as foundation and structural problems, thats a

    different story.

Just as Sara provided investment advice to her clients when she worked in the

financial services industry, she still defers to the skills of providing wise counsel

    and guidance to her clients.

  • If I feel a particular home is a bad

investment, I will let my clients know,

Sara said. I want to ensure they make

a wise choice. I always do my due

diligence to make sure my clients are

    fully informed.

Sara is grateful and humbled by the

amazing support provided to her by

her Broker, and everyone in the office.

    I am surrounded by outstanding

professionals in my office, emphasized Sara. We are not in competition

with one another. Instead, we help each other out. I love the people I work

with, including my clients and business partners.

While Sara focuses on being a true educator for her clients, she does

so by virtue of attentiveness to her own development.

I continually set goals for myself which I review regularly to help stay

on track, she emphasized. Sara has two degrees, including a Masters

degree in Management and training in negotiation, as well as project

    management.

All of that training has come full circle to allow Sara to be a trusted

    advisor to her clients.

My entire background has brought me to this point, and I can draw upon

the tools and information I have acquired over the years for each and every

    transaction, said Sara.

And if you inquired of Sara about her sales figures in the past year, the answer

does not come quickly. Its not because she doesnt keep track. Its because her

focus is on a higher level.

Nowhere in my business plan does it say to sell the most real estate in Kansas

City, she commented. My goal is to be the most professional and deliver a high

    degree of client care.

Highly involved within the community, Sara is a member of the National

    Association of REALTORS, the Kansas City Regional Association of REALTORS;

the Womens Council of REALTORS; and the Multiple Listing Service. She is

Dreams in Smithville and her newest location in Platte City, Missouri, her bottom line

is not measured in dollars and cents, but in acts of service rendered selflessly from

the heart. Being a real estate agent is simply a side benefit of who she truly is.

Patty grew up in the Platte County area so she knows this land like the back of

her hand. Born of homegrown sensibilities and a natural desire to be of service to

others, her undeniable heart of compassion can be seen in all she does. She loves

this area. Its where she raised her two sons and its where she leaves footprints

of service all over the land. She eagerly maintains a steady finger on the pulse of

all the activity that makes her hometown exciting.

She is also the kind of real estate agent who is not afraid to throw on some

jeans and boots and trudge through a muddy field if that is what it takes to get the

job done and the property sold.

I dress for the walk, she noted. I have walked many acres of land with clients.

An award-winning and highly respected real estate agent specializing in the

Platte County and Clay County areas, Patty has extensive experience within the

rural and farmland in these areas, as well as the towns in these counties including

Platte City, Smithville and in all small towns throughout the area north of Kansas

City. Sure, she can assist buyers and sellers in a wide range of price brackets,

markets and neighborhoods, but her heart leans heavily towards the rural aspects

of real estate. In fact, out of the 189 closings she secured in 2014, roughly 75%

of them were located on rural routes.

Its all I know, she confessed. Its where I grew up. I am really just a small

town, country person who appreciates friendly and honest people.

As the recipient of the U.S. Department of Agriculture Award for Rural Development

multiple times through the years, Patty has secured her spot when standing on

the mantel of experienced rural real estate agents, and even though buying and

selling any type of property requires the proverbial stack of paper work, Patty

appreciates a mindset where a handshake can unofficially seal the deal.

I get to work with some of the friendliest people in this market, she smiled. Not

only are they great people, but many of them become good friends.

Not only is Patty a go-to realtor within the rural market, she is an educator, as

well. After all, she wants to make sure her clients get the best deal possible. She

understands that listing and marketing land for sale can be challenging, especially

when the market gets a bit persnickety. Its one thing to just tidy up the property.

Its another thing to get it ready for sale. Pattys job is to ensure a property is ready

to list and its also her job to ensure that buyers get the best price possible on

    that property.

  • And understanding rural properties

is not just about knowing when to

lace up your work boots. It takes a

    comprehensive understanding of the

    lingo and environment.

With a rural property such as

farmland, I have to know what is

tillable; what is treed and wooded and

what the farmer is currently making on

    that property, Patty explained.

Rural real estate can sometimes seem like a daunting matter to a lot of folks, but

Patty stands by her clients every (sometimes muddy!) step of the way. In fact, its

a good thing that Patty often has a bit of mud on her boots, as that is something

in which her clients can put their trust.

They dont care about my outside image and appearance, she smiled. These

are farmers. They just want to know I am doing everything in their best interests,

and if that means trudging across the field with them, then that is what I will

    happily do.

Patty remains consistently on top of her game and brings her all to the table so

the client can have the necessary tools, knowledge and information to confidently

engage in a successful transaction. As an experienced agent in rural properties,

Patty tirelessly tends to the details and can articulate about soil types, water rights

and zoning rights, all without losing anything in translation. She will also confidently

guide clients through a plethora of complicated issues, including property taxes,

easements and encumbrances, proximity to neighbors, overall infrastructure, and

perhaps even a good old story or two about the land and its previous owners.

When assisting clients in buying or selling rural property, it is imperative to select

an agent who can make the transaction seamless and, yes, even fun. Patty has a

long history of rural sales and is outstanding in her field, literally and figuratively.

Despite its laid back appeal and ambiance, rural real estate is a complex

business and should be handled by someone who truly understands the subject

matter. Patty has that understanding and is indispensible to her clients when it

comes to eradicating any surprises at closing time. Patty does her homework for

pursue a career allowing her to expand upon her innate talents, passions and skills, she had

no idea at the time that a new door would open up that would allow her to continually open

doors front doors, that is to people all over the KC metro area.

With over 33 years of real estate experience, Suzy stands at the helm of The Goldstein

Team, a name that is synonymous with setting the gold standard in the real estate market,

particularly with respect to high-end, luxury, million-dollar homes.

Suzy essentially hit the ground running when she acquired her real estate license in

1983 and shows no signs of losing any acceleration now, delivering the best in service,

knowledge and expertise to her clients.

Suzys natural tenacity and unwavering enthusiasm led her to become an award-winning

Realtor from Day-1. A licensed Realtor in both Kansas and Missouri, she initially worked with

Kroh Brothers, which later become the J.D. Reece Company. In her first year, she was

heralded as Rookie of the Year, and as she continually gained momentum, she escalated

to Associate Broker and then a founding member of the Hallbrook Realty Team, which

positioned her to reign within the luxury real estate sector.

Suzy was hand-selected by Jerry Reece as one of four on-site agents when development

on the prestigious Hallbrook subdivision commenced in October of 1987.

I was fortunately selected by Jerry Reece for the Hall family marketing, and that

connection put me in sync with the upper-bracket market, recalled Suzy, who mainly

works with sellers now, but has three Buyer Agents on her team, as well as an expert

    leasing agent.

I have a special body of knowledge of homes in Hallbrook and am a community expert

for the neighborhood, considered to be the premier upper bracket development in the

city, said Suzy. I sold the last Hallbrook lot for nearly $1 million! Now our focus in this

    community is on luxury re-sales.

One of the most prestigious addresses in the metro area, Hallbrook encompasses 720

acres and is home to 485 families. Since its inception, the Hallbrook Team and the Goldstein

Working in the million-dollar-plus is not for the faint of heart, however, and Suzy appreciates

When working with clients in the million-dollar market, The Goldstein Team appreciates

These are very successful people and expect us to be professional home-marketing
