onzalo and Anna  Alejandre, ownersof Panaderia La

Michoacana at Lincoln’s616 5th St., may be theultimate optimists aboutLincoln’s commercialfuture.

Other business owners would do well to share intheir optimism. They’reexpanding, not closing.

In business at their cur-rent location since May 1994, they have recently expanded their store to

include the former realestate office next door.

“Our business is goodand we could use theroom,” according to co-

owner Gonzalo Alejandre.  When the real estate

office owner offered the  Alejandres the soon-to-be-vacated space and thebuilding’s owners con-curred, they jumped atthe opportunity.

The expansion isexpected to be completedby mid-to-late June,according to the Alejan-dres.

Their former andadjoining store is being changed to house pro-duce as well as rice andother staples.

  With the larger com-bined store open, the Ale-  jandres are looking for-  ward to expanding theirproduct lines to includefoods from the Caribbeanas well as South Americancountries to meet increas-ing customer demand.

Their extensive andunique assortment of meats and marinades willcontinue to be a center-piece of their store offer-ings.

 And, despite expanding their food offerings, the Alejandres are committedto maintaining the bakery stock and standards thathave made them localcelebrities.

Gonzalo, in particular,is proud to be continuing a family tradition of bak-

ers that has included hisfather, grandfather and

uncles.  A former baker with

Colombo’s commercialbakery, Gonzalo and  Anna opened their firstbakery in Yuba City whileliving in Rocklin in theearly 1990s. However, thedaily commute grindcaused them to look forstore opportunities closer

to home.They found that oppor-

tunity when they discov-ered a florist at their cur-rent site that was willing to issue a five-year lease with an option to buy. The  Alejandres seized thatopportunity, opened theirLincoln bakery and exer-cised their option to buy  when the lease expired.

  When asked to cite

accomplishments, the  Alejandres noted solid

relationships established  with customers over the years.

 According to both own-ers, these loyal customersmade it possible for thebusiness to weather therecent lean economic  years and provide thebasis for the optimismand confidence the own-

ers have in Lincoln’s eco-nomic future.

 A t this time, there is asteady stream of inventory (homes

for sale) in the Lincolnand Rocklin area. Some

say prices may still becoming down as they have continued to do, forthe last several years.

It still appears to be abuyer’s market in ourarea. Buyers who wanthomes, who have decentcredit and a little money for a down payment are ina strong position to takeadvantage of this incredi-ble economic situation. It

is possible today to buy ahome and have a lowerpayment than renting.

For the investor, it’s thefirst time in around 60  years for a non-owneroccupied home to have a

positive cash flow on theirinvestment.

Most of the expertsagree that our marketbottomed and along withthe rest of the economy   will start a long gradualrecovery. Foreclosuresrepresent 45 percent of 

sales in California and Arizona, and 28 percent of all existing home salesduring the first threemonths of 2011.

This means that there will be a steady stream of 

affordable housing for thenext 18 to 24 months. It is,however, getting better.There were 158,000 dealsinvolving distressed prop-

erties nationwide during the first quarter of this year. This is less than half the nearly 350,000 during the same period two yearsearlier.

If you are looking tobecome a homeowner, you are in luck as housing affordability hit a new record high in the firstquarter, surpassing theprevious high set in

fourth-quarter 2010,according to an index released by the National  Association of HomeBuilders and Wells Fargothis week.

The Housing Opportu-

nity Index found that 74.6percent of new and exist-ing homes sold in the firstquarter were affordable tofamilies earning the

national median incomeof $64,400. That’s up from73.9 percent in the fourthquarter of 2010 and it’sthe highest level recordedin the more than 20 yearsthe index has been meas-ured.

“With interest ratesremaining at historically low levels, today’s reportindicates that homeown-ership is within reach of 

more households than ithas been for more thantwo decades,” said BobNielsen, chairman of theNational Association of Home Builders, in a state-ment.

Here are some tips forgetting your offer accept-ed in this competitivemarket.

• Avoid too many con-

tingencies. If you have tosell your home to buy thisone and are making youroffer contingent on thatsale going through, itmakes it less certain you will get your offer accept-ed and makes it less likely the seller will feel com-fortable with many finan-cial incentives. The onecontingency you always want to include, especial-

ly in this market, is that your offer will appraise atthe purchase price. Alsotry to keep the loan con-tingency in place until  you get final loanapproval.

• Keep offers as simpleas possible, especially   when you are asking forsellers to pay fees. If youare asking for a lot of sell-

er participation, go easy on the price discount as itall affects the amount theseller will net.

• Always try to see itfrom both sides andremember the goldenrule, treat others as you want to be treated. In thelong run this is the best way to negotiate.

to do dental procedures

on dogs and cats, com-monly referred to as,“anesthesia-free dentals.”

The general public pic-tures a dog or cat dentalas being a routine teethcleaning. Anyone coulddo that. Or can they?

  Anesthesia-free dentalsare definitely a cheaperoption for pet owners butare they effective? Visual-ly, the pet owner sees only 

the outside surface of theteeth.

One of the unseen sur-faces is below the gumline, the most importantaspect to consider in thedevelopment of peri-

odontal disease and sub-sequent tooth loss.

Several other tooth sur-faces are not visible to theowner, including the sur-faces next to the tongue.

Tartar and plaque formon all surfaces. So whenFido comes home with

clean teeth after an “anes-thesia-free” scaling orbrushing, the lay personhas only addressed asmall percentage of thetooth surface.

It is the surface that

owners can see so they donot know that the remain-ing surfaces are stillloaded with bacteria, tar-tar and plaque. Thoseother surfaces neverreceive care.

Lay people are also nottrained to visually inspect

the mouth cavity, tonsilsand pharynx for draining abscesses, foreign bodies(sticks, foxtails and bonefragments), cancer, ordevelopmental abnor-malities.

 A thorough dental doneunder anesthesia is somuch more than cleaning the teeth! So why does adental at a veterinary clin-

ic have to cost so much?

  When a dental is per-formed at a veterinary clinic, a number of addi-tional costs are involved:pre-anesthetic blood work, IV catheters, med-ications, possible extrac-tions, dental radiographsand tooth bonding, to

name a few.But the true dental

starts way before the petis anesthetized. Your vet-erinarian starts with athorough exam of theheart, lungs, internalorgans, head and oralcavity. This is usually fol-lowed by a blood panel todetermine how healthy the pet is internally and

how well the pet is able to

handle the anestheticprotocol.

  Anesthetic protocolsare not identical, and

 your pet will have a seriesof medications that arespecifically tailored to your pet’s needs.

 An IV catheter is placedin a vein with fluid deliv-ered to maintain ade-quate blood pressure,help the pet recover morequickly and keep the kid-neys happy and function-ing.

Once the pet is anes-

thetized, a more compre-hensive exam is per-formed on the mouth,teeth are charted and allabnormalities are not-ed. The teeth are cleaned,polished and given a fluo-ride treatment.

If additional proce-dures are needed, ownersare called at that time andgiven an estimate for the

extended services. Dental

radiographs and toothbonding as part of a com-plete dental are becoming fairly routine and are a

  wonderful way to pre-serve teeth with smallfractures.

So, as you can see, a realdental is so much morethan brushing or scaling the outside surface of theteeth.

 Your veterinary staff is  your pet’s first line of defense in addressing dental disease, oral can-cer and a series of other

health-related issues.Rather than doing

arbon monoxidedetectors are the

latest devices thatCalifornia law requires beinstalled in your personalresidence this year.

California’s Health andSafety Code now carries arequirement that all exist-ing single-family dwel-lings intended for humanoccupancy must have acarbon monoxide detec-tor installed not later thanJuly 1.

But there’s little reasonto panic as the devices arerelatively inexpensive and widely available at home-improvement stores.

Furthermore, the likeli-hood that the carbon-

monoxide police willcome knocking at your

door to inspect for thedevices on July 1 isremote.

In fact, there is no pro-vision for anyone toinspect your home for thepresence of such devices.But, if you’re planning tosell or rent a home orapartment, expect to signdocuments attesting tothe presence of the detec-tors or face a hefty fine.

Carbon monoxide is anodorless, colorless gasproduced by the combus-tion of any fuel such asgas, oil, kerosene, wood orcharcoal. Citing the U.S.Environmental Detection

  Agency, the CaliforniaHealth Code states that

“... a person cannot see orsmell carbon monoxide.”

“At high levels, carbonmonoxide can kill a per-son in minutes,” accord-ing to the law. And,according to the Califor-nia Air Resources Board,“carbon monoxideaccounts for betweenthree and 40 avoidabledeaths, possibly thou-sands of avoidable illness-

es, and between 175 and700 avoidable emergency room and hospital visits.”

Convinced?Home detectors can

run anywhere from $20 to$60 and come in a variety 

of well-known brands.Just be sure that you pur-chase a detector that isUL listed and avoid

devices that look likecheap knockoffs.

 You can expect to findfour basic detector types,according to Doug Brown with the Sun City LincolnHills Neighbors InDeedhandyman group. Detec-tors can be (1) AC “plug-ins” with backup battery,(2) battery-only, (3) hard- wired or (4) combinationCO detector and smoke

alarm.Brown said that “the

first option offers ease of installation and long-term efficiency. You cansimply plug it into anavailable outlet.”

But, Brown cautioned,“Make sure a back-upbattery (in case of poweroutage) is snapped into

place and you’re done.”Battery-only detectors

can be convenient be-cause you’re not limitedby existing electrical out-lets. Just attach them to a wall, usually with screws.

Hardwired detectorsrequire more costly pro-fessional installation andcombination alarms may be impractical if youalready have installed

smoke alarms.Brown notes that rec-

ommendations vary regarding the number of devices to install. Howev-er, using Lincoln Hillshomes as a guide, one

near each sleeping areashould be sufficient.

Follow the manufactur-er’s instructions and

install detectors severalfeet – six feet would begood – away from stoves,fireplaces, gas dryers, fur-naces and bathrooms,and in an area where aircirculates freely, Brownadvised.

Recommended sitesinclude hallways andareas leading to the bed-rooms. It’s important todetect the gas before it

reaches the bedroom.The new law notwith-

standing, this is a clearcase where a few dollarsspent in detection canreap huge dividends insafety.

 Y ou’ve spent a busy spring gathering material to pay your

2010 state and federal

income taxes. And hope-fully you learned a few lessons in the process so  you can plan for next year’s taxes.

But tax planning is only one part of your overallfinancial life. You’re notoff the hook for planning the rest of your financiallife for the remainder of this year ... or for the yearsto follow.

  Although professionalhelp is available, usually at some cost, this is a do-it-yourself project formost. And it can be a fam-ily affair with all membersproviding input.

It may help to think of  yourselves as a business. And, like a business, youshould have goals. So, write those down first.

Typical family goals arebalancing income andoutgo, paying off the

credit cards, saving for thechildren’s education, sav-ing for retirement andestablishing an emer-gency fund. If you need toreplace an aging vehicle, write that down as well.

The more adventurousmay wish to eventually open an investmentaccount with an invest-ment brokerage firm.

  Your starting point ispreparing a budget.Remember, a budget is

basically a spending plan.It documents where yourmoney comes from and  where it goes. Although you can use a commercialcomputer program tohelp set up a budget,that’s not essential. A pen-cil and paper work justfine.

  You should agree onone member of the family 

as your project manager

and recorder. This is typi-cally one of the parents.

The recorder can be theproject manager oranother family member,even the kids with someparental oversight. Meetoften during the month to

discuss progress.  You can use this as a

learning experience for  your children. Financialliteracy is learned behav-ior and there is no betterplace to learn aboutfinancial responsibility than in the home.

Begin with yourincome. Look at the tax returns you just filed.

How much did you make

in 2010 and what were thesources?

Next, track your spend-ing for a month. Keep a  journal and record how   you spend your money.  You should also make alist of irregular expenses

that may not occurmonthly but must beaccounted for over the year, such as property tax-es, auto insurance andmedical spending. Theseare tougher to capture but you need to include them.So make some realisticestimates.

If you spend more than  you have cash to cover

and you put that on a

credit card, remember torecord that.

  At the end of themonth, calculate your

results. Look at yourincome and outgo. If youhave an uneven result -more spending thanincome - you need to pri-oritize that spending.

 What can you do with-out or what spending can you reduce?

For example, look at  your cell phone chargesand see if you can do witha few less features. Is your

deluxe cable plan really necessary or can you do with less? You get the idea.

Do you have a provisionfor savings and invest-ments in your spending list? If not, you need toadd that.

  When building yourbudget, that’s the firstitem on the spending list.  As the saying goes, “pay 

 yourself first.”

get any better than what you can experienceat Big M Fishery, a 20-acrefishing and recreationalsite located approximate-ly five miles west of theLincoln Airport, just off Nicholas Road.

This unique fish farmfeatures five fishing pondsranging in size from ½- tofive-acres teeming withcatfish, trout, blue gills

and bass plus several pic-nic areas to prepare thefish you’ve just caught.That would be catfish andtrout because blue gillsand bass are catch-and-release only, plus whatev-

er other dining morsels you’ve brought with you.

Big M will celebrate thiscoming Father’s Day on

June 19 at Big M with acatfish fishing derby from10 a.m. to 2 p.m. The$22.50 per person entry fee gets the anglers lunchas well as a chance to winthe grand prize, a seasonpass to Big M. Second andthird place prizes are a$45 and $30 gift certificateto Big M Fishery, respec-tively.

  With a staff of five, all

either Lincoln HighSchool students or gradu-ates, Big M gets highmarks for customer serv-ice and efficiency.

One customer recently exclaimed, “What a great

place to fish.” Citing thefriendly and helpful staff,the customer continued,“... it’s a great family envi-ronment.”

General Manager MattParr, or Big M, which is hisfather’s nickname forhim, circulates continual-ly among the guests,exchanging comments

measuring levels of cus-tomer satisfaction.Staff will clean the

freshly caught fish for asmall fee, freeze it while you catch more - there areno limits - and finally putice in the plastic bags tohold your fish for the triphome.

Or you can barbecuethe fish on site in one of the picnic areas. Big M

has charcoal barbecuekettles for patron use and

they ask that you bring abag, although they havesmall bags to purchase foremergencies.

The pricing structureincludes a basic $15 tofish all day, allowing youtwo pounds of trout orcatfish, the only fish youcan catch and keep. Youpay extra for anything over two pounds. Bring  your own fishing pole or

rent one of Matt’s.  And you don’t need a

fishing license for this. Big M Fishery is licensed by the California Depart-ment of Fish and Game.So the licensing issueshave been taken care of for you.

 While the overall fishing season at Big M runs fromthe first weekend inMarch through the last

  weekend in November,  with a two-week bonusopening at the end of December, the trout sea-son is shorter, lasting only through Memorial Day.

Catfish are availablethroughout the farm’snine-month season.

 According to Parr, “rain-bows are the best eating.”But, he allows there issome subjectivity in that

opinion as many patronsprefer the catfish.

Until 1991, Big M Fish-ery 20-acre site was a ricefarm. Then Matt and oth-er family members - Big M is still a family opera-tion - fulfilled somedreams and opened theirventure with fresh well- water ponds.

Matt, with several years’business experience in

the hospitality industry, isthe Big M general manag-er and on-site trouble-shooter.

Season weekends rou-tinely see between 75 and90 anglers testing theirskills, fulfilling Parr’s stat-ed goal, “to provide agreat family experience.”

C

eviche is a refresh-ing dish that has its

roots in Latin American cuisine.It is typically made with

some sort of raw seafood, which is then marinatedin citrus juice. The acidfrom the citrus actually cooks the seafood as it isbeing prepared.

The ceviche recipe isthe creation of Joseph

  Arragon Jr., head chef atTres Agaves, located at the

Fountains in Roseville.The dish is a balancedcombination of citrus andheat, with sliced habaneropepper adding just a littlebit of kick to the light cit-rus marinade.

The fresh tomatoes, redonions, julienne carrotsand crispy tortilla chipsadd freshness and texture.

  Arragon says to enjoy the dish with an ice cold

beverage on a warmspring or hot summer day.Look for fresh sushi-gradeahi tuna, combine it with

the simple citrus mari-nade and share with twoor three of your friends.Enjoy!

Tres Ceviche

Fresh/raw ahi tuna,quarter diced – 4 ounces

English cucumber,diced – 2 ounces

Red onion, diced – 2ounces

Cilantro, chopped – I

tablespoonTomato, diced – 2

ounces

GarnishesTortilla strips¼ avocado, fan for gar-

nishCarrot, julienne – 1

ounce – garnishSerrano chilies, match-

stick ¼ lime wedge

Ceviche dressing2 cups orange juice1 cup lime juice¼ cup ketchup¼ cup extra virgin olive

oil1 ½ tablespoon kosher

salt1 chili habanero cut in

half and dunked in mixeddressing 

Mix ingredients welland chill for about twohours with habanero pep-per. Remove the pepperfrom the marinade beforemixing.

To make ceviche, com-bine all chopped ingredi-ents and toss with dress-ing. Arrange by prefer-ence with various gar-nishes.

Umbrella tables aregreat patioaccents. But for

  Auburn resident Margu-rite Palmatier, they need-ed a little extra oomph.

“I lived in a neighbor-hood where everyone hada courtyard,” she saidrecently. “I’d take my sonout in the courtyard andhave coffee while heplayed. I’d look at theumbrella table pole andthink someone should dosomething to make that

look nicer.”So Palmatier got to work 

and came up with whatshe calls “brella pots.”

“First I drew them onpaper and then made onein clay,” she said. “I took 

that to a patent attorney   who patented three(designs). I have the pot,the tray and another pot with four sections.”

It was a logical projectfor Palmatier, who is anavid gardener.

She believed so strongly in her invention that sherefinanced her home tocome up with the costs forthe patents, professionaldesign and manufactur-ing. Now she hopes others will embrace her efforts.

The specialty plantershave a hole in the center

to fit around an umbrellapole. They are 15 inchesaround and 4 and a half inches tall. There are pop-out holes for drainage.The colors she chose areterracotta, white and

hunter green.“I figured those were the

most popular colors,” shesaid. “The pots are madeof plastic so they’re not

heavy.”She also developed arubber gasket so that theumbrella pole can accom-modate hanging flowerdesigns.

  While she originally envisioned using theplanters for flowers, herbsand other greenery. She’ssince realized they havemultiple uses.

“Just about anything 

 you want as a serving con-tainer,” she said. “The tray can be used as an acces-sory tray as well.”
