Shanghai Taipingqiao

Shui On Land’s first large-scale, “city-centre master-planned community” project, in Huangpu, Shang-

hai. SOM Co., Ltd. (Skidmore, Owings and Merrill, LLP) is master-plan consultant of the overall com-

munity development. The project, with a planned site area of 520,000 sq.m., provides a total gross

floor area of approximately 1.27 million sq.m.. The project is comprised of several main components:

historical redevelopment zone Shanghai Xintiandi in the west; premium offices in Corporate Avenue in

the North; Luxury residential area Lakeville in the South; mixed-use shopping and entertainment

business centre to the East, and an artificial lake and greeneries at the centre.

Shanghai Xintiandi

Xintiandi is a fashionable Shanghai landmark. Here you can discover the city's premier gathering place

to relax and take in historical surroundings, while enjoying local culture. Here you can enjoy a journey

through the heart of Shanghai’s best-preserved Shikumen - the city’s distinctive traditional residential

architecture. Nowhere in Shanghai offers a greater concentration of culture, lifestyle, dining and fash-

ion. This collection of images gives an idea of all that's available in Xintiandi, and it is comprised of

North Block of Xintiandi, South Block of Xintiandi and the new Xintiandi Style. North Block of Xintiandi

and South Block of Xintiandi bring together the traditional architecture of the Shikumen and modern

dining, recreation and culture. Xintiandi Style, with its innovative and cutting-edge designs from home

and abroad, is a cradle for domestic designers and a bridge between domestic and foreign designers,

developing Shanghai Xintiandi into a highlight of Shanghai.

Xintiandi Style

Xintiandi Style is the 3rd phase of Shanghai Xintiandi – Shanghai’s landmark culture, lifestyle, dining

and fashion complex. It combines East and West, as Shanghai’s distinctive Shikumen (stone alley

houses) merge with modernity. Xintiandi Style introduces the latest goods and top fashion from all

over the world, focusing on designers new to China, such as Vera Wang alongside well-known Asian

original labels such as UMA WANG, BANXIAOXUE, JI CHENG, EVENPENNILESS and HAN LULU. Adding

to the excitement, celebrities Ashin, JJ have entered China’s fashion market with their own trend-

setting shops STAYREAL, SMUDGE. Xintiandi Style will be a platform for the communication between

local and international designers; the accelerator for local designers to get to the world’s stage.

Shui On Plaza

Shui On Plaza is a 26-storey Grade A office comprising a total gross floor area of over 65,000 sq.m..

Strategically located on Huai Hai Zhong Road, it is one of Shanghai's most prestigious office buildings

with tenants consisting mainly of major multinational corporations since its completion in early 1997.

This project has won the "Bai Yu Lan" and "Lu Ban" Awards, the highest acclaims for building construc-

tion in Shanghai and the Chinese Mainland, respectively.

Lakeville

This extensive up-market residential development covering a

planned gross floor area of approximately 534,000 sq.m. is lo-

cated on the southern side of Taipingqiao Lake in Shanghai. It is

within walking distance of the renowned shopping and enter-

tainment area Shanghai Xintiandi, the Huai Hai Zhong Road

business district and a metro station at Huangpi Nan Road.

Phase 1—The Lakeville covers a total gross floor area of 46,000

sq.m.. Phase 2—The Lakeville Regency covers a total gross floor

area of 130,000 sq.m.. Phase 3—Casa Lakeville covers a total

gross floor area of 98,000 sq.m.. Phase 4 —Lakeville Luxe cov-

ers a total gross floor area of 89,000 sq.m..

HUBINDAO (sold)

HUBINDAO, the place where the event is going to be

held, is a new project of Shanghai Xintiandi which was

opened in October 2015 as the unique lifestyle shopping

mall in downtown Shanghai. The 5-story mall will intro-

duce catering, family experience, lifestyle retail and

other modes of business, involving mini meals, specialty

restaurants, children’ s paradise, home supplies, book

stores, personal care etc. There will also be some

brands which are introduced to China for the first time. Besides, a number of specialty stores have

started business there, including Starbucks ReserveTM, In & Out Lijiang Theme Restaurant, Taoyuan Vil-

lage from Taiwan, the largest Y+ Yoga Center in Shanghai, 2-story underground canteen and so on. As a

downtown destination of fun with multiple lifestyle and leisure choices and a convenient transport of

Huaihai Road CBD, it will surely meet the shopping and living needs of business professionals working in

Grade A office buildings in the area and residents of high-quality residential quarters.

Corporate Avenue (sold)

Corporate Avenue is on the Hubin Road at the north end of Taipingqiao Lake and adjacent to Shanghai

Xintiandi, the renowned urban retail and entertainment area. Corporate Avenue is featuring premium

grade A office buildings with commercial and entertainment complexes.

1 and 2 Corporate Avenue covers a gross floor area of approximately 98,000 sq.m., which recall the Art

Deco style that is characteristic of Shanghai's architecture in the 1930s. Featuring 2 premium grade A

office buildings and retail shops in podium. In July 2015, the Company divested 1 and 2 Corporate Ave-

nue to The Link Properties Limited. 3 and 5 Corporate Avenue is planned a gross floor area of approxi-

mately 166,000 sq.m. which includes 2 buildings will offer premium grade A office space. The project

has been achieved LEED-Core & Shell Pre-certification Gold level to offer an intelligent and green life-

style for tenants. The Company divested 5 Corporate Avenue to China Life in December 2013.

Rui Hong Xin Cheng

Located in Shanghai Hongkou District, with a total planned

site area of 455,000 sq.m. and a total GFA of nearly 1.70

million sq.m.. Benjamin Wood (Studio Shanghai) was the

masterplan consultant.

After obtaining the right of development in 1996 and

through 20 years of relentless endeavours, RHXC has trans-

formed Hong Zhen Lao Jie at Old Town, Shanghai, into an

international integrated community with quality residence,

leisure & entertainment, shopping, F&B, boutique hotel and

business ancillary facilities. It is now a landmark in Shang-

hai downtown, representing a new type of luxury living.

Chongqing Tiandi

Located at the centre of the city‘s Yuzhong District, its master planning was carried out by US architec-

tural consultant SOM, with a site area of 1.26 million q.m. and GFA 2.91 million sq.m. It’s a complex

that includes a prestigious residential area, commercial centre, leisure and entertainment facilities, de-

signed to be a unique new urban centre for Chongqing that combines world-class riverside attractions,

commercial premises, and public facilities. It is comprised of Corporate Avenue's super 5A-grade office

buildings, Jialing Central Mall, Chongqing Tiandi Leisure and Entertainment Quarter, an artificial lake

and a wetlands park, and The Riviera, providing top quality business and residential premises for global

financial institutions and commercial organisations in Chongqing.

Wuhan Tiandi

Situated in the Yongqing area of Hankou city cen-

tre, Wuhan Tiandi is located at the river front of

Yangtze River with an unrivalled view of the scenic

Jiangtan Park. With a site area of 610,000 sq. m,

it will have a total gross floor area of 1.63 million

sq. m.. SOM Co., Ltd. is masterplan consultant of

the overall community development. It is a mixed-

use city-core master-planned development com-

prising residential, office, hotel, retail, dining and

entertainment facilities. Its goal is to play a key

role in Wuhan’s internationalisation while comple-

menting its long-term planning and development

Wuhan Tiandi Plot B, with a gross floor area of

950,000 sq. m., began construction in January 2011. It includes a residential building area of 529,000 sq. m. and an office and retail building

area of 423,000 sq. m. B9 with a gross floor area of 65,000 sq. m. was put into use in the middle December 2012 and

Plot B11 with a gross floor area of 55,000 sq. m. was put into use at the end of 2013. In addition , Lot B13 of WuhanTiandi is on com-

pletely construction .This lot which is built as the first “International Family Community” of

Wuhan was sold out in July and was delivered in the end of 2014. Lot B14 of WuhanTiandi——“La Riva” has al-

ready been built. This project which is been constructed as the luxurious mansion with first-line riverview was delivered , and redefined the

standards of luxurious mansion in Wuhan.

Wuhan Optics Valley Central City Site

On 24 January 2017, Hua Xia Rising (Hong Kong) Limited, a joint venture company owned directly as to 50% by Shui On Land and 50% by CITIC, made a successful bid for a land in East Lake High-tech Development Zone, Wuhan. The Land is in the central area of Optics Valley Central City which is the

administrative services centre and business centre of Optics Valley.

Foshan Lingnan Tiandi

Situated at the centre of Zumiao Donghua Lane of Foshan, “Foshan Lingnan Tiandi” has a planned

site area of approximately 650,000 sq.m. with a planned gross floor area of approximately 1.50 mil-

lion sq.m.. SOM Co., Ltd. (Skidmore, Owings and Merrill, LLP) is masterplan consultant of the overall

community development.

The project preserves Foshan’s tradition as the

hometown of Cantonese Opera, pottery art, martial

arts and authentic Chinese food, and blends it with

fashionable elements and modern facilities for a

quality city-core integrated development .

With reference to the traditional Foshan town lay-

out, the project places commercial area in the

west and residential area in the east, with varying

building heights in the middle and high on the

South and the North. The design forms a “valley”

shape and provides a panoramic view.

Donghua Lane Area

Designed as a residential area, it includes The Impe-

rial, Park Royale, and Metropolis

Zu Miao Area

The commercial area is mainly running as pre-

mium office, hotel, retail destination and

shopping mall, with a small residential com-

ponent

THE HUB

Located at the heart of the Hongqiao Commercial District, THE HUB is the only commer-

cial complex that is directly connected to the Hongqiao transportation hub.

It covers a site area of approximately 62,200 sq. m. and provides a total GFA of

390,000 sq. m. Overall planning for the project was carried out by the renowned archi-

tecture firm Ben Wood. It will be a new landmark, providing business, leisure and enter-

tainment facilities for office workers in the Hongqiao Business District, residents in West

Shanghai, and the 75 million population living within an hour's reach via high speed rail.

Transportation Hubs

Transportation hubs connect business and city life, providing a one-stop “live-work-play” plat-

form with office space, shopping, dining, entertainment and arts performance facilities. They

KIC

Located in Wujiaochang sub-centre in the Yangpu District which is home to 10 major universities and

colleges, this project saw the successful transition from a manufacturing powerhouse to a center for the

modern creative service economy that keeps pace with the development of Shanghai towards an inno-

vation-focused city. This city-core development aims to create an environment that fosters technological

innovation and entrepreneurship similar to that of Silicon Valley, U.S., and to provide a knowledge-

based "Work-Live-Learn-Play” community inspired by the Left Bank in Paris. SOM Co., Ltd. is masterplan

consultant of the overall community development. The project covers a planned site area of approxi-

mately 480,000 sq.m., and a total GFA of approximately 700,000 sq.m..

munities, combining long tradition of university education, energy empowered by modern knowledge,
