Abstract:

With increased global competition for manufacturing, many 

companies are seeking , ways to gain competitive advantages 

with respect to cost, service, quality, and on-time deliveries,forcing companies to focus on the maintenance area by creating 

new techniques and practices to have a good level of 

competitiveness at the enterprise level. Maintenance has evolved 

greatly over time and every day is breaking the barriers of the 

past and is improving so some of the companies by its updates in 

the area have managed to develop this maintenance and large 

companies and some adopted the slogan "maintenance is 

investment not cost "which is a breakthrough in their thinking to develop their projects.

So this document, presents an overview of the latest trends in 

maintenance to help us get a better idea of this topic  

Introduction:

The investment currently made in the maintenance of 

the companies has increased in a manner causing considerable in many cases the companies were not prepared for such cases end 

up in bankruptcy.

This kind of problems every day adhere they are forming new 

companies begin to develop, and in the other cases companies 

outside the country are local, such enterprises if Chinese or 

Japanese in Latin American Countries.

The purpose which you have is to implement the knowledge and 

techniques to reduce maintenance costs, without neglecting.

The problems that arise, keeping the latest trends are 

focusing on doing an analysis of the most common faults in the

machinery use and keep track of them, trying to combat these 

risks so that every time there are less expenses . 

RESULTS:

Maintenance management has evolved greatly overtime. The first 

maintenance performed by companies was the call corrective 

maintenance, also called maintenance emergency. This kind of 

maintenance is to solve equipment problems when they 

fail, repairing or replacing parts or equipment damaged. These 

techniques became obsolete, since while the maintenance 

program is centered on the fault when it occurs, will involve high costs by lowering the declines in productivity and quality. This 

situation a rises preventive maintenance.

This is regularly reviewed equipment and replace certain 

components based on statistical estimates, often provided by the 

manufacturer. With this maintenance reduces the cost of 

unplanned maintenance 

planned and glitches, so that increases the reliability of 

the equipment but their main drawback is that presents very high costs. In the decade of the nineties A new trend in 

the industry, the so-called maintenance predictive or condition- 

based maintenance of equipment. Su goal is to provide sufficient 

accurate and timely information for decision making.

Increases in the use of computer-based planning systems have 

resulted in the development of computerized preventive 

maintenance systems that have proven to be successful in 

planning for maintenance labor and materials. Integrating 

planning methods with corrective maintenance tasks will help 

reduce breakdowns, make more efficient use of maintenance, and 

provide information for inventory control of maintenance, repair,

and operating materials.

•  One way to achieve the much desired objective of improving 

the availability, reliability, and cost is to 

encourage the outsourcing done by our maintenance 

activity.

This document structured so that first we will deal 

with modern maintenance techniques, not intermingled 

with the pure. It is absolutely necessary for 

the reader, as maintenance manager think your company 

is a very particular case and will receive no magic formula 

but this should do their part to implement their 

own techniques.

Reliability Centered Maintenance 

One of the most current techniques to implement organizational 

maintenance and significantly improve their results is 

the reliability-centered maintenance. This technique is 

based on the search for better results based on the following premises:
