    Nowadays, homeowners lookingto sell their homes know its not as easy

    to do so as it might have been a fewyears ago. A struggling economy hasmade it dificult for many homeownersto sell their homes for a price theyrecomfortable with.

    But the sagging economy is notthe only thing can make it dificult to sella home. In fact, a host of other things,some obvious but some not so obvious,can hurt a homes value as well.

    Location: A homes location isarguably its best or worst selling point.A home in a great location wont beas dificult to sell as a home in a badneighborhood. But location goes beyonda neighborhoods reputation, especiallyin recent years. Homeowners who livein a neighborhood or development withmany foreclosures might ind thoseforeclosed properties are hurting theirown homes value. Lots of foreclosurescould negatively affect a neighborhoods

    reputation, which might make a homewithin that neighborhood less attractiveto prospective buyers.

    Appearance: A homes appearanceis another obvious variable that mightaffect its resale value. Homeownersmight want their home to relect theirown individuality, but thats not goingto help when the time comes to sell thehome. If the exterior paint is out of theordinary, then it might be wise to choosea more traditional or conservativecolor before erecting the For Salesign out front. The same goes for ahomes interior. If the interior designis especially unique, a more traditionalinterior decor might help the home sellfaster.

    Size and style: Another thing toconsider when selling a home is itssize and style. A home that stands out

    on the block might be an attention-grabber, but thats not always attractiveto prospective buyers. For instance, acolonial sitting in the middle of a streetilled with contemporary homes willstand out, but likely for all the wrongreasons. It will likely appear dated andout of place, which is something buyersmight not want. In addition, if the homeis considerably larger or smaller thanthe surrounding homes, then this couldhurt its value.

    Non-conformity: In many ways,

    conformity is not considered anadmirable trait. But when selling ahome, conformity could make thedifference between a home sellingquickly or remaining on the market formonths if not years. When shopping fora home, buyers often shop in certainneighborhoods and towns and mightsee many different homes within agiven ZIP code. Homeowners withhomes that dont conform to others inthe area might ind it dificult to selltheir homes. For instance, homeownerstrying to sell a two bedroom home in aneighborhood illed with three bedroomhomes might notice their homes valueis not as high as that of surroundinghomes, regardless of the neighborhoodor how similar the homes exterior is tosurrounding homes.

    Age: Older homes might havecharacter and a sense of nostalgia, but

    appraisers take age into considerationwhen determining a homes value.And buyers tend to lean toward newerhomes for a number of reasons, not theleast of which is the feeling that newerhomes have far more modern amenitiesthan older homes.

    When it comes to a homes value,there are a host of things that couldultimately increase or decrease thatvalue in the eyes of prospective buyers.
