Shopping for a garden storage shed

Storage space is oen a covetedcommodity. Apartment dwellers seek outmore closet space, homeowners may desiremore acreage, and even children may wantmore space or their toys and belongings. Tepurchase o a storage shed could alleviatesome clutter issues and move items outdoors-- creating more space.

Household garages are no longer aspopular or storing vehicles. Instead, garagesare used to store the extra items that do not tinside the home. Many people even turn to sel-storage units or extra storage space. Accordingto the Sel Storage Association, the storageindustry earned roughly $20 billion in revenuesacross North America in 2010. It has also beenthe astest-growing segment o the commercialreal estate industry or the last 30 years and isconsidered to be recession-proo.

Garden storage sheds present anotherplace where individuals can keep items outo sight but easily accessible. As garagesll up with belongings quite quickly, manyhomeowners think about a shed purchase to atleast keep outdoor lawn and garden essentialsin their own place.

Te process o purchasing a shed is notas simple as nding the least or most expensivetype on the market. Tere are other actors thatcome into play when selecting a shed. Appearanceanddesign:Althoughthe unction o a shed is to store items out osight, the shed itsel will be in ull view in a

yard. Tereore, plenty o homeowners preersomething that has just as much aestheticappeal as it does storage capacity. An unsightlyshed can aect the overall appearance oa property, or even hurt the sale price orhomeowners thinking about putting the homeon the market. Its important to select a shed ina price range that also complements the style ohe home so it coordinates with other eatures. Some people choose to have a custom-builtshed that can replicate the architectural style othe home and even eatures the same siding andnishing materials.

Size:Shedscomeinavarietyofsizes,fromcompactlocker-sizedshedstolarge buildings that may even double as agarden room, pool room or kids playhouse.Homeownersshouldkeepinmindthatthesizeo the shed may have to meet local municipalityrules or additions or structural changesto a property. A larger shed may require a

permanent ooring material, such as concrete, and may be subject to permit applications andinspections, whereas a smaller shed may nothave such stringent requirements. Furthermore, certaintownsactuallymayrestrictthesizeandplacement o a shed i it intereres with trafc

visibility or impacts a neighbor in a negativeway. Sidingmaterials:Shedsareconstructedo various exterior materials. Some o the moreaordable options are metal or plywood andparticle board. However, these materials canbe easily compromised by rain and snow. Temost maintenance-ree materials are vinyl ormolded PVC-type plastics. However, thesemay look like cookie-cutout units and maynot have as much visual appeal. Cedar andwood are popular siding choices but wontbe maintenance-ree. Tey need upkeep andalso tend to be more expensive. But the costmay pay or itsel in durability as well as anattractive appearance. Minorenhancements:Toucheslikedecorative architectural eatures, windowboxes, shutters, or even simply planting shrubs

and annuals around the shed can make it anintegral part o the landscape instead o simplyan eyesore. Double doors will ensure largepieces o equipment can t inside the shed.Te addition o a pressure-treated ramp at theentryway provides easy access to the shed aswell.

Storage sheds can provide much-neededspace or homeowners. Certain eatures as wellas cost need to be actored into the decisionbeore purchase. Homeowners should comparechain home improvement stores as well asprivate retailers to nd a shed that is the best t.

Sheds can oer much-needed storage space in a homes backyard.

Improve indoor lighting and moodWant to improve your mood, productivityand general well-being? Consider turningon a light.

e psychological eects o lighting havelong been a subject o study. It has beendocumented that the intensity and qualityo light can impact the psychologicaland physiological well-being o a person, aecting daily mood. Te Mayo Clinicsays that a lack o adequate lighting canmake people eel depressed. Tats becauselight deprivation can aect the productiono the hormone melatonin, leading tophysiological imbalances. An abundanceo light can get bodily systems back incheck and also may be an alternative

    therapy or common emotional issues.

Lighting is such an important actor inmood that even stores and businessesstudy the impact certain lighting can haveon people and their impression o a space. In act, lighting design is an art and ascience. Lighting designers must have anunderstanding o the visual quality userso a space need or their health, saety andenjoyment.

e Illuminating Engineering Societyo North America lists the basic bodyo knowledge on lighting in the IESNAHandbook. It includes summaries orecommended practices based on researchand consensus o successul lighting orspecic applications. But individuals dontneed an extensive knowledge o lightingprinciples to improve their own interiorlighting situations. Instead, a cursoryunderstanding o what works can do the

trick. Here are some things to consider.

    * People are attracted to light. I lighting isnecessary or saety, brighter illuminationwill guide the way.

    * Brightness ocuses personal attention ona particular object or area.

    * o create a more pleasant atmosphere, use wall lighting instead o overheadlighting in a space.

    * In public spaces or areas whereindividuals need to be alert, overheadlighting is the best option.

    * Dim lighting is best or rooms in whichrelaxation is desired. Tat is why tablelamps are ofen used with a shade todiuse the light.

    * Homes typically need a combination o

li htin sources An overhead li ht aired

with ambient light and task lighting canhelp most people get things done.

    * According to light bulb manuacturerSylvania, think in terms o layering light.Light sources should be placed at dierentheights throughout a room to supplyadequate illumination as well as visualinterest.

    * For those who want to boost mood, consider ull-spectrum light bulbs thatmimic the spectrum o outdoor light.

    * Another easy remedy (during the day) isto simply let more outdoor light in. Keepblinds open wide, especially those that ace

west and south. Bedrooms with windowsacing the east may help people rise withthe sun. Skylights can help light shineindoors when the sun is directly overhead.Tere are also sun tubes that help directsunlight into rooms under an attic wheretraditional skylights cannot be installed.

Remember, bright light can energize aperson, so it is important to wind downrom a long day by dimming the lights andpreparing or sleep in the evening.

Individuals ofen take light or granted andonly realize something is o kilter whentheir homes are not adequately lit. Tereare dierent ways to remedy inadequatelighting situations. Speaking with alighting designer may help.

    1. Education & ExperienceYou dont need to know everything about buying and selling real estate if you hire

a real estate professional who does. Henry Ford once said that when you hire people

who are smarter than you are, it proves you are smarter than they are. The trick is to

find the right person.2 For the most part, they all cost about the same. Why not hire

a person with more education and experience than you? Were all looking for more

precious time in our lives, and hiring pros gives us that time.

    2. Agents are BuffersAgents take the spam out of your property showings and visits. If youre a buyer of

new homes, your agent will whip out her sword and keep the builders agents at bay,

preventing them from biting or nipping at your heels. If youre a seller, your agent will

filter all those phone calls that lead to nowhere from lookie loos3 and try to induce

serious buyers to immediately write an offer.

    3. Neighborhood KnowledgeAgents either possess intimate knowledge or they know where to find the industry

buzz about your neighborhood. They can identify comparable sales and hand these

facts to you, in addition to pointing you in the direction where you can find more data

on schools, crime or demographics. For example, you may know that a home down

the street was on the market for $350,000, but an agent will know it had upgrades and

sold at $285,000 after 65 days on the market and after twice falling out of escrow.

    4. Price GuidanceContrary to what some people believe, agents do not select prices for sellers or

buyers. However, an agent will help to guide clients4 to make the right choices for

themselves. If a listing is at 7%, for example, an agent has a 7% vested interest in the

sale, but the client has a 93% interest. Selling agents will ask buyers to weigh all the

data supplied to them and to choose a price. Then based on market supply, demand

and the conditions, the agent will devise a negotiation strategy.

    5. Market Conditions InformationReal estate agents can disclose market conditions, which will govern your selling

or buying process. Many factors determine how you will proceed. Data such as the

average per square foot cost of similar homes, median and average sales prices,

average days on market5 and ratios of list-to-sold prices, among other criteria, will

have a huge bearing on what you ultimately decide to do.

    6. Professional NetworkingReal estate agents network with other professionals, many of whom provide

services that you will need to buy or sell. Due to legal liability, many agents will

hesitate to recommend a certain individual or company over another, but they do know

which vendors have a reputation for efficiency, competency and competitive pricing.

Agents can, however, give you a list of references with whom they have worked and

provide background information to help you make a wise selection.

    7. Negotiation Skills & ConfidentialityTop producing agents negotiate well because, unlike most buyers and sellers, they

can remove themselves from the emotional aspects of the transaction and because

they are skilled. Its part of their job description. Good agents are not messengers,

delivering buyers offers to sellers and vice versa. They are professionals who

are trained to present their clients case in the best light and agree to hold client

    information confidential from competing interests.

    8. Handling Volumes of PaperworkOne-page deposit receipts were prevalent in the early 1970s. Todays purchase

agreements6 run 10 pages or more. That does not include the federal- and state-

mandated disclosures nor disclosures dictated by local custom. Most real estate files

average thicknesses from one to three inches of paper. One tiny mistake or omission

could land you in court or cost you thousands. In some states, lawyers handle the

    disclosures, thank goodness!

    9. Answer Questions After ClosingEven the smoothest transactions that close without complications can come back

to haunt. For example, taxing authorities that collect property tax assessments, doc

stamps or transfer tax can fall months behind and mix up invoices, but one call to

your agent can straighten out the confusion. Many questions can pop up that were

overlooked in the excitement of closing. Good agents stand by ready to assist. Worthy

and honest agents dont leave you in the dust to fend for yourself.

    10. Develop Relationships for Future BusinessThe basis for an agents success and continued career in real estate is referrals. Few

agents would survive if their livelihood was dependent on consistently drumming up

new business. This emphasis gives agents strong incentives to make certain clients are

happy and satisfied. It also means that an agent who stays in the business will be there

for you when you need to hire an agent again. Many will periodically mail market

updates to you to keep you informed and to stay in touch.

Nine ways to improve indoor air

In April 2012, a wildre broke out in acompost pile in an area on Staten Island,

Y, that ormerly housed the Fresh KillsLandll. Residents across the islandworried i the billowing smoke rising into

the sky was toxic in nature as a result othe years o trash that had been buried inthe soil.

ough its understandable to worry aboutcontaminants that could be pollutingoutdoor air, its important not to overlookindoor air quality as well.

According to the Environmentalrotection Agency, air inside peoples

homes can be two to ve times morepolluted than air outside the home.Although the EPA regulates the qualityo outdoor air and monitors potentialcontaminants, the air inside ones homeis his or her own domain. Oentimes, people do not realize how polluted theair in their homes and businesses can be.Cigarette smoke, radon, carbon monoxide,lead-laden dust rom old paints, dirt-lled carpet, household cleaners, and

urniture made with wood glue containingormaldehyde are all sources o indoor airpollution. Even cooking on a gas stove mayintroduce high levels o nitrogen dioxideinto the air, causing respiratory problems.

e National Saety Council says thatAmericans spend about 90 percent otheir time indoors, so poor air quality cangreatly afect personal health.

Tere are several steps that can be taken toimprove the quality o indoor air.

    1. Open the windows and let resh aircirculate. It is important to change the air

inside o the home several times a day toprevent the buildup o pollutants. Evenopening windows a crack can help.

    2. Change the lters on home heatingand cooling systems as the manuacturersuggests.

    3. Routinely clean the exhaust vents inkitchens, bathrooms and laundry rooms.

    4. Consider the installation o an airpurication system in the home. Orpurchase in-room HEPA lters.

    5. Routinely clean bedding used by petsand groom animals to remove shedded ur.

    6. Avoid the use o toxic cleaning products.Toroughly cleanse the air by openingwindows aer doing any cleaning.

    7. Use natural pest control proceduresinside when possible.

    8. Introduce more plants to the home, which naturally lter air.

    9. Use detectors to test or radon andcarbon monoxide in the home. I thereare high levels present, go outside andinvestigate ways to identiy the problemand remedy the situation.
