Location Hithercroft Farm is located to the south westerly outskirts of Wallingford, Oxfordshire. Approximately 5 miles east of Didcot the farm is 7 miles north of Goring, 16 miles south east of Oxford. Partially bordered to the south east by the former Cholsey and Wallingford Railway the remaining boundaries are roads, property or other agricultural land.

Directions From the A34 at Milton Interchange take the A4130 towards Didcot. After approximately 2 miles turn left at the roundabout and proceed around the town following the A4130. Past Didcot proceed for 2 miles towards Brightwell-cum-Sotwell, after the village turn right at the roundabout following the Wallingford Bypass south. After 1 mile turn right onto Hithercroft Road for ½ a mile where the farm starts on the left and right, clearly signposted.

Hithercroft Farm The farm comprises predominantly arable land with some established grass and a mainly portal framed farmyard providing a former covered yard and storage. Extending to approximately 267.29 acres (108.17 ha) in total of which 184.14 acres (74.52 ha) is productive arable land in large enclosures, 75.51 acres (30.56 hectares) is established grass and smaller blocks of amenity grassland, 5.14 acres (2.08 ha) is woodland and the remaining 2.50 acres (1.01 ha) is buildings, yards and tracks. The farm is currently growing cereal crops, beans and oil seed rape on the arable land by way of a contract farming arrangement with the grass being let on annual grazing licences which expire in September or October 2015. The farm is subject to an ELS agreement which expires at the end of February 2016. The farmyard is not currently in use but provides scope for improvement or change of use (subject to planning).

The Land The arable land comprises larger parcels with good access from council maintained roads. The farm soils are a mix of Grades 2 and 4. The larger arable parcels are classified as mainly being a Grade 2. The Grade 4 arable land is known as “The Common” which is within Lot 1. This was formerly grass but has since been under drained and is now in arable cropping. The grassland is shown as Grade 4. The soil types have been identified as being predominantly free draining loamy soils with some loamy and clayey soils.

Farmyard Comprising mainly modern concrete portal framed buildings with some dilapidated brick buildings adjacent, the farmyard extends to in excess 13,500 sq.ft (1,271 sq.m). Located to the centre of the farm and within Lot 5 the yard borders adjacent property grass and arable land. A water supply can be made available subject to connection charges.

General Method of Sale Hithercroft Farm is offered for sale as a whole or in up to 7 lots by private treaty.

Tenure and Possession The property is offered for sale freehold with possession as follows: Lots 1 and 2 are farmed under a contract farming arrangement so vacant possession will

be available on completion subject to holdover until after harvest 2015 if required. Lots 3,4,5,6 and 7 are let on annual grazing licences with vacant possession available on completion subject to the unexpired terms. The Lot 4 licence will finish on the 30

th September

2015, the remainder on the 31st October 2015.

Access The farm benefits from access from council maintained highways in a number of places including the A4130 Wallingford Bypass to Lot 1

and Hithercroft Road to Lots 2, 3 and 7. A right of way is available for Lot 6 down a track leading from Hithercroft Road and included within Lot 5. Services The farm benefits from a private borehole water supply which serves the grassland together with six adjacent properties and has been managed to date by the Vendors. Included within Lot 5 the infrastructure includes the borehole itself as well as pumps and associated works within a building adjacent to Hithercroft House. All grassland Lots with the exception of that within Lot 4 has access to a water supply from the borehole. On completion it is intended that if there is a requirement for the water supply to continue then this will be subject to re-metering and connection charges if applicable at the purchasers own cost and a re-charge at market rate as per usage from the owner of the supply. If no supply is required then the supply will be terminated. Further details regarding the water supply are available from the selling agents. Wayleave Easements and Rights of Way The property is being sold subject to and with the benefit of all rights of way, whether public or private, light, support, drainage, water and electricity supplies and other rights and obligations, easements and quasi-easements and restrictive covenants and all existing wayleaves for masts, pylons, stays, cables, drains, water and gas and other pipes whether referred to in these particulars or not. Basic Payment Entitlements to the Basic Payment Scheme for the farms eligible area are included within the sale. The 2015 Basic Payment Scheme claim will be submitted by and retained by the vendors.
