Welcome to the July 4th issue of Hamptons Real Estate Showcase. Summer has definitely arrived, and hopefully you are reading this issue while sitting on the beach or relaxing by your pool.

Be sure to check out the latest HRES MarketWatch report, on pages 75-77. All of the brokers we spoke with agree that the market has been extremely active the first half of this year. Sales are the highest they have been since before 2008. All segments of the market have shown considerable appreciation over the same period last year. Waterfront and village properties are hot…with many seeing record-breaking sales in 2014. New construction is booming; with shovels in the ground everywhere you look. The demand for Hamptons real estate is at an all time high, a trend that will surely continue through summer and into the fall market.

Ask anyone in the real estate business and they will tell you that “Montauk is on fire.” Known affectionately as “The End,” Montauk has seen a huge surge in activity and interest over the past couple of years. Separated from the rest of the Hamptons by the Napeague stretch, it’s a world apart. Beautiful beaches, backed by high cliffs, lend a dramatic and unique look to the landscape. In our special Montauk Showcase feature (pages 115-130), we take a look at this wonderful part of the East End, along with some of its most incredible properties for sale.

In our “Beach Patrol” feature on page 82, Ruth Thomas takes us on a tour of some of the best beaches from Westhampton to Montauk. Within just the past few years, both Coopers Beach in Southampton, and Main Beach in East Hampton, have been named “best beach in the U.S.” in the annual “Dr Beach” survey. Anyone who has traveled to other beach locales around the world will come back and say that the Hamptons’ sands are some of the most beautiful anywhere! We certainly agree.

Welcome to the June issue of Hamptons Real Estate Showcase. It’s hard to believe that the official start of the summer season is already here. This month’s issue is full of the best properties for sale and rent throughout the Hamptons.

Featured on our front cover this month, Martha Gundersen of Brown Harris Stevens presents a luxurious estate on over three acres in Water Mill South. We also take a look at some of the latest trends in green design and energy sources. Ruth Thomas speaks with several Hamptons’ builders, in her article “Living Green” (page 68). Local builders are utilizing green design extensively in the homes they build. Once considered trendy, it is now the norm in many building and renovation projects. Staying with the theme of green building design, Heather Bryce checks out the increasing use of geothermal energy systems in many new construction homes in the Hamptons (page 72). These environmentally friendly green systems can also be up to 50% more efficient than conventional systems.

In our Landscape Showcase feature this issue (page 80), Anne Halpin offers ideas for color-coordinating your landscape with your house. The idea is to visually unite house and garden by repeating, harmonizing, or contrasting colors between structural elements of the house (walls, doors, trim, fences) with colors of flowers and plants in the landscape. It can help to visually pull a property together.

Our Showcase Sale this month (page 82) features an historic Sag Harbor home, which set a record for the highest sale price for a non-waterfront property in that village, at $9.75 million. Originally built in 1833 by whaling heir Nathan P. Howell, this Greek Revival residence is located in the center of the village, on Main Street. As the summer heats up, the real estate market is getting even hotter, especially in the Hamptons. From the magnificent beaches to the chic boutiques, and cool nightspots, the Hamptons are the place to be!

Martha Gundersen of Brown Harris Stevens observes, “The first half of 2014 has been very active and busy with sales.” She exclaims, “Amagansett Lanes, Sagaponack, Bridgehampton South, and Sag Harbor are doing really well and of course, any oceanfront.” She believes, “It is a seller’s market, if properties are not too aggressively priced, as buyers still expect deals.” She remarks, “Prices are rising and there is a short supply of land in good locations.” Martha expects, “The market to stay strong for a couple more years.”

Nancy Hardy of Halstead Property remarks, “The sales market has been very active with the most active segment from $1M to $10M and a healthy amount of contracts and trades at all prices in between.” She exclaims, “South of the Highway remains strong with prices commanding a premium.” She reflects, “Prices have crept up as the market has improved. Homes are coming on the market and selling more quickly than they were just two years ago.” Nancy sees, “The market continuing a consistent climb with very savvy and educated buyers ready to purchase their dream house.”

Susan Breitenbach of Corcoran reflects, “The first half of 2014 has been very active and summer is off to a good start and is extremely busy!” She observes, “The most active segment seems to be the high end, but all ranges of the market are trading.” She notes, “Price is important and properties have to be priced competitively.” She comments, “As inventory starts to deplete, prices will creep up.” Susan exclaims, “From my perspective, all looks good for summer 2014 in Hamptons real estate.”

Judi Desiderio of Town & Country Real Estate observes, “The first half of 2014 was the strongest for sales since the great recession.” She exclaims, “While it seems all price points are enjoying the wave, Montauk is still on fire!” She states, “It’s a balanced market, though if inventory levels continue to drop at greater levels then the needle will shift toward the seller.” She remarks, “Prices have stabilized and even risen in certain segments of the market with the highest demand.” Judi reflects, “Barring economic or world peace issues, we should experience a healthy steady uptick in our markets.”

Gioia DiPaolo of Douglas Elliman Real Estate comments, “Activity here in Sag Harbor was high with some record breaking transfer prices taking place the first half of 2014.” She thinks, “Sales will be strong through the summer and into 2015. Sag Harbor is a

destination Village more than ever, with the opening of some really exciting new restaurants.” She exclaims, “New construction and waterfront is great.” She believes, “It is both a buyer’s and a seller’s market. Prices are fair, interest rates are low, and inventory is good.” Gioia predicts, “The market will continue to thrive. We will see an increase in tear down properties, thus a continuation of new construction.”

Harald Grant of Sotheby’s International Realty remarks, “The first half of 2014 has been consistent. The sweet spot seems to be between $3M and $8M, particularly for renovated or brand new homes.” He believes, “The summer should pick up, especially if everything economically stays the same.” He exclaims, “From Southampton to East Hampton, all locations South of the Highway, and new builds from $5M to $49M are doing really well.” He states, “It’s a seller’s market. The demand for new construction is strong and the market trends suggest price increases. There is not enough new construction to satisfy demand.” Harald predicts, “The market remains and will continue to be strong.”

Laura White of Saunders & Associates observes, “The first half of 2014 has been on fire!” She exclaims, “There is an increased demand for investment properties for speculation and rental.” She remarks, “All segments of the market have shown appreciation in the last year.” Laura

believes, “We have every indication that this trend will continue on through our traditionally fast paced, fall market.”

Angela Boyer-Stump of Sotheby’s International Realty reflects, “The market continues to be extremely active. When properties are priced correctly, they are selling quickly.” She observes, “We are seeing new inventory come on the market and low interest rates are still enticing to buyers.” She states, “We are seeing more European buyers and more speculative building by local builders. New construction is a trend and waterfront and village properties are hot.” She remarks, “There has been a slight uptick in pricing.” Angela exclaims, “The demand for Hamptons real estate is on the rise and is increasingly more attractive as people are looking for a solid place to invest their money.”

HRES: What is your favorite Sag Harbor neighborhood? Why?GD: I love the Historic District and never fail to notice some charming detail I never noticed before. I’ve been a history buff my entire life, graduated from University of Pennsylvania with a degree in American Civilization, fascinated by the richness of architecture and decorative arts in Philadelphia.

HRES: What do you like to do in Sag Harbor, after selling real estate?GD: Hang out with friends, cooking and entertaining, eating out in the many wonderful Sag Harbor restaurants and the biggest luxury of all – doing nothing.

HRES: Can you tell us something special about one of your current listings?GD: I have a waterfront listing in North Haven, most stunning water views I’ve seen in the Hamptons. The 1800’s house was moved from its original site on Division Street in Sag Harbor Village to its present site in North Haven. Remnants of the original home remain—gorgeous wide plank Pumpkin Pine flooring.

HRES: As manager of the Douglas Elliman Sag Harbor office, what is the most personally satisfying part of your work?GD: I really enjoy assisting new agents; helping them get their careers off the ground.

HRES: The Sag Harbor market is one of the hottest on the East End, where do you see it headed for the remainder of 2014 and beyond?GD: I see no imminent slowdown in the Sag Harbor market. Older homes will be sold, torn down and new construction will continue. Buyers will continue to expand their properties wherever possible by acquiring adjacent properties to create compounds. Most buyers want bigger and new but, in Sag Harbor Village, the exterior vision of new construction will remain historically referenced.

HRES: As a long time broker and resident, how has Sag Harbor changed from when you first started in the business?GD: Increased traffic, of course, difficulty finding parking, and everything is at a much faster pace now.

HRES: If you could meet anyone in the world, who would it be and why? GD: Angelina Jolie. She’s gone from bad girl to international humanitarian quite gracefully. Beautiful, intelligent, talented, philanthropic; she dances to her own beat.

Q: Susan, your knowledge of real estate, especially in the Hamptons, is extensive. You have been in this business for quite some time...do you ever see yourself taking a break?A: Absolutely not. I live and breathe real estate, and I can’t imagine it any other way. I really love what I do. I have also met so many interesting people over the years and so many have become close friends. It is more of a lifestyle than a profession to me. I don’t believe you can do real estate well part time... you have to be available 24/7 and know every aspect of the market.

Q: Susan, you have been the #1 agent in the Hamptons for the past few years...does this put more pressure on you with your clients?A: I think they expect the best, and I do my best not to disappoint them!

Q: You list some of the most spectacular properties in the Hamptons. What makes this property so special?A: This property is one of the most unique properties left in the Hamptons and can be passed on for generations to come. It is an incredible compound with 17 acres South of the Highway in the estate section of Bridgehampton on Ocean Road. Summer is finally here and now is the time to enjoy the gorgeous beaches in the Hamptons. From Westhampton Beach to Montauk, the beaches on the East End are some of the most spectacular in the world.

On the western end of Dune Road, Cupsogue Beach County Park in Westhampton Beach is a 296-acre barrier beach park on the ocean with white sandy beaches. Tucked away on a busy stretch of Old Country Road in Quogue is a pristine and tranquil place to experience the unspoiled beauty of nature on eastern Long Island. It’s the Quogue Wildlife Refuge, a nonprofit, 300-plus-acre nature preserve that’s open to the public 365 days a year, from sunrise to sunset, free of charge. It’s a too-little-known gem of the East End. The Refuge, celebrating its 80th anniversary this year, was founded in 1934 by a group of avid hunters and nature lovers who were concerned about declining numbers of ducks and other waterfowl.

The site of a former ice company contained a pond that was expanded, and to which small islands were added, to provide habitat for various waterfowl. Members of the community donated adjacent land to the Southampton Wildfowl Association, the nonprofit corporation that still governs the Refuge today.

Improvements to the site were gradually made over the years as funds were raised. Today the Quogue Wildlife Refuge has a complex of outdoor enclosures that house owls, hawks, foxes, a bobcat, and other native animals that are unable to live in the wild because they have permanent injuries or were raised as pets and imprinted on humans. There are 7 miles of hiking trails enjoyed by walkers and joggers. In winter the Refuge rents cross-country skis and snowshoes for use on the trails when conditions permit. They saw a lot of use in the winter of 2013-14.

The Charles Banks Belt Nature Center building is home to a variety of turtles, tortoises, fish, snakes, and other reptiles and amphibians, as well as insects. There are four furry chinchillas, too. A variety of educational, informative, and fun programs for kids, families, and adults take place at QWR, in the Nature Center and outdoors. The summer children’s ecology camps and Halloween Spooky Walk are especially popular.

On July 26th the Refuge will hold its 8th Annual Benefit Gala, Wild Night for Wildlife, at a private home in Quogue. This event raises a significant portion of the Refuge’s operating budget; QWR receives no government funding.

Michael Benz who will be playing Tristan Tzara, has been in numerous productions worldwide. He has appeared in two productions through London’s West End: The Tempest and Rosencrantz and Guildenstern Are Dead. Michael has also had the title role in Shakespeare’s Globe production in the London and the US tour of Hamlet, for which he was nominated for the Helen Hayes Award as an Outstanding Lead Actor. Not everyone in the Hamptons has armed bodyguards prowling their estate like Ron Perelman, a billionaire and emperor of The Creeks, a 57-acre property on Georgica Pond in East Hampton. In fact, very few do. But with today’s digital security systems being what they are, who needs big bruisers hanging around making you look like you’re in the mafia.

“There’s never been a more exciting time in the home security industry,” said Paul Romanelli, owner of Suffolk Security Systems in Southold. “The technology’s better and the sensors are more reliable.” One aspect of the new technology is that systems have logic built into them. Nowadays a spider won’t set off a false alarm. Don’t laugh. They used to. With the ability to determine the size of an object and its speed of motion, a sensor “knows” the difference between a 200-pound bad guy and a fruit fly.

The other huge factor in the advancement of home security is the ease of remote access. In other words, you can see on your smart phone whether someone is climbing through a window, if you have video cameras set up, that is. The system’s logic will keep tabs on who’s accessing your home and how long they stay from the pool guy to cleaning crew. Each is assigned a personal code.

For the utmost peace of mind, other than employing a posse of uniformed thugs with semi-automatic weapons, experts advise lining the entire perimeter of the property with sensors, installing motion detectors, infrared and video cameras, glass break detectors, and special alarms to alert you if a copper gutter or valuable work of art is being removed. This is not to forget

panic buttons – to be pressed when you are in the house and someone enters or in case of an accident. In all cases municipal police or guards from a private station will be dispatched.

Many high-profile Hamptons residents employ security personnel to man an office on the estate where they can survey monitors 24/7, whether the homeowners are home or not. “Some people worry that someone will stick a bomb on their property when they’re not home and set it off when they are,” said Curtis Cole, owner of Systems Design Company in Southampton. It is not uncommon to order background checks on everyone with access to ultra high-end properties.

Security in the Hamptons means alerting homeowners to all sorts of unwelcome situations from intruders to bursting pipes, the latter being a much more common threat than the former, according to Ed Thompson, president of Bellringer Security in Southampton. Even when security is the primary function of a system, it is being integrated with other home systems from lighting control to A/C. Sergio Aguirre, an owner at ICC Automation in Bohemia, explained how such integrated automation works. Once you arm your security system it not only locks entryways and turns on sensors, it is also “smart” enough to “realize” you’re not home, he said. It will then “tell” its other systems to do their things: turn off the lights, turn down thermostats, lower the shades, and turn off the pool heat.

And, of course, make sure the wine cellar is at its optimum temperature.

it is the oldest lighthouse in New York State. It was designated a national historic landmark on March 2, 2012.
