O nce when Albert Einstein was presiding over a physics "nal exam, a puzzled student asked him, “Dr. Einstein, aren’t these the same questions as last year’s exam?” Einstein replied, “Yes, but this

year the answers are di1erent.” Einstein’s sagacious observation actually is true in just

about every area of endeavor — from science to home building to mortgage lending — the “answers” change from year to year and decade to decade.

5is is essentially the environment we found ourselves in over the past "scal year. It seemed like every time we turned around, someone was changing the rules of the game. We learned that what quali"ed as an energy-e9cient home last year has been changed this year. We also learned that the hoops we have regularly had to jump through to originate and service our mortgage loans to our partner families have become increasingly more numerous. Howev-er, despite these new challenges, our a9liate has been able to accomplish a great deal during Fiscal Year 2014-2015.

First o1, our construction program achieved many long-held ambitions despite having to endure a number of hindrances. We were able to bring the infrastructure devel-opment in Dodd Meadow Phase 1 to a successful conclu-sion despite a series of setbacks causing it to run over dead-line and over budget. While dealing with these setbacks, we continued to construct homes for our partner families and began construction on the "nal home in Phase 1 before the end of the "scal year.

Completion of this home in August 2015 brought our a9liate’s total number of a1ordable homes to 176 since our

beginnings in 1989 and to 26 in Dodd Meadows. With Phase 1 coming to an end, we began the search for infra-structure development contractors for Phase 2. 5e opening of Phase 2 will provide us with 19 new home sites.

To support our construction e1orts and to better manage our construction program, we acquired two new computer programs that are being used in “real time” in the "eld by our construction sta1 and our construction ven-dors. 5ese new resources help us to be more e9cient in our work and more cost e1ective in constructing homes.

In an e1ort to improve our service to the dedicated construction volunteers who make our a1ordable housing program possible, we hired a site supervisor for Dodd Meadows. Joe Skridulis assumed this new position in Janu-ary. We are now able to provide onsite, all-day support to our construction crews, partner families doing sweat equity, and our outside vendors.

5e reality is families are interested in our East Flat Rock location and in partnering with Habitat. 5erefore, we expanded the footprint of Dodd Meadows with the acquisi-tion of an additional 11.5 acres of land adjacent to our exist-ing property. Dodd Meadows is now a 33.5± acre tract which will eventually provide a1ordable homes for 110 partner families, an increase of 28 from our original plan.

All of these construction-themed achievements are important, but nothing is more important than placing partner families in quality Habitat homes. 5is year we were delighted to close on nine homes and welcome these families into our Habitat community.

A current fact of life is that both federal and state funding for our mission is shrinking. Each of these sources of funding is providing less and less support for our home-building program. In recognition of this unavoidable fact,

we created a new sta1 position to expand our funding from private sources. Angie Hunter joined our team in January as the a9liate’s "rst Director of Development. Her task is to help replace the funding lost from government sources and to expand our philanthropic support overall to allow for the growth desired by the board of directors.

A key part of our a9liate’s "nancial underpinnings has always been the ReStore operation. With two stores, one focusing on building materials and supplies and one focusing on furniture and home furnishings, the ReStore has long been an important contributor to our mission.

5is past year the ReStore team generated more sales than we have seen since the 2008-09 "scal year. We are very proud of ReStore Manager Cindy Young and her team of retail professionals and volunteers and the job they are doing.

An architectural "rm to design and oversee the construction of the soon-to-be-"nished Dodd Meadows Community Center was selected, and the design of the cen-ter was completed and "nalized this year. 5e community center will be a wonderful addition to the Dodd Meadows community as well as to the East Flat Rock community.

Our focus this year has been on building our internal capacity and positioning the a9liate for future growth so we can serve even more quali"ed families. All of what has been accomplished could not have taken place without the support of our volunteers and contributors.

I thank everyone for their support, be it in time and e1ort or in contributions. FY 2014-2015 has been another successful year.
