ARIZONA IS ON SALE! BUY IT BEFORE IT’S GONE!

In the current economic downturn, Sandra Wilken Luxury Properties looks for the silver lining and finds the best deals on sales throughout The Valley for our clients. With a record number of foreclosures and trustee sales, there is an opportunity for investors! And, who doesn’t like a good bargain? Arizona is on sale! For those who have rented in Gainey Ranch and are finally thinking of buying, have family attending ASU, or are Spring Training fans, it is a great time to consider purchasing. We are now seeing positive annual appreciation rates (an increase of .03%) again for the first time since 2006. Last month distressed properties in Scottsdale, (defined as bank owned or short sale, in zip code 85258) accounted for 44% of all the listings sold. The currently active listings show distressed properties at 23% of inventory. That is good news if you currently have your home listed on the market as there are fewer distressed properties on the market. Also good news for investors to purchase the distressed property inventory before it dries up. † SWLP has a Certified Distressed Property Expert (CPDE) to help you understand the process of buying and selling short sales and/or buying bank owned property. A few examples of what we have been able to find for our investors: a custom home in North Scottsdale originally listed at $1,795,000 and purchased for $880,000. An acre lot in Paradise Valley with a view of Camelback purchased at $475,000 and originally valued at $1,650,000. A townhome in the Midtown Phoenix originally purchased for $375,000 and sold for $130,000. These are just a few of the amazing purchases our clients are making throughout The Valley. Whether investing or selling, SWLP is here to help you. The scope of our service includes: • Private, confidential consultation with a Distressed Property Expert• Referrals to attorneys and accountants who specialize in distressed real estate• Search and evaluation of target investment properties• Negotiating the best terms and price for your financial situation

• Stay cool … spa-style. Pamper yourself and your

guests with cool washcloths ready to soothe hot

foreheads. Store several dampened rolled-up towels

in the freezer and then bring them to the pool in a

cooler or icebox. Every time you feel overheated

or overwrought, pass out a few cool towels to your

friends. Want to take it to the next level? Position a

few misting fans poolside to keep loungers cool and

refreshed. Your guests will thank you!

• Serve your guests frozen delicacies. Think frozen

melon balls or berries, served resort-style. Just freeze

fruit on a baking tray in the freezer so they won’t

stick together. Honeydew and cantaloupe make for

an attractive display. Add some frozen grapes for

color. Be sure to serve them in a bowl on ice so they

stay cool longer.

• Don’t forget the frozen drinks. Purchase

double-paned plastic tumblers for safety poolside.

Be sure to scatter pitchers of water, lemonade, or iced

green tea for guests to enjoy. Slices of lemon, lime,

kiwi or pineapple frozen into ice cubes will add to the

experience. Or, add frozen cucumber slices for an

authentic spa-like treat. If the occasion calls for it,

whip up some margaritas or daiquiris. However, take

the extra step to add restaurant-quality umbrella

garnishes and tropical straws for no-strain sipping

while guests are laying poolside.

• Luxurious lounging. You can’t truly relax at the pool

until you’re as comfortable and pampered as can

be. Add plush lounge-chair covers with your personal

monogram on it just like they have at your favorite

posh hotel. Matching plush towels and spa slippers

complete your experience.

• Create a cabana. Make your pool more inviting for

the entire day by creating private spaces for you and

your friends to gather. Give yourself some privacy and

a break from the sun with an open Moroccan-style

cabana tent for your pool deck or patio. Add a

mini-fridge, books and magazines, and perhaps a

fan to cool you between dips in the water.

• Hire some spa help. Want to treat a few friends to

a fun-in-the-sun soiree? Hire service providers to give

manicures and pedicures poolside. Or, if you have a

favorite masseuse, ask if she or he will make a house

call and give massages by the pool for a few friends.

Indulge and enjoy!

• Just add music. Ready for the final touch? Pipe in

soothing, spa-like music to your outdoor speakers and

relax like never before. Your guests may never want to

leave!

Seems all we hear about these days are foreclosures and dropping real estate profits. It’s enough to make a homeowner weep. Whether or not you’re considering selling your home, it’s possible that your home is worth less, maybe much less, than what you paid for it. With all the doom and gloom out there, prospective homebuyers are also a bit wary to climb into the real estate market, despite the almost unheard of values that can be found. What can you do to stay in a positive frame of mind? First, realize that the media generally reports negative real estate news, rarely the positive. Why all this pessimistic hype? Of course, bad news sells. The hum-drum everyday normalcy of regular homes selling won’t make the headlines. So while our housing market is certainly suffering, the pieces of good news (and there are plenty!) generally are not reported on. Instead of getting mired down in all this dismal news, take this time to give yourself an attitude adjustment. As a homeowner, it’s important to note that whatever your home is worth at the moment will change with time. Real estate, we all know, is volatile at times but it is also predictably cyclical. In fact, historically every ten to 12 years real estate values double in most metropolitan areas. In between these

boom times are cycles of correction. The Great Correction we’re currently experiencing is setting up the market for the next doubling. What makes that likely? Population growth is expected to double in the US within just 40 short years. Thus, there will continue to be long-term demand for homes which results in driving prices higher as it has for the last 100 years. Consider yourself fortunate to own property in The Valley of the Sun. As one of the most in-demand areas in the nation, we know that people will continue to migrate to our communities. While Metro Phoenix’s population growth has slowed considerably through this recession, there is no doubt that an improving economy will bring those figures right back up to where they always have been. Winston Churchill once said, “Attitude is a little thing that makes a big difference.” Now is when a positive attitude becomes your most valuable asset as a homeowner. Stay upbeat and keep your home in tip-top shape and you will be rewarded down the line. If you’re considering selling your home, the right Realtor representation and a good attitude will be reflected when your home is shown and you will attract like-minded, positive buyers.

Another quote of Churchill’s, “A pessimist sees the difficulty in every opportunity, an optimist sees the opportunity in every difficulty,” seems especially poignant for us. While your home may have lost value, the home you’d like to “move up” to has too. Therefore your net financial outcome is positive! The bottom line? Remember, tough times never last but tough people do! No matter if you are selling or not, do your best not to get anxious about the value of your home. This too shall pass…..

INGREDIENTS:Chopin Vodka – 1 ½ oz.Freshly Squeezed Lime Juice – ¼ oz.Fresh Strawberry Puree – 2 oz.Golden Balsamic Vinegar – 1 tsp.Lemon Grass Foam – as needed for garnish (see recipe below)Strawberry Slices – as needed for garnish

1. Fill martini shaker 2/3 full with ice and add in all ingredients except garnishes.

2. Shake vigorously for one minute; long enough to break up the ice into the cocktail and mix the ingredients well.

3. Using a bar strainer, strain cocktail into a chilled martini glass.

4. Top cocktail with Lemon Grass Foam and strawberry slices as desired.

Serves: one LEMON GRASS FOAMMakes 4 Cups

Lemon Grass, Chopped Fine – 4 oz.Water – 2 cupsGranulated Sugar – 2 cupsUnflavored Granulated Gelatin – 2 Tbs. (softened in 1/2 cup cold water)Freshly Squeezed Lemon Juice – 1 ½ cups

1. Mix together in a saucepan the lemongrass, water and sugar and place over medium heat, allowing mixture to come to a boil. Once a boil is reached, lower heat to a simmer and leave on the heat for about 15 minutes.

2. Strain mixture, removing all chopped lemon grass. Once all lemon grass is removed, place liquid back into a clean saucepan and bring it back to a simmer. Add the gelatin/water mixture. Remove saucepan from heat and add lemon juice.

3. Pour mixture into a storage container and allow foam to cool completely. After 12-24 hours it will resemble a jello consistency. At that time it is ready for use as a foam.

4. Spoon jellied mixture into whipped cream canister and follow instructions on the packaging for the particular brand of canister you are using. To get foam to proper consistency it may take more than one CO2 cartridge charging the canister. STAYING POSITIVE in a Negative Market “Attitude
