DIVERSIFIED ECONOMY

Birmingham is one of the strongest, most diversified economies in the Southeast. The different sectors that contribute to the economy are automotive manufacturing, steel production, rail service, financial services and education.

Between 1881 and 1920, Birmingham established itself as one of the two largest manufacturing cities in the Southeast. Birmingham has one of the two primary railroad hubs in the Southeast (the other is Atlanta). The excellent rail service and low labor costs attracted the steel industry, and later, rail and railroad car manufacturing. During the late 1960s, 1970s and 1980s, Birmingham added new dimensions to its economy including financial services and higher education. Between 1997 and 2004, foreign car manufacturers built three auto and truck manufacturing plants near Birmingham. They were attracted by the rail, steel production and low labor costs.

AUTO MANUFACTURING

Mercedes, Honda, and Hyundai manufactured 1,000,000 new cars in 2018 at the Alabama plants.

Mercedes-Benz completed initial construction of its plant in Vance, AL in July 1996. The plant is located 34 miles west of Birmingham and 19 miles east of Tuscaloosa on Interstate 59. Because of overwhelming demand, MBUSI invested an additional $80 million in 1998 and 1999 to expand the plant and increase annual production by 20% to 80,000. During the first eight years of production, some 350 vehicles a day came off the line, in two shifts. In 2011. Daimler announced plans for another $1.5 billion expansion for the production of the CCI ass, which began production in 2014, and a new 5th vehicle- the GLE Coupe which became available starting as a 2016 model. As a result of the worldwide success of the M-Class (now called the GLE SUV), Daimler AG has continually invested, expanded, and more than tripled production at MBUSI. As of today, Daimler AG has invested over $4.5 billion and continues to invest in MBUSI in Tuscaloosa County, Alabama. MBUSI is responsible for more than 22,000 direct and indirect jobs in the region, and has an annual economic impact of more than $1.5 billion

Honda completed a plant in Lincoln, AL in 2001. This assembly facility is situated 45 miles east of Birmingham on Interstate 20 and 64 miles east of the Property. Honda builds its Accord, Odyssey, Pilot , and Ridgeline car s, minivans, SUVs, and trucks at this facility. In 2014, Honda will add its MDX SUV production to this plant. Honda's total investment in the plant is $2 billion. Its production capacity is 350,000 vehicles per year. The plant employs 4,000 associates.

Hyundai built a $1 billion auto assembly plant in Montgomery, AL in 2004. This assembly facility is located 93 miles south of the Birmingham on Interstate 65 and 98 miles south of the Property. Since then, the company has invested another $600 million in the facility. Hyundai manufactures the Sonata, Elantra and Santa Fe models at this plant and the Lambda and Theta engines. When the plant was announced, it was expected to generate an additional 5,500 jobs and $500 million in investments from suppliers. In 2012, t he plant produced more than 350,000 vehicles. While each of these plants is located outside of the Birmingham-Hoover MSA, Birmingham is the primary commercial hub situated between them. STEEL

Steel product manufacturers American Cast Iron Pipe Company (ACIPCO) and McWane are based in the Birmingham. Several of the nation's largest steelmakers, including CMC Steel, U.S. Steel, and Nucor, have a major presence in Birmingham. In recent years, local steel companies have announced approximately $100 million worth of investment in expansions and new plants in and around Birmingham.

RAIL

Birmingham is served by three major railroad freight companies, the Norfolk Southern Corporation, CSX Transportation, and the BNSF Railway. Each of these companies has major railroad yards in the metro area. Smaller regional railroads such as the Alabama Warrior Railway and the B'1rmingham Southern Railroad also offer freight service to customers in Birmingham.

FINANCIAL SERVICES

Birmingham is a leading banking center in the Southeast, serving as home to two major banks, Regions Financial Corporation and BBVA Compass. In November 2006, Regions Financial merged with AmSouth Bancorporation, which was also headquartered in Birmingham. They formed the 8th largest U.S. bank (in total assets). Wells Fargo Bank is believed to have a major regional operation in B·1rmingham as a result of its acquisition of Wachovia in 2008. Nearly a dozen smaller banks are also headquartered in Birmingham, including Cadence Bank and New South Federal Savings Bank. As of 2009, the finance & banking sector in Birmingham employed 1,870 financial managers, 1,530 loan officers, 680 securities commodities and financial services sales agents, 380 financial analysts, 310 financial examiners, 220 credit analysts, and 130 loan counselors. The insurance companies Protective Life, Infinity Property & Casualty, ProAssurance, and Liberty National have their headquarters in Birmingham. These financial services companies employ a large number of people.

HEALTHCARE

Healthcare is one of the largest industries in Birmingham. Major hospitals in Birmingham include UAB Hospital, Brookwood Baptist Medical Center, Grandview Medical Center, St. Vincent's Birmingham, St. Vincent's East, Birmingham VA Medical Center and Children's of Alabama. A number of local hospitals have received high national rankings in certain specialties and have initiated or are planning modernization, expansion or relocation projects to upgrade their facilities. Firms in other industries that provide products and services to the healthcare industry are drawn to Birmingham by its large collection of healthcare services. These firms often serve larger regional and national markets but in many cases are based in Birmingham.

The University of Alabama at Birmingham (UAB) is Alabama's second largest employer with more than 23,000 employees and a statewide economic impact exceeding $5 billion annually. The UAB Health System encompasses a cluster of highly specialized healthcare establishments and is a partnership between UAB and the University of Alabama Health Services Foundation. The UAB Health System is anchored by the highly acclaimed UAB Hospital, the Kirklin Clinic, Callahan Eye Foundation Hospital, UAB Women's and Infants Center, UAB Highlands and the Spain Rehabilitation Center.

OTHER INTERESTING BUSINESSES IN BIRMINGHAM

AT&T is believed to have one its national telco switches in Birmingham as a result of its acquisition of BellSouth. Two of the largest soft-drink bottlers in the United States, each with more than $500 million in sales per year, are located in Birmingham. The Buffalo Rock Company is a major bot tler for the Pepsi Cola Company. The Coca-Cola Bottling Company United, Inc. is the thi rd- largest bottler of Coca-Cola products in the U.S. and the second largest privately held Coca-Cola bottling company not owned by The Coca-Cola Company.

EDUCATION

Noteworthy higher education institutions in greater Birmingham inc lude the University of Alabama at Birmingham (UAB), Samford University ( includes the Cumberland School of Law), Birmingham School of Law, Miles College, the independent Miles Law School, Jefferson State Community College, B·1rmingham-Southern College, University of Montevallo (in Shelby County), Lawson State Community College, and Virgin ia College in Birmingham. UAB was founded in 1969 and is now the largest employer in Birmingham and t he second largest in Alabama with a workforce of about 18,750. The student enrol lment is approximately 18,000. UAB has made significant invest ments in bio-technology and medical research .

TRANSPORTATION

Highway Birmingham is served by four Interstate Highways: Interstate 20, Interstate 65, Interstate 59, and Interstate 22, as well as a southern bypass expressway Interstate 459, which connects with 1-20/59 to the southwest, with 1-65 the south, 1-20 t o the east, and 1-59 to the northeast.

Airport Birmingham is served by the Birmingham-Shuttlesworth International Airport (BHM). This airport serves more than 3 million passengers every year. With more than 160 flights daily, the airport offers flights to 37 cities across the United States. Commercial passenger service through Birmingham is provided by United Express, Delta Air Lines/ Delta Connection, American Eagle, and Southwest Airlines.
