Luxury Living

Sunin theAt only six miles long and about four wide, it’s hard to believe that Marco Island is the largest of southwestern Florida’s “10,000 Islands.” But this little slice of tropical heaven, with its sun-washed beaches and easygoing pace, has been luring vacationers for more than 150 years. And with credentials like that, it’s no wonder Sunset Cove Resort, a Signature Collection Reserve destination, has taken up residence on this little Gulf gem.

The island rests peacefully just off the coast at the northernmost tip of more than 70 miles of countless mangrove islands, islets and sandbars. The lush ecosystem continues to fascinate visitors of every age.

Osprey soar overhead, egrets stand watch over younglings, alligators prowl the estuaries and playful dolphins and gentle manatees frolic among the rich feeding grounds. As you may imagine, fish of every sort can be found in and around these little islands. This lures not only the abundant birdlife and big game fish who feed on its bounty, but also nature enthusiasts, sport fisherman and ecotourists.

Friendly water creatures

Everyone’s favorite natives are the bottlenose dolphins frequently seen playing in the wakes of boats. For closer encounters, the Dolphin Explorer is rated among TripAdvisor’s favorite tours. Plus, as a National Geographic-approved tour, it is both fun and educational. Kids and adults love it—and don’t forget your cameras!

Also, you can’t go wrong with the highly rated Captain Ron’s Jet Ski Tours to get up close and personal with manatees and dolphins. Their backwater tours are so calm, you can take along children as young as five on this unique adventure.

Exploring the natural side

Airboating How about speeding along shallow waters in the land of gators, mangrove jungles and reeds? Just over 30 miles south is Everglades City, home to many outfitters providing these exhilarating adventures.

Come sail away Trophy game charter fishing and casual casting are also popular in the area. One of our favorites is Sunshine Tours that sails from Rose Marina, less than a mile from the resort. But if grabbing hold of big, slippery fish is not your passion, be sure to sail out on their Marco Island Princess sightseeing lunch and sunset dinner yacht cruises.

Then there are the spectacular sunsets you’ll find in Marco. The awe-inspiring skies of crimson and gold provide a perfect romantic backdrop, whether you’re walking hand-in-hand along the beach or sipping glasses of wine together on a luxury yacht.

Grab your beach blanketAs an island, Marco offers water activities for every age. Close to Sunset Cove Resort is the unspoiled gem of Tigertail Beach. Be forewarned that as protected land, you’ll need to walk across a tidal pool to get to the actual beach—but it’s worth it to enjoy its untouched beauty. Also stop by the shop near its entrance to rent kayaks for a little family spin on the calm waters.

South Marco Beach is another popular spot where the very wide, white-sand shoreline seems to go on forever! And although high-rise condos can be found here, they are so far back from the water it’s hardly a bother. There’s plenty of room, calm surf and easy access to an eatery or two along the beach for a great stroll in the sun. Our resort offers free shuttle service to both beaches and complimentary beach gear and toys to borrow.

Marco Island is just one of several communities along Florida’s Paradise Coast that appeal to affluent snowbirds (people who winter in the warm climates of the area) and sun worshippers looking for a relaxing escape. The months they overlap, mainly January through April, are the busiest time of year in this region of Florida.

Luxury hotels, plus top retailers and galleries dot the island to service them. About a block from the resort is the picturesque waterfront Esplanade Shoppes. Browse upscale boutiques and an art gallery, pamper yourself in the day spa or enjoy a fine meal watching the yachts sail in under the setting sun. For casual fun, catch a flick at Marco Movies along with a meal while you watch. The locals love it.

Wake up near sunrise and head to any stretch of beach in Marco and you’ll likely find a surprising number of beachcombers getting a jump on “shelling.” The rich, warm Gulf waters are home to a host of exotic shellfish. These colorful treasures continually wash up along the shore and at times you’ll be amazed at how many you can find. Best of all, many kids absolutely love this great family activity.

Shelling tips• The best locations for shelling are

South Beach and the northern end of Tigertail Beach.

• Hit the beach about two hours before low tide and search along the high tide mark.

• You can also shuffle along in ankle-deep water to catch glimpses of colorful shells peeking out of the sand.

• For the serious gatherer, watch the weather for northwesterly winds and go two days later for extra bounty. The Gulf sides of Sanibel and Captiva Islands, both north of Marco, are also top shelling destinations.

• It doesn’t hurt to keep a pair of water shoes handy, as some stretches of beach are loaded with shells that can be uncomfortable on bare feet.

• .REMEMBER, taking live shellfish is illegal!

Get away to a better place While the beaches and sun will most likely draw you and your family, it’s the relaxing vibe and beauty of the island that ultimately gets under your skin. Tropical breezes and nature’s beauty with a touch of luxury—what could be better? You’ll have to answer that question for yourself on your own visit to this wonderful island escape.

Enjoy more at Naples You can hardly mention Marco without also referring to Naples. Its closest city is home to a wide selection of higher-end boutiques and galleries, fine dining, entertainment and top golf. Visit historic Third Street South about a half-hour away from Sunset Cove Resort. It overflows with flowers, atmosphere, chic fashions and wonderful restaurants and cafes. In North Naples, The Waterside Shops offer best-in-class shopping in a modern, upscale atmosphere, while Tin City is much funkier with old-time Florida tourist charm.

Autumn in VegasAs a 24/7 city, there is never really a slow season in Las Vegas—just visitor trends. The fall brings a drop-off of families and uptick in adult visitors starting Labor Day.

Halloween is a busy time, but since it lands midweek this year you can expect lower crowds. Surprisingly, many people also celebrate Thanksgiving in Vegas, but the week before and after are generally much slower and make a good alternative time to visit.

Those hot summer temperatures start tapering off rapidly as we get closer to October, moving from an average of 95° in September down to a comfortable 67° in November. But remember, nights can be a good 25° cooler, so pack a sweatshirt or warm jacket.

However, comfortable weather makes it a good time to golf and add visits to outdoor attractions. The Hoover Dam, Grand Canyon and Red Rock Canyon all make great day trips and are light on your wallet. The Professional Bull Riders World Finals are also in late October, bringing plenty of cowboys and rodeo spectator fun.

If you’re ready to lock-in a fall visit to Vegas, you are in the Open Access window (10 months to 60 days from arrival). This is your first opportunity to split your week, so a three-day weekend to blow off steam might be just the ticket. Inventory is currently available.

If you can’t plan that far out, you always have MaxTime for last-minute getaways. But remember, they go very fast and your desired dates may not be available.

The Colors of Fall“Leaf peepers” love to see the bright yellows and golden hues of nature’s yearly spectacle. Although peak times vary each year and by region, the lead-up and following weeks also make for great viewing. Luckily, you have three Club resorts that can put you right in the middle of it.

Early October, the usual peak foliage-viewing time in central Vermont, brings a large influx of visitors into the area for its spectacular autumn displays. Consider a leisurely drive through the Green Mountain National Forest, starting in Woodstock nearby Ascutney Mountain Resort, for some of the best viewing in the area. Points along our own Summit Road also offer great viewing, Quechee Gorge is gorgeous in fall colors and Killington offers mountain gondola rides. Plus, small-town fall

festivals can be found throughout New England this time of year.

This timeframe also coincides with the colorful display enjoyed throughout Wisconsin including the Lake Geneva Resort area. Choose from 11 fall driving routes to inspire exploration, or enjoy panoramic views with a boat tour. Don’t forget the annual Antique and Classic Boat Show September 28–30 and Oktoberfest celebration October 6–7.

Tennessee, home to Smoky Mountain Resort, is all about the great outdoors. Due to mountain elevations, peak fall colors actually run for several weeks as they move down the hills from late September through early November. Hundreds of miles of scenic roads including Newfound Gap Road, Roaring Fork Motor Trail and Cades Cove Scenic Drive provide breathtaking views through season. The entire area also rolls out its fall colors and events beginning September 13 with the Smoky Mountain Harvest Festival.

Fall is a very popular season for these resorts and if you plan to go this year, we highly recommend you book now!

An Extended Summer When temperatures drop where you are, head south to keep that summer feeling sailing on! The fall is a great time to cruise the high seas as prices generally drop when school is back in session. Use your Club Points to book a romantic getaway on any cruise line listed on your Club website, and then call a Vacation Counselor to handle the rest.

Down at South Beach Resort in Myrtle Beach, the crowds thin a bit, but summer sun and fun doesn’t end until early October. For great seafood and ambiance, be sure to visit the historic fishing village of Murrells Inlet before heading over to nearby Brookgreen Gardens and the Atalaya Arts & Crafts Festival September 28–30.

Keep heading south to Panama City Beach, FL and enjoy fantastic golf at beautiful Bay Point Resort, area Shell Island tours, fishing off the longest pier in the Gulf, swimming with the dolphins and of course, relaxing at top-rated beaches.

And at Orange Lake Resort in Orlando, there’s a nice thinning of the crowds until about mid-October before ramping up again through the holidays. It’s a great time to wind down and play at any of our four golf courses, lounge by our many pools or visit local attractions. Also grab a bite and a little culture at the Epcot® International Food & Wine Festival, running from September 28 – November 12.

For those familiar with the old Virgin Megastore location, it’s currently undergoing a hip, retro transformation into a new take on a classic pastime.

Dear Owners,

Late summer through mid-fall is budget season for all of our Associations. Members of the Board and management staff plan in great detail the services that will be provided to owners and guests. This includes evaluating capital items scheduled for replacement, examining occupancy levels throughout the year to determine staffing levels and soliciting bids or estimated price increases from contracted suppliers and vendors.

Everything from utilities consumption and rates to the cost of replacing linens are reviewed and consolidated. Health insurance providers are also contacted for estimated premium costs to insure our employees. Additionally, gas prices are estimated as this can have a significant impact not only related to running our resort vehicles, but also delivery charges for goods we will be purchasing. All of this is done to arrive at a projected budget for the upcoming year.

Of utmost importance in the budgeting process is an annual review of each Association’s reserve study. This study is the foundation for ensuring that adequate funds are available to properly maintain and renovate units on a scheduled basis to ensure their longevity. These renovations are possible through a shared, strong reserve-planning philosophy practiced by your Boards of Directors and the management company.

The Orange Lake Resorts renovation team is scheduled to complete over 850 unit renovations at five different resort properties through 2012. This is a testament to the long-term planning that your Boards have established through appropriate annual reserve funding. You can rest assured that every effort is made to keep maintenance assessment increases to a minimum while maintaining the service levels, unit quality and amenities you expect with your ownership.

The Boards of Orange Lake Country Club Villas Condominium Association, Inc. I–IV met on July 27 to review mid-year financial data, receive resort operations updates and begin preliminary budget discussions. Resort management reported a very busy summer with an increase in occupancy over the prior year. The next meeting of the Boards will occur on September 21, 2012, and include a review of the proposed 2013 operating and reserve budgets. The 2012 Annual Owners Meeting for Condos I–IV is scheduled for November 8.

Orange Lake Country Club Villas Condominium Association V, Inc. (Condo V – River Island Signature

Collection) is actively seeking potential candidates to fill ex-officio positions on the Board of Directors. Ex-officio members fill the role of “Board Members in Training.” Directors and ex-officio members attend quarterly meetings at the resort and review financial statements and supplemental data monthly. While Board and ex-officio members are not compensated for their time, reasonable travel expenses are reimbursed by the association. Holiday Inn Club Vacations at Orange Lake Resort

Holiday Inn Club Vacations Smoky Mountain Resort Members of the Board of Directors of Crown Park Resort Owners Association met via teleconference on July 20. The agenda included a discussion of unit renovations that will occur in 2013. These will include replacing upholstered furniture, window treatments, bedding and wall covering in all 106 units.

Resort General Manager Don Ward reported the recent addition of the poolside “dive-in” movie has been very popular with guests. He also reported the resort is currently rated #1 of 90 Gatlinburg hotels on TripAdvisor and is now Bronze LEED certified. Holiday Inn Club Vacations at Lake Geneva Resort At the May 21 meeting of Grand Geneva Vacation Condominiums Association, Inc., Board members approved a plan for the scheduled renovation of 31 units/62 rooms in buildings 2, 3 and 4. The project will be completed in 2013 with fresh interior paint and new upholstery, bedding, lighting, home electronics, appliances, carpeting, artwork and accessories, as well as dining, living room and bedroom furnishings.

Pool equipment and furniture was recently replaced at the Association pool and the exterior painting of all buildings has been completed. Illuminated exit signs have been added to all buildings, and hallway air conditioning/heating units have been replaced in buildings 5 and 6. Several other capital projects are scheduled or are already in process including resurfacing/striping and replacing the lighting in parking lots. The next meeting of the Board will occur on August 20, 2012.

Holiday Inn Club Vacations at Ascutney Mountain ResortWhen the Board of Orange Lake in Vermont Condominium Association, Inc. met on June 4, Resort General Manager Amy Manhardt provided a recap of resort operations items that have occurred since their last meeting. Amy shared personnel, operations and resort amenity updates with the Board, in addition to a review of financial results through the first quarter of 2012.

Members of the Board were provided with a schedule of the classes offered at the Sports and Fitness Center, plus the resort has a robust activities schedule for the summer that includes basketball, tennis, kickball, bingo and Wii®.

The next meeting of the Board will occur on September 10, 2012, with the following agenda: 1) Call to Order; 2) Determination of Quorum; 3) Review and Approval of Minutes; 4) Review of Financial Statements; 5) Assessment Collection Efforts; 6) Orange Lake Resorts/Holiday Inn Club Update; 7) Resort Operations Update; 8) Guest Satisfaction and Comment Card Scores; 9) Review/Approval of Proposed 2013 Budget; 10) Old Business; 11) New Business; and 12) Adjournment. The meeting is scheduled to begin at 8:30 a.m. at the resort. The 2012 Annual Owners Meeting is scheduled for November 19.

Holiday Inn Club Vacations Sunset Cove Resort The renovation of all units at the resort has now been completed and the positive reaction from owners and guests has been overwhelming. The units feature an upscale Signature Collection design that includes granite countertops, crown molding and more.

The Board of Directors of Sunset Cove Condominium Association of Marco Island, Inc. is looking for candidates to fill an ex-officio position on the Board. Ex-officio members fill the role of “Board Members in Training.” Directors and ex-officio members attend quarterly meetings at the resort and review financial statements and supplemental data monthly. While Board and ex-officio members are not compensated for their time, reasonable travel expenses are reimbursed by the association. Holiday Inn Club Vacations at Desert Club ResortOn June 23 at the Annual Owners Meeting of the Las Vegas Resort Owners Association, incumbents Richard Charlesworth, Arthur Jones and Robert Scharf were re-elected to the Board of Directors. Newly elected to the Board was Paul Caldwell.

Owners in attendance were invited to tour a model unit representing the furnishings and décor of the 100 units that will be renovated through this year. By a majority vote of the owners, an amendment to the declaration was approved to provide the ability to add Signature Collection units at the resort. The amendment provides the structure that will allow a higher maintenance fee amount for these 48 units due to the upgraded unit furnishings, as well as additional amenities and services that will be provided. Owners in attendance at the meeting were also encouraged to take advantage of the onsite Marketplace and Gold Mine Bar & Grill whenever they were staying at the resort.

Holiday Inn Club Vacations at Bay Point ResortThe Orange Lake in Panama City Condominium Association, Inc. Board of Directors met on February 7. They approved minutes from their Board, Annual and Organizational meetings held on October 18, 2011. They also reviewed Association financial statements, assessment collections and guest comment card reports.

Members of the Board approved the replacement of carpeting in the living room areas of all units. Discussion was held regarding the scheduled renovation of all units in 2013. Exterior building painting and the walkways will also be included in that renovation process.

Holiday Inn Club Vacations South Beach ResortAt the June 14 South Beach Resort Condominium Association, Inc. Board of Directors meeting, resort General Manager Kelly Kahler informed the Board that the implementation of the processes associated with the approved amenities policy that limits resort access for those not staying on the property is going well. She also reported the Clubhouse indoor pool deck has been resurfaced, the lazy river tile has been replaced and both pools now have new furniture. Every unit now has two softer pillows that owners had been requesting and the glassware has been replaced.

The Board of Directors will meet on September 25, 2012. In addition to their quarterly review of financial and guest feedback data, the Board will review the proposed 2013 Association budget.
