if you’re a regular reader of Renters Guide, you know we offer a variety of information for those looking for a new place to call home. But did you know it is your responsibility as a tenant to know your

rights and responsibilities prior to signing a lease agreement? By knowing the terms of the rental contract ahead of time, you will be

well informed and able to determine if the location is the right one for you. Once you choose your location, a landlord should give you adequate written notice when rent or landlord services have been adjusted, and you should be able to discuss any clarifications or adjustments before a new lease is signed.

Many landlords and property management companies do their jobs well and care about the property they own as well as the people who live there. It is in their best interest to keep good tenants. Many go above and beyond. Do you know a terrific landlord or property management team? What makes him or her so great? Let us know. We’d love to hear from you!

what does the fire alarm sound like? What do you do if your carbon monoxide (CO) detector sounds off? Are they both working properly? Do you know where the flashlights are?

Emergencies are rare, but it’s good to be prepared and have the basics at the ready – just in case. While it’s not likely, the last thing you want to do is be woken up by an alarm and be bewildered and confused.

There are a few simple things you can do to make sure you’re prepared for any emergency. Go over a plan with your household. Know what your alarms sound like. If your fire alarm or CO detector goes off, you’ll need to assess whether it’s a false alarm quite quickly, and from there evacuate and call 911. When in doubt, err on the side of caution. CO is odourless and colourless. You can’t actually tell if it’s a false alarm or not so get help just to be on the safe side. Ignoring it or removing the batteries can be a deadly mistake. Your landlord is required to have a working fire alarm and CO detector in every unit, but you should make sure they’re functioning properly.

Have a working flashlight available – one for each person is preferable. Be familiar with your escape route. Keep valuables or irreplaceables in a backpack that can easily be taken with. You won’t have time to pack or get dressed so have shoes, clothes and a jacket accessible since you may not be allowed back in for some time – from hours to days in a true emergency.

Home safe home awaits! With Renters Guide in hand you’ll find that perfect place. Our magazine and website, homeTRADER.ca, offer the best selection of available apartments as well as informative articles and advice, making it easy to make your move!

We’ve got your bases covered!

Whether you live alone or have a full house, there’s no reason you can’t have organization. The difference is, when it’s just you on your own, it takes discipline, while when living with others everyone has to do their part. You should be able to teach organizational systems and delegate responsibilities so that everyone in the family has a part in keeping the house in order, whether it’s your spouse putting the mail and paid bills in the right folders or the kids putting their toys back in the right place. You shouldn’t have to be the drill sergeant – repeating the same requests week in and week out. Everyone needs to learn to do their part and work together to keep the house in top shape.

the ‘go-to’ bin Provide a personalized ‘go-to’ bin for each member of the family for things that don’t belong in the room. It keeps items together but out of sight until they’re returned to their proper place. Reserve a few minutes every day, perhaps before dinner, to do the ‘dash’. Each person empties his or her bin by returning the contents to the right place.

the ‘inbox’ Complementing the ‘go-to’ bin, create a family mail centre to manage paper flow. Create inboxes for each member of the family. These can be anything from wall-mounted pockets to magazine holders on a shelf. Keep them easily accessible. When paperwork comes into your home, sort it into each family member’s box. Items that need to be signed for school go into a parent’s box.

someone else’s clutter got you down? We’ve all heard that opposites attract, but if your partner’s organizing style is drastically different from yours, it can be frustrating for both of you. Before you are tempted to try and change your behavior (or his/hers), keep in mind that the change will be short-lived if you are getting organized for someone else’s approval but will last if you do it because you value the relationship.

has your dining room table become a dumping ground? In many homes, seldom-used flat surfaces often become drop zones for mail, books and any other items that don’t have a home. To save your table from becoming a breeding ground for clutter, bring out the china and silverware and set it for a formal dinner. It will be nicer to look at than a mountain of clutter and will actually prevent people from piling their possessions on it.

leave with everything you need Clear a shelf in a bookcase near the back entrance and designate the area as a special place to corral items each family member must have to leave the house. For kids, it will serve as home to permission slips, lunch boxes, homework, library books and projects. For adults, it will hold handbags, briefcases, car keys, and dry cleaning. Add a different-colored plastic dishpan for each family member or use attractive square baskets clearly labeled

with each person’s name. When family members come home, they can toss their belongings into their basket until they need them again the next morning.

his and her filing systems minimize conflict If you share a filing system with your spouse, how’s that working for you? Often, couples have different organizing styles (as I mentioned, opposites attract). To keep the peace, consider having separate filing systems. If you pay the household bills, keep those documents in your filing system and if your partner takes care of household repairs and receipts, they can keep track of that in their own filing system. Another option is to acknowledge your differences and assign the task of filing and retrieving documents solely to the person who is most comfortable with it.

on schedule Keep a family calendar to keep track of everyone’s activities. Designate a central location where everyone can see it. Let each family member choose a colour and have each person enter their activities (if they are old enough) on the schedule using their colour.

Preparation Reduce stress and frustration in the mornings by preparing the night before, when you’re not feeling as rushed. Decide what you are going to wear, make sure it’s clean and pressed, and lay it out with any accessories you plan to wear with it. It only takes a few minutes but will save you so much time and aggravation in the morning. Encourage your spouse and children to start this habit too, and enjoy more morning time.

FIND YOUR HAPPY PLACE

Finding the perfect apartment is no easy task. It’s more diffi cult than even purchasing a

car because it’s not one-stop shopping. Studies show that in Canada the average female between 25 and 40 earning $50,000 or more per year looks at seven properties before she makes a decision where to live. Alternatively, men in the same age category look at three. Here are a few things you should consider when trying to fi nd that perfect apartment:

First, sunlight (or the lack thereof) is important, but most people don’t think about it until after they’ve moved in. Typically, we fi nd that shift workers like to face north. The less sun the better and north is the direction to have your bedroom windows if you want the least amount of sunlight. In turn, if you’re an early riser you most likely want your bedroom and living room windows facing east so you get that “hit” of sunshine every morning. If you have lots of plants or if you need lots of sun in your day, you should be facing south. And fi nally, facing west is often popular for people who get home from work in the early afternoon.

Cooking and lounging while basking in sunshine is a plus for a lot of people. Sun is a huge consideration that most people don’t think about until it’s missing at those times when they want or need it. Lack of sun has been known to cause depression, yet we rarely think about it when renting apartments. It seems to be one of those things we take for granted.

The second thing people need to focus on when looking for an apartment is the neighbourhood. It doesn’t matter if you have the greatest space in the world when you have to walk 10 blocks to get a litre of milk and you don’t drive. Let’s face it, the living room space in most apartments comes in one of two shapes, rectangular or L-shaped; therefore, it’s not the apartment that makes the difference, it’s the neighbourhood. Make sure that if you like to run you’re near jogging trails. If you don’t have a car, make sure that your new apartment is close to a bus stop. You get the idea.

The last thing we notice when people are looking for apartments is that they often make their decision based on a short-term mindset. We recognize that people move a lot more often than they did in the past, but we can also tell you that it’s next to impossible to save if

you move every year. If at all possible, we strongly recommend you choose a rental where you plan to stay for at least three years. Pick a place that gives you some room to grow. Did you know that the average resident accumulates about 10 per cent in possessions annually? If that’s the case, you need somewhere to store this accumulation – hopefully without having to move. As Canadians we want to be able to save something. Staying put is one of the ways to do it.

Happy renting!

Can you be denied an apartment if you have children? You are required to disclose on your rental application who the occupants of the apartment will be. Technically a landlord cannot deny you an apartment if you have children (this would be a Human Rights violation), but you should be aware that some buildings are much more child-friendly than others. Keep this in mind when searching and if necessary ask the rental agent if there are young children or other families with children in the building.

Safety should always be paramountInfants and toddlers should never be left alone in an apartment – that includes going downstairs for even five minutes or less to get the mail, do the laundry, take out the garbage, or get something from your car. Infants – even if sleeping in a crib – should never be left unattended. Likewise, keep your eye on your toddler and ensure that windows and balcony doors are kept locked.

Children, particularly school-age children under the age of 11, should not be left alone in apartments if parents are working or are out for other reasons, but many parents have little choice and do it anyway. Serious injuries – due to falls, accidents, burns, poisoning, etc., could result from a variety of accidents that could easily occur in an apartment building. Your children are your responsibility and should not be free to run around the halls and ride on the elevators. Although it is extremely rare, children wandering alone through the building could easily be lured into the apartment of a stranger with ulterior motives.

Be sensitive to the needs of childless neighboursIf you do have children, keep in mind that many of your neighbours don’t. Your child-free and childless neighbours are not used to living with crying and shouting, or coping with large strollers, so be sensitive to the needs and concerns of others. Children do

have a right to be there, but they are your responsibility at all times. Strollers should be folded up and stored inside your apartment or in the storage room and bicycles parked in storage racks provided for that purpose.

Choose an area that’s convenient to schools, parks and playgroundsIf you are renting with children, research the neighbourhood first to find out where schools, parks and playgrounds are located. Some companies are very sensitive to the needs of families and welcome children enthusiastically and happily provide this information. Some buildings even provide on-site daycare and host seasonal events like Hallowe’en parties, picnics and barbecues for year-round family fun.

If your building does not have on-premises daycare, search the Internet for information about municipal daycare in your neighbourhood. Or inquire in the rental office if anyone in the building provides babysitting or childcare services (either in their apartment or in yours). Perhaps after you have settled into your

apartment community and have gotten to know some of your neighbours you might be able to exchange babysitting services.

When they are old enough, teach your children essential streetproofing, safety and other coping skills. While there is no law specifying the minimum age a child must be to stay alone, if you choose to do so, ensure that you give children the knowledge, skills and confidence they need to manage if they have to be alone in the apartment for any length of time. Address with them, if they can invite friends over. How can they use the kitchen safely? What would they do in an emergency? It is important to

prepare for the unexpected.Statistics show that one in five renters have children. Whether you’re a single parent, or a family with young children and are

searching for a suitable apartment, living with children in an apartment can present certain challenges. Here are some suggestions that will help to make your experience a success.

LittLe tricks keep your home always looking clean

We’ve all seen it: the home of a friend, relative, or neighbour that looks like the pages of a design magazine. Nothing is out of place, and then, often green with envy you return to your home to find dust bunnies, food crumbs, and

splatters of toothpaste on the bathroom mirror. How do some people work all week and still find time to clean? surely, they must be scrubbing all weekend.

The truth is, people can keep their apartments tidy during the busy work week with just a few simple tips. That way, you can relax on the weekend. Soon enough, you’ll be showing envious guests around your own spotless home. Here’s how:

Tips for the kitchen• Wipe up cooking messes from the stovetop or counters

immediately after they happen, before they dry and become difficult to clean.

• Use a damp sponge and a cup of water boiled in the microwave to wipe away crusted food stains.

• Consider using a robotic vacuum to keep floors free of dirt, dust, food particles, and hair while you finish other chores or watch TV.

Tips for the bathroom• Keep a squeegee handy to wipe windows, mirrors, and

counter surfaces after a shower to keep them sparkling.

• The touchless faucet is both practical and chic. Ideas are available online at deltafaucet.ca. Take a look at Delta’s Lahara or Addison with what they call, Touch2O.xt Technology. Faucets with the option for hands-free activation can ensure that sticky or greasy toiletries are not transferred to the faucet handle, minimizing weekly cleaning tasks.

• Use an automatic toilet bowl cleaner that you can set and forget while still keeping toilet bowls fresh all week long.

Around the House• Fifteen minute power cleaning or de-cluttering

sessions, done a few times a week, can help to cut down on out-of-control messes. Pick one small space to attack each time, and you’ll be surprised how it helps keep household clutter under control. NC

moving

BY DAN HOPKINS

Blizzards, Black Ice

and movingMoving last minute? No problem, if it’s during the cold months. Choosing to move in the “off season” – sometime between November and March – can save you time and money.

Summer is the busiest season for moving companies. This means you must be well prepared, booking six to eight weeks in advance to ensure your preferred moving company is available. Not only are they higher in demand but generally their rates are also more expensive.

Some companies may be more willing to negotiate their rates during the winter months as they’re competing for business during the slow season. Likewise, less rush and stress for companies in the winter means you get their best employees resulting in a higher quality of service.

With everything booked, now comes the packing. Follow these tips for a relaxed and toasty move – no matter what’s going on outside those frosted windows.

• Have a contingency plan. Keep up to date with local weather forecasts and change your plans accordingly. If a big snowfall or freezing rain is expected the morning of your move day, don’t risk it.

• Keep cozy. Carry extra warm clothes for you and your family – including hats, gloves and snow pants. Pack these ahead of time and clearly label them so you can locate them immediately.

• Remember your items will be in a non-heated environment for a while. Ensure your plants, electronics and liquids are properly packed and protected from the cold.

• Allow extra time on the move day – cold weather slows things down. Additionally, rushing in the winter can lead to accidents and injuries.

• Have driveways and sidewalks cleared of snow before the movers arrive. Your driveway needs to be

ploughed wider than usual – enough to allow the moving truck’s loading ramp to be positioned as close to your front door as possible. Lay plywood down on muddy or slushy areas. Slipping can not only lead to dropped boxes and broken possessions but also personal injury.

• Quality movers will use fl oor runners to protect your fl oors in high traffi c area but for extra protection inside, cover your fl oors to protect them from tracked-in snow, mud, and salt.

• Drive safe. Make sure maintenance and service on your vehicles is current. Check the air pressure on your tires and ensure the trunk is equipped with emergency kits (matches, fl ashlight, food), blankets,

and shovels. Drive slowly with extra caution.

• Be certain that your heating company for your new home is aware of your move in day.

Wintertime moving doesn’t have to be wet and miserable. With these reminders, you’ll be packed up, moved and basking in the warmth of your new home before you know it.

Moving when ice and snow are in the daily forecast isn’t a popular choice for

many Canadians. It’s cold and slippery; but with some extra safety precautions, winter moving also has many advantages.

and movingMoving last minute?
