IT’S NOT DIFFICULT TO SEE WHY BRYAN BAEUMLER is such a titan in the world of home

renovations. His charismatic charm and unwavering

expertise has landed him three hit HGTV shows and a

fan following that can’t get enough of him. Whether

he’s entertaining and educating viewers on House of

Bryan, Disaster DIY, and Leave it to Bryan; sharing his

Q You’ve become a definite favourite at home renovation shows across

the country -and we’re looking forward to your upcoming Edmonton

appearance! Over the years, have you noticed any changes with the type

of questions you are asked at reno shows? Do people seem to be getting

bolder with their DIY renovating?

A I always have a great time in Edmonton – it’s a great city, and the folks

that come down to the home show have a genuine interest in taking care of

their homes. It’s also always great to meet so many people that appreciate

the things I’m excited about! I tend to get a lot of the same questions - the

#1 being ‘When are you coming over!?’ But I’ve also noticed that people are

getting a little bolder, whether it’s because times are a little tougher lately for

a lot of us and we want to save some dollars, or perhaps it’s that people are

starting to realize that their homes are the biggest assets they have and we

need to take care of them and grow our investment.

Q In 2015, we saw you release your first book, Measure Twice. Has writing

a book always been something you wanted to accomplish? And, do you see

yourself writing more in the future?

A I never saw myself as an author, and it took about two and a half years to

get ‘Measure Twice’ out of my head! It was a really rewarding experience, and

maybe one day I’ll put together another one, but I don’t have any plans in the

near future. My schedule’s pretty packed these days, so if it came down to

writing a book, making TV or putting on my tool belt and banging in nails, my

tool belt will always win!

Q You’re fairly active on your Twitter and Instagram accounts, and

regularly engage with fans and followers. Do you see social media as way

to connect and inspire a new generation of DIY renovators or handymen/

women?

A Definitely - I have a theory that we’re slowly becoming the Borg - you

will be assimilated, resistance is futile! I really think social media is a great

platform for people to connect not only with people they watch on TV or

listen to on the radio, but also with other people and professionals. Whenever

I have a few spare minutes, I try to help people with their reno questions, and

hopefully put a smile on their faces or a giggle in their throats occasionally.

There’s always been a stigma attached to the trades, and I hope I’m helping

to change that - I absolutely love doing what I do, and being able to share

that with people and show them that not only are the trades a great career

path, it’s a lot of fun too!

Q With all your TV renovating success and decades of personal experience

in the reno world, is there any renovation golden rule that you used to

swear by but now break?

A I always used to say that you should never live in the house if you’re doing

a major renovation. I obviously broke that one on HOB3! We had a great time

living through our reno, because we occasionally took some time off to enjoy

ourselves without stressing too much about timelines. I have a pretty tough

time sitting still, so a completely finished house only makes me think about

industry knowledge through his new book; chatting

with fans on social media; or captivating crowds at

home renovation shows across the country, one

thing is certain - Bryan has a style that’s all his own

and we all love it! We caught up with Bryan to get

a sneak peek into his world before his upcoming

appearance at the Edmonton Renovation Show!

doing it all over again! I also used to think

you really had to stick to the plan, but I’ve

realized over the years that you need to

enjoy the journey, not just look forward

to the destination. It’s OK to change

your mind, and it’s OK to change it right

back. Needs and wants aren’t written in

stone, and perspectives tend to change

over time, so it’s important to seize the

opportunity to get exactly what you want

even if that means putting on the brakes

every now and then. Renovating isn’t a

two-lane highway with a double yellow

line - it’s more like a shipping channel.

Keep the destination in sight, but realize

that you’ll have to wander back and forth

along the way, and maybe even backtrack

a few times. If you keep your eye on the

prize and enjoy the journey, it’s a lot more

fun.

Q We’re continuing to see a lot of

infill projects in Edmonton, and many

homebuyers are choosing to purchase

older homes in mature neighbourhoods.

What vital areas of a home should

homebuyers pay close attention to

before making a purchase in order to

try and avoid potential renovation

nightmares?

A When we buy homes, we’re planning

to either tear down and rebuild, or

completely renovate them, so I don’t

usually get a home inspection obviously,

but unless you’re a professional contractor

or have a lot of experience buying

and renovating homes, I’d definitely

recommend hiring a qualified inspector.

It’s important to identify any big problems

ahead of time, or you could be in for a

world of hurt. Depending on what your

plans for the home are, you want to

have all of the mechanical and electrical

systems checked out - that means HVAC

(heating, ventilation and air conditioning),

electrical systems, plumbing and gas.

You’ll also want to check for toxic mold,

asbestos or other health / environmental

hazards, ensure the foundation is strong

and waterproof, check the age and state

of the roof, the amount (and type) of

insulation, age of windows, inspect for any

insufficient or rotting structure - basically

you want to know everything about

the house that you can before making

a decision. Check with your insurance

company as well to see what features in

the house they’ll offer discounts for.

Q What has been your favourite

renovation project you’ve worked on

this year and why?

A My favourite project by far was for a

single father of five kids, just north of

Toronto. When we showed up it was just

starting to snow - the house had no heat,

no hot water, a dangerous electrical

system and it was a structural nightmare.

David, the father, was a great dad, but

had fallen on some hard times and

needed help getting the house put

back together. I explained to him that

I wasn’t there to do it all for him, and

I was just there to help him out. We

basically had to rebuild the entire house

from the inside out - in retrospect I

would have just torn it down and started

over, but it turned out amazing. We

involved the kids in the reno so they’d see

how much work goes into taking care

of a home and a family. One of the little

girls even took me to school for show

and tell! Being a dad myself, it hit close

to home.

Q Have any exciting and new

renovation products or trends won

you over in 2015?

A The open concept kitchen / living

area has really taken off - I called it the

Living Kitchen. We’re starting to see

a small departure from the classic

‘kitchen stuffed in the back of the

house’, and moving more towards

a living space where you can also

cook and entertain. We’re also

seeing a lot of home theatres in

basements, complete with wet

bar and kitchenette - I think we’re seeing

a slight shift to staycations and more at-

home entertainment which

I think is great. My wife tells me throw

pillows and chandeliers are becoming

increasingly popular too, but I’m not sure

I believe her.

FLORIDA GRAPEFRUIT SUPERFOOD SALAD

• 1 butternut squash

• 1 cup organic red quinoa

• 2 Florida grapefruit

• 1/2 small Napa cabbage

• 2 cups baby romaine leaves

• 1 cucumber

• ½ cup goji berries

• ½ cup hemp hearts

• ¼ avocado

DRESSING: • 1 small carrot

• 2 green onions

• 2 tablespoons white miso

• 100 mL fresh Florida

grapefruit juice

• 1 inch piece of peeled ginger

• 1 tablespoon lemon juice

• 1 teaspoon salt

• 75 mL olive oil

• 75 mL canola oil

INGREDIENTS | SERVES 4, PREP TIME: 35 MINUTES

DIRECTIONS:1. Peel and cut the butternut squash into 1 inch pieces. Blanch in boiling water for about 4 minutes or until just tender. Drain, pat dry and set it aside until ready to use.

2. In a small pot, bring 2 cups of lightly salted water to boil. Add the quinoa and turn heat down to medium. Cook the quinoa for 20 minutes or until the quinoa triples in size and becomes tender. Drain and set aside to cool.

3. Combine all of the dressing ingredients in a blender and puree on the highest speed for several minutes until very smooth. This can be done a day in advance and held in the refrigerator.

4. Using a sharp paring knife, cut the ends off of the Florida grapefruit so it sits flat on the cutting board. Carefully run the paring knife under the peel and trim away all of the pith, leaving just the grapefruit flesh. Slice the grapefruit into 8 even segments.

5. Cut the Napa cabbage into quarters and remove the core. Cut the cabbage crosswise into thin shavings. Hold this in a large salad bowl suitable for serving.

6. Cut the baby romaine leaves into bite sized pieces and add them to the salad bowl.Slice the cucumber lengthwise and remove the seeds. Cut the cucumber on an angle into very thin slices and transfer to the salad bowl.

7. Combine the squash, Florida grapefruit slices, hemp hearts, goji berries, avocado and quinoa into the salad bowl and toss liberally with dressing.

months or so from late spring to early

fall. With patio heaters it might be

possible to stretch that out a few weeks

on either end but even if you find a way

had a clear vision of where they wanted

to live, what they wanted to create for

themselves within their renovation and

embarked thoughtfully to make it so.

These two savvy homeowners considered

a few options but with clear reason and

intent, selected this particular home in

this particular neighbourhood. Steve says,

“We considered an infill house in an older

neighbourhood, but it was this particular

neighbourhood that we really loved and

always came back to during our home

search. We would ride our bikes, pulling

the kids in the Chariot, through numerous

neighbourhoods during our search. This

neighbourhood hit everything on our

wish list: quiet neighbourhood with wide

streets, large lots with big trees, close to

the river valley and Terwillegar Dog Park,

close to schools for the kids, close to

many amenities such as doctors’ offices,

grocery stores, library and restaurants.

These are all important things for us.”

Steve is also a business man who

needs to have quick access in and around

the city. He recognized that location is

an important element in a purchase and

renovation decision. “Access to central

Edmonton and the Anthony Henday were

important to us and that was an added

appeal to this location.”

Practicality about the structure and

the basic elements of this home were

also recognized as key ingredients in not

only the purchase but also the renovation.

Steve recognized that, “Homes in this

area were built in the 80s, so the ‘bones’

or foundational aspects of the homes in

this neighbourhood are good, and they

are estate size lots, so in terms of value

it makes more sense to do a renovation.

When we purchased the home, it was

literally ‘frozen in time.’ The home was

built in 1984 and all of the finishings were

of that vintage: so much brass and glass

and mirrors. Our previous home was built

in 2005, so it was very hard to get past the

décor of our “new” house. It wasn’t just

the aesthetics however, the furnaces were

at the end of their life cycle, the windows

needed to be replaced, the carpets were

old and dirty and ‘crunched’ under your

feet, and the lighting was very poor so that

this north-facing house was very dark.

When we were planning the renovation,

we wanted to bring the interior of our new

home into 2015. Our idea was to create

a home that was very family friendly for

our children and our dog, easy to clean,

had a big kitchen and island, a mudroom

area in the laundry room and a kennel

space for our dog. Those were the most

important aspects we wanted addressed

in our renovation. We recognized that it

was better value for our dollar to renovate.

home for at least the next 25 years and

that it was a time capsule from 1984,

we wanted to ensure the ‘guts’ of the

house were replaced and made more

efficient. There were very few structural

issues, except for our request for an open

concept kitchen with an island. To do this,

one wall needed to be removed. The

home also has several large windows

to the south, however the home lacked

light on the north side and considering

this is where the kitchen was, we put

another window in the west wall. The

extra window combined with removing

the wall between the kitchen and formal

dining room had the most dramatic

effect on the renovation. We also wanted

mudroom cabinetry in the laundry

room which necessitated the removal

of one linen closet. In the basement, we

wanted to reclaim some wasted space

by the bathroom, so a storage closet was

created."

When discussing how these careful

thinking home owners found and

selected a renovation contractor, here

too, they had put a great deal of thought

into the process. “We really wanted

a design-build renovation company

to simplify the process and also a

company that was Reno Mark certified.

Accreditation by an external body

increased our confidence that a company

was reputable. We’ve heard too many

renovation horror stories from our friends.

We do not profess to be knowledgeable

about renovations AT ALL, so we did our

homework up front. Aquarian’s website

was comprehensive, the before/after

pictures looked stunning, and there were

many CURRENT projects that showed

the company was well established and

busy in many communities throughout

Edmonton. Once we started working with

Aquarian we loved the initial conceptual

design. All of the items that we had asked

to be included in the design were met. A

big part of this was our request to keep

the design relatively ‘simple,’ meaning

that we liked the original layout of the

house with only a few exceptions like

the open kitchen, mudroom cabinetry,

basement storage area. The staff were

also extremely personable and friendly,

which gave us a good ‘vibe.’ When we

checked references, all of the feedback

We were also fortunate to be able to stay

in our old house while the renovation was

completed. Thank goodness as we have

two young children so living in the house

during renovation would have been a

nightmare!"

Essentials in this renovation were

prioritized based on needs and with

tremendous clarity for the long range

family goals that Steve and Alison had.

They both described their thinking,

was very positive. And of course, we

felt the estimated cost was appropriate

for the scope and extent of our

renovation.”

When asked about the design,

these homeowners were delighted.

“The design process was actually a

HIGHLIGHT of the process as the

initial design hit all of the marks right

out of the gate. The initial 3D design

was excellent and the only revision we

did originally was to add the basement

storage area which Jason did right

there during our meeting using the 3D

design program. Marsha was so easy

to work with and did a great job of

keeping us on budget when we were

picking our finishing products, while

keeping in mind that we had a lofty

goal of a family-friendly home that

was also beautiful and tasteful.”

Renovations are always

customized for each homeowner.

That is a very unique and attractive

quality about the renovation process.

In this renovation one of the most

unique features included a built-in dog

kennel for the family’s beloved and

somewhat anxious dog. Steve shares,

“We kennel our dog when we are not

home, so we really wanted a special

space for him. Michael was able to

remove a cabinet door and build a box

that gave a separate space for Rue. We

then had a metal door custom built by

a metal fabricator. It turned out great

and Rue loves the space.” Alison

goes on to describe many delightful

elements in their home and the

enthusiasm to see that their diligent

work and powerful visualization

has really paid off. “As for delightful

elements of our home, there are many

but the most appreciated and well-

utilized is the kitchen. Removing the

wall to the dining room opened the space

dramatically and allowed for the creation

of an 11 foot island. By adding the window

to the west wall of the dining room,

we’ve significantly added more light. The

addition of the door to the bay window in

the kitchen is also a lifesaver, as it is much

easier to let our dog out to the backyard.

It is also better access for our children to

the backyard and for barbequing in the

spring/summer. The breakfast bar is also

a great feature, as we added USB access

which will be well-utilized when the

kids get older and are doing their school

homework. We were also delighted to

salvage an old bar area in the basement.

Michael was able to build out the wall

and retrofit the bar cabinetry. With a fresh

coat of paint, new hardware, and some

floating shelves – it is now a feature area

of our basement. Being a family with

young kids, we LOVE our mudroom.

We have added counter space for doing

laundry, we replaced the old washer/dryer

with front-load appliances and added

a quartz counter over top. The added

mudroom cabinetry is so functional: we

have multiple hooks for coats/backpacks,

bench space for sitting, and space for

baskets on top and shoes below. Another

feature we love is the glass shower in the

master ensuite bathroom. It opened up

the shower space significantly and feels

like a spa!” Steve adds, “The make-up

counter for Alison is excellent as well

and makes the ensuite space more

efficient. We love the way the floor tile

that wraps up and around the tub as it

not only very functional but it looks beautiful

and makes the entire ensuite look magazine

gorgeous.”

Managing the time and stress of this

or any renovation is always a real concern

for homeowners. Alison and Steve had a

solution for this too. “We made frequent

trips to the house to see the progress

and also scheduled weekly meetings with

Michael. This helped us to get to know the

staff better and put us at ease with the entire

process. We definitely felt comfortable

enough to leave the renovation in capable

hands. It was such a positive, stress-free

process.”

Now that the home is all complete

and the family is tickled pink to be settled

in they are delighted to share their story

with others. “Our friends and family are

amazed at the transformation and we love

to entertain. It is quite a change from the

original home and are looking forward to

even more gatherings and parties. This has

been an amazing journey and we highly

recommend Aquarian to anyone considering

a renovation. We have heard several awful

stories of renovations gone wrong and can

honestly say that our journey was enjoyable

and stress free as it can be for a construction

project of this magnitude.”

Decoding THE CODE

AThe 2010 National Plumbing Code has

a dedicated section with a quite a bit of

information around the requirements

for installation of solar domestic hot water

systems. Each of the provinces subscribe to

National Plumbing Code article 2.6.1.8. and

therefore items pertaining to materials, piping,

allowa-ble pressures, water temperature and

protection from contamination relating to the

application of so-lar domestic heating systems

are consistent across the country.

Systems for solar heating of potable water

shall be installed in conformance with CAN/

be certified to CAN/CSA-F379.1-88, “Solar

Domestic Hot Water Systems - Liquid to Liquid

Heat Transfers)”. In addition:

» All piping, fittings, heat exchangers used

for domestic hot water, must be made of

approved mate-rials and suitable for use

with potable water.

» Operation of a water system at pressures

above 550 kPa (80 psi) will accelerate

deterioration of the system and could

create a health risk due to splashing and

potential scalding.

» If the solar domestic heating water system

contains water with a temperature in excess

of 60°C (140°F), a mixing valve or other

means shall be installed in the potable hot

water supply to temper the water to reduce

scald hazard potential.

» Do not introduce toxic chemicals such as

those used for freezing protection or boiler

treatment. Potable water systems must be

protected from all sources of contamination

to reduce the probabil-ity of creating an

unsafe potable water supply.

» Required protection to prevent cross

connection and back-flow must be

provided.

It is also important to note that the authority

having jurisdiction may consider a properly

submitted alternate solution with the permit

application for systems that are not certified.

The alternate solution shall be complete with

supporting documentation from a professional

engineer licensed to practice in the province of

Alberta and the alternate solution shall contain

evidence of compliance with the re-quirements

of CAN/CSA 379.1-88 or CAN/CSA 379.1-09.

These installations would fall under the

plumbing code regulation and require a

plumbing permit, in-stallation by a plumber and

inspected by an SCO in the plumbing discipline.

HOMEBUYER TAPPED out with your new mortgage payments, only to fi nd that you have a musty, damp crawlspace or basement? Then you fi nd that your perimeter drainage requires more than just cleaning, but instead requires digging around your home to replace or repair un-serviced drainage tiles costing in the thousands of dollars. When completed you gain a fresh smelling crawlspace or basement but nothing that is aesthetically pleasing.

Folks, I don’t mean to scare you, but I have to write with your best interests in mind. Ask yourself, did you have a home inspection done when you bought your last

house? Did they address anything to do with drainage, odours, white powder on concrete walls or fl oors in the crawlspace or basement? This is about as far as home inspectors can go, they do not have x-ray eyes to see into the ground. In fact, in some homes they can’t even see the concrete catch basin sump the drainage tiles run into before the water is taken to the city storm sewer system.

ONE: Why do ants always seem to show up in my home

Firstly, I will say that you probably live in a home that is slab on grade ( a concrete main fl oor entering directly from grade level outside) or possibly your garden and/or fl ower beds are up too close to the underside of your exterior siding. In the majority of cases these two items are the cause.

In the spring, snow melt and excess rain fi ll the ground with surface water. The water will eventually fi nd it’s way to the water table running underground on the hard pan on which the footings of your foundation are placed. In some areas this can be the determining factor as to whether a home can have a basement, crawlspace or be built slab on grade.

When the ground water gets to the point where it is no longer being taken away by the perimeter drainage system (weeping tiles around your home that lead to the city storm

sewer) it will drive the ants hibernating in colonies under the concrete slab up into your home because they do not like wet feet.

What to do: Make certain that your perimeter drainage is clear and running away to the storm system. This is done by a professional drainage company with the proper equipment. Ideally your drainage system should be maintained every three to fi ve years once the home is around 10 years of age.

To get rid of the live ants I would suggest using a spray ant killer known as a residual spray.

Being in this business for over 50 years I can honestly say that up until 10 to 15 years ago, home owners did not seem to worry about moss on roofs but rather considered it a natural thing that happens – and what will be will be. I still agree with this philosophy because what caused it 50 years ago is the same as what causes it today.

My advice on roof moss is that if you are not overly concerned about what it looks like then leave it alone. Mother nature put it there because we send impurities up into the atmosphere and mother nature brings the residual back down in rain spreading the spore contaminates on areas like roofs, patios and under the shelter of trees. This growth always occurs on north exposures or under the shade of a tree canopy where the spores thrive as algae and eventually moss. You will not fi nd it on sunny west and south exposures.

If it is your desire to remove the moss please ensure that you have a qualifi ed, certifi ed roof maintenance company perform the work.
