When youre buying a home, particularly your rst home, you will need the advice of several professionals: builder, lawyer, mortgage broker or banker, nancial advisor and so on. But none of them has the personal stake in the deal that you do. Indeed, it is your transaction, your future and, ultimately, your money.

is is why its essential to ask questions. Dont understand something? Ask. Dont get a satisfactory answer? Ask again.

Take this scenario brought to our attention by Alyssa Richard, CEO of ratehub.ca. First-time buyers who are looking to buy together with a buyer who is not a rst-timer, can still use the Home Buyers Plan to withdraw $25,000 from their RRSP, tax-free, for a down payment. But they cannot

Ask those taxing questionsWhether from your mortgage broker or fi nancial advisor, the right answers could save you hundreds if not thousands

Moving made easyDue diligence a must with this part of the homebuying process

claim the First-Time Home Buyers Tax Credit of $750.

Another surprise had to do with land transfer tax rebates. In Toronto, qualifying rst-time homebuyers can claim a total rebate of up to $5,725 for both the Ontario and Toronto land transfer tax. If youre buying with someone who is not a rst-time homebuyer, many rst-time buyers assume they cant claim those rebates. But you can 50 per cent is yours to claim. Instead of being able to claim the full rebate of $5,725, you could claim $2,862.50, which of course is better than nothing.

Whatever your own circumstances, take the time to ask those challenging,if di cult, taxing questions. e answers could save you hundreds if not thousands.

Whether youre relocating from one coast to the other or moving to your rst place out of your parents home, moving can be hectic, exciting and certainly stressful. But, relax. You can eliminate all of the anxiety associated with moving by taking control of the situation with con dence.

If you decide to move yourself, book a moving truck well in advance from a reliable company that can help with some tips on moving as well as advice regarding the size of vehicle you will need.

If you decide to go with a pro, ask your friends and family to recommend a mover. Call at least three companies to ask about their services and then decide.

Professional movers can do everything for you if you wish, from packing and unpacking, to disconnecting appliances and electronics, but of course theres extra cost involved.

Make sure you understand the terms of your agreement no matter what you decide, as well as any additional costs such as insurance and mileage fees, so you can budget accordingly.

    Happy moving!

Recreational lake front property has long been exclusively thought of as a summer treat. From that first warm weekend at the end of May, residents of cottage country do their best to squeeze in as much time at the lake before the leaves and snow fall.

There is, however, a new development in Alberta that offers the exclusive benefits of lakeside living year-round. Whether prospective buyers are looking for a weekend retreat or a permanent residence, The Estates at Waters Edge offers unique, single-family homes to accommodate a range of budgets and lifestyles.

This secure, gated development is situated 45 minutes west of Edmonton on the shore of Lac St. Anne. As a perennial community equipped with resort-style amenities, residents enjoy the beauty that every season has to offer. Summer activities include water sports, fishing, walking, biking, or golfing at a nearby course. Winter brings its own selection of outdoor ac-tivities, including snowmobiling, cross-country skiing, snowshoeing, and ice fishing. For skating and hockey enthusiasts, there is an outdoor NHL-sized ice rink, complete with a skate change and warm-up facility. Access to a private boat launch and a maintained marina allows for carefree boating enjoyment. For social gather-ings, a clubhouse, featuring a kitchen, dining area and games room, can accommodate gatherings both small and large.

Home designs are created in-house by the Waters Edge Architecture Team to keep turn-around time to a minimum. Most home builders charge a fee for any changes to their plans, however, this service is complementary for buyers who choose to build with Waters Edge. Owners can also choose to purchase an un-developed lot and construct with their preferred builder as long as the proposed design fits within the architectural and landscaping guide-lines.

Waters Edge homes have been designed in a timeless Craftsman-style and are available in an array of two to four bedroom floor plans ranging from 1,150 to 2,500+ sq.ft.. Layouts and room sizes are completely customizable to ensure that each plan meets the buyers needs. Yards are fully landscaped and can include a choice of parking pad, attached or detached garage. A variety of high-quality interior finishing packages are also available and owners can rest easy knowing that their residence comes with a 10-year Progressive Home Warranty to ensure the highest home construction quality.

Lot prices start in the low $100,000s, and two bedroom residences with completely landscaped lots start in the low $300,000s.

Two brand new showhomes are now open and available for immediate possession. Contact Mike at 780-405-6378 or 1-877-405-1105 or visit watersedgeestates.ca for more information.

  • What type of home should you buy? Whether youre a f irst-time buyer, moving up to a larger home or downsizing to a smaller one, the answer to this question is a very individual one. It short, it really depends on your situation every-thing from the amount of your down payment to where you work to whether you have kids to other personal circumstances.

Of course, most of us would love a large house on an expansive property on a quiet cul-de-sac in the best neighbourhood. But thats not always possible.

For your own enjoyment while you live in your home as well as for future resale potential, proximity to transportation, shopping, schools and other amenities is among the key determinants that a ect the your propertys appeal, and ultimately its value. After all, those are the qualities potential buyers look for when searching for a home; the more of them your house has when you go to sell, the more it will be attractive to a greater number of people.

While experts suggest you take a long-term view when buying a home, its also important to not look too far down the road.

Lets be honest, your rst home may not be your dream home, and your needs and desires are bound to change

throughout the various stages of home ownership. You might not be able to a ord the home of your

dreams right o the bat, but once youre in the market, its easier to move up.

So, while the answer to the question What type of home should you buy? is speci c to circumstances, there are also some common guidelines you can follow.

HOW MUCH CAN YOU AFFORD?Experts agree it is never a good idea to make yourself house-poor, and it is a very common mistake, particularly of rst-time buyers, to buy more home than you can really a ord. Meeting with a mortgage broker or your banker will help determine your full nancial picture, assessing everything from your credit rating to how much you have saved for a down payment. And with tougher mortgage rules recently taking e ect, buyers should stress-test their plans seeing how well you could cope with higher mortgage payments brought on by rising interest rates.

HOW MUCH WILL IT REALLY COST?Another common homebuyer mistake is not being prepared for all the closing costs involved: lawyer fees, land transfer taxes, utilities, insurance, and home inspection and appraisal fees and insurance. All of these costs add up, and ultimately should factor into your overall home-shopping budget.

WHERE DO YOU WANT TO LIVE? is question is becoming more important for a number of reasons, though in uenced primarily by where you work, how much of a commute you want and whether your transportation options include mass transit or only driving. Indeed, especially with gas prices on the rise, proximity to mass transit is something more and more people are looking for in their new home location. It may not be as simple as choosing to live in the city, suburbs or small town.

WHAT TYPE OF HOME DO YOU WANT?Once you have determined your options for cost and location, you can then assess what types of homes are available in your price range and desired neighbourhood: Single-family detached, semi-detached, townhome or duplex?

Some many questions, so many choices. e good news is, home builders today are in sync with customer preferences for location and amenities, and with market realities with regard to pricing and needs for energy e ciency, so your options for new-home product have never been better.

the open glass doors into the house to eat a delicious spread of salads and grilled food laid out on the dining room table. The living room has a sleek fireplace with tile surround. Theres enough room for a funky coffee table, a couch and a large chair in the corner thats fit for snuggling, reading or just, well relaxing.

Walk up those carpeted stairs to the 1,231-sq.-ft second floor and you have a choice to make go left and enter the bonus room or go right and find the bedrooms and laundry. The bonus room is large and takes advantage of the space above the double garage. There are large triple-pane windows, which are found throughout the home, that engulf the room with light and offer superior insulation and

sound barrier. Theres room in here for a TV, leather couch and small glass bar table and stools. To the right of the stairs, youll find the convenient second-floor laundry room and its huge. Theres a front-loading washer and dryer and a linen cupboard too. Right next to the laundry room is the master bedroom.

The master bedroom is best described as three rooms in one. The first room is the ensuite. It has his and her sinks with a smart white quartz countertop, a glass-in shower and large corner soaker tub. The light grey-brown ceramic tile floors and light grey walls ensure this bathroom is bright and inviting. The second room is the walk-in closet with wire shelving at a variety of heights. The third is the main bedroom with enough room for the usual accoutrements and a chaise lounge.

Next up are the two bedrooms which are spacious, bright and tastefully decorated in splashes of colour. There is also a full bathroom between the two bedrooms in a similar colour palette to the ensuite.

the open glass doors into the house to eat a delicious spread of salads and grilled food laid out on the dining room table.

Bedrocks single-family homes in Henley Heights start in the mid $400s. The Montana is a lovely home that is ideal for families and those who love to entertain in a bright, modern and happy home.

To come and see if this home is for you, head down to 9739-224 St. NW. Showhome hours are Monday through Thursday 3 to 8 p.m., closed Friday, and noon to 5 p.m. on weekends and holidays. To visit Henley Heights in Secord, from Stony Plain Road head south onto 215 Street, turn west onto Secord Blvd. and go straight after the four-way stop. specializing in government relations, advocacy, strategic communications, policy development/analysis and association management.

    BUYERS STILL WANT

    Their Own Space

Theres a lot of buzz about offbeat housing styles whether they be tiny homes the size of closets or shipping containers repurposed as residences.

The reality is that most people favour tried-and-true options when looking for a place to live.

The enduring popularity of the single-family home even among younger buyers illustrates that in a big way.

A new survey by American home builders found that buyers in their 20s and 30s overwhelming want a single-family home. Only a tenth want to live in the centre of cities and nearly half have zero interest in high-density living.

This group, sometimes called Millennials because they became adults after the year 2000, show a strong preference for suburbs.

They also crave space four out of five would like a home with three or four bedrooms.

Features on the most-wanted shopping list included a separate laundry room and lots of storage space with linen closets, a walk-in pantry and garage making the top 10 list.

While these are the results of a U.S. survey, a look at the Edmonton marketplace shows that the single family home is still a winner with home hunters. Builders here started work on almost 7,000 new single-family homes in 2014 the most in seven years.

New neighbourhoods are also expected to become home to three-quarters of Edmontons new residents in the coming years.

That should be no surprise because buyers find lots to like about new neighbourhoods and new homes.

New communities are planned so shopping is accessible. Walking trails, play grounds and recreational features encourage healthy lifestyles. The neighbourhoods are designed to use space efficiently and deal with issues like drainage effectively.

New homes also come with the latest features to provide comfort, safety and energy efficiency.

Floorplans suit the lifestyles of todays home owners with open designs, walk-in closets and laundry rooms. Great designs offer bright and well-planned work areas and flexible layouts that will adjust to future needs for the household.

The citys competitive home building sector means you can choose your builder and be confident in their track record.

The commitment to quality construction and craftsmanship translates into years of worry-free living for new-home buyers. Improved products will extend the life of a home and save time and money on maintenance.

New homes are also protected under the Albertas New Home Buyer Protection Act, which provides for 10 years of warranty protection.

Besides providing a desirable place to live, homes have also proved to be a good investment and one of the most important ways for people to build wealth.

Interest rates remain at very low levels and forecasters now agree they are more likely to fall further. That provides buyers an excellent opportunity to pay down debt faster and become debt-free earlier.

The Canadian Home Builders Association Alberta represents more than 1,500 business members, including new home builders, renovators, developers, trade and supply companies and professional services.
