The month of June has been quite hopeful for the Real Estate Sector as a whole with the implementation of 7th pay commission & SEBI’s proposal for easier norms for Real Estate Investment Trusts (REITs) to attract the interest of Real estate investors and end users. With the implementation of 7th pay commission, the realty sector in India is going to witness a rise in the home purchases especially by the government employees as it will increase their purchasing power. The developers are already planning schemes to attract the government employees to invest in their projects. The government’s decision to implement the recommendations of the 7th Pay Commission will benefit over one crore central government employees and pensioners. On the other hand, SEBI’s proposal for easier norms for Real Estate Investment Trusts (REITs) to attract the interest of Real estate investors and end users has proved to be a much needed decision to boost the sector. SEBI’s decision made positive impact in making REIT a viable product for investors as a fund-raising instrument for real estate players. The proposed move would allow up to 20 per cent investment by REITs in under-construction projects, up from a maximum of 10 per cent allowed currently. Just like Housing for all provides opportunity to everyone to have a house, we believe that REITs can be now be referred as “Investment for all”. While the government is making all possible efforts to lift the Real Estate Sector in India, we are also leaving no stone unturned to do our bit in order to bring in professionalism in the industry. The month of August 2016 is going to witness 3 major events/conferences in real estate sector
i.e. National Association of Realtors-India (NAR-INDIA) is conducting is 8th Annual Convention on August 13 & 14, 2016 in New Delhi which will be soon followed by the RE/MAX Asia Pacific along with RE/MAX Realty Rendezvous-7 (RE/MAX India’s 7th Annual Convention) in Bangkok at The Grand Fourwings Convention Hotel from August 31 to September 2, 2016. This event is going to see attendance from 30 countries around the globe and will bring together real estate agents, brokers, developers & vendors under one roof. I am very excited and look forward to these events and I am sure that most of you must have registered by now to be a part of them. If not, then what are you waiting for, go ahead and get yourselves registered soon. There is never a dull moment and I could see a lot of our regions, broker owners and broker associates doing activities to promote themselves and their businesses. It was good to see the regional owners of RE/MAX Telangana coming all the way to Delhi to meet our team for brainstorming and strategic planning. I would like to congratulate KBR Praveen, Regional Owner, RE/MAX Greater Visakha and Janhar, Regional Owner, RE/MAX Chennai for expanding the network of RE/MAX in their respective regions by signing Broker Offices. I am happy to see the efforts put in by RE/MAX Southern Karnataka and RE/MAX Bangalore by conducting regular discovery days in their regions to expand the reach of RE/MAX in their territories. I look forward to meeting you all at the RE/MAX Asia Pacific Convention and RE/MAX Realty Rendezvous-7 in Bangkok not only to do networking but also for spending some quality time with you all. While I was going through the newsletter this time, I saw this new section “Power of RE/MAX” that my team has introduced. I was very pleased to see the wonderful testimonial received by one of our Broker Owner, Yuvraj Singh Shekhawat and his team from RE/MAX Solution Specialists, Delhi NCR. While we all try to put our best foot forward in accomplishing a task, but the sweetest reward is a positive testimonial from a client which indicates that we have done our job to perfection and have been instrumental in helping someone fulfill his dreams. A big round of applause to Yuvraj and his team for the excellent work. Infact, I would request all of you to share with us any good news, testimonial or achievement of any form and we would be more than happy to make it a part of our newsletter and spread the word. Some of our regions and broker offices had a power packed month which included RE/MAX Southern Karnataka and RE/MAX Bangalore conducting discovery days and Broker Owner of RE/MAX Punjab, Puneet Joshi from RE/MAX Realty Services Plus attending an investors meet in United Kingdom. I would also like to congratulate RE/MAX Chennai on adding 2 new Broker offices in their region and RE/MAX Greater Visakha on adding another office in their region. I would like to wish the new Broker Owners all the very best for their journey with RE/MAX. It was a pleasant surprise to see the Regional Owners of RE/MAX Telangana in our office and I am sure that they would have had a great time with the RE/MAX India team. RE/MAX Academy of Real Estate also had its house full with the Broker Owners from RE/MAX Greater Visakha and RE/MAX Central UP along with the regional team of RE/MAX Central UP who came to attend the Broker Owners Management Training and the Franchise Sales Workshop respectively.
Apart from this, I was really glad to see that our Broker Owners Yuvraj Singh Shekhawat, Manisha Mehta and Shreya Modi come forward to share their experience and expertise by nominating themselves for presenting a webinar for all the affiliates across the country. I am hoping that these webinars are of value addition to all of you and we look forward to having more of our Affiliates take these webinars ahead by participating in them as speakers. Let’s all work together by empowering each other with our success mantras. My message for all of you is “Keep Selling and Keep Mentoring…Together We Will Achieve More”. Government Exempts Big Realty from Obtaining Environmental Clearance
Going against its own orders, issued six months ago, the environment ministry has decided to exempt big buildings and
real estate projects from taking environment clearance, a mandatory requirement under the law for the past more than a
decade.
The U-turn will take the construction industry out of the environment ministry’s purview and no project could be
challenged on environmental grounds before the National Green Tribunal, says experts.
Under the current law, the building and township projects of more than 20,000 square meters size are required to carry
out an Environment Impact Assessment (EIA) study to gauge possible impacts of the project on the surrounding
environment before starting its construction. If the project is considered safe, the State Environment Impact Assessment
Authorities (SEIAA) appointed by the environment ministry, give permission (environment clearance) to the project.
The ministry has now issued a draft notification on April 29 which says the states which will integrate environmental
conditions in the building approvals under their Building Bylaws will not have to get environment clearance for
construction projects. It replaces the area-specific EIA and environment clearance process carried out by SEIAA prior to
starting of the project with standard conditions such as ‘sewage discharge’, ‘water harvesting’ and ‘DG Sets specification’
imposed and monitored by the local urban authorities post construction of the project.
“This will mean, no construction project can be ever stopped or rejected on environmental grounds. Since there will be no
environment clearance under the Environment Protection Act, the projects could also not be challenged before the
National Green Tribunal which doesn’t have its jurisdiction over the state building bylaws,” said environment lawyer
Ritwick Dutta.
The National Green Tribunal has, in the past, penalized developers for constructing environmentally damaging projects. In
May, it quashed the environment clearance of a project that encroached and damaged 3 acres of lake in Bangalore and
slapped Rs 117 crore fine on the developer. In July last year, the tribunal slapped a fine on Akshardham Temple for
carrying out expansion near Yamuna Flood Plains without an environment clearance. The Supreme Court also said in an
order in January this year that housing projects coming up without environment clearance were illegal.
