remodeling contractor for their needs. The industry
standards often aren’t tough enough, as just about
anybody with a hammer and a pickup truck can be a
home improvement contractor. That’s why LoneStar
Property Solutions has raised the bar and pioneered
a set of standards we call the Code of Ethics &
Competency for remodeling contractors. The Code
calls for remodeling contractors to uphold a high set
of standards that will allow you to judge BEFORE you
hire a contractor and whether the firm is likely to do
the job right. This guide specifies those standards.
Before you hire any company to work in or around your home, make sure you consult this guide to evaluate whether they comply with the standards we’ve set forth. If you do, chances are you’ll get exactly what you want out of your project.

Communication is key! You will have the remodeling
contractor in your home for a few weeks to several
months. You need to get along well with the person
and feel that he/she hears your ideas and concerns,
makes suggestions when necessary, and is easy to
reach throughout the process. That being said, ask
them how their project timeline works and how they
communicate with clients (phone, email, text).

Check to ensure the remodeling contractor is accredited
by the major associations. These organizations create
visibility on the part of the remodeling contractor, helping
to ensure the homeowner that they are working with an
ethical and reliable business.
The Better Business Bureau (BBB) is one of the top
organizations in the United States assisting homeowners
in selecting honest remodeling contractors. Homeowners
can assess how long the remodeling company has
been in business and a member of the BBB. A BBB
accreditation means that if complaints arise, the
remodeling contractor agrees that the BBB’s judgment
is binding and they must perform accordingly. Without
this agreement, you may have no recourse. LoneStar
Property Solutions is a BBB Accredited Business with
an A+ rating at the time of this printing.
The National Association of the Remodeling Industry (NARI)
is the major remodeling association in the United States,
requiring remodeling contractors to sign a Code of Ethics,
pledging to observe high standards of honesty, integrity and
responsibility in their conduct of business. Contracts, licenses,
insurance and warranties must comply with federal, state and
local laws and authority. Appropriate action must be taken
on all customer complaints. LoneStar Property Solutions is a
member of NARI with certification in Universal Design.
Though it’s not necessary or a requirement, it’s always
reassuring to know that a remodeling company has been
recognized for their commitments, projects and industry
standards.
If a company claims to be a member of an industry-specific
association, this can easily be verified by requesting proof
through the contractor or the association.
What to Look For: ACCREDITATIONS AND ASSOCIATIONS

Good standing with a bank is crucial for any business. Gaining
the confidence and security of its financial managers allows a
company not only to sustain itself and endure even in rough
economic times, but also to innovate and grow to meet and
service customer demands.
In terms of supplier letters, this is written confirmation of the
company’s dealings with a supplier of the product they install
stating that they are in good standing as vendor and pay their bills
promptly. These letters are easy for your remodeling contractor
to obtain from suppliers. If a remodeling contractor says they are
difficult to obtain, that may be a red flag.
Ultimately, you want to know that the remodeling contractor pays
their bills and will be around to take care of any warranty claims.
A problem with slow-pay or extended credit is a cash flow concern.
The Contractor has a Good reputation with Banks and Suppliers
The Good Contractor’s List is a local organization backing their contractors with a $10,000 guarantee. The contractors are heavily screened and background-checked for credentials of integrity, honesty, compliance with the values and TGCL. Their mission is to ensure that homeowners have a safe place to hire quality contractors with a solid reputation. You can register on their site and sign up with the contractor of your choice at TheGoodContractorsList.com.

Unfortunately in this industry, new companies
have a tendency to go out of business, as it
usually takes a few years to become financially
stable. You want to feel comfortable that the
remodeling contractor you hired has enough
cash flow, will be around to finish your job, and
will assist with any future follow-up issues.
The remodeling Contractor has Business Longevity
Here is a list of questions to ask the contractor. While you may not ask every single question, do ask quite a few. Their answers will help with your decision-making process.

Often, homeowners gather several bids and compare
prices of jobs, thinking that all jobs are created equal.
This cannot be further from the truth. It’s important
to realize that there will probably be differences in
prices you receive from remodeling contractors, and
they could vary greatly. The projects may sound the
same, but the end results could be vastly different.
Once you hire a remodeling contractor, you are living
with their work.
There is much more to a remodel than just picking out
the pretty tiles, cabinets, lighting, and all the other
elements in a remodel. Your new kitchen or bathroom
design is an intangible until it is the finished tangible of the remodeled room. Seldom will the homeowner
know what they are getting until they don’t get it—
such as Design/Build service, proper installation,
quality products and materials, and a detailed
scope of development for the project. At this point,
it is too late.
A professional remodeling contractor knows what
is involved in a remodel and their price reflects it.
Professionals value their design and work. They hire
competent sub-contractors and price accordingly.
The remodeling Contractor Should not be Pricing the Job Unusually Low
You need to know if your remodeling contractor
carries General Liability insurance for both
commercial and residential projects. A small
company will carry a minimum of $500,000 and
larger companies carry $1,000,000- $2,000,000
of coverage. If your remodeling contractor’s
insurance policy can’t cover potential damages,
then the remodeling contractor would be
personally liable. If he/she cannot cover the
damages, you will have no legal recourse and will
end up paying for any possible damages yourself.

contractor without sizable coverage. You don’t
want to assume the risk for any damage while
contractors are working on your property.
What to Look For: INSURANCE

It’s important that the remodeling contractor provides
you with a detailed proposal and formal contract.
This helps the homeowner understand the process
and what’s involved. You don’t want a remodeling
contractor to approach you with forgotten items,
asking for additional money to cover their costs. It’s
important that both parties sign the contract before
moving forward. In competitive bidding situations, make
sure that the remodeling contractor explains what is
included in their price point. When you are attempting to
compare “apples to apples,” there are always going to
be different products, insurance coverage, labor costs
and end results. It is virtually impossible to obtain an
accurate comparison in competitive bids.
The remodeling Contractor Should Present Detailed Pricing and Contract

Your home and yard should be cleared of large debris and
dangerous materials daily by the crew. After the job is
completed, a total home cleanup should take place and
include removal of any materials in your house or yard.
Make sure your remodeling contractor has a pre-determined
daily jobsite cleanup routine, and a more thorough cleanup
routine upon completion of the job. All LoneStar Property

step cleanup roster at the end of EVERY SINGLE DAY.

What to Look For: WORkER CONDUCT AGREEMENT
We conduct a Pre-Construction meeting discussing
areas for workers to store items, take breaks and
areas in which to work in the home. LoneStar Property
Solutions’ employees and sub-contractors abide by a
compliance agreement that prohibits the use of alcohol,
drugs, foul language, misconduct, or other bad behavior
on a job site. This should be a standard.
It’s important that the remodeling contractor and
their employees respect your home and family.
After all, they’ll be in your house and around your
loved ones over the next few weeks or months
(depending on the project size).
Speak with the remodeling contractor and express
your concerns prior to signing the contract. Let
them know about any scheduling conflicts, pets,
and valuables set forth in the household.

Make sure that the price is clear and includes the
specific items for your project. Upon completion of
the final Proposal which is accepted in the Contract,
the price should become fixed and guaranteed
for the work described. The only price difference
should be the discovery of an unknown or hidden
item, such as opening up a wall and discovering
water-damaged areas or faulty wiring. Homeowners
may add items to the project which are considered

Warranty. Guarantee relates to labor while Warranty
applies to the product. Most professional remodeling
contractors guarantee their labor for one year. Keep
in mind that the warranty will vary with product and
it is best to register the product for the Warranty to
change orders. Expect that the additional work

about the extended timeframe and charges for
