“We bought the house almost ten years ago after relocating from overseas,” says Denise, “and we chose the location partly

because my husband was working in Cambridge,

which is under twenty minutes away, but also

because there are some excellent schools in the

local area. We didn’t want a house that was

thatched and full of beams, but at the same

time we also didn’t want a boxy new build, so

we looked at a good number of properties before

we found this one.”

“Over the years, certainly as the children have got older, we’ve adapted and changed how we use certain rooms so we’ve always used the entire house,” says

David. “It’s a very versatile house.” “And it’s very much a house

for all seasons,” adds Denise “In the summer we gravitate to the

dining hall because it opens out onto the garden.”

“I suppose we tend to use the kitchen the most,” says Denise, “because it’s a lovely family space. We have sofas and a dining table and chairs in there, so it’s nice for cooking, eating and relaxing, and it’s also a lovely

entertaining space.”

“The village has been a lovely place to live,” says Denise, “very friendly and very sociable. We usually have an annual BBQ at someone’s house; we’ve hosted it in the past, and there are events such as the fish and chip night to raise funds for the church. My sons have also made lots of friends

who live in surrounding villages, and it’s so safe they can cycle everywhere.”

Westley Waterless is a small, attractive village situated in a semi-rural location, amidst undulating countryside, close to the Cambridgeshire/Suffolk border.

The market town of Newmarket lies just 6 miles to the north and is recognised as the headquarters of the British flat racing and bloodstock industry and stages some of the finest horse racing in the world. It also has a range of shopping facilities and a variety of sporting activities including an 18 hole golf course on the outskirts of the town.

The city is within an easy 12 mile commute, giving access to the various surrounding science and business parks and also provides an extensive range of shopping and cultural facilities.

Road and rail communications are good with the nearby A11 connecting with the M11 for access to Stansted Airport and London to the south and with the A14 providing access to Norwich to the north, Bury St Edmunds and the coastal ports to the east.

A mainline railway station at nearby Dullingham provides services to London’s King’s Cross and Liverpool Street via Cambridge (approximately 60 minutes).

OUTSIDE

To the front, the property is approached through double timber gates on to a gravelled driveway, bordered each side by a vegetable garden and kitchen garden. The gravel leads through a covered archway and leads to the PARKING COURTYARD, which in turn leads to the DOUBLE CART LODGE with light and power connected and the ADJOINING STORE ROOM.

Steps lead to the front door and there are dense raised flower and shrub beds.

To the side, the gardens are mainly laid to lawn with a number of areas being planted in different styles, including an orchard which is planted with apple, pear, plum and cherry trees. This area is screened by yew hedging. There is a large paved terrace flanked by lavender hedging.

Further trees provide an apple tree walk and beyond this is a large area of lawn, suitable for children’s play equipment and there is a timber shed.

There is a large dense and shaped flower and shrub bed with a central lawn pathway leading into the remainder of the rear garden, which is laid to lawn with a lovely pond water feature with flood lighting. Surrounding the pond is a large timber decked area perfect for al fresco dining or relaxing. There is a large timber summer house within this space which compliments the surroundings beautifully.

The whole garden is enclosed by high mature hedging.
