WHO IS MODCON?

ModCon Building Solutions is an Australian Advisor, Designer and Project Manager providing complete modular building solutions for a variety of built forms from housing to commercial buildings that is faster to erect, environmentally sustainable and at a lower cost compared to traditional construction methods. As a “One Stop” Shop, ModCon can provide design, and project and construction advice and management.

The ModCon team is made up of Architects, Project Managers and Building Construction experts that have the experience and knowledge of all facets of Modular building applications, be it factory complete modules, flat-pack systems, transportable units or prefabricated steel structures.

ModCon has access to a number of manufacturers and factories in Australia and China and can therefore find the best solution and price for your modular building through our tendering process.

In addition to design and project management, ModCon has the Agency or Distribution Rights to a number of modular buildings technologies for Australia and Western Australia. These technologies include fold-out and stackable modular building systems.

MODCON’S MODULAR SYSTEM ModCon’s modular systems are factory manufactured building modules that are internally

finished and delivered to any location in Australia. Our modules are designed and built to our clients preferred specifications. Designs are

produced and priced in-house liaising with professional consultants to ensure compliance with engineering, fire and safety requirements.

All modules are produced to strict Australian Standard quality. ModCon has its own Australian Production Managers to supervise the production process monitoring all stages to ensure consistent high quality.

ModCon has approved building contractors but can also work with our clients' main contractor to ensure that the site is ready for our units. We supervise the off-loading and lifting of our modules.

ModCon can provide a range of services from inception to completion to suit a client’s project needs. It is advisable that ModCon is involved early in a project, thereby establishing time and cost efficiencies. We can offer our clients: Complete in-house architectural and engineering design services. If a client has appointed an

architect, we can work with them advising them on the efficiencies of ModCon’s modular systems.

Pre-development services including site analysis, master planning, architectural designs, engineering, budgeting, pricing, finance (if required) and approvals.

Development and Project management of the project according to a client’s needs, budget and timeframe.

Appointment of building contractor and supervision of the building construction, and finishes according to the approved plans.

Turnkey operation where we can deliver a finished building to the owner or operator.

WHY MODULAR? Economical The economies of scale in standardised production and the controlled factory environment allows the manufacturing process to bring about increases in the quality of products plus significant reductions in material wastage. Faster Installation Modular construction is up to 40-60% quicker than traditional building methods with delivery times fully controllable and predictable. Easy Installation Easy to be installed, disassembled and transported because of its standard and integrated structure. Energy Efficient Modular buildings can be designed with energy efficient materials by systemizing elements such as wall, roof and floor structure.

At ModCon we can deliver complete turnkey modular building solutions that are transportable and easy to erect, from large remote accommodation villages, commercial offices to an entire school.

4. OUR MODULAR SYSTEMS

ModCon offers two modular systems produced from its associated factories namely (Product A) Near Complete Modules and (Product B) Flat-pack Modules.

Modular Units Flat-pack Modules ModCon’s modular systems are factory manufactured building modules, units or

panels that are finished and delivered to any location in Australia. Our modules are designed and built to our clients preferred specifications. Designs are produced and priced in-house liaising with professional consultants to

ensure compliance with engineering, fire and safety requirements. All modules and products are produced to strict Australian Standard quality.

ModCon has its own Australian Production Manager in our associated factories to supervise the production process monitoring all stages to ensure consistent high quality.

5. ISO MODULAR UNITS

• Factory finished modular units: ISO Modular Units are near complete modular building system consists of factory built steel framed modules finished to any requested specification which can include doors, windows, full bathroom and kitchen fit-out, plumbing, electrical, etc.

• Transport: Each module is designed and built based on the sizes and shape similar to shipping containers that can be transported independently making them deliverable to any location by ship, road or rail.

• Standard modules: Our standard module is based on the ISO standard which is 8 ft (2.4m) wide, 40 ft (12 m) long and 8'6'' (2.6 m) high. Although these are the most cost effective modules, extra wide (4.2M), extra long (15.2M) and extra high (3.2M) modules are increasingly used to achieve better floor plans and design outcome.

• Aesthetics: The exterior finishes can consist of a variety of cladding materials finishes to suit the client’s requirements. The completed buildings bear no resemblance to containers.

• Flexibility: Our modules can form various design combinations whether single storey homes or multi-unit high rise residential accommodation.

• Australian quality: All modules and internal fitout adhere to the relevant Australian standards and are fully compliant with BCA (Building Codes Australia) requirements. Our Australian Production Manager is based in our factory to supervise the production process to ensure Australian standard quality.

• Engineering: All structural elements of our modules and on site structures are designed by our Australian qualified engineers ensuring compliance with Australian engineering standards.

• On-site erection: We can work with a client’s contractor or select one of our appointed contractors to ensure that the site is ready for our modules and supervise the installation and duplexing of our modules.

6. FLAT PACK SYSTEMS

• Factory finished parts Our Flat pack (or “knock-down”) buildings are designed and factory fabricated modules in flat parts that can be quickly and easily assembled into a variety of arrangements to suit a clients request and site conditions.

• Transport The primary advantage our flat pack buildings is being packed flat into shipping containers, making it space efficient whilst saving significant amounts of money for shipping and road costs.

• Standard Modules All elements of our flat pack buildings are designed on a 1.2m module. For example, our exterior wall panels can be finished with an exterior cladding and internal finish together with insulation and any necessary services such as electrical wiring. Panels can be fitted with windows, doors etc. Bathroom and Kitchen modules are either completely finished or in a knock-down form that can be easily erected.

• Less skilled labour required As most of the finished work is completed in the factory less skill labour is required therefore reducing the on-site man hours to erect the building with fewer defects, less wastage and much faster construction. This is a major advantage for remote locations where skilled labour and material is very expensive.

• Australian quality: All modules and fittings adhere to the relevant Australian standards and are fully compliant with BCA (Building Codes Australia) requirements. Our Australian Production Manager is based in our factory to supervise the production process to ensure Australian standard quality.

• Engineering: All structural elements of our modules and on site structures are designed by our Australian qualified engineers ensuring compliance with Australian engineering standards.

7. SUSTAINABILITY

ModCon’s has set out its policy with respect to sustainability. The Board of Directors and senior management team affirm our belief in the principles of ecological sustainable buildings in its core values, which include: • Be a leading performer among its peers with regard to business ethics,

workplace safety, environmental protection and community development;

• Aim to increase Social Sustainability through designing and manufacturing buildings that encourage creation of sustainable communities with the spirit of equality.

• Preserve the integrity of development sites by employing Green construction practices which is to disturb as little of the natural environment as possible and blend with its surroundings.

• Commit to Energy Efficiency by employing innovative Passive Solar Design to decrease reliance on heating and cooling and encourage use of energy efficient products and alternative energy systems.

• Commit to Water Conservation by integrating rainwater harvesting and grey water recycling to our buildings.

• Select Sustainable Building materials on a life cycle basis, considering environmental impacts during procurement, manufacture, use and end of life. This is achieved by the use of prefabricated materials and structures to maximise speed and efficiency of construction, improve affordability and minimise material wastage.

• Design and build homes with minimum material wastage. With the same plans being repeated, records of the exact quantity of materials can be established. With on-site buildings there a large quantity of waste required to moved, whereas modular buildings generate less waste.

Work towards environmentally friendly construction by generating less materials waste on site, using less energy and generating less site disturbances than comparable site built structures.

8. FINANCE

The arrangement of finance is one of the most critical aspects in making a project viable. At ModCon, we have the experience in handling the area of finance built over a number of years in dealing with financial institutions. • Project Finance - By understanding the phases in

development finance (pre-development, acquisition, construction and permanent if required) we are able to negotiate and arrange structures to reduce interest and fees.

• Equity - Since the Global Financial Crisis, banks are

requiring more equity for development projects. We have access to sophisticated investors or a syndicated group of investors who are able to provide the additional equity for viable development projects.

• Leasing – The leasing of ModCon’s transportable or

mobile units can be arranged. This is ideal for mining camps and temporary housing. The leasing will be subject upon the period lease, locality, tenure etc.

Ron Jee, Managing Director Ron is also the Managing Director of DesignInc Perth an award winning Australian Architect with over 30 years experience in the architectural and construction industry. Ron has vast experience in designing and planning of a wide variety of buildings including residential and retirement housing, education, commercial and industrial buildings. Ron combines his professional and construction experience with his intimate understanding of the different cultures and traditions, and the business culture of the Asian countries where building materials and components are predominantly sourced.

Peter Clark, Finance & Accounts Manager Peter is in charge of ModCon’s accounts and the company’s finance management. Peter is a Chartered Accountant. Peter has extensive experience in the field of international accounting having work with a major Australian importer. He has a company Secretary for companies in Australia and New Zealand.
