I’d like to share a couple of highlights about our center. The building management team attended an executive meeting with HECO and, when discussing energy projects, HECO expressed to us that they consider Pacific Guardian Center one of the leaders in energy conservation. Ad- ditionally, Pacific Guardian Center once again qualified for the Energy Star certification for 2015 and although the criteria and qualification thresholds were increased, Pacific Guardian’s score was still among the top performers in the nation. To be Energy Star certified means we are a top performer in energy efficiency, saving money without sacrificing performance and helping to protect the environment by generating less greenhouse gas than typical buildings. To be certified a building must meet strict energy performance standards set by EPA. We are for- tunate that the ownership of the Pacific Guard- ian Center is committed to investing in and maintaining this asset’s standard of excellence. In this newsletter, Clarissa will provide a detailed update on our Elevator Modernization project. This first year will be the most challenging and we appreciate your patience and cooperation. Through Angus Online, ten- ants will be able to enter work orders online, track their progress, and receive confirmation once the work order is complete. There is even a mobile app for it! Is there an issue that we need to address? Take a picture with your phone and attach it to a work order you can submit from your smart phone. This new process provides quicker communication between our tenants and the engineering department, resulting in a more ex- peditious resolution to maintenance issues. Of course we will always be available by phone, email, or in person to serve your needs. Our Tenant Services Coordinator has already con- tacted you to get our database updated with the personnel who will be inputting work orders. Once our database is completely populated we will be providing you with login information and tutorials on how to use the system. It’s quick, easy and trackable. Additionally we will be hosting coffee talks to better familiarize you with the system and process and to answer any questions. PGC ENERGY STAR RATING FOR 2015 ENERGY STAR certified buildings save energy, save money, and help protect the environment by generating fewer greenhouse gas emis- sions than typical buildings. Pacific Guardian Center (PGC) is one of the most efficient buildings in Hawaii and nationally, receiving the EPA’s Energy Star rating of 96 (for the Mauka/Makai Towers) and 94 (for the Dillingham Transportation Building) in 2015! The ENERGY STAR score is based on actual measured data. The EPA assesses how PGC is performing as a whole, evaluating our operations and how our tenants and operational staff use our property. Is PGC open 24 hours? Do we have a high density of workers? The EN- ERGY STAR score is tailored to account for how PGC functions in the real world. A score of 75 or better indicates that a building is a top performer and eligible for ENERGY STAR Certification. PGC has greatly surpassed the score of 75 and is in the top 4% (DTB is in the top 6%) of efficiently run buildings of similar size nationally.

TENANT EVENTS RECAPEARTH DAY – APRIL 17, 2015What an exciting way to end the month of April! PGC’s Earth & Health Day Tenant Event was a fun and, even more importantly, a great way to in-crease awareness of the benefits of recycling and good health. Ten different vendors participated in our annual event, with activities ranging from offering personalized BMI scores to ten-ants to recycling batteries and toner cartridges. Tenants who brought down three different recyclable items even received a complimentary herb plant!

Our Earth Day giveaway this year, for those tenants who visited at least one of our ven-dors, was a fresh apple. If they visited three or more of our vendors, they received a cool blue Pacific Guardian Center tumbler.

BLOOD DRIVE – JUNE 2ND, 2015The blood drive held on Tuesday June 2, 2015 attracted 35 regular donors and one first-time donor, from whom the Blood Bank of Hawaii collected 32 pints. This donation will save the lives of up to 96 patients. Thank you to all our donors! Your support goes a long

way towards replenishing blood bank supplies and saving lives.

KING KAMEHAMEHA DAY – JUNE 12, 2015“E ho`olaule`a kakou no Kamehameha Nui”, “Let us celebrate King Kamehameha”, and celebrate we did! Maunalua kicked off the cel-ebration with upbeat and lively Hawaiian music while tenants enjoyed their lunch hour. The Friday celebration would not be complete with-out the delicious smell of the freshly-popped popcorn, courtesy of the building. This special celebration was a great success. Thank you to the tenants and visitors. The only way to sum up this whole celebra-tion is with two words…”Hana Hou!”

BOOKS ARE FUN – JUNE 18TH & 19TH Thank you for supporting our Books Are Fun book fair. This popular event offers PGC tenants a wonderful selection of the most exciting and in-demand products, at an incredible value. On display were high-quality books on such topics as sports, health, crafts, and nature, as well as children’s best sellers, cookbooks, and refer-

ence books. Proceeds from the book fair are donated to Hawaii Literacy. Pacific Guardian Center donated $373.00 from this book fair. Thanks to all of those who participated!

Stylen is our newest Guard who came on board in March of this year. He has a great work ethic and is dependable and reliable. He has a positive attitude in doing his job, good customer service, and works well with others. I am glad to have him as a part of PGC crew.

Hi, I’m Stylen Awana. I’m a pretty quiet, down-to-earth guy, with a family-oriented background. I come from a family of 8 and was born and raised on the Island of Oahu. I started working at PGC early March of this year. I chose to become a security guard be-cause I enjoy helping people, I’m always aware of my surroundings, and will go above and beyond to get the job done. Of all places that I’ve worked, I’ve noticed a great aura of the Aloha Spirit come from the PGC Management team, all of our workers here, and from our tenants as well. I’m proud to say that I work at such a safe and loving environ-ment.

When I’m not securing the buildings here at PGC, I’m spending quality time with my fiancé and 8-month old baby boy. I look forward to getting to know everyone and if you ever have questions or are in need of help, don’t hesitate to ask.

LIVING WALL TALK – APRIL 15, 2015 Many of our tenants and guests have embraced the beautiful wall gardens that greet them on a daily basis as they enter our Mauka and Makai Towers. We have received numerous compliments about how these vibrant ecosystems provide them a welcomed glimpse of paradise.

To launch our 2015 Earth Day festivities, we invited our speciality partner, First Looks Exteriors, to present a “free” educational workshop on the living walls. A few of the topics covered were:

• The different plant varieties thriving on our walls and why they were chosen

• A LEED-approved and organic approach to pesticides• LEED practices that tenants can employ in their home gardens

EMERGENCY CONTACTFOR NOTICESBuilding Management is in the process of contacting all tenants in order to update our databases with the latest contacts for various situations. While we have some of this infor-mation on file already, it is necessary to verify existing contact information and update our re-cords as needed. Means of contact will include emails, cell phones, or home phone numbers, especially for situations that occur outside of normal business and building hours.

Level 1 (Day-to-Day Notices) – General building information. This type of informa-tion will usually go out to office managers, receptionists, or personnel who will be able to disseminate our notices throughout your organizations. They are normally our first level of contacts for day-to-day operations. Subjects of these notices will usually include: Elevator Updates, Air Conditioning Changes, Construc-tion Work, Event Calendars, and Building Holidays.

Level 2 (Authorized Approvers) – Authori-zation of tenant charges and Suite access. Charges may include items such as key or-ders, access cards, and approving access for vendors or employees who forgot keys.

Level 3 (Emergency Notices) – In the event of serious incidents we would like to have an additional level of personnel to notify. These will usually be key decision makers of your organization. Subjects of these notices will include Emergency Building Shutdowns, Extended Power Outages, Extended Air Conditioning Outages, Fire, Theft, Hurricane, Tsunami, Active Shooter, Bomb Threats, Ter-roristic Activities, or other situations where the building may need to be evacuated for an extended period of time. Additionally some of our tenants have supplemental air condition-ing units or servers that are tied to our chilled water system or power. When outages occur internal or 3rd party equipment or server technicians also need to be notified so they can respond immediately to back-up or power down equipment.

Please review who in your organization needs to be contacted during such incidents and ensure that we have the most updated contact information on file. If you need to update your contact information, please fill out the Ten-ant Information Form or After-Hours Security Access List. If you need access to the forms or would like to verify the information that is currently on-file, call the management office and we will be happy to assist you.

TEAM MEMBER HIGHLIGHTSTYLEN AWANA

First and foremost, we would like to thank our tenants for their support and understand-ing as we continue to modernize our Makai, Mauka, DTB, and Garage elevator systems. As mentioned during our 2014/2015 Coffee Talks, modifications to the original elevator systems will bring challenges.

We realize that it has been difficult for our tenants, as there have been long waits and a limited number of operating elevators at times. Our elevator contractor is engaging all of its resources from its Regional and Hawaii management/field team to keep our elevators running safely and reliably. PGC and our elevator contractor are committed to the success of this project and so we want to reassure everyone that the equipment’s performance will become enhanced and more efficient as more elevators become modernized. We thank you again for your continued patience as we move towards our ultimate goal of delivering a world-class elevator system. TOWER AND GARAGE ELEVATOR ENTRANCE PAINTING - SEPTEMBER 2015There are many building beautification projects planned for 2015 and the painting of our (multi-tenanted floors only) elevator frames and doors will be leading the way in Septem-ber. Over the years, the cab frames and doors have been damaged as passengers and vendors enter/exit the lobbies with large items and carts, inadvertently scratching the jambs. Repainting these entrances is an extensive process that requires approximately 3-4 days of partial lobby closures on floors after normal building hours. Management will be contacting tenants in the near future to schedule the dates of the partial lobby closures so tenants can plan for the condition in advance. Thank you very much for your coopera-tion and assistance in maintaining our lobby interiors.

Subjects of these notices will include Emergency Building Shutdowns, Extended Power Outages, Extended Air Conditioning Outages, Fire, Theft, Hurricane, Tsunami, Active Shooter, Bomb Threats, Ter-roristic Activities, or other situations where the building may need to be evacuated for an extended period of time. Additionally some of our tenants have supplemental air condition-ing units or servers that are tied to our chilled water system or power. When outages occur internal or 3rd party equipment or server technicians also need to be notified so they can respond immediately to back-up or power down equipment.

Please review who in your organization needs to be contacted during such incidents and ensure that we have the most updated contact information on file. If you need to update your contact information, please fill out the Ten-ant Information Form or After-Hours Security Access List. If you need access to the forms or would like to verify the information that is currently on-file, call the management office and we will be happy to assist you.

First and foremost, we would like to thank our tenants for their support and understand-ing as we continue to modernize our Makai, Mauka, DTB, and Garage elevator systems. As mentioned during our 2014/2015 Coffee Talks, modifications to the original elevator systems will bring challenges.

We realize that it has been difficult for our tenants, as there have been long waits and a limited number of operating elevators at times. Our elevator contractor is engaging all of its resources from its Regional and Hawaii management/field team to keep our elevators running safely and reliably. PGC and our elevator contractor are committed to the success of this project and so we want to reassure everyone that the equipment’s performance will become enhanced and more efficient as more elevators become modernized. TOWER AND GARAGE ELEVATOR ENTRANCE PAINTING - SEPTEMBER 2015There are many building beautification projects planned for 2015 and the painting of our (multi-tenanted floors only) elevator frames and doors will be leading the way in Septem-ber. Over the years, the cab frames and doors have been damaged as passengers and vendors enter/exit the lobbies with large items and carts, inadvertently scratching the jambs. Repainting these entrances is an extensive process that requires approximately 3-4 days of partial lobby closures on floors after normal building hours. Management will be contacting tenants in the near future to schedule the dates of the partial lobby closures so tenants can plan for the condition in advance. Thank you very much for your coopera-tion and assistance in maintaining our lobby interiors.

We hope you are enjoying what’s left of the summer and our Popcorn and Music Fridays in the courtyard.

I’d like to share a couple of highlights about our center. The building management team attended an executive meeting with HECO and, when discussing energy projects, HECO expressed to us that they consider Pacific Guardian Center one of the leaders in energy conservation. Ad-ditionally, Pacific Guardian Center once again qualified for the Energy Star certification for 2015 and although the criteria and qualification thresholds were increased, Pacific Guardian’s score was still among the top performers in the nation. To be Energy Star certified means we are a top performer in energy efficiency, saving money without sacrificing performance and helping to protect the environment by generating less greenhouse gas than typical buildings. To be certified a building must meet strict energy performance standards set by EPA. We are for-tunate that the ownership of the Pacific Guard-ian Center is committed to investing in and maintaining this asset’s standard of excellence.

In this newsletter, Clarissa will provide a detailed update on our Elevator Modernization project. This first year will be the most challenging and we appreciate your patience and cooperation. ANGUS ONLINE WORK ORDER SYSTEMOver the next month, Pacific Guardian Center will be rolling out our work order system to all tenants. Through Angus Online, ten-ants will be able to enter work orders online, track their progress,

and receive confirmation once the work order is complete. There is even a mobile app for it! Is there an issue that we need to address? Take a picture with your phone and attach it to a work order you can submit from your smart phone. This new process provides quicker communication between our tenants and the engineering department, resulting in a more ex-peditious resolution to maintenance issues. Of course we will always be available by phone, email, or in person to serve your needs. Our Tenant Services Coordinator has already con-tacted you to get our database updated with the personnel who will be inputting work orders. Once our database is completely populated we will be providing you with login information and tutorials on how to use the system. It’s quick, easy and trackable. Additionally we will be hosting coffee talks to better familiarize you with the system and process and to answer any questions.

PGC ENERGY STAR RATING FOR 2015ENERGY STAR certified buildings save energy, save money, and help protect the environment by generating fewer greenhouse gas emis-sions than typical buildings. Pacific Guardian Center (PGC) is one of

the most efficient buildings in Hawaii and nationally, receiving the EPA’s Energy Star rating of 96 (for the Mauka/Makai Towers) and 94 (for the Dillingham Transportation Building) in 2015!

The ENERGY STAR score is based on actual measured data. The EPA assesses how PGC is performing as a whole, evaluating our operations and how our tenants and operational staff use our property. Is PGC open 24 hours? Do we have a high density of workers? The EN-ERGY STAR score is tailored to account for how PGC functions in the real world. A score of 75 or better indicates that a building is a top performer and eligible for ENERGY STAR Certification. PGC has greatly surpassed the score of 75 and is in the top 4% (DTB is in the top 6%) of efficiently run buildings of similar size nationally.
