A Letter From Leadership

Habitat Manitoba reached a new milestone in 2018 with the building of five Net Zero homes. This is the ultimate level of energy efficiency: a home that produces at least as much energy as it consumes. To our knowledge, this is the only cluster of Net Zero homes in Manitoba in any price range. We have been building highly energy efficient homes for many years but the techniques required to achieve Net Zero took us well beyond our regular construction methods. We could not have accomplished this historic achievement without the incredible support of Qualico Developments as the Lead Net Zero Development Partner. We also wish to acknowledge the great support we received on this project from the Manitoba Real Estate Association and Sycamore Energy. Out of the five Net Zero homes, we built a four-plex and a single family home.

While we are not planning to build Net Zero in the near future, what we learned will assist us to remain one to two code changes ahead of the home building industry in energy efficiency and positions us to meet the requirement to build all homes to Net Zero ready well before it is mandated in 2030.

In addition to the five Net Zero homes, we started 14 more in Winnipeg, three in Brandon and singles in Killarney, Kenora and Virden. We also purchased one home back from a homeowner, refurbished the unit and sold it to a Habitat family for a total of 26 families served.

We positioned ourselves to open our third ReStore in Winnipeg in the spring of 2019. Renovation work is underway at 1565 Inkster as this note is being penned.

We looked at several larger pieces of land during the year and were successful in purchasing a parcel just over one acre in size, on Templeton Avenue, west of Pipeline Road.

Linda Peters, our long time Vice President, Program Delivery accepted the position Director, Organizational Excellence with Habitat for Humanity Canada, effective January 1, 2019. In that leadership role she will bring her considerable skills and the experience gained here to help smaller Affiliates across the country to increase their capacity and improve their performance.

In 2017, two long time Board Members, who had each contributed mightily to our success, retired. Each serving the full nine years on our Board, John Ruban was our Board Chair from 2013 – 15 and Jeremy Warnick a member of the Audit Committee during his entire tenure. We thank them for their tireless service.

Four outstanding individuals joined the Board in 2018: Bonnie Van Steelandt, MBA; Brad Kopp, CPA, CMA, CFA; Heather Medwick, BA, MPA; and Linda Friesen.

volunteer spotlight

6 Habitat for Humanity Manitoba

Don Regehr, Carl Hrenchuk and Dick Gee are a part of a group of volunteers who come out on a regular basis to help Habitat build safe, decent and affordable homes for partner families. When asked to help us with other projects, they are always willing to go above and beyond.

Don Regehr, a construction volunteer has been helping us build since the first Jimmy and Rosalynn Carter Project in Winnipeg in 1993. Like so many volunteers, Don volunteers at many places including Winnipeg Harvest, The Lung Association and Winnipeg Folk Fest. “I enjoy doing something that has a positive effect on people’s lives as well as working alongside such great people both volunteers and staff”, he said. Don cites many reasons for why he volunteers at Habitat, but he says it best here; “I get emotional, seeing the joy and appreciation of the new homeowners and the excitement of the children, who are probably getting a room of their own for the first time! I believe a new, safe home can be life changing for many families”.

Carl Hrenchuk began volunteering in 2017 because of his friend Don Regehr encouraging him to come out after retirement. Carl talks about being drawn to Habitat because of our social justice stance to housing and from a sense of being able to give back to the community in gratitude for his fluke of birth and privilege. Carl articulates his experience so eloquently. “The value of the work that Habitat does really hit home for me one day last summer when I had the good fortune to work at a site with the future Habitat homeowner of that very house. The build was in its early stages, and I was not that thrilled at the task: stripping the wooden forms off the just-laid concrete footings, and tossing them out of the hole on the ground. I was quickly drawn out of my grumpiness by the sheer delight that the homeowner exuded over the start of his future house. He was just so excited to be working on the hot, dusty, and muscle-wrenching task in the pit because of the promise it held out for him and his whole family. He could plainly see beyond this modest step in construction and looked forward with

hope to the new phase in their lives that held so much promise. It was only through Habitat that they could own a house. Although he and his wife both worked full-time, they could never manage the required down payment. It’s my hope to try to remember to bring a little bit of his enthusiasm and anticipation to each building site”.

Dick Gee has been volunteering since he retired 12 years ago and although he is busy with his 2 precious grandsons as well as being his Church’s handyman, he continues to come out and build on a regular basis. Dick recently helped to build a new cash area and feature wall in the Habitat ReStore that has completely transformed the entrance. Over his 12 years of volunteering, Dick has had the opportunity to work with many different staff members and although he was originally inspired by Vern Koop and Walter Geddert, he now enjoys working with the ‘new kids’ on the build team. Dick felt that Habitat was a good fit because of his skill set, but most importantly for him, he felt that it was a worthy cause. “I’ve been blessed with a good life and a comfortable home and I thought that volunteering with Habitat would be a good way to pay it back for those who have been less fortunate. I’ve gotten to know some great people over the years and the camaraderie has been great”.

Don, Carl and Dick, together contributed more than 1,200 volunteer hours in 2018.

Volunteers are an integral part of our organization. Without this volunteer labour, we would not be able to build as many homes each year as we do. More and more, we have volunteers who come out on a regular basis, and it is amazing to watch them become a close-knit group who enjoy spending time together as much as they do volunteering.

We have come to refer to Don, Dick and Carl along with several others as ‘The Dream Team’ and we are grateful for their support and for the compassionate stories they tell.

10 Habitat for Humanity Manitoba

In 2008, a landmark partnership was created between HFHM and Manitoba Lotteries to address a pressing need for affordable housing in our province. Over the past decade, the former Manitoba Lotteries Legacy Build Program was renamed the Manitoba Liquor & Lotteries Legacy Build Program and has continued to invest in families and communities all over Manitoba.

This partnership and program, unique in Manitoba and Canada, has provided unprecedented support, community involvement, and a self-sustaining funding model that will endure for the next several decades.

Under the program, Manitoba Liquor & Lotteries financial contributions were matched with dollars by other Habitat for Humanity donors to help build new homes for eligible families. Homeowners not only put their sweat equity into the building of their Habitat homes, but also play a key role in sustaining the Legacy Build fund through their mortgage payments; which are put back into the fund and used to build homes

for other eligible families. It is projected that within 50 years, more than 200 deserving families will be provided homes. Sandy Hopkins, Chief Executive Officer of Habitat for Humanity Manitoba, says the Manitoba Liquor & Lotteries Legacy Build Program is aptly named, as “truly a legacy, providing homes for generations.”

This legacy, now well established, is marked by homes that are being built fully-funded by the reinvestment of the mortgage payments received by the previous Legacy Build homeowners.

One of those homeowners is Luchia and Fidel from Eritrea, a country in East Africa. Together with their children, they moved into their new home in 2017. Having come from an overcrowded apartment, where their three fast-growing sons shared living space, Luchia and Fidel can now watch their young boys playing and running in a community they can all call home.

Luchia talks enthusiastically about her experience with Habitat for Humanity and looks fondly on the process, even the sweat equity, “It was fun, and it was a wonderful opportunity to share the building of our home with my eldest son!” That son, Kevin, is now a student at the University of Manitoba and is busy planning for his future. Luchia is excited for other Legacy Build families to have the benefit of home ownership because, “there is a sense of pride that comes with your own space that you helped to build.”

Manitoba Liquor & Lotteries is honoured to work with Habitat for Humanity Manitoba because the partnership embodies the corporation’s commitment to support communities and promote employee volunteerism.

As well as the Legacy Build Program, Manitoba Liquor & Lotteries employees help to support the program by donating hard hats to help build homes each season. Volunteer shifts often need to be limited, because so many staff want to be part of the experience.

“With a commitment to enriching the lives of Manitobans, Manitoba Liquor & Lotteries was able to establish a visionary way to support our communities and create a legacy that will last a lifetime and beyond for Manitoba families,” said Gerry Sul, Vice President, Corporate Services.

The Manitoba Liquor & Lotteries Habitat for Humanity Legacy Fund has been a success story from the very first build – and now this unique program has come full circle as it continues to fund homes for deserving families well into the future. The legacy is deeply rooted and so are the families who have a place to call home.

Our retail outlets, ReStore, receive new and gently used building materials and home décor every week that have been donated by generous individuals, businesses and other organizations. Windows, doors, furniture, flooring, lighting and other items are then sorted by staff and volunteers to be sold to the public at greatly reduced prices.

ReStore uses the proceeds to fund Habitat for Humanity Manitoba administrative costs.Our Winnipeg ReStore will expand to a third location in 2019. The new store to be located at 1565 Inkster Boulevard will give us a higher profile in the Winnipeg area and provide a closer location for North Winnipeg neighborhoods and nearby communities to shop and donate.

The Chapter network was very active in 2018. Some of the highlights include:

• Completed the 50th Chapter built home in Habitat Manitoba history!

• The Winkler-Morden Chapter was formed. Considering that the very first Habitat homes in Canada were built in Winkler back in 1985, it is extra special that Habitat once again has a presence in this part of the province.

• Six new projects were started (3 in Brandon, and one in Kenora, Killarney, and Virden)

• The keys were handed over to Habitat homeowners in Brandon, Killarney, and two families in Portage la Prairie

• Our 4th biennial Chapter Conference brought together Chapter volunteers from across our territory and featured some incredible speakers including the first winner of The Amazing Race Canada, Tim Hague Sr.

looking forwardFor more than two years Habitat for Humanity Canada has been in discussion with the federal government attempting to convince them to set aside some of the billions of dollars from the National Housing Strategy for affordable homeownership and to invest that money with Habitat. At the time this article is written, we do not have confirmation of the financial commitment but the process is far enough along that we are confident the

deal will be consummated this year. If that is the case, it will assist us to significantly increase the number of families served annually.

In 2018, we purchased a parcel of land on Templeton Avenue, west of Pipeline Road that is just over one acre in size. We will bring services to the site in the fall of 2019. It will be our Blitz Build site in 2020.
