This area is a vibrant growth corridor, with visual connections to the city and an authentic sense of character. With its close proximity to the CBD, its multiple transport options and its established café and retail culture, it’s easy to see why Woolloongabba has become one of Brisbane’s most popular places to live, and why investment in the area continues to increase.
South City Square will deliver six distinguished residential towers and one boutique hotel, as well as a major retail, dining and entertainment precinct for this side of the Brisbane River. This is a significant urban renewal project for the city, with around $600M of investment and five years of development. In order to ensure our high standards of efficiency and quality on this project, our own construction team, Pellicano Builders, are involved from early design through to final delivery.
To realise our ambition for a world-class destination, we are also collaborating with Australia’s leading architects and urban designers. Our project team has been inspired by the innovative thinking behind the best urban
renewal projects around the world, as well as the history and identity of Woolloongabba itself.
For the broader community, South City Square will deliver a wide range of new shopping and lifestyle options. For the residents, South City Square will deliver an architecturally designed sanctuary with everything they need just below, as well as invaluable after completion service from SCS Property Management.
Brisbane continues to grow as a new world city and one of the most exciting places to live and work in Australia. We’re proud to be part of that story, creating something visionary for the community of Woolloongabba and the 2,500 people who will soon have the chance to call South City Square their home.

Brisbane is Australia’s third-largest capital city, with its population of over 2 million expected to increase to over 3.3 million by June 2036. The greater Brisbane population has grown rapidly over the past decade, averaging 2.2% annually, which has seen an additional 440,000 residents move to the city.
This impressive increase has resulted in the Queensland Government’s strong commitment to the delivery of infrastructure, which has been estimated at $134 billion, to manage ongoing economic and population growth. This program represents the largest public infrastructure spending initiative in Australian history.

Queensland’s economy is forecast to grow above the Australian average through 2015–2016.
The state’s economy has consistently been one of Australia’s fastest growing during the past two decades, averaging 4.5% growth per year during this time. This is a full percentage point higher than Australia as a whole, at 3.5%.
Brisbane also compares favourably to international cities such as Hong Kong and Singapore.

Extending the existing café culture and eclectic shopping of the area, South City Square will be a new retail and casual dining precinct, offering landscaped outdoor spaces, a new cinema complex, supermarket and fitness centres, restaurants and much more.
South City Square is strategically located in an important urban renewal area and is part of the Woolloongabba Centre Neighbourhood Plan. As a major presence in this evolving location, this new mixed-use urban hub will define Woolloongabba as a residential centre, a shopping destination and a place to meet friends over breakfast, lunch, dinner and coffee.
As envisaged by the acclaimed landscape and urban design practice of Oculus, the public spaces will comprise some 45% of the precinct, with 25% of the precinct given to a beautiful central square.
Featuring lush lawns, cascading water, sculpture gardens, trees and outdoor café seating, this innovative open space is set to be a new gathering place for not only the precinct and Woolloongabba but for all of Brisbane.
While the masterplan draws on an al fresco lifestyle and subtropical design elements, there is also an urban aesthetic to South City Square. The precinct features laneways and tucked away retail spaces, and several opportunities for new restaurants and chic bars.
In terms of its design and materiality, the precinct will also be a natural extension of Woolloongabba, referencing its inner-urban identity and tapping into its light industrial past through the choice of materials.

Woolloongabba enjoys a reputation for eclectic retail, the city’s favourite cafés and its vibrant, inner urban energy.
Only minutes from the CBD, this is the ideal location to enjoy the best culinary and cultural attractions of West End and South Bank such as riverside galleries, museums, performing arts spaces, cinemas and more.
Woolloongabba is also the internationally recognised home of The Gabba sporting stadium, as well as being a well known medical precinct with both the Mater Hospital and the Princess Alexandra Hospital. Two of Australia’s most respected tertiary education institutions – The University of Queensland and Queensland University of Technology – are both nearby, as are several public and private schools.
Another reason Woolloongabba is such a highly desired inner-city neighbourhood is its established transport options. Whether on foot, driving a car, taking a train, catching a bus or riding a bike – South City Square connects with all of Brisbane.
The nearby Pacific Motorway provides quick and easy access to the CBD by car without any local traffic impediments, as well as clear access to the southern suburbs, the Gold Coast and beyond.
However, with so many public transport options, visitors and residents of South City Square may leave the car at home. The nearby Woolloongabba Busway and Buranda train station provide quick links in and out of the city.
Woolloongabba is also very bike friendly, with a network of paths and dedicated lanes on nearby roads leading to the CBD and all around Brisbane. For leisurely bike rides, Norman Creek and its surrounding parks are only a short pedal away.

What sets South City Square apart from other developments in your mind?
NANDO: I think the fact that it’s so much more than just a collection of apartment buildings. It’s an entire precinct, so it’s not only creating new residential spaces, it’s creating new retail spaces and public spaces too. In that way, we believe it will be a vital new destination south of the river.
Where did you and the project team look for inspiration?
N: We looked at some very forward thinking places in all parts of the world, from Los Angeles to Hong Kong to Istanbul. We have been able to pull together the best elements from each, to create something new and something specific for this location.
Can you give us an example?
N: Perhaps the biggest site-specific factor in the design of South City Square is that we wanted to create a place to suit the fantastic
sub-tropical climate which Brisbane enjoys. So there are many outdoor, shaded spaces for people to gather, as well as lots of al fresco café and dining places, and generous terraces in the apartments too.
What will be the benefits for the residents of South City Square?
N: Apart from having a wide range of dining and shopping at your door, including an underground supermarket, we’re developing an online portal which residents can use to access facilities and services across the precinct. So with just a tap of your smartphone you’ll be able to do things like book a gym class, order some takeaway or reserve a private rooftop function space. We’re developing that technology now so that the residents of South City Square can really make the most of living here.

At South City Square, new pedestrian laneways will draw people into the precinct, and extend Woolloongabba’s reputation for eclectic shopping with a range of designer boutiques, salons, cafés and more.
A selection of everyday retail outlets and a supermarket will supply residents in the towers above with everything they need, while community services will support the wider community.
A series of flexible commercial spaces will also be available for designers and boutique agencies, making the precinct known for its creative industries, while other spaces could be home to medical offices.
With highly considered architectural touches that respond to the industrial grain of Woolloongabba as well as open green spaces, winding pathways and retail promenades, South City Square has been designed to enrich the lives of everyone who will live, work and play here.
The street levels of One South City and New Deshon, the precinct’s first two towers, will deliver the first retail experiences to this exciting new precinct.
From convenience retail and must-have homewares to gourmet produce and essentials, these spaces have been carefully designed to bring style and authenticity to what is already a chic part of Brisbane.
