WELDED WIRE FABRIC STEEL FLOOR DECK CONSTRUCTION FD-1 Floor slabs shall be 3" concrete on 9/16" deep, 28 gage galvanized corrugated metal deck 0.6C28 as manufactured by Vulcraft or approved equal. Each deck sheet shall span over at least 4 supports. Deck shall conform to SDI Standards and shall have the following properties: Ip = 0.012 IN4/FT In = 0.012 IN4/FT Sp = 0.035 IN3/FT Sn = 0.036 IN3/FT Fy = 60 K.S.I. Reinforce slabs with 6" x 6" - W2.9 x W2.9 welded wire mesh flat sheets only lapped one mesh plus 2" at ends and sides. Lap corrugated metal deck 2" at ends and sides of sheet. Weld to all supports at each side and center of sheet. (3 locations per support) Weld at each end and side of sheet and at all inter-mediate supports. All welds shall be 5/8” puddle welds made through manufacturer's standard weld washers. TEXAS DEPARTMENT OF INSURANCE WINDSTORM INSPECTION REQUIREMENTS TDI-1 All exterior doors and windows must comply with and be installed in accordance with ASTM E1886, ASTM E1996 and TDI requirements. TDI-2 Submit P.E. sealed shop drawings for all exterior doors and windows to be installed showing compliance with the above listed requirements and applicable wind loads. The installation method to be used must be clearly shown on the shop drawings. The installation method must have accompanying TDI approved documentation. TDI-3 The Structural Engineer must be allowed to inspect the installation of all door and window fasteners prior to the installation of the glazing. TDI-4 Refer to the Architectural construction documents for roof performance requirements. The installation of the TDI approved roofing system must be inspected by the Testing Lab. WOOD FRAMING WF-1 All lumber and its fastenings shall conform to the National Design Specification for Wood Construction, latest edition, by the National Forest Products Association. WF-2 All wood framing shall be WOLMANIZED Southern Yellow Pine, Grade 2, or approved equivalent unless noted otherwise. All bolts shall be galvanized. WF-3 Coordinate all dimensions with the Architectural drawings. WF-4 All joist and beam connections with supporting members shall be provided with hangers of appropriate size and gage as manufactured by Simpson Strong-Tie or equal. WF-5 Refer to the Architectural drawings for the TREX DECK products that are to be used on this project (flooring, fascia, railing, etc.). Manufacturer's shop drawings must clearly indicate all installation, fastening, bolting and anchorage details required to meet TDI requirements. Live load deflections shall be limited to L/360. Total load deflection shall be limited to L/240. ROOF/WALL SHEATHING RW-1 Roof sheathing shall be 5/8" APA RATED PLYWOOD or OSB SHEATHING EXP 1, EXP 2 or EXTERIOR with a Panel Span Rating of 40/20. RW-2 Wall sheathing shall be 1/2” thick APA RATED PLYWOOD or OSB SHEATHING EXP 1, EXP 2 or EXTERIOR with a Panel Span Rating of 32/16. RW-3 Panels shall be screwed to supports in accordance with American Plywood Association recommendations. RW-4 Install panels with the long dimension of the panel across supports, except where noted, and with panel continuous over two or more spans. Allow 1/8" spacing at panel ends and 1/4" at panel edges. Screw 4" on center along panel edges and 12" on center at intermediate supports. Use #8-18 screws. COLD FORMED LIGHT GAGE METAL FRAMING LG-1 Submit shop drawings for all cold formed metal framing used to support exterior cladding. Shop drawings shall indicate placing of all framing members showing type, size, gage, number, location and spacing. They shall also indicate supplemental strapping, bracing, splices, bridging, accessories and details required for proper installation. Shop drawings must indicate type of fastening system used along with size and number of fasteners. LG-2 Welded connections shall show size and length of welds for all connections. LG-3 Screwed connections shall show type, size and number of screws for all connections. Submit manufacturer's data giving strength values for screws used. LG-4 The Engineer of record will not be responsible for cold formed metal framing erected without approved shop drawings. INSPECTION BY THE TESTING LAB TLI-1 The testing lab shall provide special inspection of the following items in accordance with the code. Re-inspect as required until all items pass inspection. Written reports shall be submitted to the Engineer. 1. Footing Excavations : Verify that footing excavations at wood patio deck are of the proper diameter and depth and that all loose debris has been removed from the excavation prior to concrete placement. 2. Concrete : During the taking of test specimens and placing of concrete. 3. Field Welds : Inspect all field welds. 4. Roofing System : The installation of the TDI approved roofing system must be inspected by the Testing Lab to be in conformance with the approved shop drawings submitted by the General Contractor. TLI-2 The testing lab shall provide testing and inspection services for all items listed in Chapter 17 of the 2009 International Building Code. Re-inspect as required until all items pass inspection. Written reports shall be submitted to the Engineer. TL-3 Periodic site observations by the Testing Lab are solely for the purpose of determining if the work of the Contractor is proceeding in general accordance with the structural contract documents. These limited site observations should not be construed as exhaustive or continuous to check the quality or quantity of the work, but rather periodic in an effort to guard the Owner against defects or deficiencies in the work of the Contractor. TL-4 The Contractor shall notify the Testing Lab 48 hours in advance of any concrete placement. TL-6 Do not cover up structural framing until it has been reviewed by the Testing Lab. APPLICABILITY OF TYPICAL DETAILS TD-1 Typical Details shall apply to ALL such situations and conditions which are similar to the condition shown on the detail or verbally described in the title of the detail or notes on the detail. TD-2 Typical Details shall apply regardless of whether or not the detail section mark is cut on the plans. MISCELLANEOUS M-1 Concrete shall be placed in footings immediately after excavation. M-2 See architectural drawings for floor elevations and slopes. M-3 The Contractor shall compare structural sections with architectural sections and report any discrepancy to the architect prior to fabrication or installing structural members. M-4 Changes shall not be made to the drawings without written approval of the Engineer. M-5 Shop drawings shall be submitted for all structural items including concrete mix design, epoxy, structural steel, steel floor deck and light-gage metal studs. M-6 Design of Roof Structure is based on a net roof slope of 1/4” per foot or greater. SITE OBSERVATION BY THE STRUCTURAL ENGINEER SV-1 Periodic site observations by field representatives of REM Engineering are solely for the purpose of determining if the work of the Contractor is proceeding in general accordance with the structural contract documents. These limited site observations should not be construed as exhaustive or continuous to check the quality or quantity of the work, but rather periodic in an effort to guard the Owner against defects or deficiencies in the work of the Contractor. SV-2 The Contractor shall notify the Engineer and Testing Lab 48 hours in advance of any concrete placement. SV-3 The Contractor shall not place any concrete until all footing excavations have been reviewed by the Structural Engineer and Testing Lab AND all corrections made by the Contractor. It is the Contractor's responsibility to ensure that all corrections have been made. SV-4 Do not cover up structural framing until it has been reviewed by the Engineer and Testing Lab. REPRODUCTION NOTE R-1 The use of reproductions of these contract drawings by any contractor, subcontractor, erector, fabricator, or material supplier in lieu of preparation of shop drawings signifies his acceptance of all information shown hereon as correct, and obligates himself to any job expense, real or implied, arising due to any errors that may occur hereon. GENERAL GC-1 The contract structural documents represent the finished structure, and, except where specifically shown, do not indicate the method or means of construction. The Contractor shall supervise and direct the work and shall be solely responsible for all construction means, methods, procedures, techniques, and sequence. GC-2 The structure has been designed to resist design loads only as a completed structure. Applications of construction loads to the partially completed structure shall be considered by the Contractor and so included in the design of shoring, bracing, formwork, and any other supporting elements provided for construction of the structure. During erection and until all permanent connections are made, the Contractor must provide temporary bracing to brace the structure in all directions. GC-3 The Engineer shall not have control or charge of, and shall not be responsible for, construction means, methods techniques, sequences, or procedures for safety precautions and programs in connection with the work, for the acts or omission of the Contractor or any other persons performing any of the work, or for the failure of any of them to carry out the work in accordance with the contract documents. GC-4 General Contractor shall check and verify all dimensions, grade conditions, and framing conditions, (both new and existing) reporting any discrepancies to the Engineer before proceeding with any phase of the work as he will be responsible for all work fitting as intended by the construction documents. STRUCTURAL DESIGN CRITERIA SD-1 A. Live loads: 1. Roof - 20 PSF 2. Patio Floor - 100 PSF (Non-Reduce-able) 3. Cooler/Freezer/Storage Floor - 125 PSF (Non-Reduce-able) 4. Combinations in accordance with IBC 1605.3.1 B. Wind loads - ASCE 7-05 (IBC 1609.1) Basic wind speed (MPH) 120 (3-Second Gust) Exposure classification D Importance Factor 1.0, Category II C. Ground Snow Load 0 PSF D. Seismic Design Category A SD-2 Applicable codes: A. 2009 International Building Code B. ASCE 7-05 C. ACI 318-08 D. AISC Ninth Edition 1989 E. AWS D1.1 SUBGRADE PREPARATION UNDER NEW PATIO - WOOD DECK SP-1 Existing subgrade material must be removed as needed so create a minimum three (3) inch clearance between the finished grade and the underside of the lowest patio wood deck framing member(s). CONCRETE: CO-1 All concrete shall test 3000 PSI at 28 days and shall be in accordance with ACI 301. Flyash shall not exceed 20 percent. Testing shall be the sole responsibility of the builder and any substandard strengths shall be reported to the Engineer. Concrete shall be placed and cured in accordance with ACI 302.1R. CO-2 There shall be no horizontal construction joints in concrete pours. CO-3 Where expansion bolts (exp. bolt) are shown, they shall be Hilti Kwik Bolt-TZ, Simpson Strong-Tie Strong-Bolt or approved equal. All anchors shall be zinc plated meeting the requirements of ASTM B633. Expansion anchors shall be installed using minimum depths, edge distances and spacing (unless otherwise noted), as recommended by the manufacturer and shall be tightened to the requirements of the manufacturer. EPOXY EX-1 All epoxy shall develop a minimum compressive strength of 12,000 PSI in 7 days. EX-2 All holes shall be drilled with a "Rotary Hammer" percussion drill. All holes shall have a diameter no larger than 1/8" greater than the diameter of the steel member being installed. EX-3 All holes shall be cleaned with compressed air and shall be dry prior to installation of epoxy. Holes shall be free of all deleterious material such as laitance, dust, dirt, and oil. EX-4 Steel shall be cleaned to a bright finish with wire brushes prior to installation. Prime surface as required by Manufacturer. EX-5 Acceptable Products are HILTI HIT RE500SD, HILTI HIT HY-200, Simpson Strong-Tie Set-XP or approved equal. Substitutions may be considered provided complete technical information is furnished to the Engineer and approved prior to commencement of work. In using the above products, follow strictly the manufacturer's specifications and directions for mixing and application. Also heed all label warnings by manufacturer. Make application in accordance with applicable safety laws. STRUCTURAL STEEL ST-1 All structural steel shall conform to ASTM Specifications A36 except wide flange shapes shall conform to ASTM A992 GR50. ST-2 Structural steel details and connections shall conform to the standards of the AISC. ST-3 Splicing of structural steel members is prohibited without prior approval of the Engineer as to location and type of splice to be made. Any member having a splice not shown and detailed on shop drawings will be rejected. ST-4 All welding shall conform to the American Welding Society Code. Use E70 series electrodes for all structural steel welds. ST-5 All connections shall have 3/4” diameter bolts at 3” on center for full depth of beam as a minimum. Field connections shall be equivalent to standard bolted connections using 3/4" diameter ASTM A325X bolts. ST-6 All structural steel items shall be hot-dip galvanized after fabrication. ST-7 Contractor must field verify all existing dimensions, elevations and framing conditions prior to fabrication of steel. Contractor must expose all existing conditions as required to verify that conditions match what are shown on the structural drawings. Conditions that deviate from those shown on the drawings must be brought to the immediate attention of the Architect and Engineer. Details shown on the contract documents are subject to change pending final field verification by the Contractor. The Contractor is responsible for verifying the existing conditions as early as possible in the job prior to ordering or purchasing any materials. STEEL FLOOR DECK CONSTRUCTION

FD-1 Floor slabs shall be 3" concrete on 9/16" deep, 28 gage galvanized corrugated metal deck 0.6C28 as manufactured by Vulcraft or approved equal. Each deck sheet shall span over at least 4 supports. Deck shall conform to SDI Standards and shall have the following properties: Ip = 0.012 IN4/FT In = 0.012 IN4/FT Sp = 0.035 IN3/FT Sn = 0.036 IN3/FT Fy = 60 K.S.I.

Reinforce slabs with 6" x 6" - W2.9 x W2.9 welded wire mesh flat sheets only lapped one mesh plus 2" at ends and sides.

Lap corrugated metal deck 2" at ends and sides of sheet. Weld to all supports at each side and center of sheet. (3 locations per support) Weld at each end and side of sheet and at all inter-mediate supports. All welds shall be 5/8” puddle welds made through manufacturer's standard weld washers.

TEXAS DEPARTMENT OF INSURANCE WINDSTORM INSPECTION REQUIREMENTS

TDI-1 All exterior doors and windows must comply with and be installed in accordance with ASTM E1886, ASTM E1996 and TDI requirements.

TDI-2 Submit P.E. sealed shop drawings for all exterior doors and windows to be installed showing compliance with the above listed requirements and applicable wind loads. The installation method to be used must be clearly shown on the shop drawings. The installation method must have accompanying TDI approved documentation.

TDI-3 The Structural Engineer must be allowed to inspect the installation of all door and window fasteners prior to the installation of the glazing.

TDI-4 Refer to the Architectural construction documents for roof performance requirements. The installation of the TDI approved roofing system must be inspected by the Testing Lab.

WOOD FRAMING

WF-1 All lumber and its fastenings shall conform to the National Design Specification for Wood Construction, latest edition, by the National Forest Products Association.

WF-2 All wood framing shall be WOLMANIZED Southern Yellow Pine, Grade 2, or approved equivalent unless noted otherwise. All bolts shall be galvanized.

WF-3 Coordinate all dimensions with the Architectural drawings.

WF-4 All joist and beam connections with supporting members shall be provided with hangers of appropriate size and gage as manufactured by Simpson Strong-Tie or equal.

WF-5 Refer to the Architectural drawings for the TREX DECK products that are to be used on this project (flooring, fascia, railing, etc.). Manufacturer's shop drawings must clearly indicate all installation, fastening, bolting and anchorage details required to meet TDI requirements. Live load deflections shall be limited to L/360. Total load deflection shall be limited to L/240.

ROOF/WALL SHEATHING

RW-1 Roof sheathing shall be 5/8" APA RATED PLYWOOD or OSB SHEATHING EXP 1, EXP 2 or EXTERIOR with a Panel Span Rating of 40/20.

RW-2 Wall sheathing shall be 1/2” thick APA RATED PLYWOOD or OSB SHEATHING EXP 1, EXP 2 or EXTERIOR with a Panel Span Rating of 32/16.

RW-3 Panels shall be screwed to supports in accordance with American Plywood Association recommendations.

RW-4 Install panels with the long dimension of the panel across supports, except where noted, and with panel continuous over two or more spans. Allow 1/8" spacing at panel ends and 1/4" at panel edges. Screw 4" on center along panel edges and 12" on center at intermediate supports. Use #8-18 screws.

COLD FORMED LIGHT GAGE METAL FRAMING

LG-1 Submit shop drawings for all cold formed metal framing used to support exterior cladding. Shop drawings shall indicate placing of all framing members showing type, size, gage, number, location and spacing. They shall also indicate supplemental strapping, bracing, splices, bridging, accessories and details required for proper installation. Shop drawings must indicate type of fastening system used along with size and number of fasteners.

LG-2 Welded connections shall show size and length of welds for all connections.

LG-3 Screwed connections shall show type, size and number of screws for all connections. Submit manufacturer's data giving strength values for screws used.

LG-4 The Engineer of record will not be responsible for cold formed metal framing erected without approved shop drawings.

INSPECTION BY THE TESTING LAB

TLI-1 The testing lab shall provide special inspection of the following items in accordance with the code. Re-inspect as required until all items pass inspection. Written reports shall be submitted to the Engineer.

1. Footing Excavations: Verify that footing excavations at wood patio deck are of the proper diameter and depth and that all loose debris has been removed from the excavation prior to concrete placement.

2. Concrete: During the taking of test specimens and placing of concrete.3. Field Welds: Inspect all field welds.4. Roofing System: The installation of the TDI approved roofing system must be

inspected by the Testing Lab to be in conformance with the approved shop drawings submitted by the General Contractor.

TLI-2 The testing lab shall provide testing and inspection services for all items listed in Chapter 17 of the 2009 International Building Code. Re-inspect as required until all items pass inspection. Written reports shall be submitted to the Engineer.

TL-3 Periodic site observations by the Testing Lab are solely for the purpose of determining if the work of the Contractor is proceeding in general accordance with the structural contract documents. These limited site observations should not be construed as exhaustive or continuous to check the quality or quantity of the work, but rather periodic in an effort to guard the Owner against defects or deficiencies in the work of the Contractor.

TL-4 The Contractor shall notify the Testing Lab 48 hours in advance of any concrete placement.

TL-6 Do not cover up structural framing until it has been reviewed by the Testing Lab.

APPLICABILITY OF TYPICAL DETAILS

TD-1 Typical Details shall apply to ALL such situations and conditions which are similar to the condition shown on the detail or verbally described in the title of the detail or notes on the detail.

TD-2 Typical Details shall apply regardless of whether or not the detail section mark is cut on the plans.

MISCELLANEOUS

M-1 Concrete shall be placed in footings immediately after excavation.

M-2 See architectural drawings for floor elevations and slopes.

M-3 The Contractor shall compare structural sections with architectural sections and report any discrepancy to the architect prior to fabrication or installing structural members.

M-4 Changes shall not be made to the drawings without written approval of the Engineer.

M-5 Shop drawings shall be submitted for all structural items including concrete mix design, epoxy, structural steel, steel floor deck and light-gage metal studs.

M-6 Design of Roof Structure is based on a net roof slope of 1/4” per foot or greater.

SITE OBSERVATION BY THE STRUCTURAL ENGINEER

SV-1 Periodic site observations by field representatives of REM Engineering are solely for the purpose of determining if the work of the Contractor is proceeding in general accordance with the structural contract documents. These limited site observations should not be construed as exhaustive or continuous to check the quality or quantity of the work, but rather periodic in an effort to guard the Owner against defects or deficiencies in the work of the Contractor.

SV-2 The Contractor shall notify the Engineer and Testing Lab 48 hours in advance of any concrete placement.

SV-3 The Contractor shall not place any concrete until all footing excavations have been reviewed by the Structural Engineer and Testing Lab AND all corrections made by the Contractor. It is the Contractor's responsibility to ensure that all corrections have been made.

SV-4 Do not cover up structural framing until it has been reviewed by the Engineer and Testing Lab.

REPRODUCTION NOTE

R-1 The use of reproductions of these contract drawings by any contractor, subcontractor, erector, fabricator, or material supplier in lieu of preparation of shop drawings signifies his acceptance of all information shown hereon as correct, and obligates himself to any job expense, real or implied, arising due to any errors that may occur hereon.

GENERAL

GC-1 The contract structural documents represent the finished structure, and, except where specifically shown, do not indicate the method or means of construction. The Contractor shall supervise and direct the work and shall be solely responsible for all construction means, methods, procedures, techniques, and sequence.

GC-2 The structure has been designed to resist design loads only as a completed structure. Applications of construction loads to the partially completed structure shall be considered by the Contractor and so included in the design of shoring, bracing, formwork, and any other supporting elements provided for construction of the structure. During erection and until all permanent connections are made, the Contractor must provide temporary bracing to brace the structure in all directions.

GC-3 The Engineer shall not have control or charge of, and shall not be responsible for, construction means, methods techniques, sequences, or procedures for safety precautions and programs in connection with the work, for the acts or omission of the Contractor or any other persons performing any of the work, or for the failure of any of them to carry out the work in accordance with the contract documents.

GC-4 General Contractor shall check and verify all dimensions, grade conditions, and framing conditions, (both new and existing) reporting any discrepancies to the Engineer before proceeding with any phase of the work as he will be responsible for all work fitting as intended by the construction documents.

STRUCTURAL DESIGN CRITERIA

SUBGRADE PREPARATION UNDER NEW PATIO - WOOD DECK

SP-1 Existing subgrade material must be removed as needed so create a minimum three (3) inch clearance between the finished grade and the underside of the lowest patio wood deck framing member(s).

CONCRETE:

CO-1 All concrete shall test 3000 PSI at 28 days and shall be in accordance with ACI 301. Flyash shall not exceed 20 percent. Testing shall be the sole responsibility of the builder and any substandard strengths shall be reported to the Engineer. Concrete shall be placed and cured in accordance with ACI 302.1R.

CO-2 There shall be no horizontal construction joints in concrete pours.

CO-3 Where expansion bolts (exp. bolt) are shown, they shall be Hilti Kwik Bolt-TZ, Simpson Strong-Tie Strong-Bolt or approved equal. All anchors shall be zinc plated meeting the requirements of ASTM B633. Expansion anchors shall be installed using minimum depths, edge distances and spacing (unless otherwise noted), as recommended by the manufacturer and shall be tightened to the requirements of the manufacturer.

EPOXY

EX-1 All epoxy shall develop a minimum compressive strength of 12,000 PSI in 7 days.

EX-2 All holes shall be drilled with a "Rotary Hammer" percussion drill. All holes shall have a diameter no larger than 1/8" greater than the diameter of the steel member being installed.

EX-3 All holes shall be cleaned with compressed air and shall be dry prior to installation of epoxy. Holes shall be free of all deleterious material such as laitance, dust, dirt, and oil.

EX-4 Steel shall be cleaned to a bright finish with wire brushes prior to installation. Prime surface as required by Manufacturer.

EX-5 Acceptable Products are HILTI HIT RE500SD, HILTI HIT HY-200, Simpson Strong-Tie Set-XP or approved equal. Substitutions may be considered provided complete technical information is furnished to the Engineer and approved prior to commencement of work. In using the above products, follow strictly the manufacturer's specifications and directions for mixing and application. Also heed all label warnings by manufacturer. Make application in accordance with applicable safety laws.

STRUCTURAL STEEL

ST-1 All structural steel shall conform to ASTM Specifications A36 except wide flange shapes shall conform to ASTM A992 GR50.

ST-2 Structural steel details and connections shall conform to the standards of the AISC.

ST-3 Splicing of structural steel members is prohibited without prior approval of the Engineer as to location and type of splice to be made. Any member having a splice not shown and detailed on shop drawings will be rejected.

ST-4 All welding shall conform to the American Welding Society Code. Use E70 series electrodes for all structural steel welds.

ST-5 All connections shall have 3/4” diameter bolts at 3” on center for full depth of beam as a minimum. Field connections shall be equivalent to standard bolted connections using 3/4" diameter ASTM A325X bolts.

ST-6 All structural steel items shall be hot-dip galvanized after fabrication.

ST-7 Contractor must field verify all existing dimensions, elevations and framingconditions prior to fabrication of steel. Contractor must expose all existingconditions as required to verify that conditions match what are shown on thestructural drawings. Conditions that deviate from those shown on the drawings mustbe brought to the immediate attention of the Architect and Engineer. Details shownon the contract documents are subject to change pending final field verification bythe Contractor. The Contractor is responsible for verifying the existing conditionsas early as possible in the job prior to ordering or purchasing any materials.
