The Commercial Drivers of Retail

Design goes beyond aesthetics, from our years of experience in all aspects of retail we understand why and how people go shopping, and this insight is the first part of the ‘Benoy Equation’.

We also apply the need principle to retailers: who are their customers? How will they trade? When we fully understand this need, we have enough information to establish a clear commercial brief. Opportunity has variables and constants that encompass a wide range of factors; from site location, access, circulation and customer flows to environmental positioning, facilities and tenant mix to name a few.

When we combine the need with the opportunities we create a successful retail destination and one that generates strong revenue.

Revenue is also a variable in the design process in the sense that retailers trade through a wide spectrum of price points. Their expected revenue generation should match the project cost, and the target consumer aspirations. The ‘Benoy Equation’ is a proven formula and one that we apply to all of our retail designs.

Retail and Internal PlanningWe look to optimise access, ensuring smooth pedestrian flow through the space as well as increasing customer spending. Anchoring is key within the design, as the placement of retailers, restaurants and entertainment will help to improve the flow of visitors.

The strategic placement of escalators and elevators simplifies and promotes movement between levels and increases the marketability of tenant spaces. Equally important is store placement and the evaluation of each tenant’s location relative to its frontage and exposure.

Retail Refurbishment

A well balanced retail and leisure offer and positioning contributes to the immediate success of a retail centre. Benoy’s unparalleled experience in this sector, combined with our acknowledged commercial acumen, equips our teams perfectly for the rigorous audit process.

Each client is different in regards to their reasons for refurbishment and update of the interface between retailers and visitors. Distressed assets or underperforming malls usually have the same challenges such as confusing circulation, poor entries, uninspiring environments, lack of proper sightlines and a lack of forethought on their positioning. Through our processes, our designers systematically review all of these issues and offer appropriate solutions that will add value to asset.

Together with the client, we aim to identify the layout and facilities that are currently offered, looking in detail at a blend of complementary uses introducing additional leisure and entertainment offers as well as additional and refreshed visitor facilities. We evaluate the layout options to increase efficiency and the current use of space, in order to cut running costs and

improve visitor flow. It is vitally important to establish a unique identity for the centre as a strong brand can attract a greater number of tenants. If necessary it can be an advantage to consider a repositioning of the mall to attract an ever changing visitor demand and retail offer.

During a refurbishment, wherever possible, we keep the centre open for trading through a phased approach. This ensures to keep both customer and traffic flow to cause minimum disruption to the shopping experience as well as to the retailers and landlords revenue stream.

Interior Design

Interior design and finishing plays a crucial role in establishing retail identity, as it establishes the emotional elements of a space - whether calming, exciting or surprising - but more importantly, it can create the perfect backdrop for the merchandise. Material qualities affect the feel of the interior - from elegant marbles and polished stones, which exude a sense of opulence and grandeur, to raw polished concrete and rough stone, which offer a more organic and natural look.

Combining different materials and finishes in an interior scheme, coupled with the creative use of materials can form exciting and dynamic spaces.

The Food Offer

At Benoy, we understand that the food offer can become a focal point of a mall, if designed correctly. We assess the local market and the requirements within the surrounding catchment area and design with this in mind.

The food and beverage (F&B) area of a shopping mall is the public face of any development and a place where people want to gather with friends and family. F&B is a significant investment for any project and is a good source of revenue as it encourages visitors to stay in the complex for a longer period of time.

We therefore offer services for both landlords and tenants to create traditional foodcourt with multiple tenants, food halls, café style layouts and food clusters. With our design we aim to create a welcoming atmosphere with individualised foodcourt outlets, all in one destination. We create each with its own signature design and layout, offering visitors a different dining experience that will be unique in terms of gourmet tastes, ambiance and relaxation. The food court and café carries its own identity and is presented as another place of discovery for visitors. Depending on the requirements, we design this area with a combination of displays, natural light, outdoor spaces, gardens and idyllic views.

Information Desks and Kiosks

Information DesksInformation desks are the first point of contact in a centre and hence need to be clearly signed out and easily accessible. Hence, we work with landlord to provide attractive and easily identifiable functioning information desks and points and signage that will reinforce the centre brand and facilitate a pleasurable shopping experience.

KiosksKiosks offer retailers and tenants extra space as point of sales and income. We work closely with both tenants and landlords to provide bespoke kiosks that integrate well within existing and new centres, facilitating the best use of space and are specific to each centre and its identity. We also assist landlords and tenants to create durable and bespoke kiosks designs, as well as assisting in the creation of tenant guidelines. By keeping a unified look and a consistent high level of quality, we are able to bring out a strong personality in each kiosk.

At Benoy, we recognise the importance of the key role that information desks play as an interface between the guest and mall.

Visitor Facilities

We offer bespoke solutions that give each centre an individual brand quality and style. Key elements of the centre, such as restrooms, seating areas or disabled access and facilities, are designed to be functional yet designed to suit each centre. Furthermore, to encourage longer stay, we place rest stops at strategic intervals and plan revitalisation areas into our projects.Unique relaxation areas, with custom designed seating and planting, creative furniture selection, custom carpet or flooring inlay design and feature light fitting selection.

Other elements that can be considered include: Baby Change Facilities, Concierge, Cloakrooms, Crèche, Customer Collect, Customer Lounge, Exhibition/Performance Space, Parent Rooms, Recycling and Waste Facilities, Shop Mobility, Valet Facilities, VIP Shopper’s Facilities. We finish each project with the highest quality – restrooms and public spaces are completed to the highest standard, with a quality finish even on a restricted budget throughout the centre.

Creating well thought through retail can be instrumental in driving footfall and increasing dwell time. We need to ensure that we provide visitors with rich and pleasant environments, incorporating leisure, entertainment, food and beverage offers and high quality public facilities.

This exciting retail development sits above the Kowloon MTR station linking the mall directly to Central and the International Airport.

It provides retail and fine dining to visitors and travellers for the Kowloon airport check-in as well as serving the 17 towers within the development. Elements is also at the retail core of the International Commerce Centre (ICC), which is one of the world’s tallest skyscrapers.

Benoy’s design for Elements draws inspiration from ancient Chinese symbols associated with nature – Metal, Fire, Water, Wood and Earth.

By introducing zones, Benoy has addressed the key concern of orientation within the site. The zones are grouped around the station and linked by long arcades forming a complete retail loop. Finishes, signage and public art in each zone combine to reflect a distinct element.

The facilities on the roof-top include an open plaza with alfresco dining, children’s adventure park and landscaped gardens surrounded by residential serviced apartments, hotels and offices.

iAPM is a prestigious seven-storey retail podium and a key feature for the Shanghai ICC mixed-use scheme. Featuring two Grade A international office towers and a luxury residential tower, Shanghai ICC represents the new future for mixed-use retail schemes in the city. Seamless connections have been made from the retail basement of the development to the major MTR interchange station below.

This scheme has drawn inspiration from Shanghai’s cultural heritage. Taking design cues from the traditional Shikumen façade

architecture and the tree-lined avenues of the district, Benoy has layered this modern development with the rich texture of Shanghai’s urban fabric. Modern touches such as media walls within the mall and along the exterior add a contemporary edge.

On the podium level, a large and open roof terrace has been landscaped with ‘sunken’ and ‘winter’ gardens. Leading down to the ‘Fifth Avenue’ below, visitors are linked with the retail basement levels and the new MRT station.

This 85,400m² scheme is set in the heart of the financial district of Shanghai and, in response to it’s surroundings, Benoy created an exciting and contemporary interior scheme with direct links to the Pearl Tower and MRT underground.

The development houses six levels of retail; two with food courts and a supermarket and four with premium luxury retail shops.

The interior design is inspired by the visual play between angles and curves and the angular skylight contrasts with the fluid layout of the retail space.

Suspended crystal sculptures and high-quality materials give the interior a feeling of opulence and luxury.

Shoppers can move quickly between floors with the help of express escalators to the fifth level, where fine dining restaurants open out onto landscaped terraces with breathtaking views of the Bund. Two hotels, two office towers and a Winter Garden link the mall directly.

Occupying the most coveted location within the core business district in the heart of Chengdu, IFS has been conceived as a ‘city within a city’. The retail podium offers luxury and flagship retail, entertainment and a food and beverage terrace featuring international cuisine, al fresco dining and a sculpture garden.

The scheme aims to celebrate the city by amplifying the spirit of the street. At the same time, innovative and international ideas have been injected to create a new financial, cultural, leisure and entertainment hub.

The flagship shopping podium is flanked by premium Grade-A office buildings, a five-star hotel and luxury residential. With this mixed-used environment, the development provides an attractive new hub to attract a wide range of customers and visitors.

After opening in January 2014, Chengdu IFS has established itself as a new landmark and benchmark for the city and western China.

Situated at the heart of the Causeway Bay shopping district, Hysan Place sits above the MTR central line and will be a landmark destination in this prime retail district.

The project includes 17 levels of retail with two internal atria and event spaces. These have been positioned at the lower level and encompass four floors of international retail. A distinctive Food and Beverage oasis on Levels 11 to 15 will offer views of Victoria Harbour and the Kowloon Peninsular beyond.

Internally, bold organic geometries are applied with a subtle monochrome palette with the purpose of drawing shoppers upwards in a journey of exploration.

As a LEED Platinum standard installation, the first of its kind in Hong Kong, great care has been given in the selection of all materials. Low energy light sources combined with water saving devices and a state-of-the-art ventilation system combine to position Hysan Place at the forefront of shopping centre design.

Applying masterplanning principles, Benoy has delivered the INDIGO development with a design that injects vitality into this business and leisure hub in the upcoming district of Beijing.

The retail-led mixed-use scheme delivers a total of 175,000m², including 68,000m² of retail, a 369 room high end business hotel and 58,000m² of Grade A office space. The development also includes 18,000m² of below ground retail and 1,400 parking bays.

The overall plan features an environment complementary to the adjacent river and park. Benoy are working with landscape designers and park design specialists, to facilitate alfresco entertainment and F&B in a park on the eastern side of the site.

This mixed-use development comprises four levels of retail with a 40 storey office tower to the north of the site.

Located in the greater Shanghai area, the project has been inspired by the area’s rich history, in particular its connections with the river and trading routes.

The mall is covered by a cloud like glazing structure which was inspired by the words of a famous Chinese poem.

Benoy developed a brand that revolves around the concept of “Between Cloud and Water”.

The interiors feature an internal street, which exists below the “cloud” glazing roof. The interior palette is one of rich textures and materials, with elements of motif that echo the overall poetry of the mall’s concept.

Part of the new luxury chain of Hang Lung retail centres in China, Parc 66 is located at the busiest pedestrian street in Jinan, ShanDong.

In collaboration with P&T Architects in Hong Kong, Benoy masterplanned this site with two malls linked by a series of glass bridges housed under a single glazed roof.

The retail concept was inspired by the natural springs in the area.

Connected to the city’s civic square, the project has two basements and six levels of retail offers.

The main anchor tenant is a cinema, and unique restaurants occupy the top floors with alfresco dining terraces and sculpture gardens for visitors to enjoy.

Benoy’s design will introduce a new public transport interchange and highly sustainable technology.

The design aims to create a sustainable and iconic landmark in Guangzhou to support the city’s strategy to be recognised as a world-leading destination and host for international events.

The award-winning ION Orchard comprises a125,000m² retail centre, art gallery, leisure deck and a luxurious residential tower over eight levels, crowned by an Observation Deck, offering 360° views.

This exciting new development was an undertaking of significant national importance for Singapore and since opening in 2009 it has become a landmark retail icon.

The scheme offers plenty of public space, strong pedestrian thoroughfares and a design that balances striking aesthetics with commercial viability.

Blending form with function, the tower’s design was an exercise in simplicity, efficiency and sustainability and now delivers an iconic contribution to the Singapore skyline.

Media expression is an important component of the design. Integrating the latest LED display technology, the façade was transformed into a communicative face, injecting energy and activity into the public realm.

The Benoy Team was tasked with developing both the overall concept and interior design for the newly expanded Plaza Singapura. The retail mall is set to become a vibrant, city centre destination for families and young adults.

A key element of the project is the integration of the Atrium@ Orchard office towers into the shopping centre, with three existing floors being converted and incorporated into prime retail space.

The sophisticated interior retail design focuses on dynamic forms and natural lighting and the ribbon-like appearance of the façade complements the seamless links between the buildings.

Situated above one of the busiest transport links in Singapore, the direct links to Dhoby Ghaut MRT Interchange will provide the development with unparalleled access to three MRT lines and is sure to enhance the already popular landmark.

Centrally located on Beach Road, along one of the most famous shorelines in Thailand, Central Festival Mall features eight levels of retail divided into entertainment, fashion and lifestyle zones. Benoy’s design celebrates the mall’s proximity to the beach and provides a unique shopping, dining and entertainment experience.

The innovative use of materials and finishes results in an environment that blends the exterior and interior whilst complementing the beach opposite.

Visitors are able to enjoy a public plaza; a sunken event space capable of hosting a variety of events. This plaza is surrounded by dining terraces and restaurant pavilions that successfully capture the spirit of alfresco dining with a lively beachfront atmosphere.The development also includes a 600 room hotel.

Located just minutes from the new Bangkok Airport Express Rama 9 station, Benoy has created a new exciting retail destination.

The new seven storey retail centre and integrated office component comprises a 80,000m² development named Rama 9 Square.

Opening in the thriving capital of South Korea, LOTTE WORLD MALL has been welcomed as a high-profile addition to the commercial property sector. Seamlessly integrated to a high-end department store, entertainment tower and world-class concert hall, the retail development has established a shopping and entertainment destination to elevate Seoul’s exciting megacity of ten million and its booming tourism industry.

Benoy’s Interior Design has captured the significance of the development, introducing innovative and interactive features not yet seen on the same scale in the country. Sculptural GRG ceilings, illuminated timber

walls, prominent motif lighting and pocket outdoor gardens have added to the profile of the development as a modern city landmark.

LOTTE WORLD MALL presents an impressive line-up of features including the country’s largest aquarium with more than 650 species and a 21-screen cinema which includes the world’s biggest screen. Combined, the Avenuel department store, with more brands than any other in the country, and the retail mall have attracted over 970 brands, 20 of which have made

Benoy is responsible for the design of the masterplan, retail zones and graphics of this high profile mixed-use development in South Korea.

The retail mall at ground level is a looped road system giving equal and even access to drop-offs of the three office towers and hotel tower. Prominent entrance pavilions were located at two corners of the site to cater for pedestrians arriving from the adjacent neighbourhood.

The three level, below ground mall, has been designed as a shopping loop, with the upper trading level linking to the scheme’s towers, the middle level can be accessed directly from the MTR, and the lowest trading level will feed directly from the Car park areas beneath.

The mall is zoned horizontally with high-end fashion at B1, mid-market at B2 and Entertainment at B3.

Built on a 40 acre brown field site, Westfield London offers over 150,000m² of new retail and leisure opportunities, supported by public transport and infrastructure improvements. This exciting development delivers a new commercial heart to West London.

The Benoy Design Team was determined to push the architectural boundaries and establish new benchmarks in retail design. In response to the brief, Benoy’s designs delivered a scheme that integrates into the fabric of London.

Westfield London has become a successful retail and leisure experience in its own right within the capital. The development boasts 280 shops and 47 restuarants and has integrated public transport links serving the local area.
