SEASONS GREETINGSIt is hard to believe another year is almost over.

This will be the last publication of the Property View

before Xmas, so we would like to take this opportunity

to offer you all our well wishes for the season.

The year has been a challenging one for us all, but with

positive signs of a slow recovery from the economic

recession we look forward to better days ahead. It has

been a year of momentous and unforgettable happenings

for New Zealand with the Christchurch earthquake and

now the mine disaster. Our hearts go out to those directly

affected but we all have shared in a degree of pain and

loss with them and enter the new year with fresh hope.

If the increased amount of activity being generated through

our offices are any indication, sales may well be on the up.

The last quarter's downward trend eased to -18% in Kerikeri

compared to -44% in the quarter (May - July 2010) when

compared to the same periods last year. Kaikohe residential

has also experienced an increase in sales this quarter with

the downward trend easing to -44% compared to the last

quarter (May - July 2010) which was down -50%. Kaikohe

results look like improving even more as several conditional

sales go unconditional.

For the last six months both Professionals Kerikeri and

Kaikohe branches have bucked the regions negative sales

trend indicating an increase in market share.

SALES ON THE UP?

In the Kerikeri residential category, the largest volume of sales was in the

$200,000 to $500,000 range with 69% of sales occurring in this band. For

Kaikohe residential 77% of sales were up to $300,000.

WANT TO SELL?If your property's value is up to the $500,000 level, now is a good time to

go to market. 72% of all sales for the Aug - Oct 2010 period have been in

that range. If you list your property with the three key elements in place

(Presentation, Promotion and Price) we are confident of achieving a good
