By virtue of a Default Judgment and Order of Sale entered in the Caldwell Circuit Court on August 24, 2011, in the above ac-tion, I shall proceed to offer for sale at the courthouse door, in the City of Princeton, Caldwell County, Kentucky, to the highest bidder at PUBLIC AUCTION on Monday, May 7, 2012 at the hour of 10:00 a.m., cash or upon a credit for 30 days, the real estate located at 40 Genseal Road, Dawson Springs, Caldwell County, Kentucky 42445, described more particularly in Deed Book 272 page 559, Offi ce of the Caldwell County Clerk.
The judgment in this case is for approximately $69,262.66, plus interest, late fees, assessments and attorney fees. For the bal-ance of the purchase price, the purchaser must execute a bond with approved surety, which shall bear interest at 12% per annum from date of sale and payable to the Commissioner within 30 days. If bond is given, the Commissioner shall require the purchaser to make a cash deposit of 10% of the bid amount. This sale is subject to all ad valorem taxes for 2011 and all prior years. Taxes for 2012 shall be paid by the purchaser.
Bidders should be prepared to comply promptly with these terms. Any announcements made on day of sale shall take prece-dence over printed matter contained herein.
