On that day, the brand new $200 million Allianz Filed will open its doors to the public as the Minnesota United Football Club hosts the New York Red Bulls. Allianz Field will be the 17th soccer specific stadium in the US – A phrase coined to describe smaller stadiums (18,000 – 25,000 seats) whose primary function is to host soccer matches but can also be used for lacrosse, rugby and smaller concert events. It took close to two years to build and required 2,200 workers and 650,000 labor hours of on-site work. As anyone who has travelled 94 between Minneapolis and St. Paul can attest, the new stadium is hard to miss. It is located in the heart of Midway and stands out immediately due to its translucent exterior that is made of polytetrafluoroethylene (better known as Teflon to the most of us!) that is wrapped over LED lighting. e LED lighting allows the team to change the exterior color of the stadium at a touch of a button. On the inside, the stadium is made for soccer with all seats placed as close to the field as possible and then a canopy encircling it all to help amplify crowd noise. In addition to the seats there are 25 suites, 38 semi-private loge boxes and four club rooms available. ere is also a distributed antenna system which will allow fans fast access to web-based services and video even when the stadium is at full capacity. It is also notable that the stadium is one of the greenest in the country. Public financing was used as part of the project to build out a stormwater system that will collect water from the roof and other surfaces to provide irrigation for the entire 35-acre development surrounding the stadium. Additionally, three acres of new public green space was built around the stadium to link it to University Avenue. e hope in locating the stadium in this spot is that it will serve as a magnet to further develop the oſten-maligned Midway area. While it is early, there are already numerous developments either under discussion or moving along in the process. e Midway Chamber of Commerce says one local developer is planning a soccer themed housing and retail complex called “e Pitch” across the street from the stadium. ON APRIL 13TH MINNESOTA WILL JOIN A GROWING LIST OF US CITIES WITH SOCCER SPECIFIC STADIUMS. On that day, the brand new $200 million Allianz Filed will open its doors to the public as the Minnesota United Football Club hosts the New York Red Bulls.

Allianz Field will be the 17th soccer specific stadium in the US – A phrase coined to describe smaller stadiums (18,000 – 25,000 seats) whose primary function is to host soccer matches but can also be used for lacrosse, rugby and smaller concert events. It took close to two years to build and required 2,200 workers and 650,000 labor hours of on-site work.

As anyone who has travelled 94 between Minneapolis and St. Paul can attest, the new stadium is hard to miss. In addition, an Indianapolis developer has proposed five stories of multi-family housing on the corner of Shields Avenue.

Lastly, locally owned Wellington Management is planning 156 apartments plus commercial space on the southwest corner of Snelling and Shields.

But despite all this excitement, the question needs to be asked, Is it sustainable? And will the stadium, whose season runs from April through September be enough to spur long term development and interest in the area the other six months of the year when the team is in the off season?

The answer will partly depend on the ultimate success of Major League Soccer (MLS). Despite the growing popularity of soccer in the United States, Major League Soccer has never made a profit since it began in 1996. However, Don Garber, the commissioner of MLS, believes that could change. With the continued growth of the league, and the World Cup coming to the US in 2026, Mr. Garber feels the league could achieve profitably in the next 3-5 years.

For his part, MN United Owner Bill McGuire thinks that development around the site will be sustainable. As he told students and staff at St. Thomas University recently, “The area before the stadium was built was ugly, had negative vibes and was visible to everybody as they drove by on our busiest freeway, or on our new shiny rapid transit line or in a bus or car as they drove up to the Great Minnesota Get-Together.”

Mr. McGuire went on to remark, “If we look at the trends for the future, what the Midway development is about- transit-oriented development, higher density living, green space and environmental sustainability, the notion of urban villages, entertainment districts and diversified communities, if we couple that with ways to enhance our community, we’re going to see other benefits, like a better tax base, more job opportunities and, in general, better day to day living.”

Time will tell if Mr. McGuire’s predictions prove true but with opening day at the stadium only weeks away, and excitement around the team and the area growing, things seem like they are off to a great start.

Simple follow-up often gets the deal done. Time and bureaucracy are deal killers. With the current state of flux in retailing, you must be nimble and willing to think outside the box.

WHAT IS THE MOST UNIQUE PROJECT/LEASE/PROPERTY THAT YOU EVER WORKED ON IN YOUR CAREER? Without a doubt Tamarack Village located in Woodbury has been the most unique. The shear size and the diverse tenant mix make it a very exciting and demanding center to lease and manage.

IF YOU ARE A SEASONED VETERAN, WHAT ADVICE WOULD YOU GIVE TO THOSE NEW IN THE INDUSTRY? Work hard, listen and learn from the senior people in this industry. Experience absolutely matters in this business.

WHAT IS YOUR FAVORITE REAL ESTATE RELATED APP? Google. I can’t think of another app that has made my life easier or that I rely on more each day.

HOW DO YOU LIKE YOUR EGGS? Sunny-side-up.

WHAT WAS YOUR FIRST JOB IN THIS INDUSTRY AND FOR HOW LONG?My first job in the retail commercial brokerage industry was at Colliers, I started in January of 2016, and am still here!

WHAT KEEPS YOU IN THE BUSINESS? The culture and flexibility of this industry is hard to beat. I love how every day is different. I get to meet new people every day, whether that is a new client, a new broker or a new prospect. I continue to learn something new each day, and I have heard that does not go away! Keeps me on my toes.

WHAT THINGS DO YOU NEED TO BE SUCCESSFUL IN THIS JOB, AND WHAT ARE THE DEAL KILLERS FOR YOU? Being able to communicate with clients, think off the cuff, and put in the hours needed to be successful to name a few. Staying on top of who the new tenants are in the market, the developers who are looking at new parcels, and changes in the industry are also items that you need to track on a daily basis. There is never a dull moment in this job, things are always changing. There is something that I can do every day to forward my career as a broker. If I had to stay in the office, stare at my computer screen and cold call all day every day, I don’t think I would last more than five minutes in this job! There is a lot of time on the phone, but the opportunity to get out of the office, meet clients on site or take them for a tour around the markets, go to CE events, and social hours are what keeps me sane.

WHAT IS YOUR MOTTO / PERSONAL MANTRA? “Life is a beautiful thing. It just keeps getting a little better every day.”

WHAT IS A UNIQUE SKILL THAT YOU HAVE? It is very easy for me to memorize lyrics of songs. It is a random skill and doesn’t apply to much… but I love listening to a variety of genres of music. Wish I could have applied this in school when I had to memorize speeches or math formulas, but I wasn’t so lucky.

WHAT HOBBY OUTSIDE OF WORK ARE YOU REALLY PASSIONATE ABOUT AND WHY? It’s more of a recreational activity, but I love paddle boarding. Any watersport really. I love being outside and enjoying the summer. I grew up with a cabin up north and is a large part about who I am. Many great memories growing up. Now that I am in real estate, I have been trying to pick up my golf game as well.

“Fast, Fresh, Full of Flavor” is the catch phrase for one of the newest retailers to the Twin Cities. Power Plate Meals (PPM) has eight locations company-wide with retail locations in Eagan, and recently opened Lakeville, and Bloomington.

With today’s busy lifestyles, PPM’s mission is to provide customers with a healthy, ready to eat meal that is not only convenient and affordable but is packed full of flavor. An individual can either pick up a meal to go in store or place an order online to get shipped right to their home. PPM offers nutritious, healthy food options for both individuals and families that are easy to prepare and delicious to eat.

Meals rotate every two weeks with always something new to try. There really is something for everyone.

The company was started in North Dakota by Seth & Haylee Houkom. Seth is a fourth generation farmer and Haylee was a full time NICU Registered Nurse when they put this company together. They felt if they can create favorite foods in a healthy way and make them taste good, they can get the general public to enjoy them also.

Their square footage requirement is 900-1,400. They like being in locations known for higher education and income, heavily trafficked, convenient, and synergistic co-tenancy. They used Greenstone Construction Inc. out of Fargo, ND to build out their space. They are looking for 6 – 10 additional locations in the Twin Cities.

They are represented by Peter Dugan and Brett Johnson of CBRE.

4LULU LEMON will open a store in the North Loop. Jeff Herman, president of Minneapolis-based Urban Anthology, said the 2,800-square-foot store will likely open in April.

4CROWN PLAZA hotel in Bloomington just rebranded to the Renaissance Minneapolis Bloomington Hotel.

4BASECAMP FITNESS will open its first Minnesota location in May on the first floor of the Maverick apartments in the North Loop. It will take over 2,500 square feet of space.

4UNDER PRESSURE BREWING, Golden Valley’s first brewery opened mid-February.

4FIRENZA, a Virginia-based fast-casual pizza concept, is set to open its first Minnesota location in Plymouth, near Highway 55 and Vicksburg Lane. The 1,900-square-foot space at 3225 Vicksburg Lane North. opened in mid-March.

4FALLING KNIFE BREWING CO. will take over the former Northgate Brewing space in Northeast Minneapolis.

4ESSTENTIA HEALTHCARE bought the former Younkers department store space in Duluth’s Miller Hill Mall. Essentia plans to invest $15 million to remodel the two-story complex into a fitness and rehabilitation center.

4WEWORK has signed a lease for 60,000 square feet in The Nordic, a 10-story mixed-use tower United Properties is building at 729 Washington Avenue North. The New York-based company will have floors five, six and seven. The sixth floor has outdoor terrace space for WeWork members.

4RANDLE’S RESTAURANT & BAR, the Nicollet Mall sports bar named for former Minnesota Vikings great John Randle, has closed its doors after two years.

4After a name change and a lengthy construction process, BEAST BARBECUE is now open at 825 East Hennepin Avenue in Northeast Minneapolis.

4HABANERO TACOS to open a restaurant in the Longfellow neighborhood, at 3223 East Lake Street, in space that was formerly occupied by

Lake Coffee House. Opened mid-March, but they still have their food truck.

4MY BURGER has opened its sixth Twin Cities location in Minnetonka at 10997 Red Circle Drive/Crosstown/Shady Oak.

4CRISP & GREEN is opening its fifth Twin Cities location in Maple Grove at Arbor Lakes this spring.

4Known as the “Hibachi of Ice Cream”, WONDERS ICE CREAM recently opened in the Arbor Lakes Fountain retail center in Maple Grove. Wonders Ice Cream now has seven Minnesota locations with one in Texas.

4Edina jeweler SCHEHERAZADE INC. has filed for Chapter 7 bankruptcy, and has closed its lone retail store at the Galleria in Edina.

4CHICK-FIL-A will open a standalone drive-through restaurant at Roseville’s HarMar Mall later this year.

4HAUS SALON, an upscale salon concept with two Minneapolis locations, will add a new store at 309 1st Avenue NE in Northeast Minneapolis. It will take over a 4,000-square-foot space on the ground floor of NordHaus’ six-story low rise building. NORDHAUS, which opened in 2017, has about 22,000 total square feet of retail space in its two buildings, and another 8,000 square feet is planned for a second phase.

4SNUFFY’S takes over the former Streetz American Grill space at 1200 West 98th Street in Bloomington, which closed earlier this year. It will be Snuffy’s fourth location in the market.

4The former Heyday restaurant space at 2700 Lyndale Avenue will be revived, as a wood-fired pizza restaurant called FIRE & NICE offering specialty pizza and a wide variety of Minnesota beer.

4CVS CORPORATION is closing four locations in the Twin Cities, including its stores on Hennepin and Portland avenues in downtown Minneapolis. It will also close stores at 7996 Brooklyn Boulevard in Brooklyn Park and at 2426 W. Broadway in Minneapolis, CVS said.

TWO UNIVERSITY OF ST. THOMAS STUDENTS SELECTED FOR COMMERCIAL REAL ESTATE DIVERSITY COLLABORATIVE SCHOLARSHIPS

Eric Martin, Francis Do each receive $2,000 for tuition, books

MINNEAPOLIS (MARCH 11, 2019) – Eric Martin and Francis Do, students at the University of St. Thomas in Real Estate Studies, have both been awarded Fall 2018 scholarships from the Commercial Real Estate Diversity Collaborative. The Diversity Collaborative, which represents eight industry associations working to increase diversity within the commercial real estate industry, has awarded 12 scholarships to diverse students studying commercial real estate. The $2,000 scholarship supports tuition and books for students from a minority class who are interested in pursuing a career in commercial real estate.

It gives the CREDC Scholarship Committee great pleasure to award our Fall 2018 scholarships to motivated, determined students like Eric and Francis,” said Raymond Vaughn, Chair of the Scholarship Committee. “We look forward to working with them and following their commercial real estate careers.

The Diversity Collaborative has been awarding scholarships since 2013, distributing more than $27,500 in educational support for diverse students who demonstrate an interest in commercial real estate as a career path. In addition to the scholarship, students also are invited to attend industry events, are matched with a commercial real estate professional for mentoring and are provided internship openings from the commercial real estate companies who participate in the DC.”

“The CREDC works closely with organizations in our industry and students at local universities to bridge the gap and remove the barriers in their way to successful careers in our industry,” said Stephanie Lee, one of the three co-leaders of the Diversity Collaborative.
