The inspection team communicates with property managers to schedule the inspection and coordinates inspections with t he property's maintenance staff. Inspectors often work in small teams on large projects to maximize efficiency, accuracy and optimize their resources. After the inspection, the pro perty owner is noti fied of violations and of the corrective actions required to remedy each deficiency Once compliance has been achieved, staff issues either a four- or one-year Residential Rental permit, depending on the severity and quantity of violations uncovered during the inspection process. The City of Alexandria's Residential Rental Inspection Program (RRI) subjects rental properties located within the 23 census tracts in the City of Alexandria to be inspected to promote safe, decent and sanitary housing, in accordance with Code of Virginia § 36-105.1:1

Para prevenir:

EI deterioro de las propiedades, condiciones de vida poco seguras, declinacion y deterioro de los vecindarios.

Para promover: Unidades de vivienda seguras, decentes, habitables e higienicas para los ciudadanos. La ca lidad de vida del vecindario, el va lor de las propiedades, y la apariencia de vecindario.

Las viviendas de alqui ler frecuentemente estan en condiciones poco seguras que consisten en unidades de vivienda inadecuadas para ser habitadas, sobrepobladas, deterioradas estructuralmente por descuido general.

Acerca de las inspecciones

• Las inspecciones son rea lizadas por inspectores del Departamento de Administracion del Codigo.

• EI dueiio de la propiedad es notificado de los requisitos del programa y se Ie proporciona un formula rio de inspeccion de vivienda de alqui ler y un juego de instrucciones.

• AI recibir el formu la rio con el honorario por inspeccion, se asigna un inspector al proyecto.

• EI equipo de inspeccion se comunica con los administradores de la propiedad para fijar la fecha de inspeccion y coord ina las inspecciones con el personal de mantenimiento de la propiedad.

• Los inspectores frecuentemente trabajan en pequeiios equipos para grandes proyectos para maximizar la eficiencia, exactitud y para optimizar sus recursos.

• Luego de la inspeccion, se notifica al propietario de las infracciones y de las acciones correctivas necesarias para corregir cada deficiencia.

• Una vez cum pi ida la correccion, el personal otorga un permiso de uno 0

cuatro aiios para Vivienda de Alquiler, dependiendo de la severidad y cantidad de infracciones halladas durante la inspeccion.

EI Programa en numeros Actualmente hay cerca de 30,000 unidades en el programa RRI , representando unos 137 complejos de viviendas multifamiliares y unifamiliares. Durante cada cicio de inspeccion, se inspeccionan aproximada­mente 3,272 unidades.

EI numero de unidades en el programa varia levemente en cualquier momenta por la identificacion de nuevas propiedades otras que ya no se alquilan y se retiran de la cantidad.

Honorarios de Inspeccion La estructura de honorarios del programa RRI es la siguiente:

• $75 como tarifa por cad a unidad inspeccionada.

• La tarifa maxima incurrida por cualquier propiedad es de $750 para viviendas multifamiliares como los complejos de departamentos.

• Los honorarios por reinspeccion solo se cobran si las infracciones encontradas durante la primera inspeccion no estan corregidas para la reinspeccion.

Responsabilidad General Los propietarios de casas de alqui ler deben mantener las unidades de vivienda y las areas comunes de las propiedades. Una persona no ocupara como propietaria­ocupante 0 permitira a otra persona que ocupe un edificio que no este en condiciones seguras a higienicas y no cum pia con los requ isitos del codigo.

Los requisitos para el cumplimiento estan explicados en la Parte III , C6digo de Mantenimiento de Virginia del USBC (C6digo de Construcci6n Uniforme del Estado de Virginia , Mantenimiento de Estructuras Existentes, Parte IV USBC. Nota: Este listado no ofrece todos los c6digos aplicables que se requieren para cumplir con los estandares

minimos.
