Physical Features - The physical features of the subject property, including a brief description of the existing improvements and grounds, are
summarized below:
• Site Area ±38 Acres - Total

• Property Configuration Subject property has approximately 440 linear feet of roadway frontage along the northern side of Mercer Street
and approximately 330 linear feet of roadway frontage along eastern side of Summit Street.

floor space. The building interiors include approximately 180,000 SF of dry warehouse space, 130,000 SF of
production space, and 24,000 SF of office space.

portion of the subject property.
• Surrounding Land Use The subject property is located in a portion of the Borough of Hightstown and Township of East Windsor that has
been zoned Highway Commercial. Surrounding land use consists of residential and commercial/industrial
buildings.

Existing Site Conditions and Previous Operations
The ±38 acre subject property is referenced as Block 48, Lots 26, 27, 32, 33, 34, 35 in the Borough of Hightstown and Block 53.03, Lot 106 in the
Township of East Windsor. The facility is currently occupied and contains remnant production equipment and piping, and wastewater
treatment components.
The subject property is divided into two parcels. The western parcel consists of an undeveloped grassy field, along with a former trailer
parking area and a small portion of a warehouse building. This parcel is located within the Township of East Windsor and encompasses
approximately 21.43 acres. The eastern parcel contains the former juice plant and warehouse buildings. This parcel is located within the
Borough of Hightstown and covers approximately 16.3 acres.
The buildings are constructed of masonry, brick and steel with concrete floors. Production operations and packaging were located in the
eastern portion of the main plant.
The former juice manufacturing process included the formulation and packaging of various fruit juices. Juice concentrate, pulp and other
ingredients were shipped to the site by truck. Water was then purified in an on-site reverse osmosis/carbon filtration system. The components
were blended and packaged in aseptic containers or plastic bottles and palletized. Finished products were then stored in either refrigerated
or unrefrigerated warehouse space and then shipped off-site.

Exterior Grounds
Exterior grounds of the subject property consist of a mixture of asphalt or concrete paved areas. The western portion of the site is grassy fields.
The asphalt or concrete paved areas surrounding the main plant were previously used for parking, storage or ground transportation.
Utilities
• Water Supply Potable water to the subject property is supplied by the municipal supply system by the Borough of Hightstown.
• Sewer The sanitary sewer system collected wastewater from bathrooms of the plant, as well as the QA laboratory. This water
was routed to the East Windsor Treatment Works.
• Electric Service Electric service to the subject property is provided by Jersey Central Power and Light (JCP&L). Four utility-owned
pad-mounted transformers are located adjacent to the south and eastern sides of the main plant. (See Electric Service
Plan)
• Heating The existing main plant is heated by a combination of heating oil and natural gas fired ceiling-hung. The main plant
boilers are fired with fuel oil stored in a 12,000 gallon AST within a containment located on the western exterior grounds.
