The maximum size we can build and transport in a single building of our ‘Plug n Stay’ Range is 11m long and 3.4m wide but we can build any length from 3.0m – 11.0m (by the metre) and either 2.4m, 3.0m or 3.4m wide buildings.

What Are The Benefits Of OurPlug n Stay Range?
Council Exemption – the massive benefit of buying one of AJC Portables Plug n Stay Range of buildings is that they do NOT require council approval. As our Plug n Stay Range are fitted on a trailer with a Vehicle Identification Number (VIN), according to NSW Legislation, the building is now classified as a ‘Caravan or Tiny Home’ and as such, under the Legislation, Caravans and Tiny Homes are exempt from council approval. See page 13 for further clarification.
Costly Council Fees – another substantial benefit of buying our Plug n Stay Range of buildings is that you do NOT incur the expensive fees that most councils charge when you are applying for a Development Application (DA) or other applicable approvals.
Wait Time – some councils have a DA approval time of up to six months. Buying an AJC Portables Plug n Stay Building allows you to instantly purchase, setup and use your AJC Portable Building.
Site Preparation Costs – as all of AJC Portables Plug n Stay Range of Buildings come manufactured on a tri-axle with wheels, you are easily able to either wheel or lift your building into its desired location, then use the supplied stabliser legs to adjust the building according to your sites ground level. There is no need to pay a builder to install piers or footings for your building to sit on.
Electrical Costs – As all AJC Portables Plug n Stay Range comes with a 15amp caravan style plug in connection, you are easily able to power up your building by a simple connection of an extension lead saving you the expense and hassle of engaging an licensed electrician to come and hard wire up your portable building to an existing power connection.
Plumbing Costs – As all AJC Portables Plug n Stay Range come with a Thetford Toilet as standard, you do not have to engage with a plumber to connect your building up to sewerage as this style of toilet simply allows you to remove your waste canister from the building externally and dispose accordingly.
Move It Anywhere / Plug and Stay – being manufactured on a tri-axle with wheels and a heavy duty draw bar, you can easily move your building around from site to site hassle free. Plug in an extension lead and away you go!

What is a Tiny House?
A tiny house can be either:
• a small dwelling house under 50m2 built on the lot; or• a small dwelling house built on a trailer (similar to a caravan). As the tiny house is built on a trailer it hasthe capability of being registered under the Road Transport Act.
Is Approval from Council Required for a Tiny House on a Trailer?
According to NSW Legislation (see below), if a caravan or tiny house has the capability of being registered as a trailer, no DA Approval is required to put it in your backyard or on your property, if you meet certain exemptions.
In summary, NSW legislation permits you to have no more than two caravans, camper-vans or tents if you plan for someone to stay in them for a short-term (up to 48 hours at a time) for no more than 60 days a year.
Or, you can have no more than one caravan, campervan or tent if you plan to have someone that is a member of your household live in it on a long-term basis, only when you have an approved dwelling house already on the lot. The tiny house is to be maintained in a safe and healthy condition.

77 Conditional Exemptions
The prior approval of the council is not required for:
(a) the installation of not more than 2 caravans, campervans or tents on any land, so long as they are not occupied for more than 2 days at a time and are not occupied for more than 60 days (in total) in any single period of 12 months, or
(b) the installation of not more than one caravan or campervan on land occupied by the owner of the caravan or campervan in connection with that owner’s dwelling-house, so long as it is used for habitation only by the owner or by members of the owner’s household and is maintained in a safe and healthy condition.

Frequently Asked Questions
Q: How come the Plug N Stay range goes to 3.4m in width, when caravans are generally 2.1m wide? A: Whilst our Plug n Stay range is designed to be placed on-site for use, in NSW, it is permissible to tow a trailer up to 3.5m wide.
Q: Do I need to get registration for my building? A: If you are placing it on private property, no you don’t. Current NSW legislation only requires the ability for the building to be registered.
Q: Can I make changes to the floor plan layout? A: Absolutely, we specialise in custom made buildings and will happily assist you with your custom designed floor plan.
Q: Can I remove the drawbar? A: Yes, unsecure the trailer plug wiring and simply unbolt the drawbar from the frame.
Q: How come I don’t need an electrician? Can I run all the electrical from the 15A caravan plug? A: Our Plug n Stay plans and inclusions are fully customisable, this depends on what appliances you include or intend on using in your building - we also offer the option to hardwire the building in addition to the caravan plug, in this case you would require a licensed electrician.
Q: Can I tow a Plug n Stay building? A: Our Plug n Stay range is not marketed for touring/general towing. However, you can legally tow our Plug n Stay range using a suitable vehicle (tow rated to 4495kg, 70mm tow ball and electric brakes) along with simply obtaining a wide-load permit (from point A to point B) from RMS.
Q: How do you deliver my Plug n Stay building? A: We have it delivered to you on a tilt-tray truck by a company that specialises in building transportation. Depending on access to your site and other variables, your building can either be placed on site directly from the tilt-tray or can be easily lifted into place by a crane using the included extendible lifting lugs.
Q: What toilet is included in the Plug n Stay range? A: We include a full size Thetford toilet with a removable cassette tank as standard - which is commonly used in caravans. The cassette tank is easily accessed from outside the building. If this toilet doesn’t suit your requirements, we have other options available.
Q: Does the toilet require additives? A: Yes, environmentally sound waste tank toilet additives are readily available at reasonable prices.
Q: How often should I need to change the cassette? A: Generally weekly, the cassette on the Thetford toilet we supply is 17 litres - but it really depends how often it’s used.
Q: How come I don’t need a plumber? Where does the waste water go? A: Similar to a caravan, we offer the option to plumb to one corner of the building and supply you with a flexible hose for you to connect to your services. We also offer permanent plumbing options.
