What we do is own, develop and manage real estate with the intention
of bettering lives, businesses and communities which in turn, creates
and increases shareholder value. How we do it is by adhering to our core

strategically designed with a disciplined plan and genuine purpose
for families, organizations, visitors and communities throughout
the United States.
Throughout this report, you will learn about Forest City and our
commitment to Corporate Social Responsibility (CSR). Above all,
you will learn that here, at our company, Built On Purposemeans
everything. It reflects the type of company Forest City really is.

In 2010, Forest City created a 5,000-square-foot rooftop garden on the
15th floor of its Terminal Tower headquarters building in Cleveland, and its
still growing strong. On Community Day that year, volunteers built it f rom
the ground up, making use of discarded filing cabinets and shipping palletsto build 46 unique planters. The herbs, vegetables, flowers and fruit are
watered and tended to by garden club members, who share in the harvest.
Water is reclaimed from a nearby roof and stored (more than 300 gallons
at a time) for irrigation. In 2011, we added a honeybee hive for pollination.
All associates are invited to enjoy the garden during their breaks or use
the space for meetingsthe adjacent room is equipped with Wi-Fi to
accommodate all visitors.
The garden was born out of the desire to repurpose some of the
buildings unused rooftop space into something that contributes to
CSR at Forest City.

I have worn many hats in my life and have taken on many rolesa husband, a
father, a friend, a mas ter griller and a coachjust to name a few. Today, I write
to you as a business leader, knowing perfectly well however, that I am all of
these things.
Likewise, Forest City is many thingsan employer, a team, an organization of
entrepreneurs, a resource for our communities, a visionary of communities to
come, a believer in doing the right thing, a steward of the environment and a
trustee to our shareholders and future generations. It is because we are all of
these things that I want to share with you our efforts in corporate citizenship and
social responsibility.I personally invite you, our associates, our shareholders, our partners and industry
peers, to read our first-ever Corporate Social Responsibility report, Built On
Purpose. In developing this report based on the Global Reporting Initiative (GRI)
frameworkthe gold standard for sustainability reportingwe are becoming
one of only a handful of North American real estate companies to evaluate our
corporate responsibility performance and set goals for future progress. We
believe in being good corporate citizens, and this belief can be linked to our
business success.
We are proud of this accomplishment and so many of the achievements
highlighted in our inaugural report. Through success stories from our associatesand leaders, readers will learn about some of the important efforts we have had
the privilege of being involved with. For instance, during 2012, more than 1,200
of our associates participated in our enterprise-wide event, Community Day.
We believe in proactive community involvement, driven by the efforts of our
associates, that enhances the vitality of the communities in which we operate
and call home.
Just as important, Built On Purposedemonstrates our commitment to our shared
core values, which are integral to our companys success. You will see how vital
they are to our culture and that when we work to enhance one, it makes all of our
values stronger.
While we have never formally aggregated our values under the corporate social
responsibility umbrella, it has always been essential to our philosophy and success,
and the reporting process pushes us to measure and share the results of thesecommitments. As the saying goes, what gets measured gets managed, and we
see tremendous opportunity to demonstrate a return on these investments. Of
course, we will continue to improve upon and change many areas, but thats what
makes us who we are. At Forest City, we stand for citizenship and responsibility,

Forest City was founded in 1920 in Cleveland, Ohio, after the Ratner (thenRatowczer) family immigrated to America from Poland. Through hard work, good
fortune and a strong reputation for honesty and fair dealing, the family business
grew and expanded.
Over the next 90 years, Forest City became a national leader in real estate
investment and development. Today, we carry on the traditional family values
of honest business practices, community involvement and doing the right thing,
the right way, for the right reasons and for the good of the company. There is
no doubt that we will continue to operate our business as responsible
corporate citizens.

Managing & Measuring CSR
Several types of internal meetings and
exercises helped our company identify
our key stakeholders and have resulted
in providing the main topics, material
content, data and measurements
for this report. In addition, these
workshops helped increase our
attention on many strategic,sustainable and responsible initiatives.

different departments and locations
came together to learn more about

value. The workshop resulted in the
development of a strong process to
follow in collecting and managing data
and a baseline for future reporting and
CSR decision-making activities.
Materiality AssessmentAs a first-
time reporter, Forest City based its
materiality assessment upon internal
stakeholder engagement only. In
advance of our internal workshop,
participants completed an online
survey which provided a snapshot of
the most significant issues for Forest
City and our stakeholders.

ECONOMIC PERFORMANCE
Following the real estate market
downturn in 2008, Forest City
repositioned the company for recovery
and growth. Over the past three years,
we have seen 5.2% growth in revenue,
a strong indicator of improvement.
Forest City had total assets in 2012 of
$10.6 billion.
By focusing on our core markets and
with assets in other markets, we are
creating value for the company, our
communities, shareholders, associates,
residents and tenants. We will

ASSOCIATE ENGAGEMENT
Associate engagement is a
fundamental part of our strategic
plan. We use multiple vehicles and
resources to engage associates around
our core values and strategic drivers.
In fact, in April 2012, Forest City
conducted the first annual enterprise-
wide associate survey. We werepleased that 60% of our company
responded, with 85% of those
surveyed agreeing that Forest City is a

REAP (Real Estate Associate Program), part of a national InternationalCouncil of Shopping Centers (ICSC) diversity initiative, was designed to raise

joining companies like Forest City. In 2012, Forest City co-sponsored the first
Cleveland Project REAP program. Forest City professionals along with other

We institutionalized sustainable
practices at the corporate level
with the creation of our Energy and
Sustainability Department and we
work to reduce the environmental
footprint of our existing portfolio and
new development projects.
ENERGY MANAGEMENT
Buildings remain the largest single
contributors to climate change in the
United States, producing more than
40% of greenhouse gas emissions.
We address climate change by:
enhancing urban centers, which is
the lowest carbon-intensive type
of development,
improving the efficiency of our
properties and
educating our employees, tenants
and those impacted by our actions.
Since 2007, we have tracked
our energy use at the property
level through a utility monitoring
and management system called
EnergyCAP. Implementing this system
has allowed us to better manage
energy usage and better calculate
energy savings. In 2011, the Energy and
Sustainability Department developed
a savings tracker to monitor our
energy efficiency and renewable
energy projects. Since instituting this
tool, we have tracked more than $6
million in savings.
In 2010, Forest City initiated a facilities improvement program that focused
on HVAC, lighting and mechanical system building retrofits to generate
a high return per capital investment. With lighting consuming 20-30% ofenergy in most buildings, Forest City audited the 50 buildings where the
energy spend was highest to uncover any opportunities to do better. During
this process, we identified $8 million worth of lighting retrofit projects.
Forest City invested a total of $979,683 in lighting retrofits in 2010 and
2011. The lighting retrofit program proceeded with installations in 2012
and will continue through 2015. In 2012, 26 projects were designed andcompleted, resulting in an anticipated cost savings of $225,464 and a 23%
return on investment within the first two years.

ADAPTIVE REUSE, BROWNFIELD,
HISTORIC PRESERVATION
As part of our mission, we are
able to reimagine and repurpose
neglected properties to preserve
the culture and history of a place.
Our adaptive reuse, brownfield andhistoric preservation projects allow
communities to transform declining
neighborhoods into vibrant activity
centers. These projects are inherently
sustainable in their development,
design and management. We reuse
available building materials on site
to preserve the historic value of a
space, to enhance the cultural value
of a neighborhood, and to reduce our
carbon emissions by minimizing the
use of new construction materials.
We hire locally and make an effort to
purchase from local suppliers, thus
enhancing the local economy during
the course of redevelopment.
LEED BUILDINGS
Leadership in Energy and
Environmental Design (LEED)
is the premier standard forevaluating sustainable building
design and construction. Forest
City builds to LEED standards with
over 50 buildings and projects
LEED certified or targeting LEED
certification, approximately 23% of
our total portfolio (value based on
cost at pro-rata).
RENEWABLE ENERGY
Forest City is able to address
some of its communities most
pressing environmental challenges
by developing, owning and hosting
renewable energy facilities. When
possible, we look to produce
renewable energy on our properties,
thereby reducing our environmental
footprint, providing a stable power
source and securing long-term
utility pricing for our properties and
communities.
We have seven established solarand biomass projects in Ohio,
Hawaii and New York.

Our operating renewable energy
installations produce a total of 6.2
megawatts of energy annually.
In 2012, Forest City became one of
Hawaiis largest solar developers
and owners with installation of the
Pearl City Peninsula solar energyfacility. We installed 4,300 solar
panels that are generating 1.2
MW of electricity on five acres of
a brownfield site. This is enough
electricity to power nearly 600
homes.
WATER MANAGEMENT
We implement water conservation
measures as part of property
improvements within our existing real
estate portfolio. New development
projects follow LEED certification
standards and realize a minimum of20% water efficiency over standard
systems. As we move forward, we are
commited to implementing better
water tracking systems.
WASTE & RECYCLING
Waste increases our costs, reduces
funds from our operations and
contributes to stress on natural
resources. During construction, we
work to minimize waste and require our
contractors to use best practices for
minimizing Construction and Demolition
(C&D) waste. With renovation projects,
we re-use as much of the existing
structure as possible to minimize waste
and the need for new materials.
For our operating properties, we
work with local vendors and municipal
operators to provide recycling and,
in some cases, composting facilities.
Currently, we track waste and recycling
for our retail projects only.

One of our largest and most successful commitments is Forest Citys
Community Day, an annual enterprise-wide project that began in
2004. Last May, more than 1,200 Forest City associates, representing
45.5% of all associates natio nwide, participated in Community Day.
More than 90 Forest City locations collaborated with more than 60
agencies and charitable organizations to provide critically needed
services. We encourage associate participation by of fering a paid day
to volunteer. In 2012, that added up to 7,410 hours of community
service in just one day.

their accomplishments. Each project is in
a different stage of development, and our
goals and achievements reect only some
of our many successes to date.
STAPLETON, A SUSTAINABLE
COMMUNITY
Stapleton is a sustainable mixed-
use and adaptive reuse project that
combines a residential community,
one of the largest urban infill projects
in the United States, offices, shopping
districts, schools and parks. The
community includes over 4,700
homes, more than 2 million square
feet of retail, an 80-acre central park,
and hundreds of miles of trails andbike paths to promote healthy and
active living. Stapleton was designed
with a purpose and for a purpose.
ATLANTIC YARDS LAND USE
DEVELOPMENT & CIVIC PROJECT
The $4.9-billion Atlantic Yards project
is one of the most important public/
private development initiatives in New
York City today. This groundbreaking
27-acre, mixed-use project will create
a vibrant, sustainable 24/7 destination
featuring a new home for the Brooklyn
Nets, office space, housing, open
space and substantial community
benefits. Situated in the heart ofdowntown Brooklyn, the project will
span more than seven city blocks. To
help meet the Citys need for housing,
Atlantic Yards will create more than
6,400 mixed-income residentialunits; 2,250 of the rental units will
be designated for low- and middle-
income families. The plan also includes
247,000 square feet of retail and eight
acres of public open space.
THE YARDS RETAIL & MIXEDUSE
RIVER FRONT DEVELOPMENT
The Yards, located on the Anacostia
River within the District of Columbia, isa perfect example of corporate social
responsibility at work. As mixed-use
space, this beautiful adaptive reuse
project replaces unused space in the
city and contributes to the sustainableurban development in our nations
capital. The site is roughly 42 acres
and at full build out will incorporate 5.5
million square feet of development in
new residential units, 400,000 square
feet of retail space, 1.8 million square
feet of office space and a 5.5 acre
riverfront park. The Yards addresses
social, economic and environmental
concerns and embodies corporatesocial responsibility and responsible
development.

Community Benets Agreement to ensure

Nearly a quarter of Atlantic Yards contracts
have been awarded to minority- and women-
owned businesses.

Green Builder Magazine 2012 Home of
the Year award for Best Production House.
The Yards development has received
LEED Gold certication for Neighborhood
Development for sustainable developmentpractices.
All of the buildings in Atlantic Yards,
including the arena, will endeavor to
achieve LEED certication with a goalof LEED Silver.
Contribute to the
local economy.
Includes over 4,700 homes and more than

The Yards features groundbreaking social
inclusion initiatives, including Building 74,
which serves as a small business and workforce
development incubator, and the Pilot Mentor/

industry entrepreneurs prepare for business
expansion.
Atlantic Yards will generate over $5.6 billion
in new tax revenues over the next 30 years.
The project will also create 15,000 union
construction jobs, up to 6,400 permanent
ofce jobs, as well as arena, retail and
residential jobs.
