Minimising overheads through efficient use of energy is now an important part of maximising profits in any business. C-Bus can maximise those efficiencies in any office. With light level sensors, the system can be designed to take advantage of ambient light levels and utilise only the minimum necessary amount of lighting, saving energy and money. When the offices are vacated, C-Bus will automatically turn lights off after a timeout period set in the control and monitoring software.

Low traffic areas do not need to be permanently lit. Use C-Bus motion sensors to light up those areas only when needed. If a staff member is working back late, C-Bus occupancy sensors will automatically override any preset program to provide safe pathway lighting.

The new Brisbane Magistrates Court complex, located in the heart of the CBD, has become a major landmark for the city and an important milestone in the Queensland Government’s investment in the State’s legal system.

Legal Power

Featuring state-of-the-art design, the ten storey building is endowed with some of the best communications facilities of any magistrates courthouse in Australia.

Th e Walter Construction Group was appointed as head contractor for the $135.5 million project with Norman Disney Young serving as consulting engineers. Th e design brief issued by Th e Department of Justice and Attorney-General insisted on a “smart” building, utilising modern design principals and energy effi cient components.

The Complete End to End Solution

To maximise effi ciency of the building’s administration, the new Brisbane Magistrates Court employs computer generated information displays and electronic queuing systems. Th e high-tech electronic courtrooms feature sound reinforcement, hearing aid induction loops, A/V playback, document and image display and telephone and video conferencing systems.

Given the enormous volume of voice and data communication and the high bandwidth required for video, Richard Flanagan & Co recommended a Clipsal Datacomms end-to-end network running high-speed Cat 6 cable.

Data cables run from a communications room on each fl oor and through the roof along cable trays, concealed in the ceiling space. To ensure a future-proof network, these comms rooms are designed to allow for a 20% growth in capacity and can accommodate the integration of the PABX system.

Passive infra-red sensors control lighting in fi re stairs, toilets and storerooms – immediately activating when motion is sensed. In corridors and lift lobbies, motion sensing is programmed to activate aft er hours.

For added security, lighting in secure corridors and custodian areas can only be controlled from security control rooms that also feature a manual C-Touch override facility.

Areas that provide essential services such as communications and plant rooms and secure storage areas are equipped with C-Bus programmed switch plates to provide greater fl exibility in lighting control.

Shedding light on energy efficiency in commercial buildingsCommercial lighting consumes an enormous amount of energy. Many studies show 25-35% of total building energy usage of modern commercial buildings is attributable to lighting energy consumption. The level of energy consumption is too high, so the building sector along with Federal, State and Territory Governments have resolved to eliminate bad practice through the introduction of minimum performance requirements for buildings in the Building Code of Australia (BCA).

The new code was introduced nationally in May 2006. The mandate is that all new office buildings and building refurbishments are to achieve a lighting power density of 10 W/m2. The W/m2 is a simple calculation based on the total wattage of the lighting (lamp, ballast or transformer losses and the quantity of each type) and the total office area.

The new BCA requirement is a significant challenge to building designers. There is also significant pressure from building owners and tenants to increase the Australian Building Greenhouse Rating (ABGR) of new and refurbished office buildings.

The traditional approach of using two standard 36W fluorescent lamps in a basic recessed troffer luminaire at 2.4 metre spacings is not in accordance or permitted with new BCA requirements as this results in a power density of over 14.5W/m² with low-loss (B1) ballasts or around 12.5W/m² with electronic ballasts.

Over the past few years, buildings have incorporated costly but more efficient T5 lighting solutions however even these do not meet the new BCA code requirements. For example, a standard twin 28W “T5” Fluorescent lighting design consumes 11 W/m2, 10% higher than the 10 W/m2 maximum requirement set by the BCA.

Compliance with the regulatory requirements can only be achieved with these “traditional” luminaire solutions if the luminaire spacings are significantly increased, which often seems to be acceptable “on-paper” or from computer calculations of a non-tenanted open plan space. Once the tenancy fit-out is completed, the introduction of walls and workstation partitions usually results in significantly compromised illumination and uniformity levels that are unacceptable to the end-users and that may not comply with the lighting code.

Lighting Controls Won’t Fix a Bad Lighting Scheme

In some instances, the implementation of lighting controls can be used to offset the excess in W/m2 from the luminaires. However it is inefficient to mask an excessive lighting system to meet the BCA requirements. Lighting controls offer the best energy reduction when lights are switched off when not required. Efficient luminaires provide energy savings during the entire day of operation every day they are used.

EES can meet the requirements of AS1680.2.2 in almost all general office spaces with a power density of just over 6W/m² without using lighting controls, specialised luminaires or extended luminaire spacings!

The use of Clipsal KW/2 luminaires and EES design methods produces a lighting power density almost 40% lower than the BCA maximum. This has a significant effect on the overall power requirements and these power savings alone can be worth up to one full ABGR Star in a tenancy fitout!

There are further benefits. More efficient light fittings can reduce maximum demand charges and generate less heat. With less heat, cooling energy costs are reduced. This all generates savings during construction: the lower heat load can reduce the capital cost of the air conditioning plant.

Moduline Makes its Mark at Suntec City in Singapore

The Suntec City project comprises of four 45 level buildings, one 18 storey building and a massive convention and exhibition centre. At the time of construction (1992 – 1997) it was the largest project ever built in Singapore at a cost of US $1Billion Dollars.

The Moduline product infrastructure comprised of over 120, 000 meters of Floor Ducting, connected with 40, 000 Junction Boxes, together with Skirting Ducts and Floor Outlet Boxes. The Junction Boxes were designed so that each of them could be simply converted to become a Service Outlet Box, providing power, telephone and data at each desk position.

Moduline managed the complete ducting project from concept to hand over and the project was completed on time.

During the planning stage of the St Basil’s Aged Care Complex, C-Bus was selected for control of all lighting loads within the complex due to its cost savings, convenience and ease of installation and programming.

The complex consists of four separate hostels that are each wired as separate networks to provide local control. This networking is such that any unit can be reprogrammed from a single location.

The designers of the system specified Clipsal Prestige P2000 switches for easy use by the aged residents. These switches were simply interfaced to C-Bus Auxiliary Input Units to provide the features of C-Bus from a Prestige P2000 switch. Additional energy savings were also achieved by placing all bathroom lights on timers, with bathroom heaters also controlled by C-Bus. In the planning stages, it was estimated that C-Bus would realise 25% energy savings over conventional wiring, a target that is now being easily achieved.

In recent years Australian Federal and State Governments have set the agenda for genuine reform in energy conservation. Through the Building Code of Australia, the government’s expectations are very clear.

Leading by Example

In determining what is an acceptable level of energy usage in all new offi ce buildings and refurbishments, the government’s own projects must lead by example. In fact public works have never been under more scrutiny to perform and exceed the same levels of energy effi ciency demanded of the commercial sector. No building can be “too green.”

Th ere is no government project that can not benefi t by the addition of a C-Bus system. Once courtroom lighting is scheduled, it is then managed via C-Bus automatically. Any unauthorised use of courtroom lighting, will be recognised by the C-Bus system and the lighting will shutdown within 30 seconds.

Th e system also caters for ‘out of hours’ functioning where lighting zones, when scheduled to switch off , will reduce to 50% illumination for a period of fi ve minutes, thus allowing occupants to leave the zone or reschedule the lighting. Judicial offi ce zone lighting have manual override via the single gang key inputs located in all judicial and administration areas at any time for a period of 2 hours.

To ensure security and safety standards were upheld at Tasmania’s Risdon Prison, security screws were important in the installation of Clipsal’s stainless steel Metal Plate range of switches and sockets. Clipsal customised the screws to fi t the appliance and seat into the actual powerpoint,’ to prevent removal while the corners were rounded to eliminate any sharp edges.

Clipsal’s Standard Series twin power outlets were colour coded for use within the prison to indicate diff erent power supplies. For example, white power outlets were used for non-essential power supply items, red were used for essential services and green with red toggles were used for the computers on uninterrupted power supply.

Safety First

Since the late 70s, Clipsal has pioneered the development of RCDs or safety switches in Australia. Each switch will “trip” or cut the power in less than 40 milliseconds, fast enough to save a life.

Recent changes to wiring rules in commercial and industrial environments now require all socket outlets, not exceeding 20A to be RCD protected. Typical areas might include workshops, industrial site works and processing plants. Clipsal can address this requirement either at the switchboard or directly at the power source with RCD protected twin power outlets. Th e latter off ers a simple method of individual circuit protection. In the event of a fault, only the directly aff ected outlets are disconnected instead of the entire electrical installation.

Th e Observation Wheel is one of the most exciting new tourism projects planned for Melbourne. Th is 120 metre high addition to the Melbourne landscape will boast spectacular views over Melbourne and as far as Geelong. Located at Waterfront City in Melbourne’s Docklands, the Observation Wheel features 21 air-conditioned and enclosed glass pods and a state of the art LED lighting system. More than 3.5km of Moduline‘s extruded aluminium ducting is attached to the wheel’s spokes, supporting LED lighting, power, automation and control.

Rundle Mall Lighting

To provide an adequate level of public lighting, Adelaide’s Rundle Mall has21 custom designed lighting towers, each 7 metres in height with two 400 watt metal halide lights.

Th ese were custom designed for added strength and for the need to include a service platform to support static and moving displays during Christmas and other festivities. In between each tower is a steel multistrand cable to support additional decorative lighting.

Factories and offices may appear as the most obvious areas to develop energy efficient practices but civil projects are also areas that can benefit.

Streetlights and public lighting areas consume vast amounts of energy night in night out. Usually scheduled to activate with light level sensors, C-Bus can add an extra dimension of fl exibility, ramping up lighting gradually rather than instantly to reduce energy consumption and extend the life of light fi ttings.

On bridges and in tunnels, lighting circuits can be monitored at a central location to indicate if all are functioning correctly. Should a circuit fail, this can immediately be identifi ed. Exhaust fans can be teamed on the same C-Bus network to provide one control point for all services. Warning signs and LED screens can also be shared on the C-Bus network to provide one unifi ed and easy to control system.

In parks and public amenities lighting infrastructure is exposed to more than just the elements. C-Bus builds a platform to combine all public lighting requirements and include CCTV to capture acts of vandalism.

PE Sensors

On automatic mode, the lighting towers are illuminated every sunset viaPE Cells. Each PE Cell is programmed to switch on each lighting tower one at a time, at two second intervals. Th is ensured that there would be no current surge upon initiation of the lights. Provision for manual control is located in the Mall Manager’s offi ce. C-Bus requires no re-programming to accommodate displays and additional decorative lighting.

Manual Control

Whilst the lights are usually set on automatic mode, there is also the provision to control the lights manually via switches located in the Mall Manager’s offi ce. Th ese switches can override the PE Cells toswitch the lights on, however, they can not override the PE Cell to switch the light off .

Th is was done deliberately so that the lights could not be aff ected if someone was to tamper with the switches. During maintenance, each tower can be operated individually to check the status of the lamps and to isolate a circuit.

Homebush Bay, Streetlighting

In the lead up the Sydney 2000 Olympic Games, C-Bus provided control of the venue’s street lighting in Homebush Bay. The 10km road infrastructure was built from scratch to include some 1000 lights situated on 570 towers. The towers are located throughout the entire 12 square kilometre Olympic site.

Street lighting in Homebush Bay is sensor operated at dusk, allowing lighting to power up gradually to full capacity according to natural light levels. This provides far greater energy efficiency compared to conventional systems. The C-Bus system even allows different street lights to be switched on at different times depending on what events are being held at Homebush Bay. All lighting is networked to a central office for instant observation and operation including energy metering. Lights can even be controlled individually for special events.

Smart Fountains

C-Bus was also specified to control lighting for two spectacular water features within the Homebush Bay complex. The Southern Water feature is located in the vicinity of the Athletics Centre and proved a spectacular draw card for tourists during the Games and after.

C-Bus was programmed to control lighting for different modes and to activate the fountain’s water pumps. C-Bus was also incorporated into the Northern Water Feature, located on the Olympic Boulevard.

Whatever the Weather

Australia is a country of extremes. Scorching hot summers and lashing winter rain can quickly take its toll on outdoor switchgear. To combat the effects of the harsh Australian environment, Clipsal developed the Weathershield Range of outdoor switches. Impact and corrosion resistant as well as UV protected, Weathershield is ideal for council areas, public amenities or wherever outdoor switching and power requirements are required.

At night, Anzac Parade in Canberra becomes a spectacular nightscape. Its streetlights create a striking vista leading all the way from the Australian War Memorial to Capital Hill and both Parliament Houses. C-Bus controls the entire streetlighting installation, activating lights with C-Bus light level sensors. C-Bus also allows individual switching of each streetlight to create individual switching sequences and special streetlighting effects.

Standing the Test of Time

Clipsal’s 56 Series includes sunset switches that automatically switch lights on when natural light levels fall below a pre-determined level. The range includes switches and power outlets that have been tested for protection against water and dust to IP56 and in many instances exceeds this level of protection. Impact resistant polycarbonate enclosures are UV stabilised for extra long life outdoors.
