The living room has the flexibility to be used as a formal or an informal room and has one of the four original fireplaces, it has a carved tim-ber surround and is a feature of the room. The front room is currently used as the formal dining room and can be accessed from either the hallway or directly from the living room. Featuring the second open fireplace with its own unique features yet complimenting the consistent standards of the home . Facing east this room is the first to see daylight and the rising sun which then filters through to other rooms in the house. The room has a bay window, carrara ceiling, a feature fire place and a pleasant view to Farm Rd and the hills beyond. It is the perfect room to hang that favourite piece of art for the family and for your guests to savour and enjoy over a meal. The layout of the living rooms allows the versatility to change over the use of these two rooms. The room is painted in neutral colours with the carrara features highlighted to catch the eye as soon as you enter. At the rear of the property is the family room, located just next to the kitchen and just perfectly positioned for the late afternoon sun and equally positioned to maximise the family’s outdoor living areas..

Designed with the cool winter nights in mind with an economical and efficient wood burner but also having the versatility of creating a perfect room for summer days and nights for the family to just relax through the afternoon and into the evening for those kiwi barbecues with family and friends. The paved courtyard faces to the north and to the west and thus gets the absolute best of the sun as the garden of shrubs and trees provide an additional natural shelter for the enjoyment that natural warmth of the sun can provide. The garden has been well thought out by both the current owner and by past owners to compliment the house and the era of the early 1900’s. The rear of the property has it all from a paved courtyard, gardens, lawn area for the kids to roll around, a garden shed for the bikes & gardening tools and the colours of nature throughout the changing seasons This home truly has that rear balance of both formal and informal family living and the bonus of flexible outdoor living for year round access to the garden.

The Bedrooms are all located on the left side of the house. The magnificent master bedroom is at the front with the bay window over looking the street. The ceiling is possibly the best of all the rooms and the fireplace has both the original cast iron fireplace, ceramics and natural timber. The second bedroom is currently an office and also has a fireplace equal in character and original-ity to the other three rooms. The third bedroom has its own special features being at the rear of the property it also opens onto the courtyard through french doors and enjoys an abundance of natural light and all day sun.

The bedrooms are just so inviting and relaxing.

The service areas are well thought out and extremely functional and practical. The modernised kitchen features timber tongue & groove panelling and matching cup-board doors. There is good bench space, cupboards and shelving to make for an efficiently run kitchen. Modern appliances with a new electric oven and a dishwasher makes for easy and efficient cooking and cleaning up after a night of entertainment. The kitchen is just so well placed to allow for easy access for both formal enter-tainment or the family BBQ in the backyard, yet well designed to allow family members to come and go

through the second kitchen doorway to the hallway. The bathroom area was modernised over twenty years ago and well designed as three separate rooms to give separation for the bath and vanity, a separate room for the toilet and a third room being the shower. The wash room facilities are immediately beside the bathroom and have excellent storage cupboards for those hard to store items like mops and brooms. The bathroom allows for privacy and is well away from the living areas. The third bedroom is at the end of the hallway past the bathroom and washroom

13 Farm Rd is located minutes from the Wellington CBD and in the very popular suburb of Northland. Just one minutes walk from the Northland shops and the Wellington bus service. Farm Rd is zoned for Wellington College and Wellington Girls College and is within walking distance to Victoria University. It is a traditional suburb with good amenities and good primary schools with Northland School and Cardinal Mackeefry School. There is a number of child care and kindergartens in the suburb.

The rear section is just the cutest back yard for the family to create memories of fun family days or just relax from the pressure of the daily living. Rarely do we have such a well balanced and designed backyard. Not too big to require endless days of maintenance and garden-ing but an easy care garden of colour, a garden boarder makes for quick mowing of the lawns and clearly defines the edge of the garden. To the rear is a raised vegetable garden and a new garden shed is located in the rear cor-ner for those garden tools, bikes and unwanted boxes.

The courtyard/patio area is immediately outside the family room and is accessed via the two sets of french doors from the family room and the rear bedroom. It is private, sheltered and has a built in area for the BBQ. This area is a generous size allowing for ample seating, children playing at your feet and other members of the family coming and going to the backyard.

Farm Road is truly a unique opportunity which combines the best of location, history, character, formal living & entertainment, family areas and the wonderful rear sec-tion for family and friends to enjoy.

Outdoor living at it’s best

Steve Fejos

Born in Wellington and educated at St Patrick’s College and Victoria University in Wellington Steve entered real estate in August 1993, having come from a background in property management. In January 1996 Steve was appointed Sales Manager for Challenge Realty’s Oriental Bay Office. Within eighteen months Steve took the office into the top ten in the Challenge Realty Group. Steve went on to purchase three Wellington offices in October 1997.

Over the next seven years Steve was instrumental in growing the company from a sales team of twelve to a team of sixty eight sales people with four thousand house sales worth over 1.5 billion dollars!

Shortly after Steve sold the business he was approached by Ray White Australia and asked to restructure their International business model so as to increase their competitiveness with RE/MAX. At the time over three hundred sales people, in Queensland alone, had left Ray White to join RE/MAX. In the next few years Steve played a huge part in turning around the fortunes of Ray White and increasing the number of sales people by over 40%.

Steve returned to New Zealand in November 2005 and took up the role of Director of Operations for RE/MAX New Zealand. The role was to assist broker owners and top sales people at new and established RE/MAX offices, to implement their business plans and maintain the momentum of the fastest growing real estate company - the RE/MAX brand, in New Zealand and Australia. In 2006 Steve attended a wide range of leading international industry training seminars in Denver, Chicago and Brisbane.

After more than four hundred flights during his three years in his corporate career Steve decided to resign and return to what he loves doing most - selling real estate in Wellington.

Steve’s extensive experience in Real Estate spanning local, national and international markets is a huge benefit to his clients. This and his innovative and unique marketing techniques is ‘Setting a New BENCHMARQUE in Wellington Real Estate’.

Testimonial:

Gary Ahearn, Regional Director of RE/MAX Australasia says, “Steve brings together a vast experience and understanding of all facets of real estate. Having been very successful in sales in the mid 1990’s Steve really made his mark on real estate by establishing a very credible and strong company under the L.J.Hooker brand. The standards he set are still the standards some offices are striving to attain. However it is Steve’s ability to relate to all people in the community which is his outstanding strength.”
