Carts: The course leases (32) 2019 E-Z-GO TXT Elite Lithium Carts and (40) 2019 E-Z-GO TXT 48V Electric Carts at the cost of $4,747 per month. (10) additional rental carts are furnished by E-Z-GO at no charge from January through May. The leases expire in December of 2023. The golf course also owns (8) 2013 E-Z-GO TXT 48V Electric Carts. Maintenance A variety of Toro maintenance equipment is leased for $5,688 per Equipment: month with expiration dates of April and July of 2022. Liquor License: Mesa del Sol’s liquor license permits the sale of beer, wine and liquor in the clubhouse and on the course. The license is transferrable.

Mesa del Sol Golf Club was sold to its current owner in September of 2015. At that time,

the golf course had been neglected for numerous years and conditions were poor. Many of

the sprinkler heads had been removed and turf covered only half of the course. Mesa Del

Sol’s reputation was damaged and considered by locals as another failing club.

In 2015, Mesa del Sol generated just over $1,000,000 in gross revenue and with

considerable deferred maintenance issues, was facing an uphill battle to regain a

competitive foothold in the market.

Fast forward three years and the golf course is now ranked as the number one track of

choice by Yuma golfers. More than $400,000 was invested into the irrigation system,

driving range, practice area upgrades and equipment. The result of this investment has

been astounding.

Last year, Mesa del Sol generated $1,619,939 in gross revenues, a 61% increase over a

period of only three years. With a strong net revenue and projected increases in 2019, the

club is positioned to remain the driving force in golf for Yuma residents and visitors alike for

years to come.

Yuma is a growing community with a 2017 estimated population of 104,000, an increase of 10.6 percent over 2010. Yuma is the largest City in Arizona outside the metropolitan areas of Phoenix and Tucson. The City’s growth has resulted in more than 21,500 new residents since the last census. Other key facts about the City of Yuma are: • The 2017 average household income for the City is $47,200 compared to

the state average of $46,510. • The City covers an area of more than 100 square miles. Much of the

growth outside the City of Yuma has occurred in the communities of Somerton and San Luis.

• Yuma County has grown by 10.7 percent since 2010 and ranks as the 5th

most populous county in the state (215,000). • Ethnicity in the County mirrors that of the City while the average

household income is slightly lower at $44,000. Yuma is a young community with an average age of 31.3 years.

• Yuma’s largest age cohort is 20 to 29 years with this prime work force

cohort representing more than 41 percent of the total population. The latter figure is slightly higher than the comparable prime work force figure for the Phoenix Metro Area (40.1%).
