The OfferingCushman & Wakefield Commerce and Kidder Mathews is pleased to offer the remaining 4.42 acres of the 37 acre parcel for sale. These 4.42 acres is the retail portion with over 500 lineal feet of frontage on Martin Way, Lacey Washington. Location HighlightsOutstanding Regional Characteristics
The Puget Sound region is comprised of four counties, with a total population of approximately 3.4 million residents. Located in the northwestern quadrant of Washington State, known for its scenic beauty and surrounded by approximately 2,500 miles of shoreline, the Puget Sound region serves as the financial, cultural, and population center of the Pacific Northwest. Driven by its strength in diverse industries such as aerospace, technology, international trade, biotechnology and tourism, the region has experienced dynamic growth in recent years, significantly outperforming the nation as a whole in terms of employment, job growth, per capita income and migration. While the national economy slowed during the recession, parts of it dramatically, the Puget Sound region has been relatively insulated from this trend, and economic forecasters believe the region is positioned for growth outpacing that of the national recovery.
Thurston County The Thurston County Market is strongly influenced by its predominant public sector employment, producing relatively stable economic conditions over longer periods of analysis. In recent years, the market’s proximity to the Seattle MSA has led to expanding population and the emergence of a strong wholesale trade sector. A combination of relatively stable economic drivers, increasing population growth and positive forecasted trends for the market have underscored tremendous growth in the immediate area. Since 2007, the North Hawks Prairie area has seen significant private investments in the form of comprehensive developments with noted tenancies including Cabela’s, Target and Amazon.com. As current master-development projects are moved forward, the appeal of the Martin Way site will continue to grow. Outstanding Location and Access
The site is situated within the easterly portion of the City of Lacey, with the neighborhood loosely defined by Hawks Prairie Road to the north, the Nisqually River Valley to the east and the Yelm highway and Ruddel Road to the south and west. Access to and from the neighborhood is excellent, as it lies on the southern side of I-5, with access both directions provided via interchange No. 111. As Interstate 5 is the primary interstate service the region, and Martin Way being one of the main east-west arterials serving the area, the sites access is excellent, with potential appeal to a variety of different development concepts.
Joint Base Lewis-McChord
Joint Base Lewis-McChord (JBLM) is located approximately 13.5 miles from the subject property and, given the magnitude of the facility and the proximity to the subject, has a profound and positive effect on the site and its potential. JBLM represents the largest military facility installation on the west coast, encompassing over 86,000 acres of property. Total personnel stationed at the site (both military and non military) total 57,861 year end 2015, an increase of 43% from the same period ending in 2003. With 55,000 direct employees, JBLM is the third largest employer in the state, trailing only the Boeing company and the State of Washington. The spending and economic impact the base has on the region is substantial, with estimates of direct annual construction spend to be $3.9 billion between 2010-2016. While military spending may increase or decrease in any given year, the overall trend has been indisputably positive, with government expenditures being relatively consistent, providing a smoothing effect to any private sector fluctuations. With expectations for JBLM remaining positive over the planning horizon, this base and its associated expenditures and employment serves to increase the appeal of the Martin Way site.

Location Highlights Cont.Robust Retail MarketThe vacancy of the Lacey retail area is currently below 5%, enjoying a relatively stable environment. Major retailers in the area include Safeway, Walmart, Costco, Cabela’s and Home Depot, and the area remains attractive to other prominent firms. The total retail supply in the Lacey Market is about 4.7 MM square feet, with over 2.3MM of that amount having been added in the last 20 years.
