The Joint VentureLand at Cribbs Causeway is a joint venture between Skanska & Deeley Freed set up in 2010. The partnership utilises the strong local knowledge and relationships of both organisations as well as drawing upon the significant resources Skanska are investing into Bristol and the South West.
The responsibility of the partnership is to work with local communities, stakeholders and partners to maximise the potential of the site. This will include providing much needed housing, sporting facilities and recreational areas, commercial opportunities and public infrastructure such as schools and community facilities, all within a high quality accessible landscaped setting.
Today’s ExhibitionThis exhibition displays the latest proposals for a mixed-use development on Land at Cribbs Causeway which will be submitted as an outline planning application in February. The proposed development, which forms part of the wider Cribbs /Patchway New Neighbourhood, will include a range of housing, a new primary school, retail and community facilities, new public open spaces and woodland planting.
Last November stakeholders, near neighbours and the wider public gave feedback on the emerging proposals. The following boards show how feedback and results of further site studies have informed the latest draft masterplan. Key issues raised included concerns around transport, traffic and access especially in the context of the number of new homes being proposed on this site and coming forward within the wider area. Also raised were the risk of flooding, impact on nature and wildlife, and possible noise, light, air and traffic pollution on the local area.

The Vision Skanska & Deeley Freed are developing proposals for an exciting development of Land at Cribbs Causeway. The site offers the opportunity to deliver a significant number of new homes and supporting uses, contributing towards housing need in South Gloucestershire over the next 10-15 years.
Our vision is for an exemplary mixed-use development that responds directly to the many qualities of the site, that knits thoroughly into its context, and that is genuinely unique and therefore of strong identity. This identity will be fundamentally shaped by the topography and landscape of the site, with a neighbourhood based on a framework of green routes and spaces for residents and visitors to enjoy for generations to come.
The development must create a pedestrian-friendly, permeable layout that encourages walking, cycling and use of public transport connections. It is to incorporate a complementary mix of uses including residential, retail and community use development. The scale of the proposal, and its position within the wider Cribbs / Patchway New Neighbourhood (CPNN) context, mean that a new primary school is provided as an integral part of the scheme. The resultant neighbourhood will have its own character and identity, whilst being embedded into its context through new, existing and enhanced connections.

Skanska & Deeley Freed are part of the wider Cribbs / Patchway New Neighbourhood (CPNN) Landowners Group, which is actively promoting a comprehensive approach to the overall master planning and delivery of the CPNN area.
The Core StrategyThe South Gloucestershire Local Plan: Core Strategy (and accompanying Policies Map Changes) was adopted by the Council at its meeting of 11th December 2013. Under Regulation 6 of the Town and Country Planning (Local Planning) (England) Regulations 2012, the Core Strategy is a Local Plan and provides strategic planning policy up to the year 2027.
The Cribbs / Patchway New Neighbourhood (CPNN)The Core Strategy identifies land in the Cribbs Patchway area for the development of a new neighbourhood with approximately 5,700 dwellings, around 50 hectares of employment land, open spaces, schools and community facilities. It will develop over the next 10-15 years. Included in this area is the application site, known as Land at Cribbs Causeway. The recently adopted South Gloucestershire Local Plan: Core Strategy removes this land from the Green Belt.
The CPNN Development Framework Supplementary Development DocumentThis outline planning application has been prepared following in depth consultation with local stakeholder and community groups and has been developed in mutual consultation with the CPNN Development Framework, which has been published for consultation in January 2014. This draft document has been ‘endorsed’ by the Council and is already being used both by the Council and the developers to guide the development of the New Neighbourhood. The document sets out planning requirements for the development and a framework diagram, which illustrates how it might develop.
