Identifying Problems and Developing Solutions

code compliance, the firm’s experienced staff

as ComCheck analysis and review or full scale

Existing Building Assessment,
Forensics, and Document Review IBA’s team will perform an initial walkthrough

Understanding Energy Audits for Existing BuildingsRealizing the PotentialNew York City is one of the nation’s leaders in
promoting energy efficiency in the built
environment. NYC has implemented the 2030
Greener, Greater, Buildings Plan to promote
energy efficiency and actively reduce its carbon
footprint. As part of the plan, NYC recently
passed a local law which mandates that an
energy audit be performed on all buildings over
50,000 square feet, every ten years, beginning
in January of 2013, with early compliance paths

Capturing Savings Involved with “Going Green”Understanding ALL Incentives In today’s economic environment, there are
several financial mechanisms to allow for
favorable adoption of Energy Efficiency
Measures (EEM) in both new building design
and existing building retrofits.
As part of The American Recovery and
Reinvestment Act of 2009, many previously
available incentives have been extended.
Evaluating EEM and available incentives to
accurately apply them to a project can be
complicated and requires an intimate
knowledge of the building systems utilized.
One of the most valuable incentives is the tax
deduction for energy efficient commercial
buildings, as outlined in the IRS Code Section
179D, as first enacted by the Energy Policy Act
of 2005.

BenchmarkingBenchmarking a building’s energy performance is
the starting point toward achieving an energy
efficient portfolio; it demonstrates where a
building ranks relative to a portfolio of similar
buildings. Utilizing this tool, one can compare a
building or buildings to the performance of
similar buildings internally, regionally, or
nationally. IBA will help clients to identify poor
performers and opportunities for improvement
from a property management standpoint. IBA’s
benchmarking analysis will provide the
information necessary to make informed energy
improvements decisions. After benchmarking a
building or portfolio of buildings, we will provide
a detailed analysis of the results including
methods and systems for improving the

Analyzing Where to Make Improvements
Energy Modeling IBA’s innovative approach to energy modeling
enables clients to achieve sustainability and
energy improvement goals. Utilizing non‐
proprietary, versatile software, IBA incorporates
site and climate data, design drawings,
specifications, and occupancy schedules into the
model to create a three dimensional
representation of the building and its proposed
operational characteristics. IBA can supplement
the computer simulation with both quantitative
and qualitative modeling output for daylighting,
low velocity airflow, and detailed thermal
conductivity analysis.
Daylighting Analysis Complex daylighting analysis and glare simulation
can be modeled to identify the appropriate
lighting levels while addressing the potential for
glare. This qualitative analysis can be used to
adjust building lighting power densities, glazing
specification, and material selection.
Thermal Analysis Drawing from our expertise in the building
envelope, IBA will evaluate building material
components and assemblies to determine overall
effective thermal resistance given non‐uniform
wall, window and roof assembly construction.

Examining and Ensuring Energy Savings Are Achieved The Changing Environment
Energy usage and carbon footprint impact are
quickly becoming standard reporting measures
for market transactions and valuation. A properly
implemented measurement and verification plan
will help to accurately quantify projected and

USGBC ‐ LEED® For LEED® NC, CI & EB, IBA will register,

While working with the design team and/or
building management, IBA aims to integrate
sustainable practices through all phases of the
design which will maximize credit compliance.
EPA ‐ ENERGY STAR® IBA will survey, identify and submit information
to ENERGY STAR for existing buildings. In the
event the building does not qualify, IBA’s
auditing services can identify energy efficiency
measures and work toward achieving the
ENERGY STAR designation. We also assist
projects in the design and planning phases to
apply for “Designed to Earn ENERGY STAR”.
ASHRAE ‐ Building EQ
American Society of Heating, Refrigeration, and
Air‐Conditioning Engineers (ASHRAE’s) Building
Energy Quotient (Building EQ) consists of two
tiered rating systems including designed (Asset)
and actual (Operational) energy usage. Although
still in its pilot phase, IBA will assist interested
clients with this newly developed certification.

About IBA Energy & Building Sciences The IBA Energy & Building Sciences division was formed as a holistic approach to eliminate gaps in
understanding, communication, and execution of increasingly complex building systems within a
fragmented market of specialty consulting services. We provide consulting services at every phase of
the building’s design and construction process for all building types, proposed, new and existing. We
perform design consultation, assessment, benchmarking, auditing, monitoring and verification, as well
as non‐destructive testing of building components and systems to confirm anticipated efficiencies and
code compliance.
Leadership John Hannum, P.E., Vice President of IBA Energy & Building Sciences, is a mechanical engineer with over
10 years experience in design, installation, and operation of mechanical systems with specific emphasis
in energy efficient, sustainable design of residential, commercial, institutional, and government projects.
With a B.A.E. in Architectural Engineering from The Penn State University and an M.B.A. from The
Rutgers University, Mr. Hannum has a passion for sustainable design and a dedication to promote the
economic case for energy efficiency in the built environment. He currently teaches “High Performance
Energy‐Efficient Buildings” continuing education classes to architects, building owners, developers and
managers as an assistant adjunct professor at the New York University Schack Institute of Real Estate.
He is a LEED Accredited professional and an actively involved member of ASHRAE and USGBC of New
York (Urban Green Council).
About IBA Israel Berger & Associates, LLC, (IBA) is an internationally renowned consulting and inspection group
